FORBES T\u00fcrkiye, getiri potansiyeli en y\u00fcksek 50 projeyi s\u0131ralayarak emlak yat\u0131r\u0131mc\u0131s\u0131na yol g\u00f6steriyor.<\/p>\n<p>\u0130stanbul, d\u00fcnya \u00fczerinde n\u00fcfus art\u0131\u015f h\u0131z\u0131 ve buna ba\u011fl\u0131 olarak fiziksel geni\u015fleme h\u0131z\u0131 en y\u00fcksek kentlerden biri. Buna ek olarak eski konut stokunun yenilenmesini hedefleyen kentsel d\u00f6n\u00fc\u015f\u00fcm projeleriyle birlikte kentin her yerinde devasa in\u015faatlar y\u00fckseliyor. EVA Gayrimenkul De\u011ferleme&#8217;nin haz\u0131rlad\u0131\u011f\u0131 &#8220;\u0130stanbul Markal\u0131 Konut Ara\u015ft\u0131rmas\u0131&#8221; bu durumu rakamsal olarak ortaya koyuyor. Ara\u015ft\u0131rmaya g\u00f6re 2014&#8217;te \u0130stanbul&#8217;da y\u00fckselen bin markal\u0131 konut projesinde 430 bin konut bulunuyordu. 2015&#8217;teyse markal\u0131 konut projesi say\u0131s\u0131 bir \u00f6nceki y\u0131la g\u00f6re y\u00fczde 23 artarak bin 242&#8217;e y\u00fckseldi. Bu projelerde yer alan konut say\u0131s\u0131 da 500 bini a\u015ft\u0131.<\/p>\n<p>Markal\u0131 konut proje say\u0131s\u0131n\u0131n binin \u00fczerinde olmas\u0131 al\u0131m yapmak isteyen insanlar\u0131n i\u015fini bir bak\u0131ma olduk\u00e7a zorla\u015ft\u0131r\u0131yor. Konut say\u0131s\u0131n\u0131n 30 ile 4 bin aras\u0131nda de\u011fi\u015fti\u011fi bu projeler i\u00e7inde do\u011fru adresi bulmak hi\u00e7 kolay de\u011fil. Projedeki sosyal donat\u0131 alanlar\u0131; al\u0131\u015fveri\u015f merkezi, okul, sa\u011fl\u0131k birimi, restoran-kafe, fitness salonu, yeti\u015fkin spor alan\u0131 ve \u00e7ocuk oyun alan\u0131 olup olmad\u0131\u011f\u0131na g\u00f6re puanland\u0131. Ard\u0131ndan her bir kriter i\u00e7in olu\u015fan endeks \u00fczerinden b\u00fcy\u00fckten k\u00fc\u00e7\u00fc\u011fe g\u00f6re 100 puan baz al\u0131narak s\u0131ralama yap\u0131ld\u0131. \u00d6rne\u011fin sat\u0131\u015f oran\u0131 y\u00fcksek olan projeler hem talebin g\u00fc\u00e7l\u00fc oldu\u011fu hem de yat\u0131r\u0131mc\u0131 i\u00e7in alternatif konut say\u0131s\u0131n\u0131n azalmas\u0131 sebebiyle y\u00fcksek puan ald\u0131. Benzer \u015fekilde bulundu\u011fu b\u00f6lgenin ortalama de\u011ferinin alt\u0131nda fiyatlanan projelere y\u00fcksek puan verildi. Bu noktada projenin prim yapma olas\u0131l\u0131\u011f\u0131n\u0131n g\u00fc\u00e7l\u00fc olmas\u0131 g\u00f6zetildi. Projeler her bir kritere g\u00f6re kendi i\u00e7inde s\u0131raland\u0131ktan sonra a\u011f\u0131rl\u0131kland\u0131mna yap\u0131ld\u0131: Fiyat y\u00fczde 35, sosyal donat\u0131 y\u00fczde 25, sat\u0131\u015f oran\u0131 y\u00fczde 20 ve b\u00f6lgedeki fiyatlara g\u00f6re durumu y\u00fczde 10 ve ye\u015fil alan yo\u011funlu\u011fu y\u00fczde 10. Bu be\u015f endeks toplanarak her bir proje i\u00e7in 100 \u00fczerinden bir de\u011fer hesaplanm\u0131\u015f oldu. Endekste en y\u00fcksek puan\u0131 alan projelerin ikinci el piyasada yat\u0131r\u0131mc\u0131ya en y\u00fcksek getiriyi sa\u011flama potansiyeli bulundu\u011fu, ya\u015fam kalitesi ve de\u011fer olarak da rakip projelere g\u00f6re daha avantajl\u0131 oldu\u011fu sonucuna varmak m\u00fcmk\u00fcn.