Sekt\u00f6r temsilcileri, 12 Mart Per\u015fembe g\u00fcn\u00fc a\u00e7\u0131klanacak T\u00fcrkiye Cumhuriyet Merkez Bankas\u0131 (TCMB) faiz karar\u0131n\u0131n konut piyasas\u0131 a\u00e7\u0131s\u0131ndan \u00f6nemli bir g\u00f6sterge olaca\u011f\u0131n\u0131 belirtiyor.<\/p>\n<p>T\u00fcrkiye \u0130statistik Kurumu (T\u00dc\u0130K) verilerine g\u00f6re, T\u00fcrkiye genelinde konut sat\u0131\u015flar\u0131 2026 y\u0131l\u0131 ocak ay\u0131nda ge\u00e7en y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 2,1 azalarak 111 bin 480 oldu. Ayn\u0131 d\u00f6nemde ipotekli konut sat\u0131\u015flar\u0131 20 bin 263 olarak ger\u00e7ekle\u015firken toplam sat\u0131\u015flar i\u00e7indeki pay\u0131 yakla\u015f\u0131k y\u00fczde 18 seviyesinde kald\u0131.<\/p>\n<p>Yabanc\u0131lara yap\u0131lan konut sat\u0131\u015flar\u0131 ise ocakta y\u0131ll\u0131k bazda y\u00fczde 20,8 azalarak 1.306 adet olarak kaydedildi. B\u00f6ylece yabanc\u0131lar\u0131n toplam konut sat\u0131\u015flar\u0131 i\u00e7indeki pay\u0131 yakla\u015f\u0131k y\u00fczde 1,2 seviyesinde ger\u00e7ekle\u015fti.<\/p>\n<p>Sekt\u00f6r temsilcileri, y\u00fcksek faiz ortam\u0131n\u0131n konut kredisi kullan\u0131m\u0131n\u0131 s\u0131n\u0131rlad\u0131\u011f\u0131n\u0131 ve sat\u0131\u015flar\u0131n daha \u00e7ok pe\u015fin veya alternatif \u00f6deme y\u00f6ntemleriyle ger\u00e7ekle\u015fti\u011fini ifade ediyor.<\/p>\n<h2>\u201cKredilerin maliyetleri talebi do\u011frudan etkiliyor\u201d<\/h2>\n<p><img loading=\"lazy\" class=\"alignnone size-full wp-image-50630\" src=\"https:\/\/emlaktuel.com\/wp-content\/uploads\/2026\/03\/Ekran-Resmi-2026-03-11-12.26.22.png\" alt=\"\" width=\"750\" height=\"706\"><\/p>\n<p>Parcel&nbsp;Estates&nbsp;CEO\u2019su \u00d6zden \u00c7imen, konut piyasas\u0131nda ipotekli sat\u0131\u015flar\u0131n seyrini belirleyen en \u00f6nemli unsurun finansman maliyetleri oldu\u011funu s\u00f6yledi.<\/p>\n<p>\u00c7imen, \u201cKonut kredisi faizlerinin y\u00fcksek seyretmesi \u00f6zellikle krediye dayal\u0131 konut al\u0131mlar\u0131n\u0131 ciddi \u015fekilde s\u0131n\u0131rl\u0131yor. Bu nedenle piyasada sat\u0131\u015flar\u0131n \u00f6nemli bir b\u00f6l\u00fcm\u00fc pe\u015fin veya geli\u015ftiricilerin sundu\u011fu alternatif \u00f6deme planlar\u0131yla ger\u00e7ekle\u015fiyor.\u201d ifadelerini kulland\u0131.<\/p>\n<h2>Konut kredileri faizleri y\u00fczde 2,5 \u2013 3 band\u0131nda<\/h2>\n<p>Bankalar\u0131n g\u00fcncel konut kredisi faiz oranlar\u0131n\u0131n halen y\u00fcksek seviyelerde oldu\u011funu belirten \u00c7imen, \u201c2026 itibar\u0131yla bankalarda konut kredisi faizleri ayl\u0131k yakla\u015f\u0131k y\u00fczde 2,49 ile y\u00fczde 2,99 band\u0131nda de\u011fi\u015fiyor. Bu oranlar, uzun vadeli kredi kullanan al\u0131c\u0131lar i\u00e7in ayl\u0131k taksitleri ciddi \u015fekilde y\u00fckseltiyor.\u201d de\u011ferlendirmesinde bulundu.<\/p>\n<p>Uzmanlara g\u00f6re s\u00f6z konusu faiz seviyeleri, krediyle konut almay\u0131 planlayan kesim i\u00e7in maliyetleri art\u0131r\u0131rken, bir\u00e7ok al\u0131c\u0131 sat\u0131n alma karar\u0131n\u0131 ertelemeyi tercih ediyor.<\/p>\n<h2>\u201cFaiz indiriminde beklenti zay\u0131f\u201d<\/h2>\n<p>\u00c7imen, 12 Mart\u2019ta a\u00e7\u0131klanacak TCMB faiz karar\u0131na ili\u015fkin piyasa beklentilerine de de\u011finerek, k\u0131sa vadede g\u00fc\u00e7l\u00fc bir indirim ihtimalinin s\u0131n\u0131rl\u0131 oldu\u011funu belirtti.<\/p>\n<p>T\u00fcrkiye\u2019de politika faizinin y\u0131l\u0131n ilk ay\u0131nda y\u00fczde 37 seviyesine \u00e7ekildi\u011fini hat\u0131rlatan \u00c7imen, \u201cPiyasada mevcut ko\u015fullar dikkate al\u0131nd\u0131\u011f\u0131nda Merkez Bankas\u0131\u2019n\u0131n bu toplant\u0131da temkinli bir&nbsp;duru\u015f sergilemesi ve faizlerde belirgin bir indirime gitmemesi bekleniyor.
