IMF taraf\u0131ndan haz\u0131rlanan rapora g\u00f6re; 2023 y\u0131l\u0131nda k\u00fcresel ekonomide beklenen b\u00fcy\u00fcme y\u00fczde 2,9. \u00d6n\u00fcm\u00fczdeki sene de; y\u00fcksek seyreden enflasyon, artan parasal maliyetler, enerji ba\u015fta olmak \u00fczere hammadde teminindeki sorunlar ve Rusya \u2013 Ukrayna sava\u015f\u0131 k\u00fcresel ekonomiye etki eden \u00f6nemli ba\u015fl\u0131klar olmaya devam edecek. \u00dclke olarak bizim \u00f6zg\u00fcn sorunlar\u0131m\u0131z\u0131 da bu tabloya ekleyince 2023 y\u0131l\u0131nda ciddi bir de\u011fi\u015fim beklemiyoruz. Bununla birlikte fiyatlama davran\u0131\u015f\u0131nda 2022\u2019deki gibi ciddi bir y\u00fckseli\u015f ya\u015fanmasa da a\u015fa\u011f\u0131 y\u00f6nl\u00fc bir d\u00fczeltme beklenmemesi gerekti\u011fini de d\u00fc\u015f\u00fcn\u00fcyoruz\u201d dedi. &nbsp;<strong>Hakan Bucak,<\/strong>&nbsp;\u015funlar\u0131 kaydetti; \u201c2023 y\u0131l\u0131nda arz \u00fcretiminin ciddi anlamda h\u0131zlanmas\u0131n\u0131, talep ve arz \u00fcretiminin daha dengeli seyretmesini, fiyat art\u0131\u015f endeksinin y\u0131ll\u0131k ortalamada y\u00fczde 20-25 band\u0131n\u0131 g\u00f6rmesini \u00f6ng\u00f6r\u00fcyoruz.\u201d<\/p>\n<h2 style=\"font-weight: 400;\"><strong>\u0130stanbul\u2019da Metrekare Birim Fiyat Ortalama 24.534 TL Oldu<\/strong><\/h2>\n<p style=\"font-weight: 400;\">T\u00fcrkiye genelinde konutta ortalama metrekare birim fiyat\u0131n 15.076 TL\u2019ye ula\u015ft\u0131\u011f\u0131n\u0131 s\u00f6yleyen&nbsp;<strong>Hakan Bucak,<\/strong>&nbsp;\u201c\u00dc\u00e7 b\u00fcy\u00fck ilden \u0130stanbul\u2019da konut metrekare birim fiyatlar\u0131 24.534 TL, \u0130zmir\u2019de 17.305 TL, Ankara\u2019da 10.781 TL oldu. Bu rakamlar konutun bulundu\u011fu b\u00f6lgeye g\u00f6re y\u00fczde 10 ile 20 aras\u0131nda art\u0131\u015f ya da azal\u0131\u015f g\u00f6sterebiliyor\u201d a\u00e7\u0131klamas\u0131nda bulundu. T\u00dc\u0130K verilerine g\u00f6re in\u015faat maliyet endeksinin Ekim 2022\u2019de y\u0131ll\u0131k olarak y\u00fczde 117,09 artt\u0131\u011f\u0131n\u0131 s\u00f6yleyen&nbsp;<strong>Hakan Bucak;<\/strong>&nbsp;\u015f\u00f6yle devam etti; \u201cEndeksin alt k\u0131r\u0131l\u0131mlar\u0131na bakt\u0131\u011f\u0131m\u0131zda ise malzeme fiyatlar\u0131n\u0131n ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 128,41, i\u015f\u00e7ilik maliyetlerinin de y\u00fczde 85,65 art\u0131\u011f\u0131n\u0131 g\u00f6r\u00fcyoruz. Endeksteki bu y\u00fckseli\u015f 20 ayd\u0131r devam ediyor. Maliyet art\u0131\u015f\u0131 tekil \u00fcr\u00fcn baz\u0131nda; \u00e7imento ve demir gibi daha y\u00fcksek oranlarda ger\u00e7ekle\u015fti. S\u00f6z konusu maliyet art\u0131\u015flar\u0131 yeni konut fiyatlar\u0131 ba\u015fta olmak \u00fczere t\u00fcm in\u015faat sekt\u00f6r\u00fcndeki fiyatlar\u0131 yukar\u0131 \u00e7eken bir etmen olmaya devam etti. 2023 y\u0131l\u0131nda daha stabil bir tablo g\u00f6rmeyi umuyoruz.