K\u00f6pr\u00fc g\u00fczar\u011fah\u0131 \u00fczerinde bulunan konutlara y\u00fczde 35-40 fiyat art\u0131\u015flar\u0131 yans\u0131rken turizm alanlar\u0131nda da y\u00fczde 37-50 aras\u0131 art\u0131\u015flar ya\u015fand\u0131.\u00a0EVA Gayrimenkul De\u011ferleme \u0130zmir B\u00f6lge M\u00fcd\u00fcr Yard\u0131mc\u0131s\u0131 Bahar \u015eenyurdusev konu hakk\u0131nda \u015fu de\u011ferlendirmelerde bulundu.<\/p>\n<p>EVA Gayrimenkul De\u011ferleme \u0130zmir B\u00f6lge M\u00fcd\u00fcr Yard\u0131mc\u0131s\u0131 Bahar \u015eenyurdusev, \u00c7anakkale ilimizde art\u0131\u015f olan konut fiyatlar\u0131 hakk\u0131nda \u015f\u00f6yle yorumlad\u0131 \u201cAvrupa ve Asya aras\u0131 \u0130stanbul hari\u00e7 ilk kez bir k\u00f6pr\u00fc ba\u011flant\u0131s\u0131 kuruluyor. Art\u0131k Avrupa yakas\u0131ndan kara yolu ile gelen T\u0131rlar ve ara\u00e7lar i\u00e7in alternatif bir ge\u00e7i\u015f yolu daha olu\u015fturuluyor. \u00d6zellikle k\u00f6pr\u00fcn\u00fcn ayaklar\u0131n\u0131n bulundu\u011fu Lapseki ve Gelibolu il\u00e7elerimiz ba\u015fta olmak \u00fczere \u00c7anakkale genelinde gayrimenkullerde \u00e7ok ciddi hareketlilikler ve fiyat art\u0131\u015flar\u0131 ya\u015fand\u0131. Gayrimenkullerde ki art\u0131\u015flar, k\u00f6pr\u00fc temellerinin at\u0131l\u0131\u015f tarihi 2017 y\u0131l\u0131nda ba\u015flad\u0131. O zamanlar da spek\u00fclatif bir ortam var iken bug\u00fcnlerde art\u0131k \u00c7anakkale k\u00f6pr\u00fcs\u00fcn\u00fcn a\u00e7\u0131l\u0131\u015f\u0131n\u0131n yakla\u015fm\u0131\u015f olmas\u0131 ile beraber daha da oturmu\u015f fiyat de\u011ferleri g\u00f6r\u00fcyoruz. Ama bu b\u00f6lgede gayrimenkullerde piyasa de\u011feri art\u0131\u015f\u0131 ve talepler devam etmektedir. 1915 \u00c7anakkale K\u00f6pr\u00fcs\u00fc, asl\u0131nda son senelerde yap\u0131lm\u0131\u015f ve \u00f6nemini zaman ge\u00e7tik\u00e7e daha fazla anlayaca\u011f\u0131m\u0131z \u00fclkemiz i\u00e7in ise \u00e7ok \u00f6nemli bir stratejik altyap\u0131 yat\u0131r\u0131mlardan biri. Orta ve uzun vade i\u00e7erisinde sadece yap\u0131ld\u0131\u011f\u0131 \u015fehirlerde de\u011fil, b\u00f6lgede g\u00fcney co\u011frafyas\u0131n\u0131 T\u00fcrkiye\u2019de ise \u00f6nemli bir sanayi ve lojistik co\u011frafyas\u0131 haline getirecek&#8221; \u015feklinde a\u00e7\u0131klamada bulundu.<\/p>\n<h2>&#8220;Gelibolu ve Lapseki il\u00e7elerinde art\u0131\u015flar y\u00fczde 35 ile 40 aras\u0131nda&#8221;<\/h2>\n<p>\u00c7anakkale ilimizin konut sekt\u00f6r\u00fc hakk\u0131nda da de\u011ferlendirme yapan \u015eenyurdusev, \u201cSon bir senede \u00c7anakkale ili genelinde konut de\u011ferleri y\u00fczde 30 ile 35 aras\u0131nda art\u0131\u015flar ger\u00e7ekle\u015fti. K\u00f6pr\u00fcn\u00fcn g\u00fczergah\u0131nda bulunan Gelibolu ve Lapseki il\u00e7elerinde art\u0131\u015flar y\u00fczde 35 ile 40 aras\u0131nda iken, turizm potansiyelinin y\u00fcksek oldu\u011fu G\u00f6k\u00e7eada, Ayvac\u0131k ve Bozcada\u2019da konut fiyatlar\u0131nda y\u00fczde 37 ile 50 civar\u0131nda art\u0131\u015flar oldu. Bu art\u0131\u015flarda ise b\u00f6lge geli\u015fimi etkili oldu\u011fu kadar konut stoku\u011funun da taleplere kar\u015f\u0131l\u0131k h\u0131zda geli\u015fmemesinin de rol\u00fc bulunmakta..<\/p>\n<h2>&#8220;Arazilerin fiyatlar\u0131 da son 1 senede Gelibolu\u2019da y\u00fczde 15,\u00a0Lapseki\u2019de ise y\u00fczde 30 artt\u0131&#8221;<\/h2>\n<p>Arsalar ve arazilerin fiyatlar\u0131nda da \u00f6nemli art\u0131\u015flar oldu. Arazilerin fiyatlar\u0131, son 1 senede Lapseki\u2019de y\u00fczde 30, Gelibolu&#8217;da da y\u00fczde 15 civarlar\u0131nda artt\u0131. Gelibolu\u2019da ortalama arazi fiyatlar\u0131 30 ile 35. TL metrekarede iken, bo\u011faz manzara\u015f\u0131 ve bo\u011faza yak\u0131n arazilerde ise yer alan k\u00f6ylerde bu de\u011ferler 200-250.