Milat kabul edece\u011fimiz, 11 ilimizde etkisini g\u00f6steren deprem felaketinin yaralar\u0131n\u0131 sarmak i\u00e7in el birli\u011fiyle \u00e7al\u0131\u015fmaya devam etmek milli meselemiz olmaya devam edecektir.\u201d dedi.<br \/>\n\u201cEnflasyonist piyasa ko\u015fullar\u0131 en \u00e7ok da sekt\u00f6r\u00fcm\u00fczde konuta eri\u015fim ve kira fiyatlar\u0131ndaki h\u0131zl\u0131 y\u00fckseli\u015fle kendisini g\u00f6stermi\u015ftir. 2023 y\u0131l\u0131 hem \u00fcretici hem de t\u00fcketici i\u00e7in zor bir y\u0131l oldu. Se\u00e7imlerin bir kesim taraf\u0131ndan i\u00e7 kar\u0131\u015f\u0131kl\u0131k beklentisi yaratmas\u0131, yabanc\u0131 yat\u0131r\u0131mc\u0131ya kar\u015f\u0131 \u00f6nyarg\u0131l\u0131 tutum \u00f6rnekleri, deprem felaketinin yaratt\u0131\u011f\u0131 negatif etkilerin sat\u0131\u015flara do\u011frudan yans\u0131d\u0131\u011f\u0131n\u0131 g\u00f6rmekteyiz. D\u00fcnyadaki rakip \u00fclkeler nezdinde kan kaybetti\u011fi ve 2023 y\u0131l\u0131 yabanc\u0131ya konut sat\u0131\u015f rakamlar\u0131nda T\u00fcrkiye\u2019de %45 ve \u0130stanbul\u2019da %72 oran\u0131nda gerileme ya\u015fand\u0131\u011f\u0131n\u0131 g\u00f6rmekteyiz.\u201d<br \/>\n\u201cArza Paralel Olarak Arsa Maliyetleri Devlet Taraf\u0131ndan Desteklenmeli\u201d<br \/>\nAl\u0131nan ruhsat say\u0131lar\u0131 ile in\u015fas\u0131na ba\u015flanan proje say\u0131s\u0131 aras\u0131ndaki farka da dikkat \u00e7eken KONUTDER Y\u00f6netim Kurulu Ba\u015fkan\u0131 Ramadan Kumova, \u201cT\u00fcrkiye \u0130statistik Kurumu verilerine bak\u0131ld\u0131\u011f\u0131nda konut sat\u0131\u015flar\u0131 Ocak-Kas\u0131m d\u00f6neminde y\u00fczde 14.9 azal\u0131\u015fla 1 milyon 87 bin 349 adet olarak ger\u00e7ekle\u015fti. 2023 y\u0131l\u0131n\u0131n 1 milyon 180 bin band\u0131nda sat\u0131\u015f\u0131 ile kapanaca\u011f\u0131n\u0131 \u00f6ng\u00f6r\u00fcyoruz. Sat\u0131\u015flarda birinci elin yerine ikinci elde a\u011f\u0131rl\u0131k devam ediyor. Markal\u0131 konut \u00fcreticileri \u00f6nlerindeki belirsizlik nedeniyle projelerini ertelemekte veya iptal etmektedir. Ancak bu durumu sekt\u00f6r lehine \u00e7evirmek de m\u00fcmk\u00fcn. Arza paralel arsa maliyetlerinin devlet taraf\u0131ndan desteklendi\u011fi, ilk evini alacak t\u00fcketiciye \u00f6zel \u00f6deme modeliyle eri\u015filebilir konut sosyal ve ekonomik bir sorun olmaktan \u00e7\u0131kabilir. Sekt\u00f6r\u00fcm\u00fcz kamu \u00f6zel sekt\u00f6r i\u015f birli\u011fi i\u00e7in haz\u0131r\u201d mesaj\u0131n\u0131 verdi.<br \/>\n\u201cBirinci El Konut Sat\u0131\u015flar\u0131nda B\u00fcy\u00fck Azal\u0131\u015f Var\u201d<br \/>\nKumova, \u201c2018 y\u0131l\u0131nda 700.000 adet birinci el konut sat\u0131l\u0131rken biz bu seneyi 350.000 civar\u0131nda birinci el konutla kapataca\u011f\u0131z. Birinci elde yar\u0131 yar\u0131ya d\u00fc\u015f\u00fc\u015f var. %50\u2019lik bu d\u00fc\u015f\u00fc\u015f sadece bir rakam de\u011fil asl\u0131nda \u00fclkemiz i\u00e7in bir k\u0131rm\u0131z\u0131 