Emlak ve in\u015faat piyasas\u0131 dinamo bir sekt\u00f6r. Sekt\u00f6r\u00fcn ilerlemesi i\u00e7in finans aya\u011f\u0131n\u0131n da harekete ge\u00e7mesi gerekiyordu. Bankalar\u0131n gerek devletten gerekse yurt d\u0131\u015f\u0131ndan ald\u0131\u011f\u0131 kredileri satmas\u0131 laz\u0131m ama satam\u0131yorlard\u0131. \u00c7\u00fcnk\u00fc faizler y\u00fcksekti, ortam gergindi. B\u00f6yle olunca onlar\u0131n da oranlarda indirime gitmesi gerekiyordu.&#8221; \u015feklinde konu\u015ftu. Nizametten A\u015fa, vatanda\u015f\u0131n konut talebinin oldu\u011funu bu talebin harekete ge\u00e7mesi gerekti\u011fini kaydederek \u015f\u00f6yle konu\u015ftu:<\/p>\n<p>&#8220;15 Temmuz&#8217;dan sonra vatanda\u015flar\u0131n ekonomiye g\u00fcveninin artt\u0131\u011f\u0131n\u0131 d\u00fc\u015f\u00fcn\u00fcyorum. Piyasalarda muhte\u015fem bir rahatlama oldu. Halk\u0131n \u00fczerinden bilinmeyen, tan\u0131mlayamad\u0131\u011f\u0131 bir y\u00fck kalkt\u0131. \u00d6n\u00fcm\u00fczdeki s\u00fcre\u00e7 daha iyi olacak havas\u0131na girildi. Piyasalar da buna uyma yolunda. \u00d6zel sekt\u00f6r bu konuda \u00fczerine d\u00fc\u015feni yapmal\u0131, yap\u0131yor. Gayrimenkul sekt\u00f6r\u00fcn\u00fcn hareketlenmesi i\u00e7in \u00fcreticiler, devlet ve bankalar ad\u0131m atmal\u0131yd\u0131. \u00dcreticiler \u00e7e\u015fitli kampanyalar, devlet d\u00fczenlemeler yap\u0131yor. Geriye tek kalan finans aya\u011f\u0131yd\u0131. \u015eimdi de onlar ad\u0131m at\u0131yor.&#8221;<\/p>\n<p>A\u015fa, kredi faiz oranlar\u0131nda d\u00fc\u015f\u00fc\u015f ya\u015fanmas\u0131yla beklemede olan vatanda\u015flar\u0131n konut alaca\u011f\u0131n\u0131 belirterek, &#8220;Faizlerin d\u00fc\u015fmesinin sat\u0131\u015flar\u0131 ne kadar art\u0131raca\u011f\u0131na dair \u015fimdiden bir rakam vermek zor. Ancak ilk ba\u015fta bile sat\u0131\u015flar y\u00fczde 10 artar. Kredi oranlar\u0131n\u0131n d\u00fc\u015fmesi ve di\u011fer al\u0131nacak kararlarla sat\u0131\u015flar y\u00fczde 30&#8217;a kadar \u00e7\u0131kabilir.&#8221; dedi.<\/p>\n<h2>&#8220;Umar\u0131z faiz indirimi di\u011fer bankalara da yay\u0131l\u0131r&#8221;<\/h2>\n<p>\u0130stanbul \u0130n\u015faat\u00e7\u0131lar Derne\u011fi (\u0130NDER) Ba\u015fkan\u0131 Nazmi Durbakay\u0131m, Emlak Konut GYO&#8217;nun darbe giri\u015fimi sonras\u0131 \u00e7ok h\u0131zl\u0131 bir \u015fekilde ba\u015flatt\u0131\u011f\u0131 tarihi kampanyan\u0131n \u00f6z\u00fcnde \u00fclkede birlik ve beraberlik mesaj\u0131 ta\u015f\u0131d\u0131\u011f\u0131n konut almak isteyenlere de b\u00fcy\u00fck f\u0131rsat sundu\u011funu belirtti.<\/p>\n<p>\u00dclkemizdeki bu zor g\u00fcnlerin hep birlikte el birli\u011fi ile a\u015f\u0131labilece\u011fini s\u00f6yleyen Durbakay\u0131m, &#8220;Kampanyada finans sekt\u00f6r\u00fc eksikti. Di\u011fer bankalar\u0131n da bu konuda \u00e7al\u0131\u015fmalar yapt\u0131\u011f\u0131 duyumunu al\u0131yoruz. Umar\u0131z bu g\u00fc\u00e7 birli\u011fi yakla\u015f\u0131m\u0131 genele yay\u0131l\u0131r ve faiz oranlar\u0131 y\u00fczde 0,70 sevilerine kadar geriler.&#8221; diye konu\u015ftu.