Birinci Proje Gayrimenkul Yat\u0131r\u0131m Fonu (TN1), nitelikli yat\u0131r\u0131mc\u0131lara minimum 100 bin liral\u0131k kat\u0131l\u0131m pay\u0131 ile gayrimenkul proje gelirine ortak olma f\u0131rsat\u0131 sunuyor.<\/span><\/p>\n<p class=\"s12\"><span class=\"s11\">Tera<\/span><span class=\"s11\"> Holding Y\u00f6netim Kurulu Ba\u015fkan\u0131 Emre <\/span><span class=\"s11\">Tezmen<\/span><span class=\"s11\">\u201cGrubumuzun ilk proje gayrimenkul yat\u0131r\u0131m fonu TN1, yat\u0131r\u0131mc\u0131lar\u0131n gayrimenkul sekt\u00f6r\u00fcndeki yat\u0131r\u0131mlara eri\u015fimini kolayla\u015ft\u0131racak. TN1\u2019in ilk projesi Sancak Dora olacak. Birinci Proje Gayrimenkul Yat\u0131r\u0131m Fonu\u2019nu (TN1) minimum 100 bin lira kat\u0131l\u0131m bedeliyle nitelikli yat\u0131r\u0131mc\u0131lara sundu. TN1, kurumsal ve bireysel t\u00fcm nitelikli yat\u0131r\u0131mc\u0131lara hitap ediyor. Di\u011fer Proje <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">GYF\u2019lere<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> g\u00f6re kat\u0131l\u0131m tutar\u0131n\u0131n d\u00fc\u015f\u00fck tutuldu\u011fu fon, yeni bir bak\u0131\u015f a\u00e7\u0131s\u0131yla al\u0131m taraf\u0131nda daha esnek, daha fazla yat\u0131r\u0131mc\u0131ya hitap eden, tek bir projeye de\u011fil ba\u015fka projelere de yat\u0131r\u0131m yapan bir yap\u0131da olacak.<\/span><\/span><\/p>\n<p class=\"s4\"><span class=\"s13\"><span class=\"bumpedFont15\">Tera<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> Portf\u00f6y Y\u00f6netim A.\u015e. Birinci Proje <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">GYF\u2019nin<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> ilk projesi, \u0130stanbul\u2019un y\u00fckselen de\u011feri Sancaktepe\u2019deki Sancak Dora Projesi olacak. Sancak Dora Projesi, <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Tera<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> g\u00fcvencesinde, yakla\u015f\u0131k 7 bin metrekare arsa \u00fczerinde 218 ba\u011f\u0131ms\u0131z b\u00f6l\u00fcmden olu\u015fan bir projedir. <\/span><\/span><\/p>\n<p class=\"s4\"><span class=\"s13\"><span class=\"bumpedFont15\">Tera<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> Holding Y\u00f6netim Kurulu Ba\u015fkan\u0131 Emre <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Tezmen<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">, \u201c<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Tera<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> Grubu olarak yeni yat\u0131r\u0131m ara\u00e7lar\u0131 geli\u015ftirerek bireysel yat\u0131r\u0131mc\u0131lara sunmay\u0131 hedefliyoruz. Birinci Proje <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">GYF\u2019nin<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> di\u011fer <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">GYF\u2019lerden<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> bir\u00e7ok fark\u0131 olacak. \u00d6zellikle biz yeni projeleri TN1\u2019e dahil ederek s\u00fcreklili\u011fi olan bir fon olu\u015fturaca\u011f\u0131z\u201d dedi.<\/span><\/span><\/p>\n<h2 class=\"s15\"><span class=\"s14\"><span class=\"bumpedFont15\">TN1\u2019\u0130 \u00d6NE \u00c7IKARAN \u00d6ZELL\u0130KLER\u0130 <\/span><\/span><\/h2>\n<p class=\"s4\"><span class=\"s13\"><span class=\"bumpedFont15\">Sermaye Piyasas\u0131 Kurulu (SPK), Temmuz 2024 tarihinde yay\u0131mlad\u0131\u011f\u0131 tebli\u011f ile proje gayrimenkul yat\u0131r\u0131m fonlar\u0131 kurulmas\u0131n\u0131n \u00f6n\u00fcn\u00fc a\u00e7arak, konut \u00fcretimini art\u0131racak yeni stratejik hamle yapt\u0131. Yeni d\u00fczenleme ile fonlar\u0131n do\u011frudan proje geli\u015ftirme faaliyetlerine yat\u0131r\u0131m yap\u0131labilmesi sa\u011flan\u0131rken, bug\u00fcne kadar 42 adet proje gayrimenkul yat\u0131r\u0131m fonu nitelikli yat\u0131r\u0131mc\u0131lara sunuldu.