alarm. Sayd\u0131\u011f\u0131m bu veriler ve daha fazlas\u0131 \u00fclkemiz i\u00e7in ihtiyaca ba\u011fl\u0131, do\u011fru segmentte konut \u00fcretiminin ne kadar hayati oldu\u011funu g\u00f6steriyor. \u0130lk evini alacaklara destek olacak kampanyalara sekt\u00f6r olarak destek olman\u0131n yan\u0131 s\u0131ra ikinci ve \u00fc\u00e7\u00fcnc\u00fc konutunu alacak olanlar\u0131n krediye eri\u015fiminin \u00f6n\u00fcn\u00fcn a\u00e7\u0131lmas\u0131n\u0131 da \u00f6nemsiyoruz.\u201d<\/p>\n<h2>\u201c\u0130\u015f Birli\u011finin ve Verinin G\u00fcc\u00fcne \u0130nan\u0131yoruz\u201d<\/h2>\n<p>Ekonomik ve sosyal ya\u015fam\u0131n dengesini korumak ad\u0131na bir sivil toplum kurulu\u015fu olarak \u00e7\u00f6z\u00fcm \u00f6nerilerimizi ilgili Bakanl\u0131klarla ve B\u00fcrokratlarla payla\u015fmaya, sekt\u00f6r\u00fcm\u00fcz\u00fcn \u00f6n\u00fcnce engel te\u015fkil eden sorunlara ili\u015fkin \u00e7\u00f6z\u00fcm \u00f6nerileri \u00fcretmeye, uluslararas\u0131 ara\u015ft\u0131rma \u015firketleriyle \u00e7al\u0131\u015farak veriye dayal\u0131 aksiyon planlar\u0131 olu\u015fturmaya bu y\u0131l da devam edece\u011fiz.<\/p>\n<p>\u201c2024 Y\u0131l\u0131nda Konuta Eri\u015fimin \u00d6n\u00fc A\u00e7\u0131lmal\u0131\u201d<br \/>\n\u201c2024\u2019te arzda s\u0131k\u0131nt\u0131 ya\u015fanabilir. Sat\u0131\u015flar\u0131m\u0131z 2023\u2019te yakla\u015f\u0131k y\u00fczde 20 geriledi ve 2024\u2019\u00fcn 2023\u2019ten daha temkinli olunmas\u0131 gereken bir y\u0131l oldu\u011funu d\u00fc\u015f\u00fcn\u00fcyoruz. Sat\u0131\u015f\u0131n olmamas\u0131 halinde sekt\u00f6r yeni konut \u00fcretemez ve finansman yaratamaz. Bu da arz\u0131 geriye g\u00f6t\u00fcr\u00fcr. Sekt\u00f6r oyuncular\u0131ndan bir\u00e7o\u011fu \u00f6z sermayesinin yan\u0131nda konut \u00fcretimini satt\u0131\u011f\u0131 yeni konutlar ile finanse etmektedir. Peki bu durum nas\u0131l \u00e7\u00f6z\u00fclecek? Arsa maliyeti T\u00fcrkiye\u2019de b\u00fct\u00fcn d\u00fcnyada ki \u00f6rneklerinin \u00e7ok \u00fczerinde. Arsa maliyetini d\u00fc\u015f\u00fcrme konusundaki \u00f6nerilerimizi \u00c7evre, \u015eehircilik ve \u0130klim De\u011fi\u015fikli\u011fi Bakanl\u0131\u011f\u0131m\u0131z ile payla\u015ft\u0131k. Arsa maliyetlerinin pay\u0131n\u0131 d\u00fcnyada oldu\u011fu gibi y\u00fczde 15\u2019lere \u00e7ekebilirsek konut fiyatlar\u0131n\u0131n da yakla\u015f\u0131k olarak y\u00fczde 40 geriye gelebilece\u011fini anlatt\u0131k. Ev sahiplik oran\u0131n\u0131 muhakkak artt\u0131rmal\u0131y\u0131z; bunun i\u00e7in arsa maliyetlerini uygun ko\u015fullara getirmeliyiz. Bu noktada \u00e7ok \u00e7arp\u0131c\u0131 bir rakam\u0131 daha sizinle payla\u015fmak istiyorum. \u00dclkemizde ipotekli konut sat\u0131\u015f\u0131 say\u0131s\u0131 4 y\u0131lda \u00fc\u00e7te birine d\u00fc\u015fm\u00fc\u015ft\u00fcr. Uzmanlar, \u0130stanbul depremi i\u00e7in uyar\u0131lar\u0131n\u0131 s\u0131kla\u015ft\u0131rd\u0131. Kentsel d\u00f6n\u00fc\u015f\u00fcmle ilgili yeni d\u00fczenlemeler yap\u0131ld\u0131.
