Denge De\u011ferleme Y\u00f6netim Kurulu Ba\u015fkan\u0131 Baki Budako\u011flu, sekt\u00f6r\u00fcn 2021 y\u0131l\u0131nda pandeminin yaralar\u0131 sarmaya ba\u015flad\u0131\u011f\u0131n\u0131, 2022\u2019nin rekor b\u00fcy\u00fcmeler olmasa da sekt\u00f6r\u00fcn dengelenece\u011fi rakamlara ula\u015faca\u011f\u0131 bir y\u0131l olaca\u011f\u0131n\u0131 s\u00f6yledi.<\/i><\/b><\/p>\n<p>2021 y\u0131l\u0131nda artan maliyetlerin yeni konut \u00fcretimini azaltt\u0131\u011f\u0131n\u0131, girdi maliyetlerinde ve kredi faizlerindeki y\u00fckseli\u015fin de fiyatlara yans\u0131d\u0131\u011f\u0131n\u0131 belirten\u00a0<b>Denge De\u011ferleme Y\u00f6netim Kurulu Ba\u015fkan\u0131 Baki Budako\u011flu<\/b>, bu ko\u015fullara ra\u011fmen T\u00fcrkiye\u2019nin 2021 y\u0131l\u0131n\u0131 ortalaman\u0131n \u00fczerinde yakla\u015f\u0131k 1 milyon 400 bin adet konut sat\u0131\u015f rakamlar\u0131 ile tamamlamaya haz\u0131rland\u0131\u011f\u0131n\u0131 belirtti.Bu tabloda dikkat \u00e7ekici olan ayr\u0131nt\u0131n\u0131n ikinci el konutlardaki de\u011fi\u015fimde yatt\u0131\u011f\u0131na dikkat \u00e7eken\u00a0<b>Budako\u011flu<\/b>,\u00a0<i>\u201c2021 y\u0131l\u0131nda ilk elden konut sat\u0131\u015flar\u0131nda 420 bin adet gibi ortalaman\u0131n alt\u0131nda bir rakam bekliyoruz. \u0130kinci el konut sat\u0131\u015flar\u0131nda ise \u00f6ng\u00f6r\u00fclerimiz y\u0131l\u0131n 900.000 adet ile ortalaman\u0131n \u00fczerinde kapanaca\u011f\u0131 y\u00f6n\u00fcnde birle\u015fiyor. Bu durum bize 2018 sonras\u0131nda ikinci el sat\u0131\u015flar ile ilk konut sat\u0131\u015flar\u0131 aras\u0131ndaki makas\u0131n, ikinci el konut lehine a\u00e7\u0131ld\u0131\u011f\u0131 g\u00f6steriyor.\u201d dedi.<\/i><\/p>\n<p><i>Konut sat\u0131\u015f ve illerin n\u00fcfuslar\u0131na g\u00f6re s\u0131ralamalarda farkl\u0131l\u0131klar\u0131n \u00f6ne \u00e7\u0131kt\u0131\u011f\u0131n\u0131 belirten\u00a0<\/i><b>Budako\u011flu<\/b><i>,\u201d Konut sat\u0131\u015f say\u0131lar\u0131na g\u00f6re s\u0131ralamada \u0130stanbul, Ankara ve \u0130zmir ba\u015f\u0131 \u00e7ekiyor. Ancak, Antalya, Mersin, Kocaeli ve Tekirda\u011f konut sat\u0131\u015f say\u0131lar\u0131ndaki s\u0131ralamalar\u0131na g\u00f6re n\u00fcfus s\u0131ralamalar\u0131ndan farkl\u0131 seyir izliyorlar. N\u00fcfusu en fazla olan on ilimiz dikkate al\u0131nd\u0131\u011f\u0131nda Adana ve \u015eanl\u0131urfa illerimizin konut sat\u0131\u015f say\u0131lar\u0131 bak\u0131m\u0131ndan olumsuz performans sergileyen iller oldu\u011fu g\u00f6r\u00fcl\u00fcyor.\u201d \u015feklinde konu\u015ftu.