Bunun yan\u0131 s\u0131ra, gerek demografik yap\u0131s\u0131, gerekse ya\u015fanabilir bir kent olarak kabul g\u00f6rmesi nedeni ile de \u00f6ne \u00e7\u0131kmaktad\u0131r.<\/p>\n<h2>Torbal\u0131, Kemalpa\u015fa, \u00c7i\u011fli, Menemen, Alia\u011fa il\u00e7eleri \u00f6n planda<\/h2>\n<p>\u0130zmir\u2019in T\u00fcrkiye\u2019nin konteyner hacmi bak\u0131m\u0131ndan yedinci, kargo tonaj\u0131 bak\u0131m\u0131ndan on \u00fc\u00e7\u00fcnc\u00fc b\u00fcy\u00fck liman\u0131 niteli\u011finde de oldu\u011funu belirten \u015eenyurdusev, \u201c\u0130zmir liman\u0131 ayn\u0131 zamanda \u00f6nemli bir yolcu liman\u0131 niteli\u011findedir. Liman \u015fehri olmas\u0131 nedeni ile, sanayi ve tar\u0131m sekt\u00f6r\u00fcnde \u00fcretilen \u00fcr\u00fcnlerin sevkiyat\u0131n\u0131n kolayla\u015fmas\u0131na ba\u011fl\u0131 olarak, kent genelinde \u00f6nemli sanayi b\u00f6lgeleri ve yat\u0131r\u0131mlar\u0131 \u00f6nem kazanmaktad\u0131r. Kent genelinde Torbal\u0131, Kemalpa\u015fa, \u00c7i\u011fli, Menemen, Alia\u011fa il\u00e7eleri sanayi b\u00f6lgeleri ile \u00f6ne \u00e7\u0131k\u0131yor. Tar\u0131msal anlamda da verimli tar\u0131m alanlar\u0131na sahip olan \u015fehir, tar\u0131msal \u00fcr\u00fcn \u00e7e\u015fitlili\u011fi ve tar\u0131ma dayal\u0131 sanayide de her d\u00f6nem \u00f6nemli bir yere sahip olmu\u015ftur.<\/p>\n<h2>\u00c7e\u015fme \u00fclke ve b\u00f6lge a\u00e7\u0131s\u0131ndan \u00f6nemli bir cazibe merkezi<\/h2>\n<p>Turizm a\u00e7\u0131s\u0131ndan, co\u011frafi konumu itibari ile bir k\u0131y\u0131 \u015fehri olan \u0130zmir, yaz turizmi a\u00e7\u0131s\u0131ndan \u00f6nemli bir yere sahip. Kuzeyde Dikili\u2019den ba\u015flayarak, g\u00fcneye do\u011fru Fo\u00e7a, Urla, Karaburun, \u00c7e\u015fme, Seferihisar ve Menderes\u2019e kadar uzanan sahil band\u0131na sahiptir. Yaz turizmi a\u00e7\u0131s\u0131ndan tercih edilirli\u011fi her daim y\u00fcksek olan \u015fehirde \u00f6zellikle \u00c7e\u015fme b\u00f6lgesi, \u00fclke ve b\u00f6lge a\u00e7\u0131s\u0131ndan \u00f6nemli bir cazibe merkezi konumunda. Bunun yan\u0131 s\u0131ra kuzeyde Bergama Antik Kenti, g\u00fcneyde Sel\u00e7uk Efes Antik Kenti ve kent merkezi i\u00e7erisinde yer alan pek \u00e7ok tarihi miras ile tarih turizmi a\u00e7\u0131s\u0131ndan \u00f6nemli bir paya sahip. \u00d6zellikle, sahil band\u0131nda yer alan ve yatay mimaride yap\u0131la\u015fman\u0131n yo\u011funla\u015ft\u0131\u011f\u0131, \u00c7e\u015fme, Urla ba\u015fta olmak \u00fczere, Fo\u00e7a, Seferihisar ve yer yer Dikili b\u00f6lgesine olan talep son d\u00f6nemde artt\u0131. Uzun d\u00f6nemde de bu talebin artarak devam edece\u011fini \u00f6ng\u00f6r\u00fcyoruz.