Bu oran b\u00fcy\u00fck \u015fehirlerde ve pop\u00fcler ticaret b\u00f6lgelerinde daha y\u00fcksek. Son 4 y\u0131lda ise art\u0131\u015f oranlar\u0131, yerel dinamiklere ba\u011fl\u0131 olarak %200 ila %300 aras\u0131nda de\u011fi\u015fmektedir. \u0130stanbul, Ankara, \u0130zmir gibi b\u00fcy\u00fck\u015fehirlerde i\u015f yerleri \u00fczerindeki kira art\u0131\u015flar\u0131 daha keskin olurken, bu s\u00fcre\u00e7te d\u00f6viz kurundaki art\u0131\u015f, enflasyon oran\u0131 ve gayrimenkul yat\u0131r\u0131mlar\u0131n\u0131n artmas\u0131 gibi nedenler kira art\u0131\u015flar\u0131n\u0131 h\u0131zland\u0131rd\u0131.\u201d dedi.<\/p>\n<p>\u00d6zellikle Ankara ve \u0130stanbul \u2018da merkezi, ticari alanlarda i\u015fyeri kiralar\u0131n\u0131n son derece y\u00fcksek oldu\u011funu da s\u00f6zlerine ekleyen Balsar\u0131, \u201c\u0130stanbul genelinde kira de\u011ferlerinin en y\u00fcksek oldu\u011fu il\u00e7elerin ba\u015f\u0131nda \u015ei\u015fli, Beyo\u011flu, Kad\u0131k\u00f6y var. Ni\u015fanta\u015f\u0131\u2019 nda ayl\u0131k kira m\u00b2 birim de\u011ferleri 2.500 TL ile 6.500 TL aras\u0131nda, \u0130stiklal Caddesi\u2019 nde 1.750 TL ile 4.250 TL aras\u0131nda, Ba\u011fdat Caddesi\u2019nde ise 1.750 TL ile 2.850 TL aral\u0131\u011f\u0131nda de\u011fi\u015fmektedir. Bu birim de\u011feri aral\u0131\u011f\u0131ndaki makas\u0131 belirleyen ba\u015fl\u0131ca unsurlar etkin ve verimli kullan\u0131m alanlar\u0131 ve caddelere olan vitrin cepheleri ya da cadde \u00fczerinden g\u00f6r\u00fcn\u00fcrl\u00fck seviyeleridir. \u0130zmir&#8217;in ticari ve turistik b\u00f6lgelerinde kira bedelleri olduk\u00e7a y\u00fcksekken, \u00c7e\u015fme, Kar\u015f\u0131yaka ve Konak il\u00e7eleri bu konuda \u00f6ne \u00e7\u0131k\u0131yor. Ayr\u0131ca Antalya ve Mu\u011fla iline ba\u011fl\u0131 Bodrum il\u00e7esi, yazl\u0131k ve turistik b\u00f6lgelerdeki yo\u011fun talep nedeniyle en y\u00fcksek i\u015fyeri kiralar\u0131na sahip il\u00e7elerden biridir.\u201d \u015feklinde konu\u015ftu.<\/p>\n<p>Kira art\u0131\u015flar\u0131n\u0131n gelece\u011fi hakk\u0131nda g\u00f6r\u00fc\u015flerini belirten Balsar\u0131, \u201cGenel hatlar\u0131 ile d\u00fc\u015f\u00fcnd\u00fc\u011f\u00fcm\u00fczde i\u015f yerlerindeki kira art\u0131\u015flar\u0131 g\u00fcn\u00fcm\u00fcz ekonomik ko\u015fullar\u0131nda belirli bir d\u00fczeyde devam edecektir. As\u0131l buradaki art\u0131\u015ftan en \u00e7ok etkilenecek lokasyonlar \u00fczerinden bir \u00e7\u0131kar\u0131m yapacaksak b\u00fcy\u00fck \u015fehirlerin g\u00f6zde al\u0131\u015fveri\u015f caddeleri ve ayn\u0131 zamanda bu al\u0131\u015fveri\u015f faaliyetlerinin yan\u0131 s\u0131ra y\u00fcr\u00fcy\u00fc\u015f yaparak sosyalle\u015febilecekleri prestijli konumlar olacakt\u0131r. Ayr\u0131ca uluslararas\u0131 bir kurum olan RICS (Royal Institution of Chartered Surveyors) taraf\u0131ndan T\u00fcrkiye\u2019de \u201cRegulated by RICS\u201d olarak \u00fcnvan\u0131 verilen ilk kurulu\u015ftur.<\/p>\n<p>EVA De\u011ferleme\u2019nin kendi alan\u0131nda 26 adet uluslararas\u0131 \u00f6d\u00fcl\u00fc bulunmaktad\u0131r.
