Be\u015fikta\u015f, \u015ei\u015fli ve Sar\u0131yer gibi il\u00e7elerin konut de\u011feri en y\u00fcksek mahallelerinde &nbsp;geri d\u00f6n\u00fc\u015f s\u00fcresi 30 y\u0131l\u0131 a\u015farken, Esenyurt, \u00c7ekmek\u00f6y ve Pendik gibi geli\u015fen b\u00f6lgelerde kira getirisi daha k\u0131sa s\u00fcrede yat\u0131r\u0131mc\u0131ya kazan\u00e7 sa\u011fl\u0131yor.<\/em><\/strong><\/p>\n<p>Ge\u00e7ti\u011fimiz y\u0131llarda konut fiyatlar\u0131nda ya\u015fanan astronomik art\u0131\u015flar b\u00fcy\u00fck kent merkezlerinde ev sahibi olmay\u0131 bir hayli g\u00fc\u00e7le\u015ftirdi. Bu trend yat\u0131r\u0131m a\u00e7\u0131s\u0131ndan en karl\u0131 olarak bilinen mahallelerde keskin de\u011fi\u015fimlere neden oldu. Her ne kadar kent merkezlerinde kiralar ortalama al\u0131m g\u00fcc\u00fcn\u00fcn \u00e7ok \u00fczerinde olsa da, bu b\u00f6lgelerde ev sahibi olmak art\u0131k iyi bir kira getirisine sahip olmak anlam\u0131na gelmiyor. B\u00fcy\u00fck veri analizi ve yapay zeka teknolojisiyle gayrimenkul de\u011ferleme hizmeti sunan Endeksa, emlak piyasas\u0131nda ya\u015fanan bu de\u011fi\u015fimin izini s\u00fcrmek i\u00e7in \u0130stanbul\u2019un t\u00fcm mahallelerindeki g\u00fcncel kira verilerini analiz etti.&nbsp;<\/p>\n<p>Endeksa\u2019n\u0131n verilerine g\u00f6re, \u0130stanbul\u2019da yat\u0131r\u0131m a\u00e7\u0131s\u0131ndan en karl\u0131 olarak bilinen bir\u00e7ok mahallede geri d\u00f6n\u00fc\u015f s\u00fcresi ciddi anlamda uzam\u0131\u015f durumda. Mevcut durum, bu b\u00f6lgelerde konutun kira getirileri arac\u0131l\u0131\u011f\u0131yla kendini amorti etmesinin \u00e7ok daha uzun y\u0131llar almas\u0131 anlam\u0131na geliyor. Bu durum \u00f6zellikle&nbsp;<strong>Be\u015fikta\u015f<\/strong>,&nbsp;<strong>\u015ei\u015fli<\/strong>,&nbsp;<strong>Sar<wbr>\u0131yer<\/strong>&nbsp;ve&nbsp;<strong>Beykoz<\/strong>&nbsp;gibi il\u00e7elerin arsa de\u011feri y\u00fcksek, yeni konut yap\u0131m\u0131n\u0131n s\u0131n\u0131rl\u0131 oldu\u011fu mahallelerinde ge\u00e7erli. Bir konutun kendini amorti etme s\u00fcresi \u015ei\u015fli\u2019nin&nbsp;<strong>Harbiye<\/strong>&nbsp;ve Beykoz\u2019un&nbsp;<strong>Merkez<\/strong>&nbsp;Mahallesinde 33;&nbsp;<strong>Emirgan<\/strong>\/Sar\u0131yer\u2019de 29,&nbsp;<strong>Ulus<\/strong>\/Be\u015fikta\u015f\u2019ta 29 y\u0131l olarak hesaplan\u0131yor. Bu mahallelerin y\u0131ll\u0131k kira bedellerinin sat\u0131n alma bedeline oran\u0131, yani getiri oran\u0131, 2024 Ekim itibar\u0131yla %3 olarak kaydediliyor. Konut kira ortalamalar\u0131 \u00f6rne\u011fin Harbiye\u2019de 79 bin TL, Ulus\u2019ta ise 72 bin TL.&nbsp;<\/p>\n<p>Bununla birlikte, yeni konut yap\u0131m\u0131n\u0131n yo\u011fun oldu\u011fu alternatif b\u00f6lgeler yat\u0131r\u0131mc\u0131lar i\u00e7in daha cazip hale geliyor. \u00d6zellikle&nbsp;<strong>Esenyurt<\/strong>,&nbsp;<strong>Ey\u00fcpsultan<\/strong>,&nbsp;<strong>Ka\u011f\u0131thane<\/strong>,&nbsp;<strong>Pendik<\/strong>,&nbsp;<strong>Maltepe<\/strong>,&nbsp;<strong>Kartal<\/strong>&nbsp;ve&nbsp;<strong>\u00c7ekmek\u00f6y<\/strong>&nbsp;il\u00e7elerinde, ortalama