Rapora g\u00f6re, T\u00fcrk Liras\u0131 Koruma Kanunu\u2019ndaki istisnalar\u0131 uygulayan ve dolarla ofis kiraya veren mal sahiplerinin say\u0131s\u0131 y\u00fckseli\u015fe ge\u00e7ti. Ofislerini T\u00fcrk Liras\u0131 (TL) cinsinden kiraya verenler rakamlar\u0131 s\u00fcrekli art\u0131rd\u0131.Merkezi \u0130\u015f Alan\u0131\u2019nda (M\u0130A) yer alan A s\u0131n\u0131f\u0131 ofis binalar\u0131ndaki metrekare kira ortalamas\u0131 19,4 dolar seviyesine \u00e7\u0131karken, A s\u0131n\u0131f\u0131 ofis binalar\u0131ndaki bo\u015fluk oran\u0131 y\u00fczde 23,4\u2019e geriledi. 2022 y\u0131l\u0131nda 267 bin metrekare ofis alan\u0131nda i\u015flem ger\u00e7ekle\u015ftirildi ve yakla\u015f\u0131k 83 bin metrekare ofis alan\u0131nda kiralama ve kurumsal sat\u0131n alma i\u015flemi yap\u0131ld\u0131.<\/p>\n<p>Gayrimenkul alan\u0131nda butik hizmetler sunan PROPIN, ekosistemde \u00f6nemli bir konumda yer al\u0131yor. Buna g\u00f6re, Kartal ve Maltepe il\u00e7elerinde mevcut stokun genellikle k\u00fc\u00e7\u00fck taban alanl\u0131, \u00e7ok y\u00fcksek katl\u0131 binalarda oldu\u011fu g\u00f6r\u00fcld\u00fc. Buna ra\u011fmen, kullan\u0131c\u0131lar\u0131n geni\u015f kat alanl\u0131 ve y\u00fcksek verimlili\u011fe sahip ofisleri tercih etti\u011fi g\u00f6zlendi.<\/p>\n<h2><strong>2025<\/strong>\u2019<strong>te A s\u0131n\u0131f\u0131 ofis sto\u011funun 7,6 milyon metrekare olaca\u011f\u0131 bekleniyor<\/strong><\/h2>\n<p>\u0130stanbul Ofis Pazar\u0131 raporuna g\u00f6re, ofis geli\u015ftirme a\u00e7\u0131s\u0131ndan son \u00fc\u00e7 y\u0131l dura\u011fan ge\u00e7ti. Ofis talebindeki art\u0131\u015fa ra\u011fmen yeni ofis geli\u015ftirilmesi y\u00f6n\u00fcnde e\u011filim g\u00f6zlenmedi. \u00d6te yandan, ofis arz\u0131ndaki daralman\u0131n, b\u00fcy\u00fck \u00f6l\u00e7ekli ofis kullan\u0131c\u0131lar\u0131n\u0131 arsa \u00fczerinde \u00f6zel proje aray\u0131\u015f\u0131na y\u00f6nlendirdi\u011fi belirtildi.<\/p>\n<p>PROPIN\u2019in 2022 y\u0131l\u0131 sonu hesaplamalar\u0131na g\u00f6re, 2025 y\u0131l\u0131 sonunda \u0130stanbul Ofis Pazar\u0131\u2019nda A s\u0131n\u0131f\u0131 ofis stokunun yakla\u015f\u0131k 7,6 milyon metrekare olaca\u011f\u0131 \u00f6ng\u00f6r\u00fcl\u00fcyor.