<\/p>\n<h2>&#8220;Bekleyen yat\u0131r\u0131mc\u0131 ve al\u0131c\u0131 harekete ge\u00e7ecek&#8221;<\/h2>\n<p>Anadolu Yakas\u0131 \u0130n\u015faat M\u00fcteahhitleri Derne\u011fi (AY\u0130DER) Ba\u015fkan\u0131 Melih Tavuk\u00e7uo\u011flu, konut kredisi faizlerinin d\u00fc\u015fmesi gerekti\u011fine dair s\u00fcrekli \u00e7a\u011fr\u0131da bulunduklar\u0131n\u0131 s\u00f6yleyerek, T\u00fcrkiye Cumhuriyet Merkez Bankas\u0131n\u0131n (TCMB) faiz indirim kararlar\u0131na ra\u011fmen bankalar\u0131n \u015fimdiye kadar direndi\u011fini s\u00f6yledi.<\/p>\n<p><img loading=\"lazy\" class=\"alignnone  wp-image-4128\" src=\"http:\/\/emlaktuel.com\/wp-content\/uploads\/2016\/08\/NTI4MDQ2Mj-konutta-faiz-indirimi-dopingi-300x192.jpg\" alt=\"Melih Tavuk\u00e7uo\u011flu\" width=\"502\" height=\"321\" \/><\/p>\n<p>\u015eu ana kadar y\u00fczde 1,10 ve \u00fczerinde seyreden faiz oranlar\u0131n\u0131n yat\u0131r\u0131mc\u0131lar\u0131 ve al\u0131c\u0131lar\u0131 beklemeye ge\u00e7irdi\u011fini dile getiren Tavuk\u00e7uo\u011flu, &#8220;Faiz indirim beklentisi y\u00fcz\u00fcnden al\u0131c\u0131lar temkinli ve beklemedeydi. Hem kom\u015fu \u00fclkelerdeki kar\u0131\u015f\u0131kl\u0131klar hem ter\u00f6r sald\u0131r\u0131lar\u0131 hem Ramazan hem de yaz tatili derken, in\u015faat sekt\u00f6r\u00fc dura\u011fan bir d\u00f6neme girmi\u015fti.&#8221; diye konu\u015ftu.<\/p>\n<p>Melih Tavuk\u00e7uo\u011flu, 15 Temmuz darbe giri\u015fimiden sonra in\u015faat sekt\u00f6r\u00fcnde ba\u015flayan seferberlik sonras\u0131 Erdo\u011fan&#8217;\u0131n banklara yapt\u0131\u011f\u0131 faiz indirimi \u00e7a\u011fr\u0131s\u0131n\u0131n \u00e7ok \u00f6nemli oldu\u011funu belirterek, bu \u00e7a\u011fr\u0131ya ilk cevab\u0131n Ziraat Bankas\u0131&#8217;ndan geldi\u011fini, Dernek olarak Ziraat Bankas\u0131&#8217;n\u0131n ba\u015flatt\u0131\u011f\u0131 ve baz\u0131 bankalar\u0131n s\u00fcrd\u00fcrd\u00fc\u011f\u00fc kredi oran\u0131 indiriminin di\u011fer bankalar\u0131 da harekete ge\u00e7irmesini istediklerini anlatan Tavuk\u00e7uo\u011flu, faiz oran\u0131 indik\u00e7e ayl\u0131k \u00f6deme tutarlar\u0131n\u0131n d\u00fc\u015fece\u011fini s\u00f6yledi.<\/p>\n<p>Tavuk\u00e7uo\u011flu &#8220;B\u00f6yle olursa insanlar konut kredilerini 10 y\u0131l gibi \u00e7ok uzun vadede \u00f6demekten yana kullan\u0131r. Ayr\u0131ca oturmaktan ziyade konut al\u0131m\u0131, yat\u0131r\u0131m arac\u0131 olarak yeniden pop\u00fcler hale gelecektir. Bankalar\u0131n yapm\u0131\u015f oldu\u011fu bu ilk ad\u0131m\u0131n etkilerini k\u0131sa zamanda konut sat\u0131\u015flar\u0131nda g\u00f6rece\u011fimizi d\u00fc\u015f\u00fcn\u00fcyoruz. \u00c7\u00fcnk\u00fc uzun zamand\u0131r, konut al\u0131c\u0131s\u0131 bu indirim karar\u0131n\u0131 bekliyordu ve konut al\u0131m\u0131n\u0131 ileri bir tarihe ertelemi\u015fti. Konut fiyatlar\u0131 sadece kredi oranlar\u0131ndaki indirim nedeniyle artmayacak. \u015eu an konut fiyatlar\u0131nda yakla\u015f\u0131k y\u00fczde 35 oran\u0131nda bir indirim s\u00f6z konusu. Konut almak i\u00e7in en do\u011fru olan bu zaman diliminde faizlerin de inmesiyle konut sat\u0131\u015flar\u0131 y\u00fczde 10 oran\u0131nda artacakt\u0131r.