amortisman s\u00fcresi 11 ila 13 y\u0131l aras\u0131nda de\u011fi\u015fen bir\u00e7ok mahalle bulunuyor. Bu il\u00e7elerde kira getirisi en y\u00fcksek mahalleler \u015fu \u015fekilde:<\/p>\n<h2><strong>Esenyurt: \u0130stanbul\u2019un En H\u0131zl\u0131 B\u00fcy\u00fcyen \u0130l\u00e7esi<\/strong><\/h2>\n<p>Son y\u0131llarda h\u0131zl\u0131 geli\u015fimiyle T\u00fcrkiye\u2019nin en kalabal\u0131k il\u00e7esi unvan\u0131n\u0131 alan&nbsp;<strong>Esenyurt<\/strong>, ayn\u0131 zamanda \u0130stanbul\u2019da konut amortisman s\u00fcrelerinin d\u00fc\u015f\u00fck oldu\u011fu il\u00e7e olarak \u00f6ne \u00e7\u0131k\u0131yor.&nbsp;<strong>Mehter\u00e7e\u015fme<\/strong>,&nbsp;<strong>\u00d6rnek<\/strong>,<strong>&nbsp;Talatpa\u015fa&nbsp;<\/strong>ve<strong>&nbsp;Yenikent&nbsp;<\/strong>m<wbr>ahallelerinde amortisman s\u00fcresi 11 y\u0131l; ortalama kira fiyat\u0131 12-13 bin TL aral\u0131\u011f\u0131nda, y\u0131ll\u0131k kira getirisi ise %9 seviyesinde. Esenyurt\u2019un \u00e7o\u011fu mahallesinde amortisman s\u00fcreleri 12 y\u0131l; y\u0131ll\u0131k getiri oran\u0131 %8 ila %9 aras\u0131nda de\u011fi\u015fiyor. Ancak amortisman s\u00fcrelerindeki bu k\u0131sal\u0131\u011fa ra\u011fmen, Esenyurt, heterojen demografik yap\u0131s\u0131 nedeniyle kimi yat\u0131r\u0131mc\u0131larca yat\u0131r\u0131m a\u00e7\u0131s\u0131ndan riskli b\u00f6lge olarak g\u00f6r\u00fcl\u00fcyor.&nbsp;&nbsp;<\/p>\n<p><strong>Ka\u011f\u0131thane<\/strong>&nbsp;il\u00e7esi, merkezi konumu ve geli\u015fen ula\u015f\u0131m a\u011f\u0131 ile \u0130stanbul\u2019un h\u0131zla de\u011fer kazanan b\u00f6lgelerinden bir di\u011feri. \u00d6zellikle yeni metro hatlar\u0131n\u0131n il\u00e7eden ge\u00e7mesi, Ka\u011f\u0131thane\u2019yi yat\u0131r\u0131mc\u0131lar i\u00e7in cazip hale getiriyor. \u0130l\u00e7ede,&nbsp;<strong>\u00c7a\u011flayan<\/strong>&nbsp;ve&nbsp;<strong>Telsizler<\/strong>&nbsp;mahallelerinde amortisman s\u00fcresi 11 y\u0131l, y\u0131ll\u0131k kira getirisi ise %9 aras\u0131nda de\u011fi\u015fiyor. \u00c7a\u011flayan\u2019da ortalama kira oranlar\u0131 22 bin TL; Telsizler\u2019de ise 21 bin TL civar\u0131nda.<\/p>\n<p>Yine son y\u0131llarda yo\u011fun kentsel d\u00f6n\u00fc\u015f\u00fcm projeleri hayata ge\u00e7en Ey\u00fcpsultan\u2019da, bu projeler sayesinde bir\u00e7ok mahallede konut de\u011ferleri art\u0131\u015f g\u00f6sterdi.&nbsp;<strong>Esentepe<\/strong>&nbsp;ve&nbsp;<strong>Emniyettepe<\/strong> mahallelerinde amortisman s\u00fcreleri 11 y\u0131l; y\u0131ll\u0131k kira getirisi %9 olarak hesaplan\u0131yor. Esentepe ayn\u0131 zamanda, il\u00e7enin 5 y\u0131ll\u0131k zaman diliminde de\u011feri en fazla artan mahallesi. Burada kiralar Ekim 2019\u2019dan bu yana %1688 art\u0131\u015f g\u00f6stererek 22 bin TL\u2019ye ula\u015ft\u0131. 2016 y\u0131l\u0131nda kentsel d\u00f6n\u00fc\u015f\u00fcm b\u00f6lgesi ilan edilen G\u00fczeltepe, \u00c7\u0131r\u00e7\u0131r, Karadolap, Alibeyk\u00f6y ve Merkez mahallelerinde amortisman s\u00fcresi 13 y\u0131l, y\u0131ll\u0131k getiri oran\u0131 %7 ila 8 aras\u0131nda. &nbsp;Bu mahallelerde ortalama kiralar 22 bin TL ile 24 bin TL aras\u0131nda de\u011fi\u015fiypr.