Son y\u0131llar\u0131nda \u0130stanbul\u2019dan g\u00f6\u00e7 edilen ilk 10 \u015fehir aras\u0131nda Kocaeli, Ankara, Tekirda\u011f, \u0130zmir, Bursa, Sakarya ve Antalya yer al\u0131yor.<br \/>\nG\u00f6\u00e7 hareketlili\u011finin ikiye ayr\u0131ld\u0131\u011f\u0131n\u0131 belirten EVA Gayrimenkul De\u011ferleme\u2019den Yasemin Zaimo\u011flu, \u201c\u00dclke i\u00e7erisinde yap\u0131lan hareketlilik i\u00e7 g\u00f6\u00e7, bir \u00fclkeden ba\u015fka bir \u00fclkeye yap\u0131lan ise d\u0131\u015f g\u00f6\u00e7 olarak adland\u0131r\u0131l\u0131yor. \u0130\u00e7 g\u00f6\u00e7 ve d\u0131\u015f g\u00f6\u00e7 kavramlar\u0131n\u0131n d\u0131\u015f\u0131nda son zamanlarda ad\u0131n\u0131 s\u0131k\u00e7a duydu\u011fumuz tersine g\u00f6\u00e7 kavram\u0131 da bulunmaktad\u0131r. Tersine g\u00f6\u00e7, ekonomik, siyasal ve sosyal sebeplerle yap\u0131lm\u0131\u015f olan g\u00f6\u00e7 hareketinin y\u00f6n de\u011fi\u015ftirmesidir. \u0130stanbul, en \u00e7ok g\u00f6\u00e7 alan illerin ba\u015f\u0131nda geliyor \u00fcstelik en \u00e7ok g\u00f6\u00e7 veren illerin de ba\u015f\u0131nda.\u201d dedi.<\/p>\n<p>\u0130stanbul\u2019dan G\u00f6\u00e7 Edilen \u0130lk 10 \u015eehir<br \/>\nPandemi ile birlikte g\u00f6\u00e7 hareketlili\u011finin artt\u0131\u011f\u0131n\u0131 da s\u00f6zlerine ekleyen Zaimo\u011flu, \u201cSon y\u0131llar\u0131nda \u0130stanbul\u2019dan g\u00f6\u00e7 edilen ilk 10 \u015fehir s\u0131ralamas\u0131na bakt\u0131\u011f\u0131m\u0131zda son d\u00f6rt y\u0131lda dikkati \u00e7eken nokta Kocaeli\u2019nin ilk s\u0131rada yer ald\u0131\u011f\u0131 ve temelde Ankara, Tekirda\u011f, \u0130zmir, Bursa, Sakarya ve Antalya\u2019n\u0131n d\u00f6rt y\u0131ld\u0131r da listede oldu\u011fu. \u0130stanbul her sene daha fazla g\u00f6\u00e7 veriyor. Bu s\u0131ralamalarda sanayile\u015fmenin fazla oldu\u011fu dolay\u0131s\u0131yla da i\u015f imkanlar\u0131n\u0131n \u00e7ok oldu\u011fu illerin yer ald\u0131\u011f\u0131n\u0131 ve \u0130stanbul\u2019a k\u0131yasla konut sat\u0131\u015f ve kira fiyatlar\u0131n\u0131n daha uygun olan illerin oldu\u011fu g\u00f6zlemlenebilmekte. Bu verilere bakarak \u00f6n\u00fcm\u00fczdeki senelerde de Kocaeli, Tekirda\u011f, Ankara, \u0130zmir, Bursa, Sakarya ve Antalya\u2019n\u0131n listede varl\u0131\u011f\u0131n\u0131 s\u00fcrd\u00fcrece\u011fine hatta son iki y\u0131ld\u0131r listede yerini alan Bal\u0131kesir\u2019inde Antalya ve Mu\u011fla\u2019y\u0131 ge\u00e7meye devam ederek listede yerini koruyaca\u011f\u0131 d\u00fc\u015f\u00fcn\u00fclmektedir.<\/p>\n<p>Toplamda rakamlar\u0131 analiz etti\u011fimizde \u0130stanbul\u2019un verdi\u011fi g\u00f6\u00e7\u00fcn ald\u0131\u011f\u0131 g\u00f6\u00e7ten son \u00fc\u00e7 y\u0131ld\u0131r fazla oldu\u011funu g\u00f6rebiliyoruz. Bu veriler \u0130stanbul\u2019 dan Anadolu\u2019ya son \u00fc\u00e7 y\u0131ld\u0131r d\u00f6n\u00fc\u015f\u00fcn ba\u015flad\u0131\u011f\u0131n\u0131, ilerleyen y\u0131llarda da bu g\u00f6\u00e7 hareketinin devam edece\u011fini ancak yine de \u0130stanbul\u2019dan yap\u0131lan g\u00f6\u00e7\u00fcn \u015fehrin ekonomik y\u00fck\u00fcn\u00fc azaltacak nitelikte olmayaca\u011f\u0131n\u0131 s\u00f6yleyebiliriz.<br \/>\nKonut Sat\u0131\u015f verileri ve G\u00f6\u00e7 \u0130statistiklerinin \u0130ncelenmeli.