Rusya Federasyonu, \u0130ran ve Irak ise s\u0131ras\u0131yla ilk \u00fc\u00e7\u00fc payla\u015fmaya devam etmektedir.<\/p>\n<h2>Yeni konut fiyat endeksinin y\u0131ll\u0131k de\u011fi\u015fimi %176,4<\/h2>\n<p>Konut fiyatlar\u0131nda ise art\u0131\u015f devam etmekte olup a\u011fustos ay\u0131 verilerinde bug\u00fcne kadarki en y\u00fcksek art\u0131\u015f oranlar\u0131 g\u00f6r\u00fclm\u00fc\u015f; konut fiyat endeksinin y\u0131ll\u0131k de\u011fi\u015fimi %184,6, yeni konut fiyat endeksinin y\u0131ll\u0131k de\u011fi\u015fimi %176,4 olarak ger\u00e7ekle\u015fmi\u015ftir. Konut \u00fcretimindeki yava\u015flama, enflasyonist etkiler ile konut talebinde g\u00f6r\u00fclen s\u00fcreklilik konut fiyatlar\u0131nda belirleyici olmaya devam etmektedir. Bu sonu\u00e7larla konut fiyatlar\u0131 art\u0131\u015f trendini devam ettirmi\u015f ve may\u0131s ay\u0131 itibar\u0131yla reel olarak konut fiyatlar\u0131n\u0131n getirisi %58,0\u2019a, yeni konutlarda ise %53,4\u2019e y\u00fckselerek veri tarihindeki en y\u00fcksek seviyelerine ula\u015fm\u0131\u015ft\u0131r.<br \/>\nA\u011fustos itibar\u0131yla T\u00fcrkiye genelinde konut birim fiyatlar\u0131 15.076 TL\/m\u00b2\u2019ye y\u00fckselirken \u00fc\u00e7 b\u00fcy\u00fck ilden \u0130stanbul\u2019da konut birim fiyatlar\u0131 24.534 TL\/m\u00b2, \u0130zmir\u2019de 17.305 TL\/m\u00b2, Ankara\u2019da 10.781 TL\/m\u00b2 olmu\u015ftur.<br \/>\n\u0130lk defa sat\u0131lan konutlar %13,09 azald\u0131<br \/>\n2022 y\u0131l\u0131 3.\u00c7eyrek verileri bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re ilk defa sat\u0131lan konutlar %13,09 azalarak 103 bin 667 adet oldu. \u0130kinci el konut sat\u0131\u015flar\u0131 da %18,02 azalarak 227 bin 128 adet olarak ger\u00e7ekle\u015fti. 2022 y\u0131l\u0131 3.\u00e7eyre\u011finde toplam konut sat\u0131\u015flar\u0131 i\u00e7erisinde ipotekli konut sat\u0131\u015flar\u0131n\u0131n pay\u0131 %17,6 olarak ger\u00e7ekle\u015fti. 2021 y\u0131l\u0131 toplam\u0131nda bu oran %19,7 olarak \u00f6l\u00e7\u00fclm\u00fc\u015ft\u00fc. 2022 3. \u00e7eyre\u011finde toplam 330 bin 795 adet konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015fti. Bir \u00f6nceki y\u0131l\u0131n ayn\u0131 \u00e7eyre\u011fine g\u00f6re %16,5 oran\u0131nda azal\u0131\u015f oldu.<br \/>\n2022 y\u0131l\u0131 Eyl\u00fcl verileri bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re ilk defa sat\u0131lan konutlar %18,2 azalarak 35 bin 954 adet oldu. \u0130kinci el konut sat\u0131\u015flar\u0131 da %24,9 azalarak 77 bin 448 adet olarak ger\u00e7ekle\u015fti. 2022 y\u0131l\u0131 Eyl\u00fcl verileri bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re ipotekli konut sat\u0131\u015f\u0131 %42,98 azalarak 16 bin 970 adet oldu. REIDIN-GYODER Yeni Konut Fiyat Endeksi sonu\u00e7lar\u0131na g\u00f6re, 2022 Eyl\u00fcl ay\u0131nda bir \u00f6nceki aya g\u00f6re %3,39, ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re %94,75 ve endeksin ba\u015flang\u0131\u00e7 d\u00f6nemi olan 2010 y\u0131l\u0131 Ocak ay\u0131na g\u00f6re ise %308,4 oran\u0131nda nominal art\u0131\u015f ger\u00e7ekle\u015fmi\u015ftir.<br \/>\nKonut Sat\u0131n Alma G\u00fcc\u00fc Endeksi %4,8 d\u00fc\u015ft\u00fc<br \/>\nKonut Sat\u0131n Alma G\u00fcc\u00fc Endeksi T\u00fcrkiye ortalamas\u0131, bir \u00f6nceki \u00e7eyre\u011fe g\u00f6re %4,8 azal\u0131\u015f g\u00f6sterdi, \u00f6nceki y\u0131l\u0131n ayn\u0131 \u00e7eyre\u011fine g\u00f6re ise %43,1 oran\u0131nda azal\u0131\u015f g\u00f6stermi\u015f olup 2022 y\u0131l\u0131 3. \u00e7eyre\u011finde 52,5 olarak a\u00e7\u0131kland\u0131. 2022\u2019nin 3. \u00e7eyre\u011finde 86,8 olarak \u00f6l\u00e7\u00fclen G\u00fcven Endeksi son bir y\u0131l\u0131n ortalamas\u0131 88,5 a\u00e7\u0131klan\u0131rken, ayn\u0131 d\u00f6nemde 163,8 olarak \u00f6l\u00e7\u00fclen Fiyat Beklenti Endeksinde son bir y\u0131l\u0131n ortalamas\u0131 150,6 olarak a\u00e7\u0131kland\u0131.<\/p>\n<h2>Markal\u0131 konut projelerinde en fazla pe\u015finat kullan\u0131m\u0131 tercih edildi<\/h2>\n<p>Markal\u0131 konut projelerinden konut sat\u0131n alan t\u00fcketiciler, 2022 y\u0131l\u0131 3. \u00e7eyrekte pe\u015finat, senet ve banka kredisi kullan\u0131m\u0131 se\u00e7eneklerinden en fazla pe\u015finat kullan\u0131m\u0131n\u0131 tercih etti. 2022 y\u0131l\u0131 3. \u00e7eyrek d\u00f6nemde stok erime h\u0131z\u0131 %2,8 oran\u0131nda ger\u00e7ekle\u015firken, markal\u0131 konut projelerinde ger\u00e7ekle\u015ftirilen sat\u0131\u015flar\u0131n %8,71\u2019i yabanc\u0131 yat\u0131r\u0131mc\u0131lar taraf\u0131ndan ger\u00e7ekle\u015fti. 2022 y\u0131l\u0131 3. \u00c7eyre\u011fi sonunda, yabanc\u0131lar\u0131n gayrimenkul yat\u0131r\u0131mlar\u0131nda en \u00e7ok tercih etti\u011fi il \u0130stanbul oldu.
