Konut kredilerinin bireysel krediler i\u00e7indeki pay\u0131 da Haziran 2023\u2019te bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 30,4 azalarak y\u00fczde 20,1 oldu. <\/strong><\/p>\n<p><strong>GYODER<\/strong>&#8216;in <strong>Ziraat GYO<\/strong>&#8216;nun katk\u0131lar\u0131 ile haz\u0131rlad\u0131\u011f\u0131 <strong>&#8216;GYODER G\u00f6sterge&#8217; 2023 2<\/strong>. \u00c7eyrek Raporuna g\u00f6re; konut sat\u0131\u015flar\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 \u00e7eyre\u011fine k\u0131yasla y\u00fczde 30,5 d\u00fc\u015ft\u00fc ve 282.564 adet oldu. B\u00f6ylece ilk yar\u0131da y\u00fczde 22 azal\u0131\u015fla 565.769 adet konut sat\u0131ld\u0131.<\/p>\n<p>\u0130kinci \u00e7eyrekte bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re ilk defa sat\u0131lan konutlar y\u00fczde 23,47 azalarak 87 bin 251 adet oldu. \u0130kinci el konut sat\u0131\u015flar\u0131 da y\u00fczde 33,19 azalarak 195 bin 313 adet olarak ger\u00e7ekle\u015fti.<\/p>\n<h2><strong>\u0130potekli konut sat\u0131\u015flar\u0131nda d\u00fc\u015f\u00fc\u015f devam ediyor <\/strong><\/h2>\n<p>2023 y\u0131l\u0131 Haziran verileri bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re ipotekli konut sat\u0131\u015f\u0131 y\u00fczde 66,85 gibi rekor bir d\u00fc\u015f\u00fc\u015fle 13 bin 463 adet oldu. \u0130kinci \u00e7eyrekte, ipotekli sat\u0131\u015flar 62.708 adet, di\u011fer sat\u0131\u015flar 219.856 adet oldu. 2023 y\u0131l\u0131 2. \u00e7eyre\u011finde toplam konut sat\u0131\u015flar\u0131 i\u00e7erisinde ipotekli konut sat\u0131\u015flar\u0131n\u0131n pay\u0131 y\u00fczde 22,2 olarak ger\u00e7ekle\u015fti. 2022 y\u0131l\u0131 toplam\u0131nda bu oran y\u00fczde 18,9 olarak \u00f6l\u00e7\u00fclm\u00fc\u015ft\u00fc. 2022 y\u0131l\u0131n\u0131n ilk alt\u0131 ayl\u0131k d\u00f6neminde 170 bin adet ipotekli konut sat\u0131\u015f\u0131 yap\u0131l\u0131rken bu y\u0131l\u0131n ayn\u0131 d\u00f6neminde y\u00fczde 28,6\u2019l\u0131k bir d\u00fc\u015f\u00fc\u015f ile 121 bin adet d\u00fczeyinde ger\u00e7ekle\u015fti.<\/p>\n<h2><strong>Yabanc\u0131ya sat\u0131\u015fta her 5 sat\u0131\u015ftan biri Ruslara<\/strong><\/h2>\n<p>\u0130kinci \u00e7eyrekte yabanc\u0131lara 8.349 adet konut sat\u0131ld\u0131. Ge\u00e7en sene ayn\u0131 d\u00f6neme g\u00f6re d\u00fc\u015f\u00fc\u015f y\u00fczde 60 oldu. \u0130lk yar\u0131da ise y\u00fczde 45,5 azal\u0131\u015fla 19 bin 275 konut yabanc\u0131ya sat\u0131ld\u0131. 2022\u2019de 13,3 milyon dolar olan uluslararas\u0131 do\u011frudan yat\u0131r\u0131m giri\u015fi, 2023 y\u0131l\u0131 ikinci \u00e7eyre\u011finde 1,8 milyon dolar oldu. Ge\u00e7en y\u0131l\u0131n ayn\u0131 \u00e7eyre\u011fi ile k\u0131yasland\u0131\u011f\u0131nda yakla\u015f\u0131k y\u00fczde 64,2 d\u00fc\u015ft\u00fc. Yabanc\u0131lar\u0131n gayrimenkul yat\u0131r\u0131m giri\u015fi ise ikinci \u00e7eyrekte y\u00fczde 75,5 azal\u0131\u015fla 588 milyon dolar oldu. Bu sene ilk yar\u0131da, ge\u00e7en y\u0131ldan farkl\u0131 olarak Azerbaycan ve Suudi Arabistan T\u00fcrkiye\u2019yi tercih eden ilk 10 \u00fclke aras\u0131nda yer ald\u0131. Rusya, \u0130ran ve Irak ise s\u0131ras\u0131yla ilk \u00fc\u00e7\u00fc payla\u015fmaya devam etti.