Endeksa verilerine g\u00f6re, 2020 y\u0131l\u0131ndan bu yana \u0130stanbul\u2019da sat\u0131l\u0131k ofis stok oran\u0131 %112, T\u00fcrkiye genelinde %124 artt\u0131. Bu verilere g\u00f6re T\u00fcrkiye genelinde ofis kiralamadaki arz \u0130stanbul\u2019a paralel olarak seyrediyor.<\/strong><\/p>\n<p>Pandemi ve sonraki s\u00fcre\u00e7te \u015fehir merkezlerinden daha uzak, geni\u015f ve m\u00fcstakil konutlara olan talebin artt\u0131\u011f\u0131na dikkat \u00e7eken <strong>Endeksa Kurucu Orta\u011f\u0131 ve Genel M\u00fcd\u00fcr\u00fc G\u00f6rkem \u00d6\u011f\u00fct,<\/strong> \u201cOfis kullan\u0131m\u0131n\u0131 tercih eden ticari i\u015fletmelerde bir azalma var ve bu durum da stoklarda art\u0131\u015fa sebep oluyor. Endeksa verilerine g\u00f6re \u0130stanbul\u2019da, pandeminin ya\u015fand\u0131\u011f\u0131 2020 y\u0131l\u0131ndan bu yana olan sat\u0131l\u0131k ofis stok oranlar\u0131nda <strong>%112\u2019l<\/strong>ik bir art\u0131\u015f var. T\u00fcrkiye genelinde bu rakam\u0131n art\u0131\u015f oran\u0131 <strong>%124<\/strong>. Ayn\u0131 tarih aral\u0131\u011f\u0131 i\u00e7in \u0130stanbul, kiral\u0131k ofis stok oranlar\u0131na g\u00f6z att\u0131\u011f\u0131m\u0131zda ise <strong>%272.2<\/strong> oran\u0131nda bir art\u0131\u015f mevcut ancak T\u00fcrkiye genelindeki art\u0131\u015f <strong>%17.7<\/strong>\u2019de s\u0131n\u0131rl\u0131 kal\u0131yor. Bu verilere g\u00f6re T\u00fcrkiye genelinde ofis kiralamadaki arz \u0130stanbul\u2019a paralel olarak seyrediyor. Endeksa verilerine g\u00f6re konut ve ofis kira de\u011ferlerini kar\u015f\u0131la\u015ft\u0131rd\u0131\u011f\u0131m\u0131zda ise; net bir tablo ile ofis de\u011ferlerinin fark\u0131n\u0131 g\u00f6rebiliyoruz. T\u00fcrkiye genelindeki konutlar\u0131n metrekare ba\u015f\u0131na kira de\u011feri <strong>110,11 TL<\/strong> olurken, \u0130stanbul\u2019da bu rakam <strong>148,24 TL<\/strong> seviyesine y\u00fckseliyor. Ofis ve i\u015f yerlerinde ise T\u00fcrkiye genelinde metrekare ba\u015f\u0131na kira de\u011feri <strong>91,28 TL<\/strong> olurken, \u0130stanbul\u2019da bu de\u011fer <strong>150,44 TL<\/strong> olarak \u00f6l\u00e7\u00fcld\u00fc.\u201cdedi.<\/p>\n<p>Ofislerin konut olarak d\u00f6n\u00fc\u015ft\u00fcr\u00fclmesinin konut piyasas\u0131na yeni se\u00e7enekler sunabilece\u011finin de alt\u0131n\u0131 \u00e7izen <strong>\u00d6\u011f\u00fct<\/strong>, \u201cAvrupa genelinde ofislerin konut olarak d\u00f6n\u00fc\u015ft\u00fcr\u00fclmesi ile ilgili \u00e7al\u0131\u015fmalar pandemiden \u00f6nce ba\u015flam\u0131\u015ft\u0131 ve bu konuda bir\u00e7ok \u00f6rnek mevcut. Konu \u00f6zelinde farkl\u0131 resmi kaynaklardan a\u00e7\u0131klanan raporlara g\u00f6re; \u0130ngiltere\u2019de, 2015-2019 y\u0131llar\u0131 aras\u0131nda, ofislerin konut olarak d\u00f6n\u00fc\u015ft\u00fcr\u00fclmesi sonucu yakla\u015f\u0131k 60 bin yeni konut in\u015fa edildi. Bu rakam, konut in\u015faat\u0131n\u0131n %10&#8217;una denk geliyor ki olduk\u00e7a \u00f6nemli bir oran. Almanya&#8217;da, 2020 y\u0131l\u0131nda, ofislerin konut olarak d\u00f6n\u00fc\u015ft\u00fcr\u00fclmesi sonucu yakla\u015f\u0131k <strong>2 bin 300<\/strong> yeni konut in\u015fa edildi. Hollanda&#8217;da, 2017-2019 y\u0131llar\u0131 aras\u0131nda, ofislerin konut olarak d\u00f6n\u00fc\u015ft\u00fcr\u00fclmesi sonucu 12 bin 500&#8217;den fazla yeni konut in\u015fa edildi. Fransa&#8217;da, 2020&#8217;de, ofislerin konut olarak d\u00f6n\u00fc\u015ft\u00fcr\u00fclmesi sonucu 1.600&#8217;den fazla yeni konut in\u015fa edildi.