<\/i><\/p>\n<h2><b>2022 y\u0131l\u0131 i\u00e7inde yabanc\u0131ya sat\u0131\u015ftan 20 milyar dolar bekleniyor<\/b><\/h2>\n<p>2021 y\u0131l\u0131nda, d\u00f6viz kurunun, gayrimenkul fiyatlar\u0131ndaki art\u0131\u015f\u0131n \u00fczerinde seyrediyor olmas\u0131n\u0131n yabanc\u0131lara daha uygun fiyatta daha katma de\u011ferli gayrimenkul al\u0131m f\u0131rsat\u0131 sa\u011flad\u0131\u011f\u0131n\u0131 belirten\u00a0<b>Baki Budako\u011flu<\/b>haz\u0131rlad\u0131klar\u0131 \u2018Gayrimenkul Piyasas\u0131 2021 G\u00f6r\u00fcn\u00fcm\u00fc\u2019 raporuna g\u00f6re; yabanc\u0131ya konut sat\u0131\u015flar\u0131n\u0131n 2021 y\u0131l\u0131na damgas\u0131n\u0131 vurdu\u011funa dikkat \u00e7ekti.\u00a0<b>Budako\u011flu\u00a0<\/b>\u015f\u00f6yle devam etti: \u201c<i>D\u00f6viz kurlar\u0131ndaki art\u0131\u015f sonras\u0131nda yabanc\u0131 yat\u0131r\u0131mc\u0131lara yap\u0131lan konut sat\u0131\u015flar\u0131 yukar\u0131 y\u00f6nde ivmesi kazanarak, ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 48,4 oran\u0131nda artt\u0131. 2021 y\u0131l\u0131 Kas\u0131m ay\u0131nda 7 bin 363 adet sat\u0131\u015f ile rekor say\u0131ya ula\u015f\u0131l\u0131rken, 2021 y\u0131l\u0131 Kas\u0131m ay\u0131 da dahil olmak \u00fczere 11 ayda yabanc\u0131lara 51 bin 352 adet sat\u0131\u015f ger\u00e7ekle\u015ftirildi. Yabanc\u0131ya sat\u0131\u015fta 2021 y\u0131l\u0131n\u0131n yakla\u015f\u0131k 57 bin rakamlar\u0131 ve 14,25 Milyar dolar do\u011frudan yat\u0131r\u0131m ile tamamlanaca\u011f\u0131 \u00f6ng\u00f6r\u00fcl\u00fcyor. 2022 y\u0131l\u0131nda ise yabanc\u0131ya sat\u0131\u015fta \u00f6nemli oranda y\u00fckselme bekleniyor. Ko\u015fullar bu \u015fekilde devam etti\u011fi takdirde yabanc\u0131ya konut sat\u0131\u015f\u0131nda 2022\u2019de 80 bin ve \u00fclkemize 20 Milyar dolar do\u011frudan yat\u0131r\u0131m ger\u00e7ekle\u015fece\u011fini \u00f6ng\u00f6rmekteyiz.\u201d<\/i>dedi. Denge De\u011ferleme\u2019nin s\u00f6z konusu raporuna g\u00f6re; \u00fclkemizde 2021 y\u0131l\u0131 yabanc\u0131ya sat\u0131\u015f i\u015flemlerinde \u00fclke uyruklar\u0131na g\u00f6re s\u0131ralama yap\u0131ld\u0131\u011f\u0131nda ilk be\u015f \u00fclke \u0130ran, Irak, Rusya Federasyonu, Afganistan ve Almanya olurken, \u0130stanbul, Antalya ve Ankara ise al\u0131m i\u00e7in en \u00e7ok tercih edilen g\u00f6zde iller olarak s\u0131ralan\u0131yor.<\/p>\n<h2><b>Gayrimenkul sekt\u00f6r\u00fc olarak 2022 y\u0131l\u0131ndan umutluyuz<\/b><\/h2>\n<p>Ge\u00e7ti\u011fimiz 10 y\u0131ll\u0131k periyotta GSYH\u2019den ortalama y\u00fczde 7 pay alan sekt\u00f6r, 2020 y\u0131l\u0131n\u0131 y\u00fczde 5 payla kapatm\u0131\u015ft\u0131. 2021 y\u0131l\u0131n\u0131n ilk \u00e7eyre\u011fi ile birlikte pandemi s\u00fcrecindeki daralmas\u0131n\u0131 toparlayan sekt\u00f6r\u00fcn pay\u0131 y\u00fczde 5,8\u2019e ula\u015fm\u0131\u015f durumda.