<\/span><\/span><\/p>\n<p class=\"s4\"><span class=\"s13\"><span class=\"bumpedFont15\">Toplam 250 milyar TL\u2019yi a\u015fan portf\u00f6y b\u00fcy\u00fckl\u00fc\u011f\u00fcyle mevduat banka gruplar\u0131 d\u0131\u015f\u0131ndaki portf\u00f6y y\u00f6netim \u015firketleri i\u00e7inde ilk s\u0131rada yer al\u0131yoruz. <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Tera<\/span><\/span> <span class=\"s13\"><span class=\"bumpedFont15\">Porf\u00f6y\u2019\u00fcn<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> ilk proje gayrimenkul yat\u0131r\u0131m fonunu kategorideki di\u011fer fonlardan ay\u0131ran bir\u00e7ok \u00f6zellik bulunuyor. Emre <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Tezmen<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">, TN1 fonuyla ilgili \u015funlar\u0131 s\u00f6yledi: \u201cDi\u011fer <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">GYF\u2019ler<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> genelde belirli d\u00f6nemlerde al\u0131m sat\u0131ma a\u00e7\u0131k. Bizim fon TN1, her g\u00fcn al\u0131ma a\u00e7\u0131k olacak. Di\u011fer <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">GYF\u2019ler<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> genelde y\u00fcksek kat\u0131l\u0131m tutar\u0131 ve s\u0131n\u0131rl\u0131 yat\u0131r\u0131mc\u0131ya sahip. Biz kat\u0131l\u0131m tutar\u0131n\u0131 d\u00fc\u015f\u00fck tuttuk. 100 bin liras\u0131 olan nitelikli yat\u0131r\u0131mc\u0131 do\u011frudan fon alabilecek. Dolay\u0131s\u0131yla yat\u0131r\u0131mc\u0131 say\u0131s\u0131 fazla olacak.\u201d <\/span><\/span><\/p>\n<h2 class=\"s15\"><span class=\"s14\"><span class=\"bumpedFont15\">T\u00dcM S\u00dcRECE ORTAK OLUNUYOR<\/span><\/span><\/h2>\n<p class=\"s4\"><span class=\"s13\"><span class=\"bumpedFont15\">\u201c<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Tera<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> olarak, yat\u0131r\u0131m fonlar\u0131m\u0131zdaki performans\u0131m\u0131z\u0131 ve tecr\u00fcbemizi gayrimenkul taraf\u0131na ta\u015f\u0131yarak yat\u0131r\u0131mc\u0131lar\u0131m\u0131za yeni bir yat\u0131r\u0131m alternatifi sunuyoruz\u201d diyen Emre <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Tezmen<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> s\u00fcreci \u015f\u00f6yle anlatt\u0131: \u201c<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Tera<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> olarak, s\u00fcreci ba\u015f\u0131ndan sonuna kadar profesyonel \u015fekilde y\u00f6netiyoruz. Yani projenin sahibi fon. Yat\u0131r\u0131mc\u0131 operasyonel hi\u00e7bir y\u00fck almadan, bir gayrimenkul projesinin hem yat\u0131r\u0131mc\u0131s\u0131 hem orta\u011f\u0131 oluyor. Yat\u0131r\u0131mc\u0131 arsa al\u0131m\u0131ndan projenin sat\u0131\u015f\u0131na kadar olan t\u00fcm s\u00fcrecin kazanc\u0131na ortak oluyor. Hem proje geli\u015ftirme k\u00e2r\u0131 hem de konut sat\u0131\u015f\u0131 geliri elde ediyor.