&#8221;<\/p>\n<p>&nbsp;<\/p>\n<h2>&#8220;Y\u00fczde 1 psikolojik e\u015fikti oda a\u015f\u0131lacakt\u0131r&#8221;<\/h2>\n<p>Sur Yap\u0131 Y\u00f6netim Kurulu Ba\u015fkan\u0131 Altan Elmas, banka faizlerinin d\u00fc\u015fmesinin sekt\u00f6re mutlaka olumlu yans\u0131yaca\u011f\u0131n\u0131\u00a0 &#8220;Konut kredilerinin y\u00fczde 1&#8217;in alt\u0131na d\u00fc\u015fmesi \u00e7ok \u00f6nemli. \u00c7\u00fcnk\u00fc bu psikolojik bir e\u015fik. Ev sahibi olmak isteyen bir\u00e7ok t\u00fcketici banka faizleri nedeniyle \u00e7ekinceye d\u00fc\u015ferken faizlerin bu e\u015fi\u011fin alt\u0131na d\u00fc\u015fmesi sayesinde t\u00fcketicinin endi\u015feleri ortadan kalkacakt\u0131r.&#8221; dedi.<\/p>\n<p><img loading=\"lazy\" class=\"alignnone  wp-image-4130\" src=\"http:\/\/emlaktuel.com\/wp-content\/uploads\/2016\/08\/MzA5OTY5NT-konutta-faiz-indirimi-dopingi-300x192.jpg\" alt=\"altan elmas\" width=\"438\" height=\"280\" \/><\/p>\n<p>Elmas faizler y\u00fczde 1&#8217;in \u00fczerine \u00e7\u0131kt\u0131\u011f\u0131nda vatanda\u015flar\u0131n beklemeye ge\u00e7ti\u011fini, konut kredi faizlerinin d\u00fc\u015fmesinin \u00f6zellikle de biten konutlar\u0131n sat\u0131\u015f\u0131n\u0131n bir an \u00f6nce ger\u00e7ekle\u015fmesinde etkili\u00a0 oldu\u011funu, b\u00f6ylece stoklar\u0131n eritilebildi\u011fini s\u00f6yledi.<\/p>\n<p>Elmas, faiz indirimini \u015fu\u015fekilde de\u011ferlendirdi:<\/p>\n<p>&#8220;\u00dclkemizin zor bir s\u00fcre\u00e7 ge\u00e7irdi\u011fi bu g\u00fcnlerde gayrimenkul sekt\u00f6r\u00fc karlar\u0131ndan feragat etti ve ger\u00e7ekle\u015ftirdi\u011fi kampanya ile faizi y\u00fczde 0,70 seviyesinde sabitledi. Ancak takdir edilmesi gerekir ki gayrimenkul sekt\u00f6r\u00fcn\u00fcn de bunu belli bir s\u00fcre g\u00f6\u011f\u00fcsleyebilmesi m\u00fcmk\u00fcn. Bu nedenle sekt\u00f6rdeki hareketlili\u011fin uzun soluklu olmas\u0131 i\u00e7in bankalar\u0131n da ta\u015f\u0131n alt\u0131na elini koymas\u0131 \u00f6nemli. Bankalar\u0131n faizleri geri \u00e7ekmesiyle konut sat\u0131\u015flar\u0131ndaki canl\u0131l\u0131k korunacakt\u0131r. Bizim beklentimiz konut kredi faizlerinin 120 ay i\u00e7in y\u00fczde 0,90 seviyesine \u00e7ekilmesi y\u00f6n\u00fcnde. Gayrimenkul\u00fcn birincil yat\u0131r\u0131m arac\u0131 olarak kabul edildi\u011fi \u00fclkemizde, faizlerdeki d\u00fc\u015f\u00fc\u015f, bekleyen talebi uzun vadede harekete ge\u00e7irecektir ve b\u00f6ylelikle de sekt\u00f6r hedefledi\u011fi 1 milyon 400 bin konut sat\u0131\u015f\u0131na ula\u015facakt\u0131r.&#8221;<\/p>\n<h2>\n\u0130lk 6 ayda 630 bin 799 konut sat\u0131ld\u0131<\/h2>\n<p>T\u00fcrkiye \u0130statistik Kurumu taraf\u0131ndan (T\u00dc\u0130K) yay\u0131nlanan konut sat\u0131\u015f istatistiklerine g\u00f6re bu y\u0131l\u0131n ilk 6 ay\u0131nda T\u00fcrkiye genelinde 630 bin 799 konut sat\u0131ld\u0131. 2016&#8217;n\u0131n ilk yar\u0131s\u0131nda ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 0,67 d\u00fc\u015f\u00fc\u015f ya\u015fand\u0131.
