D\u00f6vizdeki dalgalanma, TL&#8217;nin de\u011fer kaybetmesiyle ya\u015fanan sorunlar, hen\u00fcz in\u015faat maliyetlerine yans\u0131mad\u0131 ve 2017&#8217;nin nisan-may\u0131s aylar\u0131na kadar da yans\u0131mayacak. Bu aylardan sonra konut fiyatlar\u0131n\u0131n zorunlu olarak y\u00fckselece\u011fini s\u00f6yleyebiliriz. O y\u00fczden \u015fimdi konut alman\u0131n tam zaman\u0131. Konut her zaman oldu\u011fu gibi en iyi yat\u0131r\u0131m ara\u00e7lar\u0131ndan biri&#8221; diye konu\u015ftu.\u00a0 2016 y\u0131l\u0131nda ya\u015fanan gerginlikler sonras\u0131 konut sekt\u00f6r\u00fcnde rekor y\u0131lma haz\u0131rlan\u0131lan bir d\u00f6nemde sekt\u00f6r\u00fc de\u011ferlendiren Erhan Boysano\u011flu, 2016&#8217;da in\u015faat ve konut sekt\u00f6r\u00fcn\u00fc de\u011ferlendirerek, 2017&#8217;ye ili\u015fkin \u00f6ng\u00f6r\u00fclerde bulundu.<\/p>\n<h4>2017 i\u00e7in iyimseriz<\/h4>\n<p>Boysano\u011flu, &#8220;Ekonomide i\u015flerin d\u00fczelmesini, AB&#8217;yle ili\u015fkilerin de yoluna girmesini bekliyoruz. Bu t\u00fcr olumlu geli\u015fmeler ile 2017 Haziran ortas\u0131ndan itibaren daha iyi bir konut sat\u0131\u015f\u0131 seviyesinin yakalanabilece\u011fini \u00f6ng\u00f6r\u00fcyoruz&#8221; dedi. Boysano\u011flu, \u015f\u00f6yle konu\u015ftu:<br \/>\n&#8220;50 y\u0131ld\u0131r ba\u015fta konut olmak \u00fczere in\u015faat sekt\u00f6r\u00fcnde ad\u0131 &#8216;kalite&#8217; ve &#8216;g\u00fcvenle&#8217; an\u0131lan g\u00fc\u00e7l\u00fc bir markay\u0131z. 2016&#8217;daki t\u00fcm zorlu s\u00fcre\u00e7leri ba\u015far\u0131yla atlatt\u0131k ve hedeflerimizden hi\u00e7 \u015fa\u015fmad\u0131k. Vaat etti\u011fimiz ne varsa, yerine getirdik. Sekt\u00f6rde bir\u00e7ok projede teslim s\u0131k\u0131nt\u0131s\u0131 ya\u015fan\u0131rken, biz ise MESA olarak b\u00f6yle bir s\u0131k\u0131nt\u0131 ya\u015famad\u0131k.&#8221;<\/p>\n<p>Boysano\u011flu, &#8220;2017&#8217;de Bodrum&#8217;da ve \u0130stanbul&#8217;da iki ayr\u0131 arsada, Maltepe ve Kozyata\u011f\u0131&#8217;nda projelerimizi hayata ge\u00e7irmeyi hedefliyoruz. \u0130stanbul Halkal\u0131&#8217;daki Tema \u0130stanbul projemiz kapsam\u0131nda d\u00fcnya \u00e7ap\u0131ndaki e\u011flence park\u0131m\u0131z Tema World ile ilgili \u00e7al\u0131\u015fmalar\u0131m\u0131z da devam ediyor. Ankara&#8217;da ise ba\u015fta Eryaman olmak \u00fczere yeni projelerimizi sat\u0131\u015fa sunaca\u011f\u0131z. Bu arada Ankara&#8217;daki Park Mozaik projemizde de ikinci etaba ba\u015flayaca\u011f\u0131z&#8221; dedi.<\/p>\n<h4>Yurt d\u0131\u015f\u0131nda 3 proje<\/h4>\n<p>Boysano\u011flu, &#8220;Polonya&#8217;n\u0131n ba\u015fkenti Var\u015fova&#8217;da devam eden projemize ek olarak 3 yeni proje i\u00e7in de arsa inceleme \u00e7al\u0131\u015fmas\u0131 yap\u0131yoruz. Bu projelerden birine yine 2()17&#8217;de ba\u015flayaca\u011f\u0131z&#8221; diye konu\u015ftu.