Sat\u0131l\u0131k konutlara talepler azalm\u0131\u015f olsa da fiyatlar artmaya devam ediyor. 3 b\u00fcy\u00fck\u015fehirimizde sat\u0131l\u0131k konutlar\u0131n metrekare fiyatlar\u0131 ge\u00e7en senenin ayn\u0131 aylar\u0131na g\u00f6re iki kat\u0131na yak\u0131n bir art\u0131\u015f g\u00f6rm\u00fc\u015f.<\/strong><\/p>\n<p>Bah\u00e7e\u015fehir \u00dcniversitesi Ekonomik ve Toplumsal Ara\u015ft\u0131rmalar Merkezi (BETAM)&#8217;\u0131n sahibinden.com\u2019da bulunan ilan verileri ile haz\u0131rlanan\u00a0<strong>\u201csahibindex Sat\u0131l\u0131k Konut Piyasas\u0131 G\u00f6r\u00fcn\u00fcm\u00fc\u201d\u00a0<\/strong>2022 \u015eubat ay\u0131 raporu yay\u0131mland\u0131. Yay\u0131mlanan rapora g\u00f6re ge\u00e7en senenin Ocak ay\u0131na g\u00f6re T\u00fcrkiye&#8217;de ortalama olarak sat\u0131l\u0131k konutlar\u0131n ilan metrekare\u00a0fiyat\u0131 y\u011fzde 109,1 art\u0131\u015fla 7.496 TL olmu\u015f. Sat\u0131l\u0131k konut ilan metrekare\u00a0cari fiyatlar\u0131 ayn\u0131 aylarda \u0130stanbul\u2019da y\u00fczde 127,5, Ankara\u2019da y\u00fczde 97,1 ve \u0130zmir\u2019de ise y\u00fczde 94 artm\u0131\u015f. B\u00f6ylece, ortalama sat\u0131l\u0131k konut metrekare fiyatlar\u0131 \u0130stanbul\u2019da 10.900 TL, Ankara\u2019da 4.888 TL, \u0130zmir\u2019de ise 8.365 TL olmu\u015f durumda.<\/p>\n<h2><strong>Cari sat\u0131\u015f fiyatlar\u0131nda ki art\u0131\u015f ge\u00e7en seneye g\u00f6re iki kat olmu\u015f<\/strong><\/h2>\n<p>2022 Ocak ay\u0131yla sat\u0131l\u0131k konut fiyatlar\u0131ndaki senelik art\u0131\u015f oran\u0131, 2021 Aral\u0131k ay\u0131nda olan y\u0131ll\u0131k art\u0131\u015fa g\u00f6re bir miktar ivme kaybetmi\u015f olsa da yay\u0131nlanan raporlarda incelenen ayn\u0131 d\u00f6nemde senelik oarak fiyat art\u0131\u015f\u0131 en y\u00fcksek seviyesine ula\u015ft\u0131. 2021 Aral\u0131k ay\u0131nda 32 puan olan ayl\u0131k fiyat art\u0131\u015f h\u0131z\u0131n\u0131n 2022 Ocak&#8217;ta 18 puana inmesine ra\u011fmen sat\u0131l\u0131k konut fiyatlar\u0131ndaki senelik art\u0131\u015f oran\u0131 y\u00fczde 109,1 olmu\u015f. Sat\u0131l\u0131k konut fiyatlar\u0131n\u0131n senelik art\u0131\u015f oran\u0131 \u0130stanbul&#8217;da 21,9, Ankara&#8217;da 15, \u0130zmir&#8217;de 17,4 puan oldu. B\u00f6ylece, sat\u0131l\u0131k konut cari fiyatlar\u0131ndaki senelik art\u0131\u015f oran\u0131 \u0130stanbul\u2019da y\u00fczde 127,5, Ankara\u2019da y\u00fczde 97,1 ve \u0130zmir\u2019de y\u00fczde 94 oldu. Sat\u0131l\u0131k konut metrekare\u00a0ortalama fiyatlar\u0131 \u0130stanbul&#8217;da 10.900 TL\u2019ye, Ankara&#8217;da 4.888 TL\u2019ye ve \u0130zmir&#8217;de 8.365 TL\u2019ye \u00e7\u0131kt\u0131.