Geli\u015ftiricilerden yat\u0131r\u0131mc\u0131lara, kamu kurumlar\u0131ndan uluslararas\u0131 uzmanlara kadar sekt\u00f6r\u00fcn t\u00fcm payda\u015flar\u0131n\u0131 tek \u00e7at\u0131 alt\u0131nda bulu\u015fturan zirve, bu y\u0131lki temas\u0131yla sekt\u00f6r\u00fc al\u0131\u015f\u0131lagelmi\u015f yakla\u015f\u0131mlar\u0131n \u00f6tesinde d\u00fc\u015f\u00fcnmeye davet ediyor.<\/p>\n<p style=\"font-weight: 400;\">COP31&#8217;den yapay zekaya, veri merkezlerinden longevity mekanlar\u0131na uzanan geni\u015f bir perspektifte panel ve oturumlara ev sahipli\u011fi yapan zirve; sekt\u00f6r\u00fcn g\u00fcncel g\u00fcndemlerini yeni sorularla masaya yat\u0131r\u0131yor.<\/p>\n<h3 style=\"font-weight: 400;\"><strong>&#8220;Soruyu de\u011fi\u015ftirmek bir slogan de\u011fil, bir zihniyet \u00e7a\u011fr\u0131s\u0131&#8221;<\/strong><\/h3>\n<p style=\"font-weight: 400;\">Zirvenin a\u00e7\u0131l\u0131\u015f\u0131 bu y\u0131l al\u0131\u015f\u0131lm\u0131\u015f\u0131n d\u0131\u015f\u0131nda bir formatla ger\u00e7ekle\u015fti.&nbsp;<strong>GYODER&nbsp;Y\u00f6netim Kurulu Ba\u015fkan\u0131 Ne\u015fecan \u00c7ekici<\/strong>, Bloomberg HT Genel Yay\u0131n Y\u00f6netmeni A\u00e7\u0131l Sezen ile sahneye \u00e7\u0131karak interaktif bir diyalogla zirvenin start\u0131n\u0131 verdi. Protokol selamlar\u0131n\u0131n ard\u0131ndan a\u00e7\u0131l\u0131\u015f konu\u015fmas\u0131n\u0131 yapan \u00c7ekici \u015funlar\u0131 s\u00f6yledi:<\/p>\n<p style=\"font-weight: 400;\">&#8220;27 y\u0131ll\u0131k sayg\u0131n ge\u00e7mi\u015fimizle bu \u00f6zel e\u015fi\u011fe, 20\u2019nci zirveye ula\u015fman\u0131n mutlulu\u011funu ya\u015f\u0131yoruz. Bu sadece rekor bir say\u0131y\u0131 de\u011fil; bir durup d\u00fc\u015f\u00fcnme, eksiklere bakma ve gelece\u011fin vizyon belgesini yeniden yazma zaman\u0131n\u0131 ifade ediyor. Gayrimenkul sekt\u00f6r\u00fc bu \u00fclkenin ekonomik kalk\u0131nmas\u0131n\u0131n daima lokomotifi olmu\u015ftur, d\u00fcn de \u00f6yleydi bug\u00fcn de b\u00f6yle. Ge\u00e7en y\u0131l &#8216;Yeniden Ba\u015flat&#8217; derken sekt\u00f6re bir d\u00fc\u015f\u00fcnme ve tazelenme alan\u0131 a\u00e7\u0131yorduk. Bu y\u0131l bir ad\u0131m daha ileri gidiyoruz. Neyi yeniden ba\u015flatt\u0131\u011f\u0131m\u0131z kadar, hangi bak\u0131\u015f a\u00e7\u0131s\u0131yla yeniden ba\u015flad\u0131\u011f\u0131m\u0131z sorusunu ekliyoruz. \u2018Soruyu De\u011fi\u015ftirmek\u2019 bizim i\u00e7in bir slogan de\u011fil, bir zihniyet \u00e7a\u011fr\u0131s\u0131. K\u0131\u015f aylar\u0131nda Ankara&#8217;da konut odakl\u0131 bir araya gelece\u011fiz. 3. Ankara Zirvesi&#8217;nin temas\u0131 \u2018KONU:T\u00dcRK\u0130YE&#8217;dir&#8221; dedi. Ayr\u0131ca SPK \u00f6nc\u00fcl\u00fc\u011f\u00fcnde K\u00fcresel Para Haftas\u0131 kapsam\u0131nda \u00fcniversitelerde y\u00fcr\u00fct\u00fclen finans ve gayrimenkul okuryazarl\u0131\u011f\u0131 seminerlerine de de\u011finerek, sekt\u00f6r\u00fcn gen\u00e7lerle kurdu\u011fu ba\u011f\u0131n \u00f6n\u00fcm\u00fczdeki d\u00f6nemde daha da g\u00fc\u00e7lenece\u011fini vurgulad\u0131.<\/p>\n<h3 style=\"font-weight: 400;\"><strong>Kamudan ve sivil toplumdan g\u00fc\u00e7l\u00fc mesajlar<\/strong><\/h3>\n<p style=\"font-weight: 400;\">A\u00e7\u0131l\u0131\u015f\u0131n ard\u0131ndan s\u00f6z alan&nbsp;<strong>S\u0131f\u0131r At\u0131k Vakf\u0131 Ba\u015fkan\u0131 ve COP31 Y\u00fcksek D\u00fczeyli \u0130klim \u015eampiyonu Samed A\u011f\u0131rba\u015f,&nbsp;<\/strong>\u201cGayrimenkul sekt\u00f6r\u00fc sadece yap\u0131 \u00fcretmez ya\u015fam \u00fcretir, \u015fehirlerin karakterini \u015fekillendirir ve gelecek ku\u015faklar\u0131n \u00e7evresel kaderini belirler. Bug\u00fcn konu\u015ftu\u011fumuz her metrekare karbon b\u00fct\u00e7emizin, do\u011fal kaynaklar\u0131m\u0131z\u0131n ve toplumsal dayan\u0131kl\u0131l\u0131\u011f\u0131m\u0131z\u0131n bir yans\u0131mas\u0131d\u0131r. Eri\u015filebilir konut sa\u011flanmad\u0131\u011f\u0131nda, d\u00fcnyan\u0131n farkl\u0131 co\u011frafyalar\u0131nda gecekondu olu\u015fumlar\u0131 ka\u00e7\u0131n\u0131lmaz hale geliyor. En b\u00fcy\u00fck ekonomilerde bile bu ger\u00e7ekle kar\u015f\u0131la\u015f\u0131yoruz. Bu nedenle COP31 s\u00fcrecinde \u00f6nceli\u011fimiz; al\u0131nan kararlar\u0131n uygulanabilir, \u00f6l\u00e7\u00fclebilir ve sahada kar\u015f\u0131l\u0131\u011f\u0131 olan sonu\u00e7lar \u00fcretmesi. \u0130klim meselesi yaln\u0131zca bir \u00e7evre konusu de\u011fil; t\u00fcm insanl\u0131\u011f\u0131 ilgilendiren ortak bir gelecek meselesi. Anadolu\u2019dan do\u011fan S\u0131f\u0131r At\u0131k Hareketi bug\u00fcn 193 \u00fclkeye yay\u0131ld\u0131. Art\u0131k \u2018S\u0131f\u0131r At\u0131k\u2019 denildi\u011finde akla T\u00fcrkiye geliyor\u201d dedi.<\/p>\n<p style=\"font-weight: 400;\">Konut verilerinin daha do\u011fru okunmas\u0131 gerekti\u011fine i\u015faret eden&nbsp;<strong>\u0130stanbul Ticaret Odas\u0131 Ba\u015fkan\u0131 \u015eekib Avdagi\u00e7<\/strong>, birinci el ve toplu konut verilerinin ayr\u0131 ayr\u0131 de\u011ferlendirilmesi gerekti\u011fini belirterek, de\u011fi\u015fen toplumsal yap\u0131ya da dikkat \u00e7ekti:<\/p>\n<p style=\"font-weight: 400;\">\u201cBundan sonra rakamlar\u0131 de\u011ferlendirirken birinci el sat\u0131\u015flar ile toplu konut verilerini