M\u00fcteahhitler satarken, mal sahipleri y\u00fcksek fiyatlardan yabanc\u0131lara kiralarken \u00e7ok memnundu, derken denkleme enflasyon canavar\u0131 kat\u0131ld\u0131 ve i\u015fler h\u0131zla tersine d\u00f6nd\u00fc. \u201c\u015eimdi devlet anl\u0131k \u00f6nlemler almaya \u00e7al\u0131\u015f\u0131yor, fiyat art\u0131\u015flar\u0131 duruldu, hatta bir miktar geriliyor ama halen sorunlar\u0131n k\u00f6keni \u00e7\u00f6z\u00fclemedi. \u00d6nce hastal\u0131\u011f\u0131n do\u011fru te\u015fhis edilmesi gerekli ki tedavi edilebilsin. Bug\u00fcn geldi\u011fimiz durumda mal sahibi olmak da dert kirac\u0131 olmakta dert. Yeni y\u0131l\u0131m\u0131z 2024\u2019de bu sorun de\u011fi\u015fmeyecek ve bar\u0131nma sorunu devam edecek gibi duruyor. Artan faiz oranlar\u0131 ve kredi olanaklar\u0131n\u0131n s\u0131n\u0131rland\u0131r\u0131lmas\u0131 gayrimenkul al\u0131m sat\u0131m\u0131n\u0131 azaltt\u0131. Bu fren ile piyasa bir s\u00fcre sakin kald\u0131 kalmaya da devam edecek gibi duruyor, enflasyonun gerilemesi i\u00e7in gereken de bu.\u201d dedi.<\/p>\n<p>Yaz\u0131c\u0131 \u015f\u00f6yle devam etti:<\/p>\n<p>\u00dclkemizde kurumsal konut yat\u0131r\u0131m\u0131 anlay\u0131\u015f\u0131 geli\u015ftirilmeli<\/p>\n<p>Ac\u0131 bir ger\u00e7ek var ev almak art\u0131k yat\u0131r\u0131m olmaktan \u00e7\u0131kt\u0131, al\u0131nabiliyorsa art\u0131k sadece bar\u0131nma ama\u00e7l\u0131 ev al\u0131nmal\u0131. Gayrimenkulde yat\u0131r\u0131m ancak d\u00fckkan, arsa gibi m\u00fclkler i\u00e7in s\u00f6z konusu olmal\u0131. Yat\u0131r\u0131m i\u00e7in ev almak demek \u00fclkenin t\u00fcm tasarrufunu buna<br \/>\nyat\u0131rmas\u0131 demek oluyor. Gayrimenkulde sa\u011fl\u0131kl\u0131 b\u00fcy\u00fcme i\u00e7in \u00f6zellikle konut geli\u015ftirmede \u00fclkemizde kurumsal konut yat\u0131r\u0131m\u0131 anlay\u0131\u015f\u0131 geli\u015ftirilmeli, \u00f6zendirilmeli, mevcut fonlar daha aktif olmal\u0131. Ama s\u00f6ylemesi kolay olsa da kira- yat\u0131r\u0131m-maliyet matemati\u011fi tutmuyor, o zaman nas\u0131l olacak? Kurumsal konut \u00fcreticili\u011fi \u00f6zendirilmeli, bu yat\u0131r\u0131mc\u0131lar \u00f6yle te\u015fvik edilmeli ki gayrimenkulleri satmay\u0131p kiraya vererek konut sorununa destek olacak matemati\u011fi yakalayabilsinler. Bunun i\u00e7inde sermayesi olan yat\u0131r\u0131mc\u0131 gerekiyor. Maalesef \u015fu anda bu durumdan olduk\u00e7a uzaktay\u0131z.<\/p>\n<h2>T\u00fcrkiye\u02bcde 2022 ba\u015f\u0131ndan bu yana iki senede sat\u0131\u015ftaki m\u00fclk stoku toplamda %21 artt\u0131<\/h2>\n<p>2024 senesine girdi\u011fimiz bug\u00fcnlerde gayrimenkul sekt\u00f6r\u00fcnde ne kadar sat\u0131\u015fta m\u00fclk var inceliyoruz, bakal\u0131m neler tespit ediyoruz: Sat\u0131\u015ftaki konut say\u0131s\u0131 500 binler civar\u0131nda, milyonlar\u0131 konu\u015fmuyoruz. \u00dcretim hala yeterince cazip de\u011fil, orta ve uzun vadede bar\u0131nma sorun olmaya devam edecek durumda. \u00d6te yandan 2022 ba\u015f\u0131ndan bu yana iki senede T\u00fcrkiye\u02bcdeki sat\u0131\u015ftaki m\u00fclk stokunun toplamda %21 artt\u0131\u011f\u0131n\u0131 g\u00f6r\u00fcyoruz. Kiral\u0131klarda ise ayn\u0131 d\u00f6nemde stok art\u0131\u015f rakam\u0131 %60\u02bca \u00e7\u0131k\u0131yor. Stok dinamikleri deprem ve arkas\u0131ndaki 2-3 ay \u00e7ok de\u011fi\u015fse de, sonras\u0131 bir raya oturdu. \u00dc\u00e7 b\u00fcy\u00fck \u015fehri inceledi\u011fimizde ise son 2 y\u0131lda kiral\u0131k stok birikmesinde en b\u00fcy\u00fck travmay\u0131 ya\u015fayan ilin %29 \u2018a yak\u0131n bir art\u0131\u015f rakam\u0131 ile Ankara oldu\u011funu g\u00f6r\u00fcyoruz. Son bir seneyi izledi\u011fimizde benzer dinamikler g\u00f6r\u00fcyoruz.<\/p>\n<h2>Gayrimenkul\u00fcn orta, k\u0131sa, uzun vadeli birtak\u0131m \u00e7\u00f6z\u00fcmlere ihtiyac\u0131 var<\/h2>\n<p>2024 y\u0131l\u0131 kirac\u0131lar a\u00e7\u0131s\u0131ndan da zorlu ge\u00e7ecek. Ev sahibi ile mal sahibi aras\u0131nda de\u011fi\u015fiklikler yap\u0131lmazsa maalesef problemler g\u00f6rmeye devam edece\u011fiz. Devlet \u201carabulucu \u00e7\u00f6zs\u00fcn\u201d dedi ama arabulucunun elinde sihirli de\u011fnek yok, dolay\u0131s\u0131yla sorunlar\u0131 \u00f6teliyoruz, sorunlar\u0131 \u00e7\u00f6zm\u00fcyoruz. Basit bir \u00f6rnek neden taraflar \u00f6nce de\u011ferleme raporu al\u0131p sonra arabulucuya gelmek zorunda b\u0131rak\u0131lm\u0131yorlar, uzla\u015fma i\u00e7in zemini haz\u0131r masaya oturam\u0131yorlar, bu sayede arabuluculu\u011fun ba\u015far\u0131s\u0131 artar yarg\u0131n\u0131n y\u00fck\u00fc azal\u0131r. Gayrimenkul\u00fcn orta, k\u0131sa, uzun vadeli birtak\u0131m \u00e7\u00f6z\u00fcmlere ihtiyac\u0131 var ve \u015fu anda maalesef bunu yapam\u0131yoruz. Hukuk mahkemelerinin y\u00fck\u00fcn\u00fcn ciddi bir k\u0131sm\u0131 bug\u00fcn art\u0131k kira davalar\u0131ndan olu\u015fuyor, \u00e7ok aylar sonraya Ankara\u02bcdan \u0130stanbul\u02bca gelen kamu kurumlar\u0131n\u0131n ta\u015f\u0131nmas\u0131n\u0131n bu durumda etkisi olabilece\u011fini d\u00fc\u015f\u00fcn\u00fcyoruz. \u0130zmir\u02bbin her \u015feye ra\u011fmen sat\u0131l\u0131klarda y\u0131l\u0131n ba\u015f\u0131ndan sonuna stok art\u0131\u015f h\u0131z\u0131 %12\u02bclerde kalm\u0131\u015f durumda. T\u00fcrkiye genelinde \u0130\u015fyerleri dinami\u011finde ise 2023 ba\u015f\u0131 ve sonu aras\u0131nda sat\u0131\u015fta da kiral\u0131kta da birikme yok gibi, \u00f6nceki y\u0131la benzer rakamlar s\u00fcregeliyor.<\/p>\n<h2>2023 y\u0131l\u0131nda T\u00fcrkiye genelinde sat\u0131l\u0131k konut stokunda %5-7 art\u0131\u015f var<\/h2>\n<p>Rakamlar\u0131 son bir y\u0131la bakarak analiz edince de \u015funlar\u0131 g\u00f6r\u00fcyoruz: Sat\u0131l\u0131klarda T\u00fcrkiye genelinde %5-7 art\u0131\u015f var. Ankara en fazla art\u0131\u015f olan \u015fehir %10\u02bcla s\u0131ran\u0131n ba\u015f\u0131n\u0131 \u00e7ekiyor. Kiral\u0131klarda \u00fclke genelinde stok art\u0131\u015f\u0131 %53 gibi duruyor. \u0130lk s\u0131ray\u0131 %58 stok art\u0131\u015f\u0131 ile \u0130stanbul al\u0131yor; bunu %50 rakam\u0131 ile \u0130zmir, %42 gibi bir seviye ile de Ankara izliyor.