<\/p>\n<h2><strong>B\u00fcy\u00fck\u015fehirlerde konut sat\u0131\u015f fiyatlar\u0131 y\u00fckseli\u015flerinde farkl\u0131l\u0131k<\/strong><\/h2>\n<p>T\u00fcrkiye genelinde konut sat\u0131\u015f fiyatlar\u0131 2022 Ocak ay\u0131nda da ge\u00e7en senenin ayn\u0131 ay\u0131na g\u00f6re b\u00fct\u00fcn b\u00fcy\u00fck\u015fehirlerimizde artt\u0131. Sat\u0131l\u0131k konut metrekare\u00a0fiyatlar\u0131nda en h\u0131zl\u0131 art\u0131\u015f\u0131n oldu\u011fu illerimiz: Mersin y\u00fczde 141,3, \u0130stanbul y\u00fczde 127,5, Ayd\u0131n y\u00fczde 124,1, Diyarbak\u0131r y\u00fczde 122,1 ve Mu\u011fla y\u00fczde 119,6. Takip eden d\u00f6nemde 2021 Eyl\u00fcl\u2019e kadar konut sat\u0131\u015f fiyatlar\u0131n\u0131n art\u0131\u015f oran\u0131 y\u00fczde 37 d\u00fczeyinde yatay seyretmi\u015f. Di\u011fer taraftan, en d\u00fc\u015f\u00fck konut sat\u0131\u015f fiyat\u0131 art\u0131\u015f\u0131 Bayrakl\u0131\u2019da y\u00fczde 61,1 olmu\u015f, s\u0131ras\u0131yla \u00d6demi\u015f y\u00fczde 66,6, Tire y\u00fczde 69,1, Konak y\u00fczde 73,5 ve Karaba\u011flar y\u00fczde 75,9 en d\u00fc\u015f\u00fck konut sat\u0131\u015f fiyat\u0131 art\u0131\u015flar\u0131n\u0131n ger\u00e7ekle\u015fti\u011fi il\u00e7eler olmu\u015f.<\/p>\n<p>Son bir sene i\u00e7inde T\u00dcFE\u2019nin yakla\u015f\u0131k y\u00fczde 49 artm\u0131\u015f o\u015fdu\u011fu dikkate al\u0131nd\u0131\u011f\u0131nda enflasyondan ar\u0131nd\u0131r\u0131lm\u0131\u015f konut sat\u0131\u015f fiyatlar\u0131n\u0131n t\u00fcm il\u00e7elerde y\u00fckseldi\u011fi g\u00f6r\u00fclmektedir. Buna g\u00f6re, \u0130zmir\u2019in il\u00e7elerindeki reel konut sat\u0131\u015f fiyat\u0131 art\u0131\u015f oran\u0131 y\u00fczde 12 ve y\u00fczde 87 aras\u0131nda de\u011fi\u015fgenlik g\u00f6stermektedir. 2022 Ocak ay\u0131 itibar\u0131 ile ortalama sat\u0131l\u0131k metrekare\u00a0fiyat\u0131n\u0131n en y\u00fcksek oldu\u011fu \u00fc\u00e7 il\u00e7e s\u0131ras\u0131 ile G\u00fczelbah\u00e7e (18.333 TL),\u00a0\u00c7e\u015fme (29.264 TL) ve Urla\u2019d\u0131r (18.055 TL). En d\u00fc\u015f\u00fck sat\u0131l\u0131k metrekare\u00a0fiyat\u0131 ise \u00d6demi\u015f (4.166 TL), Bay\u0131nd\u0131r (4.466 TL) ve Tire\u2019de (4.618 TL) il\u00e7elerinde