\u00a0 2016&#8217;da konut sat\u0131\u015flar\u0131n\u0131 de\u011ferlendiren Boysano\u011flu, \u015funlar\u0131 s\u00f6yledi: &#8220;A\u011fustos ay\u0131nda Emlak Konut&#8217;un konut faizleri ve vadeleri konusunda ba\u015flatt\u0131\u011f\u0131 kampanya ve ard\u0131ndan devletimizin t\u00fcm bankalar\u0131 da bu konuda devreye sokmas\u0131yla, sat\u0131\u015flarda d\u00f6nemsel bir ivme yaratm\u0131\u015ft\u0131r. \u0130\u00e7 ve d\u0131\u015f kamuoyunda \u00e7ok dikkat \u00e7ekici geli\u015fmelerin ya\u015fand\u0131\u011f\u0131 2016&#8217;n\u0131n, sekt\u00f6r\u00fcm\u00fcz\u00fc de zorlad\u0131\u011f\u0131n\u0131 s\u00f6yleyebiliriz. Ancak bu y\u0131l\u0131, faizlerdeki d\u00fc\u015fme nedeni ile yine de &#8220;2()15&#8217;e benzer bir y\u0131l&#8221; olarak de\u011ferlendirebiliriz. Y\u0131ll\u0131k ve ayl\u0131k konut sat\u0131\u015f say\u0131lar\u0131 tespitinin bankalardan alman konut kredi art\u0131\u015flar\u0131 ile istatiksel de\u011ferlendirilmesi, kesinlikle do\u011fru sonu\u00e7 vermez. Faizin indirilmesi, banka vas\u0131tas\u0131 ile olan sat\u0131\u015flar\u0131 art\u0131rabilir. Ama di\u011fer imkanlar\u0131 kullanan al\u0131c\u0131lar\u0131n say\u0131sal art\u0131\u015f\u0131 \u00e7ok farkl\u0131 olabilir.<\/p>\n<h4>KDV&#8217;de denge sa\u011flanmal\u0131<\/h4>\n<p>2016&#8217;da sekt\u00f6r\u00fcn ya\u015fad\u0131\u011f\u0131 temel zorluklar\u0131n ba\u015f\u0131nda KDV oranlar\u0131n\u0131n geldi\u011fini kaydeden Erhan Boysano\u011flu, \u015f\u00f6yle konu\u015ftu: &#8220;Arsa, emlak de\u011ferleri artarken, KDV oranlar\u0131n\u0131 belirleyen kademeler 4 y\u0131l \u00f6ncesinde oldu\u011fu gibi b\u0131rak\u0131ld\u0131. Emlak Konut, TOK\u0130 gibi devlete ba\u011fl\u0131 kurulu\u015flar daha d\u00fc\u015f\u00fck KDV uygulayabildikleri i\u00e7in onlar\u0131n konut sat\u0131\u015flar\u0131 g\u00f6receli olarak daha y\u00fcksek oldu. Ancak ayn\u0131 KDV dengesi \u00f6zel sekt\u00f6rde sa\u011flanamad\u0131\u011f\u0131ndan ayn\u0131 sat\u0131\u015f oranlar\u0131 yakalanamad\u0131.&#8221;\u00a0 2016&#8217;da konut sekt\u00f6r\u00fcn\u00fc zorlayan temel geli\u015fmelerden birinin de TL&#8217;nin de\u011fer kaybetmesi oldu\u011funu vurgulayan Boysano\u011flu, \u015fu yorumu yapt\u0131: &#8220;Elinde d\u00f6viz olan vatanda\u015flar; TL de\u011fer kaybettik\u00e7e, d\u00f6vizin maksimum ula\u015faca\u011f\u0131 noktaya odaklanarak beklemeye ba\u015flad\u0131. Ancak bu noktada h\u00fck\u00fcmet \u00e7ok ak\u0131ll\u0131 hamleler yapt\u0131. H\u00fck\u00fcmetin faizleri d\u00fc\u015f\u00fcrme politikalar\u0131 ve di\u011fer kampanyalar\u0131, vatanda\u015flar\u0131 yeniden konut al\u0131nt\u0131na y\u00f6nlendirdi.
