Endeksa\u2019n\u0131n mega kentin konut piyasas\u0131n\u0131 ele ald\u0131\u011f\u0131 \u00e7al\u0131\u015fmas\u0131na g\u00f6re \u0130stanbul\u2019da konut fiyatlar\u0131 son 1 y\u0131lda %241, kiralar ise %145 artt\u0131. Endeksa.com\u2019un g\u00fcncel verilerine g\u00f6re \u0130stanbul\u2019da ortalama konut metrekare sat\u0131\u015f fiyat\u0131 20 bin 208 TL, ortalama konut fiyat\u0131 2 milyon 424 bin 960 TL ve konut yat\u0131r\u0131m\u0131n\u0131n geri d\u00f6n\u00fc\u015f s\u00fcresi 19 y\u0131l oldu.&nbsp;<\/b><\/p>\n<p class=\"p5\">\u0130stanbul\u2019da s\u00fcrekli yukar\u0131 y\u00f6nl\u00fc bir ivmede olan konut fiyatlar\u0131 son <b>3-4<\/b> y\u0131lda konut arz\u0131nda ya\u015fanan k\u0131r\u0131lganl\u0131k, in\u015faat maliyetlerindeki art\u0131\u015f, d\u00f6viz kurundaki dalgalanmalar ve pandemi nedeniyle olduk\u00e7a y\u00fcksek h\u0131zl\u0131 art\u0131\u015flar\u0131n oldu\u011fu bir s\u00fcrece evrildi. Beyo\u011flu\u2019nda son 1 y\u0131ldaki de\u011fer de\u011fi\u015fimi <b>%333<\/b> olurken, ortalama konut metrekare sat\u0131\u015f fiyat\u0131 <b>31 bin 441 TL<\/b>, ortalama konut fiyat\u0131 <b>3 milyon 164 bin 100 TL<\/b> oldu. Ata\u015fehir\u2019de <b>%300<\/b> artan fiyatlar ortalama konut metrekare sat\u0131\u015f fiyat\u0131n\u0131n <b>26 bin 955 TL\u2019<\/b>ye y\u00fckselmesine neden oldu. Ata\u015fehir\u2019de ise ortalama konut fiyat\u0131 <b>3 milyon 99 bin 825 TL<\/b>.<\/p>\n<p class=\"p5\"><b>Metrekare sat\u0131\u015f fiyat\u0131 en y\u00fcksek il\u00e7eler Sar\u0131yer, Be\u015fikta\u015f, Kad\u0131k\u00f6y ve Bak\u0131rk\u00f6y<\/b><\/p>\n<p class=\"p5\">Endeksa verilerine g\u00f6re ortalama konut metrekare sat\u0131\u015f fiyat\u0131 en y\u00fcksek il\u00e7eler s\u0131ras\u0131yla Sar\u0131yer, Be\u015fikta\u015f, Kad\u0131k\u00f6y ve Bak\u0131rk\u00f6y. Ortalama konut metrekare fiyat\u0131 Sar\u0131yer\u2019de <b>65 bin 593<\/b>, Be\u015fikta\u015f\u2019ta <b>63 bin 246<\/b>, Kad\u0131k\u00f6y\u2019de <b>46 bin 775,<\/b> Bak\u0131rk\u00f6y\u2019de <b>46 bin 070 TL<\/b>\u2019ye ula\u015ft\u0131. Endeksa verilerine g\u00f6re ortalama metrekare kira baz al\u0131nd\u0131\u011f\u0131nda kira de\u011ferinin en y\u00fcksek oldu\u011fu il\u00e7eler s\u0131ras\u0131yla Sar\u0131yer, Beyo\u011flu, Be\u015fikta\u015f, \u015ei\u015fli. Bu il\u00e7eler hem konumu itibariyle \u00e7ok de\u011ferli hem de herkesin oturmak istedi yerler. Bu durum da ister istemez kiralara yans\u0131yor. Sar\u0131yer\u2019de ortalama metrekare kira <b>216 TL<\/b>, ortalama kira ise <b>25 bin 475 TL<\/b>. Beyo\u011flu\u2019nda ortalama metrekare kira <b>177 TL<\/b>, ortalama kira <b>17 bin 679 TL<\/b> oldu. Be\u015fikta\u015f\u2019ta ise ortalama metrekare kira <b>176 TL,<\/b> ortalama kira <b>21 bin 197 TL. <\/b><\/p>\n<h2 class=\"p5\"><b>Verileri de\u011ferlendiren Endeksa Kurucu Orta\u011f\u0131 ve Genel M\u00fcd\u00fcr\u00fc G\u00f6rkem \u00d6\u011f\u00fct:<\/b><\/h2>\n<p class=\"p5\">\u201c\u0130stanbul\u2019un hem i\u00e7 pazar hem de yabanc\u0131ya konut sat\u0131\u015f\u0131 anlam\u0131nda zirvede yer almas\u0131 sadece kendi s\u0131n\u0131rlar\u0131nda de\u011fil \u00fclke \u00e7ap\u0131nda da konut pazar\u0131n\u0131n \u015fekillenmesine etki etmesini sa\u011fl\u0131yor. \u0130stanbul\u2019da y\u00fckselen fiyatlar ve \u015fehrin kaotik yap\u0131s\u0131 nedeniyle kentin \u00e7evresinde yer alan Tekirda\u011f, Yalova, Sakarya, Kocaeli gibi illerin Sapanca, Kartepe, \u015eark\u00f6y, \u00c7\u0131narc\u0131k gibi il\u00e7eleri son d\u00f6nemde ciddi bir ilgi g\u00f6r\u00fcyor. Bunun yan\u0131nda \u00f6zellikle pandemi d\u00f6neminde \u0130stanbul\u2019dan sahil \u015feridindeki il\u00e7elere do\u011fru ba\u015flayan g\u00f6\u00e7 Bodrum, Urla, Seferihisar, \u00c7e\u015fme, Dat\u00e7a gibi yerlerde fiyatlar\u0131n beklentinin \u00e7ok \u00fczerinde artmas\u0131na neden oldu.