-TL metrekarede seviyesine kadar \u00e7\u0131kt\u0131. Lapseki\u2019de de ortalama arazilerin de\u011ferleri 80-90 -TL metrekarede iken, bo\u011faz g\u00f6ren arsalar ve bo\u011faza yak\u0131n konumda arsalar ise k\u00f6ylerde bu de\u011fer 250-400.-TL metrekare seviyesinde. \u0130marl\u0131 arsalarda ise son 1 senede Lapseki\u2019de y\u00fczde 30, Gelibolu\u2019da ise y\u00fczde 25 civar\u0131 art\u0131\u015flar ya\u015fand\u0131. Arsalarda metrekare sat\u0131\u015f fiyatlar\u0131 Lapseki\u2019de ortalama 800-900 TL metrekare civar\u0131nda olurken, konum ve yap\u0131la\u015fma ko\u015fullar\u0131na ba\u011fl\u0131 olarak bu fiyatlar 2500-3000.-TL metrekare seviyesine kadar \u00e7\u0131kt\u0131.. Gelibolu\u2019da ise ortalama arsa metrekare fiyatlar\u0131 500-600 TL metrekare civar\u0131nda olurken konum ve yap\u0131la\u015fma ko\u015fullar\u0131na ba\u011fl\u0131 olarak bu fiyatlar da 2000-2500.-TL metrkare seviyesine kadar \u00e7\u0131kt\u0131&#8221; \u015feklinde a\u00e7\u0131klama yapt\u0131.<\/p>\n<p>\u00c7anakkale k\u00f6pr\u00fcn\u00fcn a\u00e7\u0131lmas\u0131ula beraber bu b\u00f6lgelerde emlak sekt\u00f6r\u00fcn\u00fcn gelece\u011fi hakk\u0131nda da konu\u015fan \u015eenyurdusev, s\u00f6zlerine \u015f\u00f6yle devam ett:<\/p>\n<h2>Konut piyasas\u0131nda ya\u015fanan hareketlilikler b\u00fcy\u00fcyerek devam edecektir<\/h2>\n<p>\u201c\u0130stanbul-Bursa-\u0130zmir \u00e7emberinde kalan b\u00f6lge i\u00e7erisinde, yat\u0131r\u0131mlar\u0131n daha da artmas\u0131n\u0131 bekliyor. Bu b\u00f6lgede \u00f6n\u00fcm\u00fczdeki d\u00f6nemde imara a\u00e7\u0131lmam\u0131\u015f olan b\u00f6lgelerin h\u0131zl\u0131 bir \u015fekilde imara a\u00e7\u0131lmas\u0131 gerekli. K\u00f6pr\u00fcn\u00fcn \u0130zmir otoyoluna, otoyolla ba\u011flanmas\u0131 i\u00e7in \u00f6zellikle yap\u0131lmas\u0131 gereken ula\u015f\u0131m planlar\u0131n\u0131n bir an evvel yap\u0131lmas\u0131 ile \u0130zmir ve Kuzey Ege ile ula\u015f\u0131m ba\u011flant\u0131lar\u0131n\u0131n g\u00fc\u00e7lendirilmesi gerekmektedir. Bunlar\u0131n hepsinin oldu\u011fu zaman, gerek sanayi, gerekse turizm, hatta konut gayrimenkul piyasas\u0131nda hareketlili\u011fin giderek b\u00fcy\u00fcyerek devam edece\u011fini ve bu geli\u015fimlerle birlikte b\u00f6lgeye olan yat\u0131r\u0131mlar\u0131n da \u015fekillenece\u011fi, talep, de\u011fer art\u0131\u015f\u0131n\u0131n da devam edece\u011fini \u00f6ng\u00f6r\u00fcyoruz.<\/p>\n<h2>\u00c7anakkale, Ezine ve Biga&#8217;da yer alan sanayi b\u00f6lgelerine talepler artacak<\/h2>\n<p>Bursa-\u0130stanbul-\u0130zmir \u00e7emberinde sanayi b\u00f6lgeleri aras\u0131nda kaliteli yollarla ba\u011flant\u0131 sa\u011flanmas\u0131 ile, yeni sanayi yat\u0131r\u0131mlar\u0131n\u0131n olu\u015fmas\u0131, \u00f6zellikle de Bursa, \u0130stanbul, Gebze sanayi b\u00f6lgeleri i\u00e7erisinde ya\u015fanan yo\u011funlu\u011funa alternatif olacak yeni sanayi b\u00f6lgelerin olu\u015fmas\u0131, \u00c7anakkale, Ezine ve Biga ise yer alan sanayi b\u00f6lgelerine olan taleplerin artmas\u0131n\u0131 bekliyoruz. \u00c7\u00fcnk\u00fc \u015fu anlarda Bursa, Yalova b\u00f6lgelerinde arazi fiyatlar\u0131 sanayi yat\u0131r\u0131m\u0131 fizibiliteleri olumsuz etkileyecek kadar y\u00fckselmi\u015f durumda.