<\/p>\n<h2>2023 y\u0131l\u0131nda 1 milyon 225 bin konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015fti<\/h2>\n<p>T\u00dc\u0130K en son Aral\u0131k ay\u0131 konut sat\u0131\u015f verilerini a\u00e7\u0131klad\u0131. Bu veri ile birlikte 2023 y\u0131l\u0131n\u0131 toplam 1 milyon 225 bin konut sat\u0131\u015f\u0131 ile kapatt\u0131k. 2022 y\u0131l\u0131 toplam sat\u0131\u015f rakam\u0131 1 milyon 485 bin konut sat\u0131\u015f\u0131n\u0131 yakalayamad\u0131k. Buna sevinmeliyiz, \u00e7\u00fcnk\u00fc fiyatlar\u0131n rasyonel seviyelere d\u00fc\u015fmesi en az\u0131ndan gerilemesi i\u00e7in bu gerekli. Bu yaz\u0131y\u0131 yazd\u0131\u011f\u0131m\u0131zda Merkez bankas\u0131 konut fiyat endeksi en son Kas\u0131m ay\u0131 art\u0131\u015flar\u0131n\u0131 a\u00e7\u0131klam\u0131\u015ft\u0131. Bu verilere g\u00f6re \u00fclkemiz genelinde Kas\u0131m\u02bcdan Kas\u0131m\u02bca bir senelik art\u0131\u015f %82,8 olarak ger\u00e7ekle\u015fti.<\/p>\n<h2>Bir\u00e7ok AVM bor\u00e7lar\u0131n\u0131 \u00f6deyemedi\u011fi i\u00e7in bankalara ge\u00e7ti<\/h2>\n<p>Ama y\u0131ll\u0131k bazda bakt\u0131\u011f\u0131m\u0131z son 12 ay\u0131n en d\u00fc\u015f\u00fck art\u0131\u015f\u0131n\u0131 Kas\u0131m ay\u0131nda g\u00f6rd\u00fck. Muhtemelen Aral\u0131k ay\u0131 onlardan da d\u00fc\u015f\u00fck gelecek. \u00d6zetle art\u0131\u015f devam ediyor ama art\u0131\u015f h\u0131z\u0131 yava\u015flad\u0131. Al\u0131\u015fveri\u015f merkezlerinde kiralama rakamlar\u0131n\u0131n TL\u02bcye d\u00f6nmesi ba\u015fka bir sorun oldu. \u00dclkemizdeki en b\u00fcy\u00fck yabanc\u0131 AVM yat\u0131r\u0131mc\u0131lar\u0131ndan biri m\u00fclklerini satt\u0131, alan yat\u0131r\u0131mc\u0131 da \u00e7ok ge\u00e7meden konkordato ilan etti. Di\u011fer AVM yat\u0131r\u0131mc\u0131lar\u0131 ise h\u0131zla satarak gitmeye \u00e7al\u0131\u015f\u0131yor, kapanan a\u00e7\u0131lam\u0131yor. Al\u0131\u015fveri\u015f merkezi sekt\u00f6r\u00fc i\u00e7in maalesef sona ula\u015f\u0131yoruz, oralarda art\u0131k ciddi d\u00fczenleme hatta tedaviye ihtiya\u00e7 var yoksa bu sekt\u00f6r i\u00e7in de ba\u015fka s\u0131k\u0131nt\u0131lar gelecek. Bir\u00e7ok AVM bor\u00e7lar\u0131n\u0131 \u00f6deyemedi\u011fi i\u00e7in bankalara ge\u00e7ti.<\/p>\n<h2>Deprem, \u00fclkede g\u00fcneyden kuzeye, do\u011fudan bat\u0131ya g\u00f6\u00e7\u00fc hareketlendirdi<\/h2>\n<p>Yabanc\u0131 \u00fclke vatanda\u015flar\u0131n\u0131n m\u00fclk al\u0131mlar\u0131 \u00fclkemizin dinamiklerini ciddi \u015fekilde sarst\u0131. Vatanda\u015fl\u0131k i\u00e7in al\u0131nan m\u00fclklerin say\u0131s\u0131 toplam m\u00fclklerin i\u00e7inde tahminen %25\u2019i ge\u00e7mese de, di\u011fer ama\u00e7larla sat\u0131n alma ve kiralama talepleri, bir\u00e7ok \u015fehri etkilese de yabanc\u0131 talebine ba\u011fl\u0131 artan kira fiyatlar\u0131 \u00f6zellikle Antalya ili veya Alanya il\u00e7esi gibi baz\u0131<br \/>\n\u015fehirlerde bar\u0131nma travmas\u0131 yaratt\u0131. \u015eubat ay\u0131ndaki Deprem, \u00fclkede g\u00fcneyden kuzeye, do\u011fudan bat\u0131ya g\u00f6\u00e7\u00fc hareketlendirdi. Ya\u015fad\u0131\u011f\u0131m\u0131z deprem felaketi orada olmayanlar\u0131 dahi derinden etkiledi. Demografimizi de\u011fi\u015ftiren bu afet fark\u0131ndal\u0131\u011f\u0131m\u0131z\u0131 ge\u00e7 de olsa artt\u0131rd\u0131, kentsel d\u00f6n\u00fc\u015f\u00fcm\u00fc tekrar h\u0131zl\u0131ca g\u00fcndeme getirdi, ama bu konuda da yeterince h\u0131zl\u0131 olamad\u0131k. \u0130stekler olanaklarla s\u0131n\u0131rl\u0131 kald\u0131.