Son 1 ay i\u00e7erisindeki \u00f6zellikle 20 Aral\u0131k 2021 tarihi sonras\u0131ndaki d\u00f6vizdeki ani sert d\u00fc\u015f\u00fc\u015f sonras\u0131nda kurlardaki dalgalanmalar daha \u00f6ncesinde pahal\u0131ya yap\u0131lan konut sat\u0131\u015flar\u0131nda iptallerin gelmesine yol a\u00e7\u0131yor.<\/p>\n<p>20 Aral\u0131k 2021 tarihi sonras\u0131nda d\u00f6viz kurunda ya\u015fanan ani sert d\u00fc\u015f\u00fc\u015f\u00fcn, bu d\u00f6nemde yap\u0131lan konut sat\u0131\u015flar\u0131n\u0131n iptallerine sebep oldu\u011funa dikkat \u00e7ekilirken, konut almay\u0131 planlayan al\u0131c\u0131lar\u0131n ise bu dalgalanmalar nedeniyle beklemeye ge\u00e7ti\u011fi s\u00f6yleniyor. Kurdaki bu sert d\u00fc\u015f\u00fc\u015f\u00fcn piyasaya gayrimenkul sekt\u00f6r\u00fcne etkileriyle ilgili a\u00e7\u0131klamalarda bulunan \u0130stanbul Emlak\u00e7\u0131lar Odas\u0131 Ba\u015fkan\u0131 Nizamettin A\u015fa, \u201cBu \u00f6zellikle yabanc\u0131 yat\u0131r\u0131mc\u0131n\u0131n al\u0131m\u0131n\u0131 azaltacak. Elindeki 100 bin dolar\u0131 ile 850 bin liral\u0131k ev alabilirken, kur art\u0131\u015flar\u0131 sonras\u0131nda 1 milyon 800 bin TL\u2019lik evlere bakmaya ba\u015flad\u0131lar. Ancak son 1 ay i\u00e7erisinde kurda ani d\u00fc\u015f\u00fc\u015fler ya\u015fan\u0131nca ellerindeki paras\u0131 yetmeyen yabanc\u0131 yat\u0131r\u0131mc\u0131lardan sat\u0131\u015f iptalleri oldu\u201d \u015feklinde konu\u015ftu.<\/p>\n<p>Konutlara olan talebin azalmas\u0131n\u0131n konut fiyatlar\u0131nda bir miktar gev\u015femeyi getirebilece\u011fini ancak hen\u00fcz o noktaya gelmediklerini s\u00f6yleyen A\u015fa, konut al\u0131c\u0131lar\u0131n\u0131n d\u00f6vizin durumunu takip ettiklerine vurgu yapt\u0131. \u00d6zellikle in\u015faat sekt\u00f6r\u00fcnde de hayata ge\u00e7ecek olan yeni projelere ba\u015flamak i\u00e7in, d\u00f6viz kurunun belli bir seviyeye d\u00fc\u015fmesinin beklendi\u011fine dikkat \u00e7eken A\u015fa, \u201c\u0130n\u015faat\u00e7\u0131 \u015fu anda \u00f6n\u00fcn\u00fc g\u00f6remedi\u011fi i\u00e7in maliyet hesab\u0131 yapam\u0131yor. Dolay\u0131s\u0131yla yabanc\u0131ya gayrimenkul sat\u0131\u015f\u0131 taraf\u0131ndan bir problem oldu\u011funu d\u00fc\u015f\u00fcnm\u00fcyorum. H\u0131zl\u0131 bir \u015fekilde artaca\u011f\u0131na da inan\u0131yorum. Bizim sat\u0131\u015f verilerine bakt\u0131\u011f\u0131m\u0131zda beklentimizi kar\u015f\u0131layacak sat\u0131\u015flar da ger\u00e7ekle\u015fti bu dolarizasyon d\u00f6neminde. 2022\u2019de yabanc\u0131ya sat\u0131\u015f\u0131n 60-70 bin band\u0131na gelerek 10 milyar dolar\u0131n \u00fczerinde bir gelir b\u0131rakmas\u0131n\u0131 bekliyoruz\u201d diye konu\u015ftu.<\/p>\n<p>Kendi vatanda\u015flar\u0131m\u0131z\u0131n yat\u0131r\u0131mlar\u0131n\u0131 biraz erteleyerek \u015fu anda dolar ve TL taraf\u0131nda kampanyan\u0131n gidi\u015fat\u0131n\u0131 izledi\u011fini dile getiren Bucak, \u201cVatanda\u015f\u0131m\u0131z artacak m\u0131 d\u00fc\u015fecek mi onu bekliyorlar. Ayr\u0131ca kredi oranlar\u0131 ayl\u0131k y\u00fczde 2\u2019ye y\u00fckselmi\u015f durumda ve kimse kredi bulam\u0131yor. Bu da ipotekli konut sat\u0131\u015flar\u0131nda d\u00fc\u015f\u00fc\u015f ya\u015fanaca\u011f\u0131n\u0131n bir g\u00f6stergesidir. Bu nedenle cebinde nakiti olan konutu al\u0131yor, ancak ipotekli alacak olan k\u0131s\u0131m beklemede kald\u0131\u201d \u015feklinde konu\u015ftu.<\/p>\n<h2>Yabanc\u0131 yat\u0131r\u0131mc\u0131ya ikamet ama\u00e7l\u0131 sat\u0131\u015flarda art\u0131\u015f olur<\/h2>\n<p>\u0130stanbul Gayrimenkul De\u011ferleme Kurucu ve Y\u00f6netici Ortaklar\u0131ndan Ahmet B\u00fcy\u00fckduman, konut fiyatlar\u0131n\u0131b d\u00fc\u015fmesi yabanc\u0131lar\u0131n konut cazibesini daha da art\u0131raca\u011f\u0131na vurgu yapt\u0131. B\u00fcy\u00fckduman, \u201cYabanc\u0131lar\u0131n konut al\u0131m\u0131nda asl\u0131nda vatanda\u015fl\u0131k i\u00e7in al\u0131mlar\u0131n pay\u0131 y\u00fczde 15-20 civar\u0131ndad\u0131r. Asl\u0131nda yabanc\u0131 yat\u0131r\u0131m\u0131n\u0131n \u00e7o\u011funluk k\u0131sm\u0131 ikamet ama\u00e7l\u0131 al\u0131yor. T\u00fcrkiye\u2019de m\u00fclk sahibi oldu\u011funuzda daha rahat bir \u015fekilde ge\u00e7ici ikamet alabiliyorsunuz. B\u00f6ylece Afganistan, Libya, Yemen, \u0130ran ve Irak gibi \u00fclkeler ucuz m\u00fclk i\u00e7in bize y\u00f6neliyor ve ikamet sayesinde T\u00fcrk pasaportu da alabiliyorlar. \u015eimdi ise dolar kuru d\u00fc\u015f\u00fc\u015f ya\u015fay\u0131nca bizim konutlar onlara daha ucuz hale gelmi\u015f oldu.
