Kredi mekanizmas\u0131nda ya\u015fanan yava\u015flama ve tasarruflar\u0131n azalmas\u0131 ile tasarruf ama\u00e7l\u0131 konut al\u0131mlar\u0131 azald\u0131.<br \/>\nT\u00fcrkiye genelinde birim metrekare fiyat\u0131 30,319 TL\u2019ye ula\u015f\u0131rken en y\u00fcksek metrekare fiyat\u0131 ise 44,532 TL ile \u0130stanbul\u2019da ger\u00e7ekle\u015fti. 2023 y\u0131l\u0131 4.\u00e7eyrek d\u00f6neminde \u0130stanbul\u2019da 100 m2\u2019lik bir konut i\u00e7in kullan\u0131lacak konut kredisinin ayl\u0131k taksitlerinin hane halk\u0131 harcanabilir gelirinin y\u00fczde 101&#8217;i oran\u0131na ula\u015ft\u0131\u011f\u0131na dikkat \u00e7eken raporda, \u201cGayrimenkul ve Konut Fonlama Mekanizmalar\u0131n\u0131n\u201d kurulmas\u0131n\u0131n gereklili\u011fi vurguland\u0131.<\/p>\n<p>GYODER&#8217;in Ziraat GYO&#8217;nun katk\u0131lar\u0131 ile haz\u0131rlad\u0131\u011f\u0131 &#8216;GYODER G\u00f6sterge&#8217; 2023 4. \u00c7eyrek Raporu\u2019na g\u00f6re, 2023 y\u0131l\u0131 d\u00f6rd\u00fcnc\u00fc \u00e7eyrek konut sat\u0131\u015flar\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 \u00e7eyre\u011fine g\u00f6re yakla\u015f\u0131k y\u00fczde 23,9 oran\u0131nda gerileme kaydederek 325.852 adet oldu. 2023 y\u0131l\u0131 genelinde ise toplam konut sat\u0131\u015flar\u0131 bir \u00f6nceki y\u0131la g\u00f6re y\u00fczde 17.5 d\u00fc\u015f\u00fc\u015fle 1.225.926 adede gerileyerek son sekiz y\u0131l\u0131n en d\u00fc\u015f\u00fck seviyesine indi.<br \/>\nSat\u0131\u015f t\u00fcrlerine g\u00f6re ise farl\u0131l\u0131k, ipotekli sat\u0131\u015flarda ya\u015fand\u0131. 2022 y\u0131l\u0131nda 280 bin adet ipotekli konut sat\u0131\u015f\u0131 yap\u0131l\u0131rken 2023 y\u0131l\u0131nda ise y\u00fczde 36,6\u2019l\u0131k bir d\u00fc\u015f\u00fc\u015f ile 177 bin adet d\u00fczeyinde ger\u00e7ekle\u015fti. \u0130potekli sat\u0131\u015flardaki azalma konut kredi faizlerinde ve konut fiyatlar\u0131ndaki art\u0131\u015f\u0131n etkisiyle meydana gelmi\u015f g\u00f6r\u00fcl\u00fcyor. \u0130lk el sat\u0131\u015flarda da 2023 y\u0131l\u0131nda gerileme belirgin bir hal alarak bir \u00f6nceki seneye g\u00f6re y\u00fczde 17,5\u2019lik d\u00fc\u015f\u00fc\u015fle 379 bin adet d\u00fczeyinde ger\u00e7ekle\u015fti.<br \/>\nYabanc\u0131lara yap\u0131lan konut sat\u0131\u015flar\u0131 ise olduk\u00e7a sert bir gerilemeye sahne oldu. Yabanc\u0131ya yap\u0131lan sat\u0131\u015flar 2023 y\u0131l\u0131nda bir \u00f6nceki seneye g\u00f6re y\u00fczde 48,1 azalarak 35 bin adet sat\u0131\u015f ger\u00e7ekle\u015fti.<br \/>\nKonut piyasas\u0131nda yava\u015flamada konut finansman\u0131na eri\u015fimin zorla\u015fmas\u0131 ve konut fiyatlar\u0131ndaki art\u0131\u015f\u0131n etkili oldu\u011fu g\u00f6r\u00fcld\u00fc.<\/p>\n<p>\u0130STANBUL\u2019DA METREKARE F\u0130YATI 44,532 TL<\/p>\n<p>Konut fiyatlar\u0131, Eyl\u00fcl 2022\u2019de y\u0131ll\u0131k bazda en y\u00fcksek art\u0131\u015f oran\u0131 olan y\u00fczde 189,1\u2019e ula\u015f\u0131lmas\u0131n\u0131n ard\u0131ndan on d\u00f6rt ay \u00fcst \u00fcste d\u00fc\u015f\u00fc\u015f kaydederek y\u00fczde 82,8\u2019e geriledi. Reel art\u0131\u015f ise 2022 y\u0131l\u0131 kas\u0131m ay\u0131nda y\u00fczde 48,9 seviyesinde iken 2023 y\u0131l\u0131nda reel art\u0131\u015f y\u00fczde 12,8 oldu. Yeni konut fiyatlar\u0131nda da konut fiyatlar\u0131yla benzer bir tablo g\u00f6r\u00fclmekte olup kas\u0131m ay\u0131 itibar\u0131yla y\u0131ll\u0131k bazda nominal y\u00fczde 88,4, reel y\u00fczde 16,3 oran\u0131nda art\u0131\u015f ger\u00e7ekle\u015fti. Konut