<\/p>\n<h2>\u0130ki-\u00fc\u00e7 d\u00f6n\u00fcml\u00fck tarlalar da son y\u0131llarda \u00e7ok talep g\u00f6r\u00fcyor<\/h2>\n<p>Ayr\u0131ca, liman \u015fehri olmas\u0131 nedeni ile kruvaziyer turizmi a\u00e7\u0131s\u0131ndan da tercih edilmektedir. Bunun yan\u0131 s\u0131ra, 2 b\u00fcy\u00fck fuar alan\u0131na sahip olan kent, fuar turizmi a\u00e7\u0131s\u0131ndan \u00f6ne \u00e7\u0131k\u0131yor. Ge\u00e7mi\u015ften g\u00fcn\u00fcm\u00fcze turizm, sanayi ve \u00fcretim potansiyelindeki etkenlerin yan\u0131 s\u0131ra, gerek kentin geli\u015fim potansiyelleri, gerekse \u00fclkenin ticari merkezi konumunda olan \u0130stanbul\u2019da arsa arz\u0131n\u0131n s\u0131n\u0131rl\u0131 olmas\u0131 ve gayrimenkul de\u011ferlerinin y\u00fcksek olmas\u0131, \u0130zmir\u2019de arsa arz\u0131n\u0131n \u0130stanbul\u2019a k\u0131yasla daha y\u00fcksek olmas\u0131 nedeni ile son d\u00f6nemde \u0130zmir ayr\u0131ca \u00f6ne \u00e7\u0131kmaktad\u0131r. Arsan\u0131n yan\u0131 s\u0131ra iki-\u00fc\u00e7 d\u00f6n\u00fcml\u00fck tarlalar da son y\u0131llarda \u00e7ok talep g\u00f6rmektedir. Do\u011fa ile b\u00fct\u00fcnle\u015fik bir ya\u015fam tarz\u0131na y\u00f6neli\u015f art\u0131rmaya ba\u015flad\u0131\u011f\u0131 i\u00e7in \u00f6zelikle bir ba\u011f evi yap\u0131labilecek tarlalara ve k\u00f6y yerle\u015fik alan\u0131 i\u00e7indeki k\u00f6y evlerine talep de artt\u0131. Bu noktada \u0130zmir\u2019in pek \u00e7ok k\u00f6y\u00fc g\u00f6\u00e7 almaya ba\u015flad\u0131.<\/p>\n<h2>Bayrakl\u0131\u2019da b\u00fcy\u00fck in\u015faat firmalar\u0131n\u0131n yat\u0131r\u0131mlar\u0131 art\u0131yor<\/h2>\n<p>Son 6-7 y\u0131ll\u0131k d\u00f6nemde, \u0130zmir kent merkezi planlar\u0131n\u0131n haz\u0131rlanmas\u0131 ile birlikte \u00f6zellikle Bayrakl\u0131 il\u00e7esinde b\u00fcy\u00fck in\u015faat firmalar\u0131n\u0131n \u0130zmir\u2019e olan yat\u0131r\u0131mlar\u0131n\u0131n artmas\u0131na neden olmu\u015ftur. \u0130zmir bu yat\u0131r\u0131mlar ile b\u00fcy\u00fck ofis bloklar\u0131, rezidanslar ve karma kullan\u0131mlar (AVM-otel-ofis-konut) ile tan\u0131\u015fm\u0131\u015f, bununla birlikte de hizmet sekt\u00f6r\u00fcn\u00fcn de kente gelmesine neden olmu\u015ftur.<\/p>\n<h2>\u00dcniversiteler \u015ferhi olarak da \u00f6ne \u00e7\u0131k\u0131yor<\/h2>\n<h4>\n\u0130zmir, ayn\u0131 zamanda b\u00fcnyesinde bar\u0131nd\u0131rd\u0131\u011f\u0131, 8\u2019i devlet, 5\u2019i vak\u0131f \u00fcniversitesi olmak \u00fczere \u00fcniversiteler \u015fehri olarak da \u00f6ne \u00e7\u0131k\u0131yor. Son d\u00f6nemde, gerek kentin \u00f6zellikleri gerekse de ya\u015fanabilir bir kent olmas\u0131 nedeni ile pek \u00e7ok gen\u00e7 taraf\u0131ndan \u00fcniversite tercihlerinde \u00f6ne \u00e7\u0131k\u0131yor. \u00d6\u011frenciyle bar\u0131\u015f\u0131k sosyal yap\u0131s\u0131n\u0131n yan\u0131 s\u0131ra \u0130stanbul\u2019a g\u00f6re \u00e7ok daha ucuz bar\u0131nma olanaklar\u0131yla \u0130zmir \u00f6\u011frencilerin de g\u00f6zdesi durumuna geldi. Bu durumun \u00f6n\u00fcm\u00fczdeki s\u00fcre\u00e7te de devam edece\u011fi ve kentteki gen\u00e7 n\u00fcfusunda da artarak devam edece\u011fini \u00f6ng\u00f6r\u00fcyoruz.