Ya\u015fanan bu art\u0131\u015flar\u0131n nedeni olarak ge\u00e7mi\u015f d\u00f6nemlerde konut kredisi faiz oranlar\u0131n\u0131n d\u00fc\u015f\u00fcr\u00fclmesi, birinci el konut sat\u0131\u015flar\u0131ndaki ek faiz indirimleri ve sa\u011flanan di\u011fer \u00f6deme kolayl\u0131klar\u0131n\u0131n etkisi, enflasyon oranlar\u0131n\u0131n \u00fcst rakamlara \u00e7\u0131kmas\u0131, in\u015faat maliyetlerinde ya\u015fanan art\u0131\u015flar, d\u00f6viz kurlar\u0131ndaki de\u011fi\u015fimler, insanlar\u0131n yat\u0131r\u0131m arac\u0131 olarak gayrimenkulleri talep etmesi gibi etkenler oldu\u011fu d\u00fc\u015f\u00fcn\u00fclmektedir.<\/p>\n<h2>35.000-38.000 TL\/m2 aral\u0131\u011f\u0131nda seyrediyor<\/h2>\n<p>B\u00f6lge \u00f6zelinde birim fiyatlara de\u011finilmek istenirse Bat\u0131kent-A\u015fa\u011f\u0131 S\u00f6\u011f\u00fct\u00f6n\u00fc mahallelerinde ortalama 150 m2 b\u00fcy\u00fckl\u00fc\u011f\u00fcnde site \u00f6zellikleri olan bir ta\u015f\u0131nmaz\u0131n birim fiyat\u0131 35.000-38.000 TL\/m2 aral\u0131\u011f\u0131nda seyrederken, yine ortalama 50 m2 alanl\u0131 d\u00fc\u015f\u00fck metraja sahip genellikle \u00f6\u011frencilerin konaklad\u0131\u011f\u0131 Eskiba\u011flar, Yeniba\u011flar ve Bah\u00e7elievler mahallelerinde birim fiyatlar 26.000-28.000 TL\/m2 seviyelerinde.<\/p>\n<h2>Kendini amorti etme s\u00fcreleri artt\u0131<\/h2>\n<p>Di\u011fer yandan kendini geri \u00f6deme yani amorti s\u00fcreleri il i\u00e7erisinde b\u00f6lgesel bazda da de\u011fi\u015fkenlik g\u00f6stermektedir. Y\u00fcksek gelirli ailelerin ikamet etti\u011fi b\u00f6lgelerden Tepeba\u015f\u0131 il\u00e7esinde Bat\u0131kent ve A\u015fa\u011f\u0131 S\u00f6\u011f\u00fct\u00f6n\u00fc b\u00f6lgelerinde, Odunpazar\u0131 il\u00e7esinde ise Vadi\u015fehir ve Ihlamurkent b\u00f6lgelerinde kendini geri \u00f6deme s\u00fcreleri olduk\u00e7a y\u00fcksek seyretmektedir. Buna kar\u015f\u0131l\u0131k, toplu konut alanlar\u0131n\u0131n oldu\u011fu b\u00f6lgeler, kiralama opsiyonunun y\u00fcksek oldu\u011fu \u00fcniversite \u00e7evreleri gibi orta ve d\u00fc\u015f\u00fck gelirli ailelerin ve \u00f6\u011frencilerin daha \u00e7ok ya\u015fad\u0131\u011f\u0131 b\u00f6lgelerde ise kendini geri \u00f6deme s\u00fcreleri daha d\u00fc\u015f\u00fckt\u00fcr. Konut fiyatlar\u0131n\u0131n artt\u0131\u011f\u0131 oranlarda kira rakamlar\u0131n\u0131n artmamas\u0131, gayrimenkullerin kendilerini amorti etme s\u00fcrelerinin uzamas\u0131na neden olmu\u015ftur.<\/p>\n<h2>Konutlar\u0131n kendini geri \u00f6deme s\u00fcreleri y\u00fckseldi<\/h2>\n<p>Yani kira rakamlar\u0131 ile konut fiyatlar\u0131 aras\u0131ndaki makas a\u00e7\u0131ld\u0131\u011f\u0131ndan m\u00fclklerin kendini geri \u00f6deme s\u00fcreleri uzam\u0131\u015ft\u0131r. Bunun ba\u015fl\u0131ca sebebi olarak kontrat s\u00fcresi dolan kirac\u0131lar\u0131n kira rakamlar\u0131n makul seviyelerde tutma \u00e7abas\u0131, kira s\u00f6zle\u015fmelerindeki yasal s\u0131n\u0131rlamalar b\u00f6lgede kira fiyatlar\u0131n\u0131n pik bir y\u00fckseli\u015f yapmas\u0131n\u0131 engelledi.