<\/p>\n<h2>Ortak ak\u0131l i\u00e7in \u00e7al\u0131\u015fmal\u0131y\u0131z<\/h2>\n<p>Sonu\u00e7ta 2024 yepyeni bir y\u0131l, yap\u0131lacak \u00e7ok \u015fey var, gayrimenkulde sorunlar\u0131 do\u011fru tespit edersek \u00e7arelerini de bulabiliriz. Ancak bunun i\u00e7in rant i\u00e7in de\u011fil do\u011fru olan i\u00e7in<br \/>\n\u00e7al\u0131\u015f\u0131lmas\u0131 ve k\u0131sa vadede bize sorun olsa bile uzun vadede \u00e7o\u011funlu\u011fun iyili\u011fini sa\u011flayan y\u00f6ntemlerin geli\u015ftirilmesi gerekli. T\u00fcm gayrimenkul bran\u015flar\u0131n\u0131 birbirinden ay\u0131r\u0131p hepsine ayr\u0131 ayr\u0131 te\u015fhis ve tedavi uygulanmas\u0131 gerekiyor. Ortak ak\u0131l i\u00e7in \u00e7al\u0131\u015fmal\u0131y\u0131z, hadi gayrimenkulc\u00fcler \u00e7al\u0131\u015fmaya, yapacak \u00e7ok i\u015fimiz var.<\/p>\n<p>Konut Kredilerinde \u00d6demeler<\/p>\n<p>Konut Sat\u0131\u015flar\u0131 Rakamlar\u0131na Genel Bak\u0131\u015f<\/p>\n<p>\u015eu anda 1 Milyon TL bir konut Kredisi al\u0131rsan\u0131z bunun i\u00e7in 120 ay boyunca ayda 30 bin TL \u00f6demek gerekiyor. Ayl\u0131k faiz seviyeleri % 2,79 ba\u015flayarak yukar\u0131 seyrediyor. Bir k\u0131yaslama yapmak gerekirse bu rakam ayl\u0131k %1,29\u2019larda iken ayl\u0131k \u00f6demeler 16 bin TL seviyelerinde oluyordu.<\/p>\n<p>EVA Gayrimenkul De\u011ferleme Dan\u0131\u015fmanl\u0131k Hakk\u0131nda: EVA Gayrimenkul De\u011ferleme Dan\u0131\u015fmanl\u0131k A\u015e, gayrimenkul sekt\u00f6r\u00fcn uzman isimleri taraf\u0131ndan 2008 y\u0131l\u0131nda kuruldu. EVA, Sermaye Piyasas\u0131 Kurulu (SPK) taraf\u0131ndan yetkilendirilen De\u011ferleme \u015eirketlerinden olup ayr\u0131ca, Bankac\u0131l\u0131k D\u00fczenleme ve Denetleme Kurulu (BDDK) taraf\u0131ndan finans kurumlar\u0131na, \u201cgayrimenkul, gayrimenkul projesi veya bir gayrimenkule ba\u011fl\u0131 hak ve faydalar\u0131n de\u011ferlemesi\u201d hizmet verme yetkisine sahip \u015firketler aras\u0131ndad\u0131r. Ayr\u0131ca uluslararas\u0131 bir kurum olan RICS (Royal Institution of Chartered Surveyors) taraf\u0131ndan T\u00fcrkiye\u2019de \u201cRegulated by RICS\u201d olarak \u00fcnvan\u0131 verilen ilk kurulu\u015ftur.<\/p>\n<p>EVA De\u011ferleme\u2019nin kendi alan\u0131nda 25 adet uluslararas\u0131 \u00f6d\u00fcl\u00fc bulunmaktad\u0131r. Finans piyasalar\u0131 konusunda d\u00fcnyan\u0131n \u00f6nemli otoritelerinden Euromoney Yay\u0131n Kurumunun lider dergisi olan Euromoney Magazine her y\u0131l d\u00fcnyan\u0131n bir\u00e7ok \u00fclkesinde \u00e7e\u015fitli kategorilerde en ba\u015far\u0131l\u0131 kurumlar\u0131 bilimsel bir \u00e7al\u0131\u015fma ile belirlemektedir.