ayr\u0131\u015ft\u0131rmam\u0131z gerekiyor. T\u00fcrkiye\u2019de tek ba\u015f\u0131na ya\u015fayanlar\u0131n oran\u0131 baz\u0131 illerde y\u00fczde 20\u2019lere ula\u015fm\u0131\u015f durumda. Bo\u015fanma oranlar\u0131 ise y\u00fczde 36 seviyesine geldi. Bu tablo, konut talebinin yap\u0131s\u0131n\u0131n de\u011fi\u015fti\u011fini a\u00e7\u0131k\u00e7a g\u00f6steriyor. \u00d6nceli\u011fimiz \u015fehirleri gelece\u011fe haz\u0131rlamak. Ba\u015fta&nbsp;GYODER&nbsp;olmak \u00fczere sekt\u00f6rdeki t\u00fcm STK\u2019lar ve payda\u015flarla beraber hareket etmeye \u00e7al\u0131\u015f\u0131yoruz. \u00d6zellikle deprem kontrol\u00fc ve kentsel d\u00f6n\u00fc\u015f\u00fcm s\u00fcre\u00e7lerinde elde etti\u011fimiz g\u00fc\u00e7l\u00fc birikimi, Bu tecr\u00fcbenin yan\u0131 s\u0131ra binalarda enerji verimlili\u011fi, s\u0131f\u0131r enerjili binalar, kentsel enerji \u00e7\u00f6z\u00fcmleri, diren\u00e7li altyap\u0131 ve iklime dayan\u0131kl\u0131 yerle\u015fim modellerini hep birlikte hayata ge\u00e7irmemiz gerekti\u011fini d\u00fc\u015f\u00fcn\u00fcyorum. Kentsel d\u00f6n\u00fc\u015f\u00fcmle ilgili \u0130stanbul&#8217;dan bir \u00f6rnek vermek istiyorum. \u00d6zellikle \u0130stanbul&#8217;da otopark konusunda \u00e7ok b\u00fcy\u00fck bir s\u0131k\u0131nt\u0131m\u0131z var. Konut ba\u015f\u0131na d\u00fc\u015fen otopark miktar\u0131n\u0131n mutlaka art\u0131r\u0131lmas\u0131 gerekiyor.Kentsel d\u00f6n\u00fc\u015f\u00fcm\u00fcn yan\u0131nda mutlaka i\u015f yerlerinin d\u00f6n\u00fc\u015f\u00fcm\u00fc, sanayi merkezlerinin d\u00f6n\u00fc\u015f\u00fcm\u00fc ve bu t\u00fcr ticari alanlar\u0131n d\u00f6n\u00fc\u015f\u00fcm\u00fc de ayn\u0131 konut d\u00f6n\u00fc\u015f\u00fcm\u00fc gibi bir paket i\u00e7inde ele al\u0131nmal\u0131 ve g\u00fcndemine al\u0131nmal\u0131\u201d a\u00e7\u0131klamas\u0131nda bulundu.<\/p>\n<p style=\"font-weight: 400;\"><strong>Emlak Konut&nbsp;GYO&nbsp;Genel M\u00fcd\u00fcr\u00fc Yasir Y\u0131lmaz<\/strong>,\u201d Bu y\u0131l zirvenin temas\u0131 olarak belirlenen &#8220;Soruyu De\u011fi\u015ftirmek&#8221;, i\u00e7inde bulundu\u011fumuz d\u00f6nemi do\u011fru okumak a\u00e7\u0131s\u0131ndan son derece anlaml\u0131. Gayrimenkul art\u0131k yaln\u0131zca yap\u0131 \u00fcretimiyle s\u0131n\u0131rl\u0131 bir alan de\u011fil; teknolojiyle, enerjiyle ve de\u011fi\u015fen ya\u015fam bi\u00e7imleriyle \u015fekillenen stratejik bir yap\u0131ya d\u00f6n\u00fc\u015fm\u00fc\u015f durumda. Bu d\u00f6n\u00fc\u015f\u00fcm\u00fcn merkezinde yer alan dijitalle\u015fme ve veri odakl\u0131 yakla\u015f\u0131mlar, &#8220;ev&#8221; kavram\u0131n\u0131 yeniden tan\u0131ml\u0131yor. Art\u0131k