Rapora g\u00f6re T\u00fcrkiye genelinde ortalama kiral\u0131k konut ilan m2 fiyat\u0131ndaki y\u0131ll\u0131k art\u0131\u015f oran\u0131 Mart\u2019ta y\u00fczde 123,5 olurken, ortalama kiral\u0131k konut ilan m2 fiyat\u0131 37,7 TL&#8217;ye y\u00fckseldi. Kiral\u0131k konut talebi ge\u00e7en aya g\u00f6re y\u00fczde 16,6 artt\u0131.<\/em><\/strong><\/p>\n<p>Bah\u00e7e\u015fehir \u00dcniversitesi Ekonomik ve Toplumsal Ara\u015ft\u0131rmalar Merkezi (BETAM) taraf\u0131ndan&nbsp;sahibinden.com\u2019un ilan verileri \u00fczerinden haz\u0131rlanan \u201csahibindex Kiral\u0131k Konut Piyasas\u0131 G\u00f6r\u00fcn\u00fcm\u00fc\u201d raporu yay\u0131nland\u0131. Rapora g\u00f6re, T\u00fcrkiye genelinde ortalama kiral\u0131k konut ilan m<sup>2<\/sup>&nbsp;fiyat\u0131ndaki y\u0131ll\u0131k art\u0131\u015f oran\u0131 Mart\u2019ta y\u00fczde 123,5 olurken, ortalama kiral\u0131k konut ilan m<sup>2<\/sup>&nbsp;fiyat\u0131 37,7 TL&#8217;ye y\u00fckseldi. Y\u0131ll\u0131k kira art\u0131\u015f oran\u0131 \u0130stanbul&#8217;da %126,5, Ankara&#8217;da %116,1, \u0130zmir&#8217;de ise %82,8 oldu. Bu geli\u015fmeler sonucunda ortalama kiral\u0131k konut ilan m<sup>2<\/sup>&nbsp;fiyatlar\u0131 \u0130stanbul\u2019da 53,9 TL\u2019ye, Ankara\u2019da 25,9 TL\u2019ye, \u0130zmir&#8217;de ise 32,5 TL\u2019ye y\u00fckseldi. Enflasyondan ar\u0131nd\u0131r\u0131lm\u0131\u015f (reel) kira fiyatlar\u0131 hem \u00fclke genelinde hem de \u00fc\u00e7 b\u00fcy\u00fck ilde artt\u0131. Kiral\u0131k konut piyasas\u0131nda bir canl\u0131l\u0131k g\u00f6stergesi olarak kullan\u0131lan kiralanan konut say\u0131s\u0131n\u0131n toplam kiral\u0131k ilan say\u0131s\u0131na oran\u0131 ge\u00e7ti\u011fimiz aya g\u00f6re \u00fclke genelinde ve \u00fc\u00e7 b\u00fcy\u00fck ilde y\u00fckseldi.&nbsp;<\/p>\n<h2><strong><em>Kira fiyatlar\u0131nda art\u0131\u015f devam ediyor: T\u00fcrkiye geneli ortalama m<sup>2<\/sup>&nbsp;kira fiyat\u0131 37,7 TL&#8217;ye y\u00fckseldi<\/em><\/strong><\/h2>\n<p>T\u00fcrkiye genelinde ortalama kira fiyatlar\u0131n\u0131n y\u0131ll\u0131k art\u0131\u015f oran\u0131 Mart ay\u0131nda da y\u00fckselmeye devam etti. Kira fiyatlar\u0131ndaki y\u0131ll\u0131k art\u0131\u015f oran\u0131 ge\u00e7en aya g\u00f6re 39,4 puan y\u00fckselerek 123,5 oldu. Cari kira fiyatlar\u0131ndaki y\u0131ll\u0131k art\u0131\u015f oran\u0131 ge\u00e7en aya g\u00f6re \u0130stanbul\u2019da 14,1 puan, Ankara\u2019da 9,4 puan, \u0130zmir\u2019de ise 8,8 puan artt\u0131. Y\u0131ll\u0131k kira art\u0131\u015f oran\u0131 \u0130stanbul\u2019da y\u00fczde 126,5, Ankara\u2019da %116,1, \u0130zmir\u2019de ise y\u00fczde 82,8 olmu\u015ftur. En y\u00fcksek y\u0131ll\u0131k kira art\u0131\u015f\u0131n\u0131n g\u00f6r\u00fcld\u00fc\u011f\u00fc iller Antalya y\u00fczde 166,6, \u0130stanbul y\u00fczde 126,5, Mersin y\u00fczde 117,5, Ankara y\u00fczde 116,1 ve Kocaeli y\u00fczde 100,3 olarak s\u0131raland\u0131. Talep g\u00f6stergesi 2021 May\u0131s ay\u0131nda 150 seviyesindeyken Eyl\u00fcl ay\u0131nda 277,6\u2019ya y\u00fckseldi. Bu d\u00f6rt ayl\u0131k d\u00f6nemde neredeyse 2 kat y\u00fckselen konut talebinde tayinlerin yan\u0131nda \u00fcniversitelerde y\u00fcz y\u00fcze e\u011fitimin ba\u015flamas\u0131 etkili oldu. \u00d6\u011frencilerin kamp\u00fcste e\u011fitim g\u00f6rmeye ba\u015flayacak olmalar\u0131 \u00fcniversite \u00f6\u011frencilerinin de kiral\u0131k konut talep etmelerine sebep oldu.<\/p>\n<p>Eyl\u00fcl ay\u0131ndan sonra d\u00fc\u015fen talep g\u00f6stergesinde 2021 Kas\u0131m-2022 Ocak d\u00f6neminde bir miktar canlanma g\u00f6r\u00fcld\u00fc. Kas\u0131m\u2019da 142 olan talep g\u00f6stergesi Ocak\u2019ta 159\u20194 y\u00fckselmi\u015ftir. Kiral\u0131k konut talebi \u015eubat ay\u0131nda b\u00fcy\u00fck bir de\u011fi\u015fim g\u00f6sterdi, Mart ay\u0131nda ise \u00f6nemli bir oranda artt\u0131. Nitekim \u015eubat\u2019ta 155,2 olan kiral\u0131k konut talep g\u00f6stergesi Mart\u2019ta 181\u2019e y\u00fckseldi. B\u00f6ylece kiral\u0131k konut talebi ge\u00e7en aya g\u00f6re %16,6 artt\u0131. Piyasa reel kira fiyatlar\u0131nda son iki ayda meydana gelen art\u0131\u015flar\u0131na ra\u011fmen kiral\u0131k konut talebinin Mart ay\u0131nda \u00f6nemli \u00f6l\u00e7\u00fcde artm\u0131\u015f olmas\u0131 dikkat \u00e7ekti.