\u201d<\/span><\/span><\/p>\n<p class=\"s4\"><span class=\"s13\"><span class=\"bumpedFont15\">Sancak Dora projesinin toplam b\u00fcy\u00fckl\u00fc\u011f\u00fcn\u00fcn yakla\u015f\u0131k 3 milyar lira olaca\u011f\u0131n\u0131 belirten <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Tezmen<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">, gerekli resmi izinlerle birlikte in\u015faata ba\u015flamay\u0131 ve 18 ay gibi k\u0131sa s\u00fcrede projeyi tamamlamay\u0131 hedeflediklerini s\u00f6yledi. <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Tezmen<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> \u201cBu fonumuza s\u00fcrekli yeni projeleri ekleyece\u011fiz. \u015eu anda T\u00fcrkiye genelinde g\u00f6r\u00fc\u015ft\u00fc\u011f\u00fcm\u00fcz \u015firketler ve arsa sahipleri var. Projelerini, arsalar\u0131n\u0131 <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Tera<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> ile geli\u015ftirmek istiyorlar\u201d dedi. <\/span><\/span><\/p>\n<h2 class=\"s15\"><span class=\"s14\"><span class=\"bumpedFont15\">ALIM-SATIM NASIL OLACAK?<\/span><\/span><\/h2>\n<p class=\"s4\"><span class=\"s13\"><span class=\"bumpedFont15\">Tera<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> Portf\u00f6y Y\u00f6netim A.\u015e. Birinci Proje Gayrimenkul Yat\u0131r\u0131m Fonu\u2019nda minimum kat\u0131l\u0131m tutar\u0131nda alt limit d\u00fc\u015f\u00fck tutuldu. 100 bin TL\u2019si olan nitelikli yat\u0131r\u0131mc\u0131lar al\u0131m talimat\u0131 verdi\u011finde i\u015flem ertesi g\u00fcn ger\u00e7ekle\u015fecek. Fon\u2019dan 2 y\u0131l \u00f6ncesinde \u00e7\u0131kan yat\u0131r\u0131mc\u0131lardan yasal d\u00fczenlemeler dahilinde y\u00fczde 17,5 stopaj vergisi al\u0131n\u0131rken erken \u00e7\u0131k\u0131\u015f komisyonu da y\u00fczde 20 olarak belirlendi. Fon 2 y\u0131l elde tutuldu\u011funda ise stopaj s\u0131f\u0131rlan\u0131yor.<\/span><\/span><\/p>\n<h2 class=\"s15\"><span class=\"s14\"><span class=\"bumpedFont15\">FONA S\u00dcREKL\u0130 YATIRIMCI ALIMI YAPILACAK<\/span><\/span><\/h2>\n<p class=\"s4\"><span class=\"s13\"><span class=\"bumpedFont15\">Tera<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> Portf\u00f6y Y\u00f6netim A.\u015e. Birinci Proje Gayrimenkul Yat\u0131r\u0131m Fonu\u2019nun (TN1) de\u011ferleme s\u00fcreciyle ilgili bilgi veren <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Tera<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> Portf\u00f6y Y\u00f6netim Kurulu Ba\u015fkan Vekili ve Genel M\u00fcd\u00fcr\u00fc Ethem Umut <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Beytorun<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">, fonda uzun s\u00fcre kalanlar\u0131n avantajl\u0131 olaca\u011f\u0131n\u0131 s\u00f6yledi. <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Beytorun<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">, \u015funlar\u0131 ekledi: \u201cTN1, di\u011fer fonlarda oldu\u011fu gibi sat\u0131\u015fa kapanmayacak, s\u00fcrekli giri\u015f imk\u00e2n\u0131 olacak. Fonda kat\u0131l\u0131m pay tutar\u0131 100 bin lira olacak. Her ay proje ilerleme raporu haz\u0131rlanarak, fonun pay fiyat\u0131 g\u00fcncellenecek. \u00dc\u00e7\u00fcnc\u00fc y\u0131ldan itibaren de kat\u0131l\u0131mc\u0131lara ayr\u0131ca <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">kar<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> pay\u0131 da\u011f\u0131t\u0131lacak. Mevzuat gere\u011fi fonda iki y\u0131ldan uzun s\u00fcre kalanlar i\u00e7in stopaj s\u0131f\u0131ra d\u00fc\u015f\u00fcyor. Erken \u00e7\u0131kanlar i\u00e7in de komisyon s\u00f6z konusu. Uzun vadeli d\u00fc\u015f\u00fcnen yat\u0131r\u0131mc\u0131lar kazan\u00e7l\u0131 \u00e7\u0131kacak.