fiyatlar\u0131n\u0131n ula\u015ft\u0131\u011f\u0131 mevcut seviye itibar\u0131yla al\u0131m g\u00fcc\u00fcnde azalma meydana gelmi\u015f ve bu durum konut fiyatlar\u0131ndaki art\u0131\u015f h\u0131z\u0131n\u0131n azalmas\u0131n\u0131n \u00f6nemli etkenlerinden birisi olmu\u015ftur. Kas\u0131m 2023 itibar\u0131yla T\u00fcrkiye genelinde konut birim fiyatlar\u0131 30.319 TL\/m\u00b2\u2019ye y\u00fckselirken \u0130stanbul\u2019da konut birim fiyatlar\u0131 44.533 TL\/m\u00b2, \u0130zmir\u2019de 35.465 TL\/m\u00b2, Ankara\u2019da 23.292 TL\/m\u00b2 oldu.<\/p>\n<p>KONUT F\u0130YATI HANE HALKI HARCANAB\u0130L\u0130R GEL\u0130R\u0130N\u0130N 4.85 KATI<\/p>\n<p>Rapora g\u00f6re, \u0130stanbul\u2019da konut fiyatlar\u0131 ortalama hane halk\u0131 harcanabilir gelirin 4,85 kat\u0131 oldu.<br \/>\n2023 y\u0131l\u0131 4.\u00e7eyrek d\u00f6neminde \u0130stanbul\u2019da 100 m2\u2019lik bir konut i\u00e7in kullan\u0131lacak konut kredisinin ayl\u0131k taksitleri ise hane halk\u0131 harcanabilir gelirinin y\u00fczde 101&#8217;i oran\u0131nda.<br \/>\n2023 y\u0131l\u0131 aral\u0131k ay\u0131 sonunda konut kredisi hacmi 438,2 milyar TL olarak ger\u00e7ekle\u015fti. Konut kredilerinin bireysel krediler i\u00e7indeki pay\u0131 2023 Aral\u0131k ay\u0131nda bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 30,7 azalarak y\u00fczde 16,2 oldu.<br \/>\nRaporda enflasyonist ortam\u0131n getirdi\u011fi reel getiri aray\u0131\u015f\u0131 ba\u015fta konut olmak \u00fczere t\u00fcm gayrimenkul \u00e7e\u015fitlerinde talebini olduk\u00e7a art\u0131rd\u0131\u011f\u0131na dikkat \u00e7ekilerek, \u015f\u00f6yle denildi: \u201cAncak gerek kredi mekanizmas\u0131nda ya\u015fanan yava\u015flama gerekse gayrimenkul edinimi i\u00e7in kullan\u0131lacak tasarruflar\u0131n azalmas\u0131 talebi t\u00f6rp\u00fclemektedir. Tasarruf ama\u00e7l\u0131 konut al\u0131mlar\u0131nda 2023 y\u0131l\u0131 son alt\u0131 ayl\u0131k d\u00f6neminde giderek azalma e\u011filimi g\u00f6stermektedir.\u201d<\/p>\n<p>GAYR\u0130MENKUL VE KONUT FONLAMA MEKAN\u0130ZMASI KURULMALI<\/p>\n<p>Raporda, \u201cGayrimenkul ve Konut Fonlama Mekanizmalar\u0131n\u0131n\u201d kurulmas\u0131n\u0131n faydal\u0131 oldu\u011funa dikkat \u00e7ekildi. Konuyu de\u011ferlendiren GYODER Ba\u015fkan\u0131 Ne\u015fecan \u00c7ekici, \u201cArz ve talebin dengelenmesinin zaman alabilece\u011fi unutulmamal\u0131. Ancak fiyatlar\u0131n devaml\u0131 artmas\u0131 s\u00fcrd\u00fcr\u00fclebilir bir durum da de\u011fil. Gerek TCMB verileri gerekse de di\u011fer kurumlar\u0131n verileri \u2018balonla\u015fma\u2019 e\u011filimi g\u00f6steren baz\u0131 ta\u015f\u0131nmaz t\u00fcrlerinin s\u00f6n\u00fcmlendi\u011fine i\u015faret etmektedir. \u0130n\u015faat ve buna ba\u011fl\u0131 sekt\u00f6rlerin etkin i\u015fleyi\u015fi ile talebin daha sa\u011fl\u0131kl\u0131 olu\u015fmas\u0131 i\u00e7in baz\u0131 kurumlara ihtiya\u00e7 duyuldu\u011funu g\u00f6zlemlemek m\u00fcmk\u00fcn. Bunlar\u0131n ba\u015f\u0131nda ise fonlama mekanizmalar\u0131n\u0131n olu\u015fumunun sa\u011flanmas\u0131 ve fon ak\u0131\u015flar\u0131n\u0131n daha rasyonel bir bi\u00e7imde tedarik edilmesi gelmekte. Ancak bu yap\u0131 t\u00fcm bile\u015fenleri ile hayata ge\u00e7irildi\u011finde ekonominin t\u00fcm\u00fc i\u00e7in ciddi bir kazan\u0131m sa\u011flayabiliriz\u201d diye konu\u015ftu.<\/p>\n<p>LOJ\u0130ST\u0130K STOKUNUN Y\u00dcZDE 95\u2019\u0130 KULLANILIYOR<\/p>\n<p>Rapora g\u00f6re 2023 y\u0131l\u0131nda toplamda 135 bin m2 lojistik depo kiralama i\u015flemi ger\u00e7ekle\u015fti.