\u00a0<b>Denge Gayrimenkul De\u011ferleme ve Dan\u0131\u015fmanl\u0131k A. \u015e. Y\u00f6netim Kurulu Ba\u015fkan\u0131 Baki Budako\u011flu<\/b>, sekt\u00f6rde ger\u00e7ek toparlanman\u0131n 2022 y\u0131l\u0131n\u0131n ikinci yar\u0131s\u0131nda ger\u00e7ekle\u015fece\u011fine i\u015faret ediyor ve \u015f\u00f6yle devam ediyor:\u00a0<i>\u201cSekt\u00f6r olarak 2022 y\u0131l\u0131ndan umutluyuz. Sekt\u00f6r\u00fcm\u00fcz\u00fcn GSYH\u2019den ald\u0131\u011f\u0131 pay\u0131n 2021\u2019de y\u00fczde 5,8\u2019e \u00e7\u0131kmas\u0131, 2021 y\u0131l\u0131n\u0131 27,8 milyon turist say\u0131s\u0131 ve yakla\u015f\u0131k 22 Milyar turizm geliri ile kapatacak olmam\u0131z, 2022 y\u0131l\u0131nda turizm sekt\u00f6r\u00fcnde doluluk oran\u0131n\u0131n artaca\u011f\u0131 ve yabanc\u0131ya sat\u0131\u015flar\u0131n devam edece\u011fi ger\u00e7ekleri; bizleri 2022\u2019yi olumlu bir havada kar\u015f\u0131lamam\u0131z gerekti\u011fini g\u00f6steriyor. Elimizdeki veriler, 2022 y\u0131l\u0131nda gayrimenkul sekt\u00f6r\u00fcnde rekor b\u00fcy\u00fcmeler de\u011fil belki ama sekt\u00f6r\u00fcn dengelenece\u011fi rakamlara ula\u015faca\u011f\u0131 bir y\u0131l olaca\u011f\u0131n\u0131 g\u00f6steriyor.\u201d\u00a0<\/i>dedi.<\/p>\n<h2><b>AVM&#8217;ler yat\u0131r\u0131mc\u0131lar\u0131 \u00fczd\u00fc<\/b><\/h2>\n<p>Son iki y\u0131lda gayrimenkul sekt\u00f6r\u00fcn\u00fcn pandemi s\u00fcrecinden d\u00fcnya genelinde olumsuz etkilendi\u011fini ifade eden\u00a0<b>Baki Budako\u011flu<\/b>, \u201cAVM\u2019ler de pandeminden olumsuz etkilenen yat\u0131r\u0131m ara\u00e7lar\u0131 oldu. AVM sekt\u00f6r\u00fc 2021 y\u0131l\u0131nda toparlanma s\u00fcrecine girse de, online al\u0131\u015fveri\u015fin pandemi s\u00fcrecinde ola\u011fan\u00fcst\u00fc geli\u015fmesi ve geli\u015fiyor olmas\u0131, al\u0131\u015f veri\u015f merkezlerinin toparlanma s\u00fcrecini uzatacak gibi g\u00f6r\u00fcn\u00fcyor. Bununla beraber sekt\u00f6r\u00fcn T\u00fcrkiye\u2019de 2021 ile birlikte toparlanma s\u00fcrecine girdi\u011fi; ancak \u00f6zellikle y\u0131l\u0131n son \u00e7eyre\u011findeki in\u015faat maliyetlerindeki art\u0131\u015f ve d\u00f6vizdeki dengelerin istenilen seviyelere oturmamas\u0131 nedeniyle y\u0131l\u0131 mutlu kapatamad\u0131k\u201d dedi.<\/p>\n<h2><b>\u0130n\u015faat ve yap\u0131 ruhsatlar\u0131 daha da artt\u0131\u00a0<\/b><\/h2>\n<p><b>Budako\u011flu<\/b>,\u00a0<i>\u201c\u0130n\u015faat sekt\u00f6r\u00fcnde \u00f6ne \u00e7\u0131kan konulardan biri de girdi maliyetleridir. Sekt\u00f6r\u00fcn girdi maliyetlerini direkt olarak etkileyen d\u00f6viz kurlar\u0131nda 2021 y\u0131l\u0131 Kas\u0131m ay\u0131nda USD\u2019da y\u00fczde 66,2, Euro\u2019da da y\u00fczde 57,4 oran\u0131nda art\u0131\u015f ya\u015fan\u0131rken, \u0130n\u015faat Maliyet Endeksi\u2019nde Ekim ay\u0131nda art\u0131\u015f y\u00fczde 41,9 ve malzeme fiyatlar\u0131ndaki art\u0131\u015f ise y\u00fczde 50,5 oran\u0131nda ger\u00e7ekle\u015fti.<\/i><i>\u00a0Ama\u00a0<\/i><i>yine de \u00fcmitli olmak i\u00e7in \u00f6nemli arg\u00fcmanlar\u0131m\u0131z var.<\/i><i>2021\u2019in ilk alt\u0131 ay\u0131nda, al\u0131nan in\u015faat ruhsat\u0131 kapsam\u0131ndaki konut say\u0131s\u0131n\u0131n son d\u00f6rt y\u0131l\u0131n en y\u00fcksek seviyesine \u00e7\u0131kmas\u0131 da olumlu geli\u015fmeler aras\u0131nda yer al\u0131yor.