\u201d<\/p>\n<h2 style=\"font-weight: 400;\"><strong>Yabanc\u0131 Yat\u0131r\u0131mc\u0131ya Konut Sat\u0131\u015f\u0131 11 Ayda Y\u00fczde 20,4 Artt\u0131<\/strong><\/h2>\n<p style=\"font-weight: 400;\">T\u00fcrkiye\u2019de in\u015faat ve gayrimenkul sekt\u00f6r\u00fcn\u00fcn en \u00f6nemli g\u00f6stergelerden birisi olan \u2018konut sat\u0131\u015f\u2019 rakamlar\u0131 hakk\u0131nda da bilgi veren&nbsp;<strong>Hakan Bucak<\/strong>, \u015funlar\u0131 kaydetti; \u201c2022 y\u0131l\u0131n\u0131n 11 ayl\u0131k d\u00f6neminde ivmesi&nbsp;azalmakla&nbsp;birlikte, konut sat\u0131\u015flar\u0131nda art\u0131\u015f e\u011filimi s\u00fcrd\u00fc. 11 ayl\u0131k s\u00fcre\u00e7te 1 milyon 277 bin 659 konut el de\u011fi\u015ftirirken ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 1 art\u0131\u015f ya\u015fand\u0131. Bunun \u00fc\u00e7 temel nedeni oldu\u011funu d\u00fc\u015f\u00fcn\u00fcyoruz. Bunlardan ilki yak\u0131n co\u011frafyam\u0131zda ya\u015fanan sava\u015f, ikincisi&nbsp;TL\u2019nin&nbsp;yabanc\u0131 para cinsi kar\u015f\u0131s\u0131nda g\u00f6sterdi\u011fi performans, \u00fc\u00e7\u00fcnc\u00fcs\u00fc ise T\u00fcrkiye\u2019nin iyi ya\u015fam ve yat\u0131r\u0131m taraf\u0131nda sundu\u011fu f\u0131rsatlar. Yabanc\u0131 yat\u0131r\u0131mc\u0131ya yap\u0131lan konut sat\u0131\u015flar\u0131 Ocak-Kas\u0131m d\u00f6neminde bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 20,4 artarak 61 bin 104 adet oldu.\u201d<\/p>\n<h2 style=\"font-weight: 400;\"><strong>2022\u2019de Yabanc\u0131 Yat\u0131r\u0131mc\u0131lara Konut Sat\u0131\u015f\u0131n\u0131n 65 Bin Civar\u0131nda Olmas\u0131 Bekleniyor<\/strong><\/h2>\n<p style=\"font-weight: 400;\">T\u00fcrkiye gayrimenkul sekt\u00f6r\u00fcnde en pozitif g\u00f6r\u00fcn\u00fcm\u00fcn yabanc\u0131 yat\u0131r\u0131mc\u0131 taraf\u0131nda ya\u015fand\u0131\u011f\u0131na dikkat \u00e7eken&nbsp;<strong>Hakan Bucak<\/strong>, \u201c2021 y\u0131l\u0131nda yabanc\u0131 yat\u0131r\u0131mc\u0131ya sat\u0131\u015f\u0131 yap\u0131lan konut adedi 58 bindi. 2022 y\u0131l\u0131nda bu rakam\u0131n 65 -70 bin konuta \u00e7\u0131kmas\u0131n\u0131 \u00f6ng\u00f6r\u00fcyoruz. Bunun T\u00fcrkiye ekonomisine do\u011frudan katk\u0131s\u0131n\u0131n 12- 13 milyar dolar olmas\u0131n\u0131 bekliyoruz\u201d dedi.&nbsp; T\u00fcrkiye\u2019nin son y\u0131llarda 80 \u00fclkeye konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015ftirdi\u011fini de s\u00f6zlerine ekleyen&nbsp;<strong>Hakan Bucak,<\/strong>&nbsp;\u015f\u00f6yle devam etti: \u201cT\u00fcrkiye sahip oldu\u011fu do\u011fal ve tarihi zenginlikle, sundu\u011fu hizmet kalitesi ve iyi ya\u015fam olanaklar\u0131yla yabanc\u0131 yat\u0131r\u0131mc\u0131lar\u0131n dikkatini eskisinden daha fazla \u00e7ekmeye ba\u015flad\u0131. Yabanc\u0131 yat\u0131r\u0131mc\u0131ya sat\u0131\u015f\u0131n\u0131 ger\u00e7ekle\u015ftirdi\u011fimiz konutlar\u0131n y\u00fczde 20,60\u2019\u0131 Ruslar taraf\u0131ndan al\u0131nd\u0131. Ge\u00e7en y\u0131l en \u00e7ok konut sat\u0131lan \u00fclkeler s\u0131ralamas\u0131nda \u00fc\u00e7 numarada olan Rusya bu y\u0131l\u0131n ilk on ay\u0131nda bir numaraya y\u00fckseldi. Listenin ilk iki s\u0131ras\u0131nda bulunan Irak ve \u0130ran birer basamak geriledi. Almanya bir basamak y\u00fckseldi ve listenin d\u00f6rt numaras\u0131 oldu.&nbsp; En \u00e7ok konut satt\u0131\u011f\u0131m\u0131z 10 \u00fclke; Rusya, Irak, \u0130ran, Almanya, Afganistan, Kazakistan, Ukrayna, Kuveyt, ABD, Yemen ve Azerbaycan oldu. Listenin 11\u2019inci s\u0131ras\u0131nda \u0130ngiltere, 15\u2019inde ise \u00c7in bulunuyor. \u00c7inliler Avrupa ve ABD ile daha rahat ticaret yapabilmek i\u00e7in T\u00fcrkiye\u2019yi tercih ediyor. Yat\u0131r\u0131m f\u0131rsatlar\u0131yla, iyi ya\u015fam noktas\u0131nda sundu\u011fu imkanlarla, do\u011fal g\u00fczellikleri ve tarihi zenginlikleriyle T\u00fcrkiye, uluslararas\u0131 arenada \u00f6ne \u00e7\u0131k\u0131yor.
