Ta\u015f\u0131nma deste\u011fini evde ev sahibi ikamet ediyorsa ev sahibi, kirac\u0131 varsa kirac\u0131 al\u0131yor. \u0130lk y\u0131l faizsiz olarak verilen kredi, yap\u0131 ruhsat\u0131 al\u0131nd\u0131ktan 2 y\u0131l sonra geri \u00f6denmeye ba\u015flan\u0131yor ve 10 y\u0131l vadeye yay\u0131l\u0131yor. Hak sahiplerine kredi verilirken gelir ve kredi puan\u0131na da bak\u0131lm\u0131yor. Alan bazl\u0131 d\u00f6n\u00fc\u015f\u00fcmlerde ise TOK\u0130 ve Emlak Konut GYO devreye girerek in\u015faat s\u00fcrecini \u00fcstleniyor. 700 bin TL\u2019lik hibe bina maliyetinden d\u00fc\u015f\u00fcr\u00fcl\u00fcp kalan bor\u00e7 uygun \u00f6deme ko\u015fullar\u0131 ile taksitlendiriliyor. Ya\u015fad\u0131\u011f\u0131m\u0131z depremler kentsel d\u00f6n\u00fc\u015f\u00fcm\u00fcn ne kadar \u00f6nemli oldu\u011funu tekrar bizlere hat\u0131rlat\u0131yor. Bakan\u0131m\u0131z\u0131n dedi\u011fi gibi d\u00f6n\u00fc\u015f\u00fcm d\u0131\u015f\u0131nda bir se\u00e7ene\u011fimiz yok\u201d dedi.<\/p>\n<h2><strong>Kampanyaya Ba\u015fvurularda S\u00fcre S\u0131n\u0131r\u0131 Bulunmuyor<\/strong><\/h2>\n<p><strong>&nbsp;<\/strong>Ba\u015fvurular i\u00e7in art\u0131k e-devlet \u00fczerinden ek i\u015flem yap\u0131lmas\u0131na gerek olmad\u0131\u011f\u0131n\u0131 ve kampanyada s\u00fcre k\u0131s\u0131tlamas\u0131 kald\u0131r\u0131ld\u0131\u011f\u0131n\u0131 belirten \u00d6zelmac\u0131kl\u0131 \u201cBakanl\u0131\u011f\u0131m\u0131z verilerine g\u00f6re \u0130stanbul\u2019da yakla\u015f\u0131k 1,5 milyon konut riskli durumda. Bunlar\u0131n 600 bini ise her an \u00e7\u00f6kebilir durumda. Bug\u00fcne kadar toplamda 997 bin 460 ev ve i\u015f yerinin d\u00f6n\u00fc\u015f\u00fcm\u00fc tamamland\u0131. Sadece \u201cYar\u0131s\u0131 Bizden\u201d kapsam\u0131nda ise ge\u00e7ti\u011fimiz Ocak ay\u0131na kadar k\u0131sa s\u00fcre i\u00e7inde 550 yap\u0131da 5 binin \u00fczerinde ba\u011f\u0131ms\u0131z b\u00f6l\u00fcm 5 milyar\u0131n \u00fczerinde destekten faydaland\u0131\u201d dedi.<\/p>\n<h2><strong>Ba\u015fvuru S\u00fcreci Olduk\u00e7a Kolay ve H\u0131zl\u0131<\/strong><\/h2>\n<p>S\u00fcrecin riskli yap\u0131lar i\u00e7in lisansl\u0131 firmalardan al\u0131nacak karot raporuyla ba\u015flad\u0131\u011f\u0131n\u0131 hat\u0131rlatan Alt\u0131n Emlak Y\u00f6netim Kurulu Ba\u015fkan\u0131 \u201cBakanl\u0131\u011fa ba\u011fl\u0131 lisansl\u0131 kurulu\u015flar karot \u00f6rne\u011fine bakarak binan\u0131n risk durumunu tespit ediyorlar. M\u00fcteahhit ile hak sahipleri aras\u0131nda s\u00f6zle\u015fme imzaland\u0131ktan sonra, 100 bin TL\u2019lik tahliye deste\u011fi ile tahliye ve y\u0131k\u0131m s\u00fcreci ba\u015fl\u0131yor. Kampanyadan faydalanmak i\u00e7in yeni projedeki yap\u0131 (otopark ve s\u0131\u011f\u0131nak hari\u00e7), eski yap\u0131n\u0131n bir bu\u00e7uk kat\u0131 b\u00fcy\u00fckl\u00fc\u011f\u00fcn\u00fc de ge\u00e7memesi gerekiyor. Yap\u0131ma esas ruhsat projesi haz\u0131rland\u0131ktan sonra, yap\u0131 ruhsat\u0131 ve kat irtifak\u0131 s\u00fcreci tamamlan\u0131yor. Burada yap\u0131 ruhsat tarihinin de 01.04.2023 sonras\u0131 olmas\u0131 gerekiyor. Kat irtifak\u0131 kurulduktan sonra hak sahibi tespiti yapt\u0131rmak \u00fczere il\u00e7e belediyesine ba\u015fvuru yap\u0131l\u0131yor. Bakanl\u0131k\u00e7a belirlenen randevu g\u00fcn\u00fcnde hak sahibi ile hibe taahh\u00fctnamesi ve kredi s\u00f6zle\u015fmesi imzalan\u0131yor. Konutta 700 bin hibe, 700 bin kredi verilirken, ticari yerlerde 350 bin hibe 350 bin kredi deste\u011fi veriliyor. M\u00fcteahhite \u00f6demeler YDS \u0130n\u015faat \u0130lerleme Seviyeleri dikkate al\u0131narak yap\u0131l\u0131yor. \u0130\u015f ba\u015flay\u0131nca y\u00fczde 30, ta\u015f\u0131y\u0131c\u0131 sistemin bitiminde y\u00fczde 30, s\u0131va a\u015famas\u0131nda y\u00fczde 30, yap\u0131 kullan\u0131m izin belgesi al\u0131nd\u0131\u011f\u0131nda y\u00fczde 10 oran\u0131nda \u00f6demeler yap\u0131l\u0131yor. Kredilerde geri \u00f6deme ise yap\u0131 ruhsat\u0131 al\u0131nd\u0131ktan 2 y\u0131l sonra ba\u015fl\u0131yor. Azami 10 y\u0131l vadeli olarak \u00f6demenin ba\u015flad\u0131\u011f\u0131 y\u0131l faizsiz sonraki y\u0131llar ise T\u00dcFE oran\u0131n\u0131n yar\u0131s\u0131 kadar g\u00fcncellenerek uygulan\u0131yor\u201d dedi.<\/p>\n<h2><strong>Harekete Ge\u00e7me Zaman\u0131<\/strong><\/h2>\n<p>Depreme kar\u015f\u0131 daha g\u00fcvenli bir \u0130stanbul i\u00e7in kentsel d\u00f6n\u00fc\u015f\u00fcm\u00fc \u00f6nemle tavsiye ettiklerini ifade eden Alt\u0131n Emlak Global Y\u00f6netim Kurulu Ba\u015fkan\u0131 \u201cAfetlere diren\u00e7li yap\u0131lar in\u015fa etmenin tek yolu, riskli binalar\u0131n bir an \u00f6nce yenilenmesinden ge\u00e7iyor. Bu zorlu s\u00fcre\u00e7te yaln\u0131z olmad\u0131\u011f\u0131n\u0131z\u0131 unutmay\u0131n.
