Endeksa verilerine g\u00f6re s\u0131ralamada birinci s\u0131rada yer alan \u0130stanbul\u2019un Esenyurt il\u00e7esindeki sat\u0131l\u0131k konut metrekare fiyat\u0131 17 bin 719 TL olurken, ortalama konut fiyat\u0131 1 milyon 949 bin 090 TL olarak ger\u00e7ekle\u015fti. \u0130l\u00e7edeki bir y\u0131ll\u0131k konut fiyat\u0131 de\u011fer art\u0131\u015f\u0131 da y\u00fczde 41\u2019e ula\u015ft\u0131.&nbsp;<\/strong><\/p>\n<p>Gayrimenkul sekt\u00f6r\u00fcndeki hareketlili\u011fin ba\u015flamas\u0131, konut fiyatlar\u0131n\u0131n ve kredi faizlerinin d\u00fc\u015fmesi, bankalar\u0131n kredi kolayl\u0131klar\u0131 sa\u011flamas\u0131 ev sahibi olmak isteyenlerin yak\u0131ndan takip etti\u011fi g\u00fcndemler. \u00d6zellikle de b\u00fcy\u00fck \u015fehirlerde konut sahibi olman\u0131n hayli zorla\u015ft\u0131\u011f\u0131 bir d\u00f6nemde sat\u0131\u015flar\u0131n d\u00fc\u015fmesi, aydan aya fiyat art\u0131\u015f oran\u0131n\u0131n yava\u015flamas\u0131na sebep olsa da ortalama konut fiyatlar\u0131na yans\u0131mad\u0131. Yapay zek\u00e2 ve b\u00fcy\u00fck veri analizi ile gayrimenkul de\u011fer hesab\u0131 sunan Endeksa, T\u00dc\u0130K taraf\u0131ndan a\u00e7\u0131klanan, ge\u00e7ti\u011fimiz y\u0131l en \u00e7ok sat\u0131\u015f yap\u0131lan il\u00e7eler tablosundaki konut fiyatlar\u0131n\u0131 ve de\u011fi\u015fimlerini a\u00e7\u0131klad\u0131.<\/p>\n<p>Buna g\u00f6re listenin en ba\u015f\u0131nda \u0130stanbul Esenyurt yer ald\u0131. \u0130stanbul Esenyurt\u2019ta 2023 y\u0131l\u0131nda 25 bin189 adet konut sat\u0131\u015f\u0131 olurken ortalama konut fiyat\u0131 1 milyon 949 bin 090 TL ve y\u0131ll\u0131k fiyat de\u011fi\u015fimi ise y\u00fczde 41&#8217;e ula\u015ft\u0131.<\/p>\n<p><strong>Ortalama konut fiyat\u0131nda \u015fampiyon Ayd\u0131n Ku\u015fadas\u0131 oldu<\/strong><\/p>\n<p>En \u00e7ok sat\u0131\u015f yap\u0131lan il\u00e7eler aras\u0131nda yer alan Ku\u015fadas\u0131 \u015eubat 2024 itibar\u0131yla ortalama konut fiyat\u0131 5 milyon 546 bin 100 TL\u2019lik de\u011fer ile dikkat \u00e7ekti. Ku\u015fadas\u0131\u2019nda metrekare fiyat\u0131 36 bin 974 TL olurken, y\u0131ll\u0131k fiyat de\u011fi\u015fimi ise y\u00fczde 72 gibi y\u00fcksek bir seviye g\u00f6r\u00fcld\u00fc. Ayd\u0131n genelinde konut sat\u0131\u015f metrekare fiyat\u0131 33 bin 547 seviyesinde kal\u0131rken, Ku\u015fadas\u0131 il ortalamas\u0131n\u0131n \u00fczerinde yer ald\u0131.<\/p>\n<p><strong>Yabanc\u0131 sat\u0131n al\u0131mlar\u0131 Alanya\u2019y\u0131 ikincili\u011fe ta\u015f\u0131d\u0131<\/strong><\/p>\n<p>&nbsp;Yabanc\u0131 yat\u0131r\u0131mc\u0131lar taraf\u0131ndan son y\u0131llarda \u00e7ok tercih edilen Antalya Alanya\u2019da metrekare sat\u0131\u015f fiyat\u0131 43 bin135 TL ve ortalama bir konut fiyat\u0131 ise 4 milyon 744 bin 850 TL\u2019yi buldu. Ke\u00e7i\u00f6ren\u2019in 18 bin 415 TL\u2019lik metrekare fiyat\u0131 ortalama konut fiyatlar\u0131n\u0131 2 milyon 393 bin 950 TL\u2019ye ta\u015f\u0131d\u0131 ve y\u00fczde 82\u2019lik fiyat de\u011fi\u015fim oran\u0131 ile dikkat \u00e7ekti.<\/p>\n<p>Depremle sars\u0131lan illerimizden biri olan Gaziantep\u2019te \u015eehitkamil, kentin yeni g\u00f6zde il\u00e7esi olmaya adaylar aras\u0131nda. \u015eehitkamil\u2019de metrekare fiyatlar\u0131 16 bin 726 TL olurken ortalama bir konut fiyat\u0131 da 2 milyon 642 bin 708 TL ye ula\u015farak y\u0131ll\u0131k fiyat de\u011fi\u015fiminin y\u00fczde 60\u2019lar\u0131 g\u00f6rmesine neden oldu.<\/p>\n<p><strong>Endeksa Kurucu orta\u011f\u0131 ve Genel M\u00fcd\u00fcr\u00fc G\u00f6rkem \u00d6\u011f\u00fct<\/strong>&nbsp;il\u00e7eler baz\u0131nda yapt\u0131klar\u0131 de\u011ferlendirmede konut fiyatlar\u0131ndaki art\u0131\u015fa en b\u00fcy\u00fck nedenin deprem felaketi, g\u00f6\u00e7 ve yabanc\u0131 al\u0131m\u0131 oldu\u011funa dikkat \u00e7ekti ve \u015funlar\u0131 s\u00f6yledi \u201c2023 y\u0131l\u0131 gayrimenkul sekt\u00f6r\u00fc a\u00e7\u0131s\u0131ndan dura\u011fan bir y\u0131l oldu. Y\u0131l genelinde konut sat\u0131\u015f adedi bir \u00f6nceki y\u0131la g\u00f6re y\u00fczde 17 d\u00fc\u015f\u00fc\u015f g\u00f6sterirken konut fiyatlar\u0131 y\u00fczde 84 art\u0131\u015f g\u00f6sterdi. En \u00e7ok sat\u0131\u015f yap\u0131lan il\u00e7eler ve bu il\u00e7elerdeki de\u011fer art\u0131\u015f oranlar\u0131na bakt\u0131\u011f\u0131m\u0131zda, uzaktan \u00e7al\u0131\u015fman\u0131n da etkisiyle yazl\u0131k b\u00f6lgelere olan talebin devam etti\u011fini ve dolay\u0131s\u0131yla fiyatlarda art\u0131\u015fa neden oldu\u011funu g\u00f6r\u00fcyoruz.