bir projenin g\u00fcc\u00fc yaln\u0131zca bulundu\u011fu konumla veya fiziksel \u00f6zellikleriyle de\u011fil, sundu\u011fu teknolojik altyap\u0131, sa\u011flad\u0131\u011f\u0131 operasyonel verimlilik ve kullan\u0131c\u0131ya katt\u0131\u011f\u0131 somut fayda \u00fczerinden \u00f6l\u00e7\u00fcl\u00fcyor. Bug\u00fcn geldi\u011fimiz noktada geli\u015ftirdi\u011fimiz yeni finansman modelleri, \u00fcretim g\u00fcc\u00fcm\u00fcz ve kurumsal kapasitemizle sekt\u00f6rde g\u00fc\u00e7l\u00fc bir konumday\u0131z. Bu kapsamda hayata ge\u00e7irdi\u011fimiz gayrimenkul sertifikas\u0131 gibi yenilik\u00e7i modellerle yat\u0131r\u0131m s\u00fcre\u00e7lerine farkl\u0131 bir bak\u0131\u015f a\u00e7\u0131s\u0131 kazand\u0131r\u0131yoruz. Ayn\u0131 zamanda uluslararas\u0131 alanda att\u0131\u011f\u0131m\u0131z ad\u0131mlarla bu birikimi daha geni\u015f bir zemine ta\u015f\u0131yoruz. Emlak Konut Global ile birlikte Suudi Arabistan&#8217;da hayata ge\u00e7irece\u011fimiz proje ile \u00fclkemizin gayrimenkul geli\u015ftirme kapasitesini k\u00fcresel \u00f6l\u00e7ekte temsil etmeye devam edece\u011fiz\u201d diye konu\u015ftu.<\/p>\n<p style=\"font-weight: 400;\"><strong>A\u00e7\u0131l\u0131\u015f konu\u015fmalar\u0131n\u0131 \u00c7evre, \u015eehircilik ve \u0130klim De\u011fi\u015fikli\u011fi Bakan Yard\u0131mc\u0131s\u0131 \u00d6mer Bulut&nbsp;<\/strong>tamamlad\u0131. Gerek kullan\u0131lan teknoloji gerekse \u00fcretim h\u0131z\u0131yla T\u00fcrk yap\u0131 sekt\u00f6r\u00fcn\u00fcn g\u00fcc\u00fcn\u00fc d\u00fcnyaya g\u00f6steren bu ba\u015far\u0131y\u0131; \u015fimdi enerji verimlili\u011fi y\u00fcksek, s\u0131f\u0131r at\u0131k uyumlu ve iklim de\u011fi\u015fikli\u011fine diren\u00e7li \u015fehirler kurma vizyonumuzla ta\u00e7land\u0131r\u0131yoruz. Bakanl\u0131k olarak t\u00fcm \u00e7al\u0131\u015fmalar\u0131m\u0131z\u0131, niceli\u011fi nitelikle birle\u015ftiren bu b\u00fct\u00fcnc\u00fcl yakla\u015f\u0131m do\u011frultusunda kararl\u0131l\u0131kla s\u00fcrd\u00fcr\u00fcyoruz.&#8221;<\/p>\n<p style=\"font-weight: 400;\">Depreme dayan\u0131kl\u0131 \u015fehirler in\u015fa etme noktas\u0131nda kentsel d\u00f6n\u00fc\u015f\u00fcm\u00fcn \u00f6nemini vurgulayan Bulut, \u0130stanbul \u00f6zelindeki s\u00fcrece dair \u015fu ifadeleri kulland\u0131:<\/p>\n<p style=\"font-weight: 400;\">&#8220;T\u00fcrkiye genelinde 2 milyondan fazla ba\u011f\u0131ms\u0131z birimin d\u00f6n\u00fc\u015ft\u00fcr\u00fclmesi gerekiyor. Bu s\u00fcrecin en kritik halkas\u0131 olan \u0130stanbul i\u00e7in tarihimizin en kapsaml\u0131 kentsel d\u00f6n\u00fc\u015f\u00fcm hamlesini y\u00fcr\u00fct\u00fcyoruz.