<\/p>\n<h2><strong>Konut kredisinin bireysel kredilerdeki pay\u0131 y\u00fczde 30 azald\u0131 <\/strong><\/h2>\n<p>Konut kredisi faiz oranlar\u0131ndaki art\u0131\u015f\u0131n devam etmesi ve konut kredisi kullan\u0131m\u0131na ili\u015fkin d\u00fczenlemeler nedeniyle kredi kullan\u0131m\u0131 azald\u0131. Konut kredilerinin bireysel krediler i\u00e7indeki pay\u0131 2023 Haziran ay\u0131nda bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 30,4 azalarak y\u00fczde 20,1 oldu. Haziran 2023 itibariyle konut kredisi hacmi 438,5 milyar TL seviyesinde ger\u00e7ekle\u015fti. Haziran 2022\u2019de y\u00fczde 65,66 olan kamu mevduat bankalar\u0131n\u0131n toplam konut kredisi hacmi i\u00e7indeki pay\u0131 Haziran 2023\u2019te y\u00fczde 62,86 seviyesine d\u00fc\u015ft\u00fc. Haziran 2023 itibari ile konut kredilerinde ayl\u0131k faiz oran\u0131 y\u00fczde 1,84, y\u0131ll\u0131k bile\u015fik faiz ise y\u00fczde 24,45 seviyesinde oldu. Bu oran Ocak 2019\u2019dan itibaren en y\u00fcksek de\u011fere ula\u015ft\u0131.<\/p>\n<h2><strong>Konut fiyatlar\u0131 art\u0131\u015f h\u0131z\u0131 yava\u015flad\u0131<\/strong><\/h2>\n<p>Konut sat\u0131\u015f fiyatlar\u0131 sekiz ay \u00fcst \u00fcste d\u00fc\u015f\u00fc\u015f kaydederek may\u0131s ay\u0131 itibar\u0131yla y\u00fczde 103,6\u2019ya geriledi. Reel art\u0131\u015f ise y\u0131ll\u0131k bazda y\u00fczde 45,9 oldu. Yeni konut fiyatlar\u0131 da benzer bir tablo \u00e7izerek, may\u0131s ay\u0131 itibar\u0131yla y\u0131ll\u0131k bazda nominal y\u00fczde 102,6, reel y\u00fczde 45,1 oran\u0131nda artt\u0131. May\u0131s 2023 itibar\u0131yla T\u00fcrkiye genelinde konut birim fiyatlar\u0131 23.574 TL\/m2\u2019ye y\u00fckselirken \u00fc\u00e7 b\u00fcy\u00fck ilden \u0130stanbul\u2019da konut birim fiyatlar\u0131 36.005 TL\/m2, \u0130zmir\u2019de 27.089 TL\/m2, Ankara\u2019da 17.647 TL\/m2 oldu.<\/p>\n<h2><strong>GYO Endeksi 2023 ikinci \u00e7eyrekte tekrar y\u00fckseli\u015fe ge\u00e7ti <\/strong><\/h2>\n<p>GYO endeksi, 2023 y\u0131l\u0131n\u0131n ikinci \u00e7eyre\u011finde B\u0130ST 100\u2019e paralel bir \u015fekilde tekrar y\u00fckseli\u015f trendine girdi. 2023\u2019\u00fcn ikinci \u00e7eyre\u011finde B\u0130ST 100 y\u00fczde 16\u2019l\u0131k bir getiri sa\u011flarken GYO endeksi de y\u00fczde 12 y\u00fckselerek haziran sonu itibariyle 1.834 puana y\u00fckseldi. B\u00f6ylece y\u0131l\u0131n ilk yar\u0131s\u0131nda ger\u00e7ekle\u015fen kiralama i\u015flemi toplam\u0131 107.192 m2\u2019ye ula\u015ft\u0131. Y\u0131l\u0131n ilk yar\u0131s\u0131nda \u0130stanbul ofis pazar\u0131nda genel arz 6,46 milyon m2 olarak sabit kald\u0131. Bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 50\u2019den fazla oranda d\u00fc\u015f\u00fc\u015f g\u00f6sterdi.
