Kanal \u0130stanbul projesinin 10 milyar dolarl\u0131k maliyeti olaca\u011f\u0131, 25 metre derinli\u011finde ve 150 metre geni\u015fli\u011finde bir hat boyunca yakla\u015f\u0131k 25 kilometrelik bir g\u00fczergahta in\u015fa edilece\u011fi iddialar aras\u0131nda. Cumhurba\u015fkan\u0131 Recep Tayyip Erdo\u011fan taraf\u0131ndan \u201cYap\u0131lacak\u201d denilen projeyle ilgili \u00c7evre ve \u015eehirlik Bakanl\u0131\u011f\u0131 ve \u0130stanbul B\u00fcy\u00fck\u015fehir Belediyesi taraf\u0131ndan ser verilip s\u0131r verilmiyor. Kanal\u0131n ilk olarak K\u0131nal\u0131-Karacak\u00f6y g\u00fczergah\u0131ndan ge\u00e7ece\u011fi iddia edilmi\u015f, yat\u0131r\u0131mc\u0131lar bu g\u00fczergahtaki \u00c7anta, \u00c7eltik, B\u00fcy\u00fck\u00e7avu\u015flu, Danamand\u0131ra, Karamandere ve Ormanl\u0131 k\u00f6ylerinden arazi almaya ba\u015flam\u0131\u015ft\u0131. Ancak zamanla projenin g\u00fczergah\u0131 ile ilgili dedikodular de\u011fi\u015fti. \u00c7\u0131lg\u0131n projenin B\u00fcy\u00fck\u00e7ekmece g\u00f6l\u00fcnden ba\u015flayarak Bah\u015fayi\u015f deresi \u00fczerinden ilerleyece\u011fi, kuzeydo\u011fuya d\u00f6n\u00fcp Boyal\u0131k k\u00f6y\u00fcnden Karadeniz\u2019e ula\u015faca\u011f\u0131 s\u00f6ylentileri ortaya at\u0131lm\u0131\u015f, yat\u0131r\u0131mc\u0131lar da bu g\u00fczergaha y\u00f6nelmi\u015fti. Son bir y\u0131ld\u0131r ortaya at\u0131lan yeni g\u00fczergah hatt\u0131 ise K\u00fc\u00e7\u00fck\u00e7ekmece g\u00f6l\u00fc ile Karadeniz\u2019e k\u0131y\u0131s\u0131 olan Yenik\u00f6y b\u00f6lgesi. Kanal projesinin dedikodusu bile Kanarya mahallesi, Alt\u0131n\u015fehir, \u015eahintepe, Sazl\u0131dere, \u00c7ilingir mahallesi, Dursunk\u00f6y g\u00fczergah\u0131ndaki arsa ve ev fiyatlar\u0131n\u0131 son 2 y\u0131ll\u0131k d\u00f6nemde katlam\u0131\u015f durumda.<\/p>\n<p>K\u00fc\u00e7\u00fck\u00e7ekmece-Yenik\u00f6y g\u00fczergah\u0131n\u0131n 28 kilometrelik bir mesafe oldu\u011funu vurgulayan yat\u0131r\u0131m uzmanlar\u0131, buran\u0131n maliyeti en d\u00fc\u015f\u00fck hat oldu\u011funu, Sazl\u0131dere vadisinin proje i\u00e7in bi\u00e7ilmi\u015f kaftan \u00f6zelli\u011fini ta\u015f\u0131d\u0131\u011f\u0131n\u0131 dile getiriyorlar. Kanal \u0130stanbul projesinin bu g\u00fczergahta yap\u0131lmas\u0131 durumunda adeta piyango vuracak yerlerin ba\u015f\u0131nda ise gecekondu mahalleleri geliyor.<\/p>\n<h2>\u2018Fiyatlar y\u00fczde bin de\u011ferlenir\u2019<\/h2>\n<p>\u015eahintepe mahallesinde hizmet veren Grup emlak \u015eirketi\u2019nin sahibi Tahsin Erg\u00fcl, \u015fu bilgileri verdi: \u201c\u0130mar izni olmayan bir b\u00f6lge olmas\u0131 a\u00e7\u0131s\u0131ndan s\u0131k\u0131nt\u0131lar ya\u015f\u0131yoruz. Buras\u0131 gecekondu b\u00f6lgesi ve olas\u0131 bir depremde b\u00fcy\u00fck y\u0131k\u0131m ya\u015fanabilir. Kanal projesi hayata ge\u00e7erse arsa fiyatlar\u0131n\u0131n y\u00fczde bin oran\u0131nda de\u011ferlenece\u011fini d\u00fc\u015f\u00fcn\u00fcyoruz. Ancak \u015fu an piyasada yaprak k\u0131m\u0131ldam\u0131yor. B\u00fcy\u00fck bir durgunluk d\u00f6nemine girdik. 2 katl\u0131 ev fiyatlar\u0131 200-250 bin lira aras\u0131nda de\u011fi\u015fiyor. Kanal g\u00fczergah\u0131 bizim mahalleden ge\u00e7erse, muhtemelen bir\u00e7ok ev ve arazi istimlak edilebilir. Bir yandan da b\u00f6lgenin \u00e7ehresi de\u011fi\u015fir. Mahalledeki arsa metrekare fiyatlar\u0131 600-700 lira aras\u0131nda de\u011fi\u015fiyor.