<\/p>\n<p>Listenin zirvesinde ge\u00e7en y\u0131l oldu\u011fu gibi Kuzu Grup&#8217;un &#8220;Sea Pearl Atak\u00f6y&#8221; projesi var. Toplam bin 400 konuttan olu\u015fan proje, \u0130stanbul&#8217;un ilk l\u00fcks sitelerinin y\u00fckseldi\u011fi Atak\u00f6y&#8217;de in\u015fa ediliyor. Ortalama metrekare fiyatlar\u0131 8 bin dolara (yakla\u015f\u0131k 24 bin lira) ula\u015fan projenin y\u00fczde 45&#8217;i sat\u0131lm\u0131\u015f durumda. Projeyi listede zirveye ta\u015f\u0131yan en \u00f6nemli \u00f6zelliklerinden biri sahip oldu\u011fu konumu. Zaten en y\u00fcksek getiri potansiyeline sahip konut projelerini s\u0131ralad\u0131\u011f\u0131listenin ilk 10&#8217;unda Atak\u00f6y&#8217;den d\u00f6rt proje var.<\/p>\n<p>Esas\u0131nda markal\u0131 konut dendi\u011finde \u0130stanbul&#8217;da akla gelen birka\u00e7 b\u00f6lge var. Anadolu Yakas\u0131&#8217;nda \u00c7ekmek\u00f6y, Tuzla, Sancaktepe ve Kartal il\u00e7eleri d\u00f6n\u00fc\u015ft\u00fcr\u00fclmeye uygun arazi stokuyla markal\u0131 konut \u00fcreticilerinin g\u00f6zdeleri.<\/p>\n<p>Avrupa Yakas\u0131&#8217;nda ise Esenyurt, Beylikd\u00fcz\u00fc, Ba\u015fak\u015fehir ve K\u00fc\u00e7\u00fck\u00e7ekmece ba\u015f\u0131 \u00e7ekiyor. Getiri potansiyeli y\u00fcksek 50 projenin s\u0131raland\u0131\u011f\u0131 bu listede de bu b\u00f6lgelerde ger\u00e7ekle\u015fen projeler \u00e7o\u011funlu\u011fu olu\u015fturuyor. Yine de bu yo\u011funla\u015fma olumsuz bir etki de yarat\u0131yor. \u00c7\u00fcnk\u00fc bu il\u00e7elerde in\u015fa edilen projelerin \u00e7oklu\u011fu bir bak\u0131ma de\u011fer art\u0131\u015f h\u0131z\u0131n\u0131 yava\u015flat\u0131yor dolay\u0131s\u0131yla listede orta ve alt s\u0131ralara geriliyorlar. Bu noktada arazi stoku s\u0131n\u0131rl\u0131 olan Bak\u0131rk\u00f6y, Zeytinburnu, Kad\u0131k\u00f6y, \u015ei\u015fli ve Beyo\u011flu gibi il\u00e7elerde y\u00fckselen konut projeleri alternatifleri \u00e7ok fazla olmad\u0131\u011f\u0131 i\u00e7in y\u00fcksek fiyatlar\u0131na ra\u011fmen daha y\u00fcksek potansiyel arz ediyor.<\/p>\n<p>Dolay\u0131s\u0131yla Atak\u00f6y&#8217;de in\u015fa edilen Seapearl Atak\u00f6y, Nef Atak\u00f6y 22, Selenium Retro, Pruva 34 ve Route \u0130stanbul gibi projeler listenin zirvesinde yer almas\u0131 tesad\u00fcf de\u011fil. Bo\u011faz&#8217;\u0131n k\u0131y\u0131s\u0131nda, kent hayat\u0131n\u0131n merkezinde yer alan bu projeler havaalan\u0131na yak\u0131nl\u0131k, rayl\u0131 sistemle ula\u015f\u0131m kolayl\u0131\u011f\u0131 gibi \u00f6zellikleriyle \u00f6n plana \u00e7\u0131ksa da de\u011ferlerini belirleyen en \u00f6nemli unsur ayn\u0131 b\u00f6lgede bu b\u00fcy\u00fckl\u00fckte ba\u015fka projelerin yap\u0131lmas\u0131na uygun arazi stokunun olmamas\u0131. Bu y\u00f6n\u00fcyle \u00f6zellikle sahil taraf\u0131nda Topkap\u0131-Atak\u00f6y aks\u0131 yabanc\u0131 yat\u0131r\u0131mc\u0131lar\u0131n da en g\u00f6zde alanlar\u0131ndan. Dolay\u0131s\u0131yla bu projelerde ortalama metrekare fiyatlar\u0131, bulunduklar\u0131 il\u00e7e fiyatlar\u0131na k\u0131yasla nerdeyse \u00fc\u00e7 kat y\u00fcksek olsa da, fiyatlar\u0131 bulunduklar\u0131 b\u00f6lgenin ortalama fiyatlar\u0131n\u0131 yukar\u0131 \u00e7ekerek artmaya devam edecek.<\/p>\n<p>Listede dikkat \u00e7eken di\u011fer projeler ise yine \u0130stanbul&#8217;un eski merkezlerinde bulunuyor.<\/p>\n<p>Polat Holding&#8217;in Beyo\u011flu&#8217;nda in\u015fa etti\u011fi Piyalepa\u015fa projesi bunlardan biri. 950 konuttan olu\u015fan proje ayn\u0131 zamanda sahip oldu\u011fu ticari alanlarla birlikte \u0130stiklal Caddesi&#8217;ne alternatif yaratman\u0131n pe\u015finde. Beyo\u011flu&#8217;nda ger\u00e7ekle\u015ftirilen kentsel d\u00f6n\u00fc\u015f\u00fcm projelerinden olan Piyalepa\u015fa, \u0130stanbul&#8217;un en b\u00fcy\u00fck kentsel d\u00f6n\u00fc\u015f\u00fcm alanlar\u0131ndan Fikirtepe&#8217;de onlarca \u015firketin b\u00f6lgeye ak\u0131n etmesiyle ya\u015fanan ke\u015fmeke\u015ften uzak bir \u015fekilde y\u00fckselmeye devam ediyor. Emaar T\u00fcrkiye&#8217;nin \u00c7aml\u0131ca&#8217;da y\u00fckselen The Address Residence ile Teknik Yap\u0131&#8217;n\u0131n Suadiye Sahil projesi de ayn\u0131 avantajlarla listenin zirvesini zorluyor.<\/p>\n<p>FORBES T\u00fcrkiye&#8217;nin sekiz y\u0131ld\u0131r a\u011fustos say\u0131lar\u0131nda yay\u0131mlad\u0131\u011f\u0131 &#8220;Emlak Raporu&#8221;nda ge\u00e7en y\u0131lki en \u00e7arp\u0131c\u0131 verilerden biri markal\u0131 konut \u00fcreticilerinin frene bast\u0131\u011f\u0131n\u0131 g\u00f6steriyordu. \u00d6zellikle b\u00fcy\u00fck in\u015faat \u015firketleri EVA Gayrimenkul De\u011ferleme&#8217;nin ara\u015ft\u0131rmas\u0131n\u0131n da ortaya koydu\u011fu b\u00fcy\u00fck arz\u0131 biraz olsun frenlemek i\u00e7in 2015&#8217;te yeni proje geli\u015ftirmek yerine mevcutlardan ellerinde kalan daireleri satmay\u0131 tercih etti. Bunun sonucunda 2015&#8217;in ilk \u00fc\u00e7 ay\u0131nda yap\u0131 ruhsat\u0131 al\u0131nan daire say\u0131s\u0131, 2014&#8217;e g\u00f6re y\u00fczde 38 oran\u0131nda azalarak 184 bine gerilemi\u015fti. Ayn\u0131 d\u00fc\u015f\u00fc\u015f, yap\u0131 kullan\u0131m izinlerinde de g\u00f6r\u00fclm\u00fc\u015ft\u00fc. Bu y\u0131l al\u0131nan yeni yap\u0131 ruhsatlar\u0131n\u0131n hayat ge\u00e7mesiyle birlikte 2017&#8217;de markal\u0131 konut projelerinde \u00f6nemli bir art\u0131\u015f olabilir. Ancak gayrimenkul bilgi servisi REIDIN&#8217;\u0131n verilerine g\u00f6re markal\u0131 konutlarda stok erime h\u0131z\u0131 son iki y\u0131lda y\u00fczde 29,4 oran\u0131nda gerilemi\u015f g\u00f6r\u00fcn\u00fcyor. Bu durum markal\u0131 konut arz\u0131n\u0131n talepten \u00e7ok daha h\u0131zl\u0131 bir \u015fekilde art\u0131\u011f\u0131 anlam\u0131na geliyor.
