Gayrimenkul fiyatlar\u0131n\u0131 enflasyondan ar\u0131nd\u0131rd\u0131\u011f\u0131m\u0131z zaman fiyatlar T\u00fcrkiye \u00e7ap\u0131nda y\u00fczde 18 geriye gitti. Ekonomi politikalar\u0131n\u0131n sonu\u00e7lar\u0131n\u0131 pozitif olarak gayrimenkul sekt\u00f6r\u00fcnde g\u00f6r\u00fcyoruz. Ancak yeterli de\u011fil \u00e7\u00fcnk\u00fc eri\u015filebilir konuta ula\u015fmak hala \u00e7ok zor.\u201d dedi.<\/p>\n<p>Faizlerde de son bir ay i\u00e7erisinde bir tak\u0131m gerilemeler oldu\u011funu s\u00f6zlerine ekleyen Yaz\u0131c\u0131, \u201cMesela A\u011fustos ay\u0131nda 134 bin konut sat\u0131ld\u0131 ve y\u00fczde 10\u2019u konut kredisi olarak kullan\u0131ld\u0131. Daha \u00f6nce y\u00fczde 7-8 kullan\u0131labiliyordu, dolay\u0131s\u0131yla biraz d\u00fc\u015f\u00fc\u015f ya\u015fan\u0131yor. \u00d6te yandan piyasada pe\u015fin parayla al\u0131mlar da hala devam ediyor. E\u011fer konut oturmak i\u00e7in al\u0131nm\u0131yorsa hala avantajl\u0131 de\u011fil. Dolay\u0131s\u0131yla asl\u0131nda gayrimenkul\u00fc bir yat\u0131r\u0131m arac\u0131 olarak de\u011fil, oturmak i\u00e7in bir enstr\u00fcman olarak d\u00fc\u015f\u00fcn\u00fclmesi gereken bir d\u00f6nemdeyiz. Fiyatlar biraz daha geriye gidecek g\u00f6r\u00fc\u015f\u00fcndeyim Al\u0131m i\u00e7in e\u011fer yat\u0131r\u0131m yapabilecek para varsa \u00f6n\u00fcm\u00fczdeki alt\u0131 ayl\u0131k d\u00f6nem i\u00e7erisinde bence gayrimenkul oturmak i\u00e7in iyi bir alternatif olacak. Bundan sonra ki yat\u0131r\u0131m i\u00e7in elveri\u015fli bir d\u00f6ng\u00fc i\u00e7in de tahminim en az \u00fc\u00e7 sene var. Gayrimenkul sekt\u00f6r\u00fc eski parlak g\u00fcnlerine \u00e7ok kolay gelemeyecek.\u201d \u015feklinde konu\u015ftu.<br \/>\nKiralar hakk\u0131nda da bilgiler veren Yaz\u0131c\u0131, \u201cKira fiyatlar\u0131 enflasyon biraz daha geri gitti\u011fi zaman daha iyi rakamlara gelecektir. \u00d6te yandan hem ev sahibi hem de kirac\u0131lar\u0131 bir dengede tutmak gerekiyor. Her ne kadar yasal art\u0131\u015flar enflasyona ba\u011fl\u0131 olarak ger\u00e7ekle\u015ftirilse de, mal sahipleri bununla yetinmiyor. Burada tarflar aras\u0131nda denge \u00f6nemli sadece kira geliri ile ge\u00e7inen \u00e7ocuk okutanlar var. Mesela \u0130stanbul&#8217;da Anadolu yakas\u0131nda Kad\u0131k\u00f6y\u2019de kiralar takribi y\u00fczde 70 artt\u0131. Kad\u0131k\u00f6y\u2019\u00fc ise Kartal takip ediyor. Avrupa yakas\u0131nda ise; takribi y\u00fczde 60 art\u0131\u015fla Silivri ba\u015f\u0131 \u00e7ekiyor. En az art\u0131\u015f ise; Y\u00fczde 12 civar\u0131 ile Anadolu yakas\u0131nda \u015eile\u2019de olurken, Avrupa Yakas\u0131\u2019nda ise K\u00fc\u00e7\u00fck\u00e7ekmece\u2019de oldu.\u201d diyerek s\u00f6zlerini bitirdi.<\/p>\n<p>EVA Gayrimenkul De\u011ferleme Dan\u0131\u015fmanl\u0131k Hakk\u0131nda: EVA Gayrimenkul De\u011ferleme Dan\u0131\u015fmanl\u0131k A\u015e, gayrimenkul sekt\u00f6r\u00fcn uzman isimleri taraf\u0131ndan 2008 y\u0131l\u0131nda kuruldu. EVA, Sermaye Piyasas\u0131 Kurulu (SPK) taraf\u0131ndan yetkilendirilen De\u011ferleme \u015eirketlerinden olup ayr\u0131ca, Bankac\u0131l\u0131k D\u00fczenleme ve Denetleme Kurulu (BDDK) taraf\u0131ndan finans kurumlar\u0131na, \u201cgayrimenkul, gayrimenkul projesi veya bir gayrimenkule ba\u011fl\u0131 hak ve faydalar\u0131n de\u011ferlemesi\u201d hizmet verme yetkisine sahip \u015firketler aras\u0131ndad\u0131r. Ayr\u0131ca uluslararas\u0131 bir kurum olan RICS (Royal Institution of Chartered Surveyors) taraf\u0131ndan T\u00fcrkiye\u2019de \u201cRegulated by RICS\u201d olarak \u00fcnvan\u0131 verilen ilk kurulu\u015ftur.<br \/>\nEVA De\u011ferleme\u2019nin kendi alan\u0131nda 26 adet uluslararas\u0131 \u00f6d\u00fcl\u00fc bulunmaktad\u0131r. Finans piyasalar\u0131 konusunda d\u00fcnyan\u0131n \u00f6nemli otoritelerinden Euromoney Yay\u0131n Kurumunun lider dergisi olan Euromoney Magazine her y\u0131l d\u00fcnyan\u0131n bir\u00e7ok \u00fclkesinde \u00e7e\u015fitli kategorilerde en ba\u015far\u0131l\u0131 kurumlar\u0131 bilimsel bir \u00e7al\u0131\u015fma ile belirlemektedir.