<\/p>\n<p>\u0130stanbul\u2019dan g\u00f6\u00e7 edilen \u015fehirlerin ba\u015f\u0131nda gelen Kocaeli, Ankara, \u0130zmir, Bursa, Antalya konut sat\u0131\u015f s\u0131ralamas\u0131nda son d\u00f6rt y\u0131ld\u0131r ilk onda yer al\u0131yor. Tekirda\u011f son \u00fc\u00e7, Bal\u0131kesir son iki y\u0131ld\u0131r listeye girmi\u015f durumda. \u0130stanbul\u2019dan g\u00f6\u00e7 alan iller aras\u0131nda son iki y\u0131ld\u0131r bulunan Bal\u0131kesir\u2019in konut sat\u0131\u015f verilerinde de bulunmas\u0131, ilerleyen y\u0131llarda da listelerde olabilece\u011fini d\u00fc\u015f\u00fcnd\u00fcrmektedir. Tekirda\u011f\u2019\u0131n g\u00f6\u00e7 veren iller aras\u0131nda ilk 10\u2019da yer al\u0131rken konut sat\u0131\u015flar\u0131nda ilk 10\u2019a son 2 y\u0131ld\u0131r girmesi g\u00f6\u00e7 eden ki\u015filerin konut sat\u0131\u015f ve kira fiyatlar\u0131ndan kaynakl\u0131 olarak g\u00f6\u00e7 etmi\u015f olabilece\u011fini ve g\u00f6\u00e7 eden ki\u015filerin konut sahibi olup g\u00f6\u00e7 karar\u0131n\u0131n ge\u00e7ici olmad\u0131\u011f\u0131n\u0131 d\u00fc\u015f\u00fcnd\u00fcrmekte.<\/p>\n<p>T\u00fcrkiye Geneli G\u00f6\u00e7 Sebepleri<\/p>\n<p>Tablo-4<br \/>\nT\u00fcrkiye genelinde g\u00f6\u00e7 sebepleri verileri incelendi\u011finde, pandeminin biti\u015fiyle e\u011fitim ama\u00e7l\u0131 g\u00f6\u00e7lerin artt\u0131\u011f\u0131, genel olarak aile fertlerine ba\u011fl\u0131 g\u00f6\u00e7\u00fcn zirvede oldu\u011funu bunu daha iyi konut ve ya\u015fam ko\u015fullar\u0131n\u0131n ve i\u015f de\u011fi\u015fikli\u011finin takip etti\u011fi g\u00f6zlemlenmektedir. T\u00fcrkiye geneli g\u00f6\u00e7 sebeplerine bakt\u0131\u011f\u0131m\u0131zda bar\u0131nma konusundaki maliyetleri artmas\u0131ndan kaynakl\u0131 \u0130stanbul\u2019daki konut fiyatlar\u0131ndaki hareketlilik \u0130stanbul\u2019un g\u00f6\u00e7 vermesindeki en \u00f6nemli alt sebeplerden birisi olabilece\u011fini s\u00f6yleyebiliriz.<br \/>\n\u00dclkemizde belli \u015fehirlere y\u0131\u011f\u0131lmalar var. Bunun art\u0131k \u00f6n\u00fcn ge\u00e7ilmeli ve sanayi, ticaret farkl\u0131 \u015fehirlere de yay\u0131lmal\u0131. K\u00f6yden kent g\u00f6\u00e7 d\u00f6nemi bitmeli ve kentten k\u00f6ye geri d\u00f6n\u00fc\u015f desteklenmeli. Art\u0131k k\u0131smen uzaktan da \u00e7al\u0131\u015f\u0131labildi\u011fi i\u00e7in bunu geli\u015ftirecek projeler yapman\u0131n tam zaman\u0131. Hem stratejik olarak hem de jeopolitik olarak \u00fclkemizde bu t\u00fcr bir yay\u0131l\u0131m b\u00fcy\u00fck \u015fehirlerdeki konut ve ofis fiyatlar\u0131n\u0131 da a\u015fa\u011f\u0131 \u00e7eker, Anadolu da at\u0131l duran bir\u00e7ok konut kullan\u0131l\u0131r hale gelebilir, olas\u0131 depremin sonu\u00e7lar\u0131n\u0131 azaltaca\u011f\u0131n\u0131 s\u00f6yleyebiliriz.\u201d \u015feklinde konu\u015ftu.<\/p>\n<p>EVA Gayrimenkul De\u011ferleme Dan\u0131\u015fmanl\u0131k Hakk\u0131nda: EVA Gayrimenkul De\u011ferleme Dan\u0131\u015fmanl\u0131k A\u015e, gayrimenkul sekt\u00f6r\u00fcn uzman isimleri taraf\u0131ndan 2008 y\u0131l\u0131nda kuruldu. Ayr\u0131ca uluslararas\u0131 bir kurum olan RICS (Royal Institution of Chartered Surveyors) taraf\u0131ndan T\u00fcrkiye\u2019de \u201cRegulated by RICS\u201d olarak \u00fcnvan\u0131 verilen ilk kurulu\u015ftur.<br \/>\nEVA De\u011ferleme\u2019nin kendi alan\u0131nda 25 adet uluslararas\u0131 \u00f6d\u00fcl\u00fc bulunmaktad\u0131r.