\u201d<\/p>\n<h2>\u20183-4 y\u0131l \u00f6nce 20 lirayd\u0131\u2019<\/h2>\n<p>Dursunk\u00f6y Muhtar\u0131 G\u00fcng\u00f6r \u00d6zer: \u201c3-4 y\u0131l \u00f6nce metrekare fiyat\u0131 20 lira olan yerler \u015fu an 500 liraya bile al\u0131c\u0131 bulabiliyor. Kanal proje onaylan\u0131rsa k\u00f6y\u00fcm\u00fcz\u00fcn ta\u015f\u0131nmas\u0131 s\u00f6z konusu olabilir. B\u00f6yle bir durum 130 haneli k\u00f6y i\u00e7in hayal k\u0131r\u0131kl\u0131\u011f\u0131 yarat\u0131r. Tar\u0131m ve hayvanc\u0131l\u0131k yaparak ge\u00e7iniyoruz. Arazilerin b\u00fcy\u00fck k\u0131sm\u0131 sat\u0131ld\u0131. \u00c7\u0131lg\u0131n proje yap\u0131lmadan arsa fiyatlar\u0131n\u0131 katlad\u0131.\u201d<\/p>\n<h2>\u2018Araplar da \u00e7ok yer ald\u0131\u2019<\/h2>\n<p>Arnuvutk\u00f6y\u2019e ba\u011fl\u0131 \u00c7ilingir mahallesi de \u2018\u00e7\u0131lg\u0131n proje\u2019yi bekliyor. Co\u015fkun Emlak\u2019tan Murat \u00c7o\u015fkun, \u015fu bilgileri verdi:<\/p>\n<p>\u201cRiskli b\u00f6lge diye tan\u0131mlad\u0131\u011f\u0131m\u0131z vadiye s\u0131f\u0131r arsalar\u0131n metrekare fiyat\u0131 250 lira. Kanal\u0131 g\u00f6ren tepelerde ise metrekare fiyat\u0131 400 liray\u0131 ge\u00e7iyor. \u0130\u00e7 kesimlerde kalan alanlar da ise fiyatlar ortalama 300 lira. \u2018\u00c7\u0131lg\u0131n proje\u2019yi duyan bir\u00e7ok yat\u0131r\u0131mc\u0131 bo\u015f arazileri sat\u0131n ald\u0131. Baz\u0131 i\u015fadamlar\u0131n\u0131n da yat\u0131r\u0131m yapt\u0131klar\u0131n\u0131 duyuyoruz. 250 haneli mahallemizde evini satan yok. Herkes kanal projesinin fiyatlar\u0131 u\u00e7uraca\u011f\u0131n\u0131 d\u00fc\u015f\u00fcp mal\u0131n\u0131 elinde tutuyor.\u201d<\/p>\n<p>K\u00fc\u00e7\u00fck\u00e7ekmece\u2019nin Kanarya mahallesi, Kanal \u0130stanbul projesinden en \u00e7ok prim yapacak yerler aras\u0131nda geliyor. K\u00fc\u00e7\u00fck\u00e7ekmece g\u00f6l\u00fcne k\u0131y\u0131s\u0131 bulunan Kanarya mahallesinde emlak\u00e7\u0131l\u0131k yapan Y\u0131ld\u0131z S\u00fcsler, arsa ve konut fiyatlar\u0131n\u0131n her y\u0131l artt\u0131\u011f\u0131n\u0131 belirterek, \u201c2 y\u0131ll\u0131k s\u00fcrede 200 bin liral\u0131k ev fiyatlar\u0131 350 bin liraya \u00e7\u0131kt\u0131. Arsalar\u0131n metrekare fiyatlar\u0131 3 bin liradan 6 bin liraya f\u0131rlam\u0131\u015f durumda. Vatanda\u015f, kanal yap\u0131lacak umuduyla evini satmak istemiyor. Buralarda tapu sorunumuz var. Kanal bizim evlerin a\u015fa\u011f\u0131s\u0131ndan ge\u00e7erse, buralar\u0131n de\u011feri de artar. Bizler de g\u00fczel evlerde, bah\u00e7eli sitelerde oturmak, insanca ya\u015famak istiyoruz. Devletimiz en do\u011fru olan\u0131 yapacakt\u0131r. Proje hay\u0131rl\u0131ysa yap\u0131ls\u0131n\u201d dedi.<\/p>\n<h2>\u2018Deprem olursa enkaza d\u00f6ner\u2019<\/h2>\n<p>\u015eahintepe Mahallesi sakinlerinden Naif Erg\u00fcn, Cengiz Ulusan, G\u00fcner Aydemir de projeyi destekleyen ve gecekondu mahallesinin \u00e7ehresini de\u011fi\u015ftirece\u011fini d\u00fc\u015f\u00fcnenlerden. 25 y\u0131ld\u0131r mahallede ikamet etti\u011fini s\u00f6yleyen Erg\u00fcn, baz\u0131 \u00e7ekinceleri oldu\u011funu belirterek, \u201cMahallemize imar izni verilmesini istiyoruz. Evlerin bir\u00e7o\u011fu y\u0131k\u0131lmak \u00fczere. Deprem olursa bir\u00e7ok ev enkaza d\u00f6ner. Ka\u00e7ak yap\u0131la\u015fman\u0131n \u00f6n\u00fcne ge\u00e7ilerek, kentsel d\u00f6n\u00fc\u015f\u00fcm\u00fcn hakkaniyetli bir \u015fekilde uygulanmas\u0131 bu b\u00f6lge i\u00e7in elzemdir\u201d dedi.<\/p>\n<h2>\u2018Y\u00fczde 200 art\u0131\u015f var\u2019<\/h2>\n<p>Arnavutk\u00f6y Ati Group Emlak\u2019tan Ferhat Buran: \u201cKuzey Marmara otoyolunun b\u00f6lgeden ge\u00e7mesi ve \u00fc\u00e7\u00fcnc\u00fc havaalan\u0131n\u0131n in\u015fa edilecek olmas\u0131, Arnavutk\u00f6y\u2019deki arazi taleplerini zaten art\u0131rm\u0131\u015ft\u0131.