<\/h4>\n<h2>Tar\u0131m ve hayvanc\u0131l\u0131k alanlar\u0131nda da geli\u015fim sa\u011flanacak<\/h2>\n<p>Verimli tar\u0131m arazilerine sahip olan \u0130zmir\u2019de son d\u00f6nemde, tar\u0131msal kalk\u0131nma ama\u00e7l\u0131 olarak kooperatifle\u015fmelerin yo\u011funla\u015ft\u0131\u011f\u0131, tar\u0131m ve hayvanc\u0131l\u0131k alanlar\u0131nda \u00e7ift\u00e7iyi desteklemek ama\u00e7l\u0131 yat\u0131r\u0131mlar\u0131n yap\u0131ld\u0131\u011f\u0131, ata tohum uygulamalar\u0131na a\u011f\u0131rl\u0131k verildi\u011fi g\u00f6zleniyor. Buna ba\u011fl\u0131 olarak \u00f6zellikle, Tire, Bay\u0131nd\u0131r b\u00f6lgesinde gerek tar\u0131m ve hayvanc\u0131l\u0131\u011fa y\u00f6nelik, gerekse tar\u0131msal sanayiye y\u00f6nelik yat\u0131r\u0131mlar\u0131n artt\u0131\u011f\u0131 g\u00f6zleniyor. Planl\u0131 uygulamalar\u0131n devam\u0131n\u0131n sa\u011flanmas\u0131 durumunda uzun vadede, tar\u0131m ve hayvanc\u0131l\u0131k alanlar\u0131nda da geli\u015fim sa\u011flanacak, gerek yurt i\u00e7i gerekse yurt d\u0131\u015f\u0131 pazarda \u0130zmir\u2019in tar\u0131msal anlamda \u00f6nemi artacak.<\/p>\n<h2>\n\u00c7andarl\u0131 Liman\u0131 Projesi tar\u0131m sekt\u00f6r\u00fcn\u00fcn geli\u015fimine h\u0131z kazand\u0131racak<\/h2>\n<p>\u0130zmir genelinde, hayata ge\u00e7irilmeyi bekleyen veya \u00e7al\u0131\u015fmalar\u0131 ba\u015flayan projelerin, kentin gerek sanayi, gerek turizm alanlar\u0131nda geli\u015fimini ve \u00f6nemini artt\u0131raca\u011f\u0131n\u0131 \u00f6ng\u00f6r\u00fcyoruz. Kentin kuzey aks\u0131nda \u00c7andarl\u0131\/Dikili b\u00f6lgesinde yap\u0131na ba\u015flanan ancak g\u00fcn\u00fcm\u00fczde bir tak\u0131m teknik nedenlerle in\u015faat \u00e7al\u0131\u015fmalar\u0131 durmu\u015f olan \u00c7andarl\u0131 Liman\u0131 Projesi kentin sanayi ve tar\u0131m sekt\u00f6r\u00fcn\u00fcn geli\u015fimine h\u0131z kazand\u0131racak niteliktedir. Proje ile ba\u011flant\u0131l\u0131 olarak Kuzey Ege otoyol projesi, \u0130zmir-\u0130stanbul karayolu ve \u0130zmir Ankara karayolu projelerinin tamamlanmas\u0131 ile b\u00f6lgenin \u00f6nemi artm\u0131\u015f olup, liman projesinin hayata ge\u00e7irilmesi ile b\u00f6lgenin ula\u015f\u0131m ba\u011flant\u0131lar\u0131 da kuvvetlenmi\u015f tir. Liman projesinin tamamlanmas\u0131 ile kentin \u00f6nemli bir avantaj sa\u011flayaca\u011f\u0131n\u0131 \u00f6ng\u00f6r\u00fcyoruz.<br \/>\n\u0130zmir\u2019de Urla\u2019da \u0130zmir Y\u00fcksek Teknoloji \u00dcniversitesi s\u0131n\u0131rlar\u0131nda yer alan teknopark projesi bulunmaktad\u0131r. \u00c7ok geni\u015f bir proje alan\u0131na sahip olan teknopark projesinin g\u00fcn\u00fcm\u00fczde k\u00fc\u00e7\u00fck bir b\u00f6l\u00fcm\u00fc tamamlanm\u0131\u015f durumdad\u0131r. \u00d6n\u00fcm\u00fczdeki s\u00fcre\u00e7te proje alan\u0131n\u0131n tamam\u0131n\u0131n faaliyete ge\u00e7mesi durumunda \u0130zmir\u2019in \u00f6nemi artacak ve istihdam ortam\u0131 yarat\u0131lacak.