\u201d<\/span><\/span><\/p>\n<h2 class=\"s15\"><span class=\"s14\"><span class=\"bumpedFont15\">&#8216;KAZANAN YATIRIMCI OLACAK&#8217;<\/span><\/span><\/h2>\n<p class=\"s4\"><span class=\"s13\"><span class=\"bumpedFont15\">TN1&#8217;in yat\u0131r\u0131mc\u0131lar\u0131ndan FCR <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">GYO&#8217;nun<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> Y\u00f6netim Kurulu Ba\u015fkan\u0131 Fecri Ko\u00e7a &#8220;<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Tu\u0308rkiye\u2019de<\/span><\/span> <span class=\"s13\"><span class=\"bumpedFont15\">bugu\u0308ne<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> kadar gayrimenkul taraf\u0131nda kazanan taraf genellikle arsa sahibi ve m\u00fcteahhit oluyordu. Ancak Say\u0131n Emre <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">Tezmen\u2019in<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> fikri ile kurulan bu fon, bu anlay\u0131\u015fa farkl\u0131 bir bak\u0131\u015f a\u00e7\u0131s\u0131 getiriyor. Arsa sahibi ve m\u00fcteahhidin <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">kazand\u0131g\u0306\u0131<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> bu yap\u0131ya bir anlamda yeni bir <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">\u00e7ag\u0306r\u0131<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> yap\u0131l\u0131yor ve bundan sonraki <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">su\u0308re\u00e7te<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> bu kazan\u00e7 art\u0131k yat\u0131r\u0131mc\u0131ya da a\u00e7\u0131l\u0131yor&#8221; dedi.<\/span><\/span><\/p>\n<p class=\"s4\"><span class=\"s13\"><span class=\"bumpedFont15\">Peker GYO Genel M\u00fcd\u00fcr\u00fc Ramazan I\u015f\u0131k da \u015funlar\u0131 s\u00f6yledi: &#8220;Sancak Dora, Peker GYO olarak i\u00e7inde yer ald\u0131\u011f\u0131m\u0131z ve kesinlikle inand\u0131\u011f\u0131m\u0131z bir proje. \u0130stanbul&#8217;un h\u0131zla geli\u015fen b\u00f6lgelerinden olan Sancaktepe&#8217;deki bu lokasyonu \u00e7ok \u00f6ncesinden do\u011fru de\u011ferlendirdik. Projenin potansiyelini g\u00f6rd\u00fck. Emre Bey&#8217;in ortaya koydu\u011fu ve sekt\u00f6rde \u00f6nc\u00fc olan fon modelini ise ayr\u0131ca de\u011ferli buluyorum. Biz bu modelin i\u00e7inde hem proje orta\u011f\u0131 hem de inanan taraf olarak yer al\u0131yoruz. Gayrimenkul T\u00fcrkiye&#8217;de her zaman kazand\u0131ran bir yat\u0131r\u0131m arac\u0131 oldu. Bu yap\u0131n\u0131n onu \u00e7ok daha geni\u015f bir kitleye a\u00e7aca\u011f\u0131na inan\u0131yoruz.&#8221;<\/span><\/span><\/p>\n<h2 class=\"s15\"><span class=\"s14\"><span class=\"bumpedFont15\">PROJE GYF\u2019LER KONUT ARZINA KATKI SA\u011eLIYOR<\/span><\/span><\/h2>\n<p class=\"s4\"><span class=\"s13\"><span class=\"bumpedFont15\">Gayrimenkul yat\u0131r\u0131m fonlar\u0131 (GYF) yat\u0131r\u0131mc\u0131lar i\u00e7in d\u00fc\u015f\u00fck miktarlarla gayrimenkul yat\u0131r\u0131m\u0131 yapma imk\u00e2n\u0131 sa\u011fl\u0131yor. 2014\u2019te SPK\u2019n\u0131n \u00f6zel tebli\u011fiyle temeli at\u0131lan <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">GYF\u2019ler<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> ile yat\u0131r\u0131mc\u0131lar, konut, <\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\">otel,<\/span><\/span><span class=\"s13\"><span class=\"bumpedFont15\"> veya ticari m\u00fclkler gibi gayrimenkullere yat\u0131r\u0131m yapabiliyor.
