Gayrimenkul sekt\u00f6r\u00fc, yat\u0131r\u0131mc\u0131 ve t\u00fcketici nezdinde ilgi ile kar\u015f\u0131lanaca\u011f\u0131n\u0131 beklediklerini belirten GYODER Y\u00f6netim Kurulu Ba\u015fkan\u0131 Mehmet Kalyoncu, son d\u00f6nemde bozulan arz-talep dengesi ve y\u00fcksek fiyatlarla ilgili olumlu bir geli\u015fme oldu\u011funu dile getirdi. Kalyoncu \u201cGayrimenkul\u00fcn hammaddesi arsa \u2013 arazi eri\u015fiminde s\u0131k\u0131nt\u0131lar\u0131n ya\u015fand\u0131\u011f\u0131 bu g\u00fcnlerde, hem arz fazlal\u0131\u011f\u0131ndan dolay\u0131 bo\u015f halde duran yeni ofis alanlar\u0131n\u0131n hem de \u00f6mr\u00fc dolmu\u015f ya da at\u0131l halde duran ofis sto\u011funun de\u011ferlendirilmesi i\u00e7in etkili bir \u00e7\u00f6z\u00fcm. Yakla\u015f\u0131k bir y\u0131ld\u0131r \u00c7evre, \u015eehircilik ve \u0130klim De\u011fi\u015fikli\u011fi Bakanl\u0131\u011f\u0131 ve Hazine Maliye Bakanl\u0131\u011f\u0131, sekt\u00f6r payda\u015flar\u0131 ve bizim gibi sivil toplum kurulu\u015flar\u0131ndan ald\u0131klar\u0131 geri bildirimlerle \u00e7al\u0131\u015fmalar yapmaktayd\u0131. &nbsp; Bu noktada \u00fclkemizin bir ger\u00e7e\u011fi olan kentsel d\u00f6n\u00fc\u015f\u00fcmle eski konut fonksiyonlu yap\u0131 sto\u011funu d\u00f6n\u00fc\u015ft\u00fcrmek kadar, at\u0131l halde duran ofis sto\u011funuda kullan\u0131labilir hale getirmek \u00e7ok do\u011fru bir karar oldu. &nbsp;Bu karar sonras\u0131nda d\u00f6n\u00fc\u015f\u00fcm\u00fc ger\u00e7ekle\u015ftirilen ilk projelerden edinilen tecr\u00fcbe ile uygulama kapsam\u0131n\u0131n daha da geli\u015ftirilece\u011fine inan\u0131yoruz\u201d dedi.Bu gibi pratik \u00e7\u00f6z\u00fcmlerle birlikte,yeni arsa geli\u015ftirmenin ve eski konut sto\u011funu d\u00f6n\u00fc\u015ft\u00fcrmenin olduk\u00e7a zorla\u015ft\u0131\u011f\u0131 bir d\u00f6nemde, \u00f6zellikle ula\u015f\u0131m altyap\u0131s\u0131 kurulmu\u015f olan Marmara B\u00f6lgesi\u2019nde yeni yerle\u015fim birimlerinin planlanarak konut \u00fcretiminin planl\u0131 ve s\u00fcrd\u00fcr\u00fclebilir bir \u015fekilde \u00f6n\u00fcn\u00fcn a\u00e7\u0131lmas\u0131 dagerekiyor.<\/p>\n<p>Karar kapsam\u0131nda uygulama yap\u0131lacak ofislerin konuta d\u00f6n\u00fc\u015fmeye elveri\u015fli olmas\u0131n\u0131n en \u00f6nemli nokta oldu\u011funu belirten ve \u0130stanbul\u2019da bu planlamaya uygun olan bir\u00e7ok ofis oldu\u011funa de\u011finen Kalyoncu, &nbsp;b\u00fcrokratik s\u00fcre\u00e7lerinde h\u0131zl\u0131 bir \u015fekilde ger\u00e7ekle\u015fece\u011fini ve ofisten konuta yap\u0131lacak d\u00f6n\u00fc\u015f\u00fcm\u00fc te\u015fvik etmek ad\u0131na belediye ve ilgili kurumlar\u0131n s\u00fcre\u00e7leri h\u0131zla neticelendirece\u011fini d\u00fc\u015f\u00fcnd\u00fc\u011f\u00fcn\u00fc belirtti.<\/p>\n<h2><strong>Fiyatlar\u0131n&nbsp;spek\u00fclatif&nbsp;olarak&nbsp;<wbr>seyretti\u011fi&nbsp;b\u00f6lgeler&nbsp;i\u00e7in alternatif olacak<\/strong><\/h2>\n<p>Y\u00fcr\u00fcrl\u00fc\u011fe giren bu karar neticesinde olu\u015fan bu y\u00fcksek fiyat dalgas\u0131n\u0131n da yava\u015f yava\u015f dengeye oturaca\u011f\u0131n\u0131 belirten Kalyoncu \u015fu a\u00e7\u0131klamada bulundu: \u201c\u0130stanbul ba\u015fta olmak \u00fczere b\u00fcy\u00fck \u015fehirlerde fiyatlar\u0131n spek\u00fclatif olarak seyretti\u011fi b\u00f6lgeler var. \u00d6te yandan bu b\u00f6lgeler yine ofis yo\u011funlu\u011fu ile de dikkat \u00e7ekiyor. Bu karar sonras\u0131nda \u00e7ok s\u0131k kar\u015f\u0131la\u015ft\u0131\u011f\u0131m\u0131z y\u00fcksek fiyatlar\u0131n art\u0131k telaffuz edilmeyece\u011fini d\u00fc\u015f\u00fcn\u00fcyoruz. Alternatif olmad\u0131\u011f\u0131, limitli \u00fcr\u00fcn\u00fcn bulundu\u011fu piyasa ortam\u0131nda fiyatlar\u0131n y\u00fckselmesi m\u00fcmk\u00fcn oluyor.