&nbsp;<\/p>\n<h2><strong>\u00c7ekmek\u00f6y: Anadolu Yakas\u0131n\u0131n Y\u00fckselen Y\u0131ld\u0131z\u0131<\/strong><\/h2>\n<p>Benzer \u015fekilde, Anadolu yakas\u0131nda yeni geli\u015fen konut projelerinin yo\u011fun oldu\u011fu&nbsp;<strong>\u00c7ekmek\u00f6y&nbsp;<\/strong>de<strong>&nbsp;<\/strong>d\u00fc\u015f\u00fck amortisman s\u00fcreleriyle dikkat \u00e7ekiyor.<strong>&nbsp;<\/strong>\u00d6zellikle site tipi yeni konutlar\u0131yla&nbsp;<strong>Ni\u015fantepe Mahallesi<\/strong>&nbsp;11 y\u0131ll\u0131k amortisman s\u00fcresi ve %9\u2019luk y\u0131ll\u0131k kira getirisiyle yat\u0131r\u0131mc\u0131lar\u0131n ilgi oda\u011f\u0131. Ni\u015fantepe ayn\u0131 zamanda, \u00c7ekmek\u00f6y\u2019de kiralar\u0131n 5 y\u0131ll\u0131k zaman diliminde en fazla artt\u0131\u011f\u0131 b\u00f6lge olarak \u00f6ne \u00e7\u0131k\u0131yor. Mahalledeki ortalama kira fiyatlar\u0131 Ekim 2019\u2019a g\u00f6re %2681 oran\u0131nda artarak 26 bin TL civar\u0131na ula\u015ft\u0131. Bu oran, \u0130stanbul genelinde ayn\u0131 zaman diliminde kaydedilen en y\u00fcksek kira art\u0131\u015f oran\u0131.&nbsp;<\/p>\n<h2><strong>Ula\u015f\u0131m hatlar\u0131na yak\u0131n mahalleler tercih sebebi<\/strong><\/h2>\n<p>Anadolu Yakas\u0131\u2019nda hem i\u015f merkezlerine ve metro hatlar\u0131na yak\u0131nl\u0131\u011f\u0131yla, hem de geli\u015fen konut projeleriyle dikkat \u00e7elen&nbsp;<strong>Kartal<\/strong>, \u0130stanbul\u2019da ev sahibi olmak isteyenler i\u00e7in uygun f\u0131rsatlar sunan semtlerden biri. \u00d6rne\u011fin&nbsp;<strong>U\u011fur Mumcu<\/strong>,&nbsp;<strong>Yal\u0131<\/strong>&nbsp;ve&nbsp;<strong>So\u011fanl\u0131k<\/strong>&nbsp;<strong>Yeni<\/strong> mahallelerinde amortisman s\u00fcresi 13 y\u0131l olarak kaydediliyor. Y\u0131ll\u0131k kira getirisi %8 olan bu mahallelerden So\u011fanl\u0131k Yeni\u2019de kiralar ortalama 31 bin TL, Yal\u0131\u2019da 30 bin TL, U\u011fur Mumcu\u2019da ise 24 bin TL.&nbsp;<\/p>\n<p><strong>Pendik<\/strong>, \u0130stanbul\u2019un do\u011fu yakas\u0131nda h\u0131zla geli\u015fen ve cazip konut projeleri ile dikkat \u00e7eken bir di\u011fer b\u00f6lge. \u0130l\u00e7edeki amortisman s\u00fcreleri, yat\u0131r\u0131mc\u0131lar i\u00e7in avantajl\u0131 ko\u015fullar sunuyor. \u00d6rne\u011fin,&nbsp;<strong>Yeni\u015fehir<\/strong>,<strong>&nbsp;Kurtk\u00f6y<\/strong>,&nbsp;<strong>\u015e<wbr>eyhli<\/strong>,&nbsp;<strong>Velibaba<\/strong>,&nbsp;<strong>Harmandere<\/strong>,<strong>&nbsp;<wbr>Yayalar<\/strong>,<strong>&nbsp;Fevzi \u00c7akmak<\/strong>,&nbsp;<strong>\u00c7am\u00e7e\u015fme&nbsp;<\/strong>ve&nbsp;<strong>Orhangazi<\/strong>&nbsp;mahallerinde ortalama amortisman s\u00fcresi 13 y\u0131l; y\u0131ll\u0131k kira getirisi ise %8 civar\u0131nda. Havaliman\u0131na yak\u0131n konumu nedeniyle tercih sebebi olan Kurtk\u00f6y, Pendik\u2019te 5 y\u0131l i\u00e7inde kiral\u0131k konut fiyat\u0131 en fazla artan mahalle olarak \u00f6ne \u00e7\u0131k\u0131yor.
