ESG, bir yat\u0131r\u0131m\u0131n performans\u0131 \u00fczerinde \u00f6nemli etkileri bulunabilecek \u00e7evresel, sosyal ve y\u00f6neti\u015fimsel uygulamalar\u0131 ifade ediyor. Gayrimenkul yat\u0131r\u0131mlar\u0131 ve portf\u00f6ylerin de\u011feri de bu geli\u015fmelerden pay\u0131n\u0131 almaya ba\u015flam\u0131\u015f durumda.<\/p>\n<p>&nbsp;<\/p>\n<h2><strong>ESG\u2019ye uyum sa\u011flamayan gayrimenkuller ciddi de\u011fer kaybedecek<\/strong><\/h2>\n<p>&nbsp;<\/p>\n<p>\u0130klim de\u011fi\u015fikli\u011finin kurakl\u0131k, seller, orman yang\u0131nlar\u0131, m\u00fcsilaj gibi olumsuz ve y\u0131k\u0131c\u0131 etkilerini art\u0131k g\u00fcnl\u00fck hayat\u0131m\u0131zda birebir ya\u015fad\u0131\u011f\u0131m\u0131za dikkat \u00e7eken\u00a0<strong>Denge Gayrimenkul De\u011ferleme ve Dan\u0131\u015fmanl\u0131k A.\u015e. Y\u00f6netim Kurulu Ba\u015fkan Yard\u0131mc\u0131s\u0131\u00a0Ahmet Arslan<\/strong>,\u201c Bug\u00fcn sadece iklim de\u011fi\u015fikli\u011fi de\u011fil, \u00e7evresel, sosyal ve kurumsal y\u00f6netimle ilgili pek \u00e7ok konunun \u015firket de\u011ferlemesinde ve yat\u0131r\u0131mlar\u0131nda etkisinin oldu\u011funu biliyoruz. \u00c7evresel boyutuyla ele ald\u0131\u011f\u0131m\u0131zda, iklim de\u011fi\u015fikli\u011fi \u00fczerinde yaratt\u0131\u011f\u0131 etki, karbon sal\u0131n\u0131m miktar\u0131, su tasarrufu becerisi, yenilenebilir enerji \u00fcretebilmesi, enerji verimlili\u011fi, at\u0131k geri d\u00f6n\u00fc\u015f\u00fcm\u00fc gibi \u00f6zellikler ESG politikalar\u0131 kapsam\u0131nda yeni d\u00f6nemde gayrimenkullere ili\u015fkin \u00e7evresel beklentiler aras\u0131nda yer al\u0131yor. Bu kriterlere sahip olmayan gayrimenkullerin yak\u0131n d\u00f6nemde ilave yat\u0131r\u0131ma katlanarak ya sisteme uygun hale getirilmesi, ya da ciddi de\u011fer kayb\u0131 ya\u015famalar\u0131, hatta baz\u0131lar\u0131n\u0131n kanuni yapt\u0131r\u0131mlarla kullan\u0131m\u0131na izin verilmemesi bekleniyor.\u201d dedi.<\/p>\n<p>&nbsp;<\/p>\n<h2><strong>\u0130lerleyen d\u00f6nemde \u201cs\u0131f\u0131r karbon\u201d temal\u0131 gayrimenkuller tercih edilecek<\/strong><\/h2>\n<p><strong>\u00a0<\/strong><\/p>\n<p>D\u00fcnyadaki toplam enerji t\u00fcketimi i\u00e7erisinde yap\u0131 sto\u011funun yakla\u015f\u0131k y\u00fczde 20\u2019lik bir paya sahip oldu\u011funa dikkat \u00e7eken\u00a0<strong>Ahmet Arslan<\/strong>, \u201c\u0130lerleyen d\u00f6nemde daha ekolojik in\u015faat malzemelerinin kullan\u0131ld\u0131\u011f\u0131, ak\u0131ll\u0131 \u0131s\u0131tma ve sahip, t\u00fcketti\u011fi kadar \u00fcretme becerisine sahip \u201cs\u0131f\u0131r karbon\u201d temal\u0131 gayrimenkuller tercih edilecek. Bankalar ve di\u011fer finansman kurulu\u015flar\u0131 da gayrimenkul finansman s\u00fcre\u00e7lerinde bu konuyu \u00f6ncelikli kriterler aras\u0131na alarak \u00e7evreye duyarl\u0131 gayrimenkul projelerini te\u015fvik ediyor. \u00d6zellikle kurumsal yat\u0131r\u0131mc\u0131lar\u0131n \u00e7evre dostu, sosyal a\u00e7\u0131dan duyarl\u0131 ve sosyal sorumluluk bilinciyle in\u015fa edilen ve y\u00f6netilen gayrimenkullere y\u00f6neldi\u011fini biliyoruz.\u201d \u015feklinde konu\u015ftu.<\/p>\n<p><strong>\u00a0<\/strong><strong>\u00a0<\/strong><\/p>\n<p><strong>Sadece finansal de\u011ferleme, \u00e7evre ve insan boyutlar\u0131n\u0131 denklem i\u00e7ine katmakta yetersiz kal\u0131yor<\/strong><\/p>\n<p>&nbsp;<\/p>\n<p>S\u00fcrd\u00fcr\u00fclebilirli\u011fin, kurumun de\u011ferine yap\u0131lan ve geri d\u00f6n\u00fc\u015f\u00fc \u00e7ok y\u00fcksek bir yat\u0131r\u0131m oldu\u011funu belirten\u00a0<strong>ESG Turkey Dan\u0131\u015fmanl\u0131k Genel M\u00fcd\u00fcr\u00fc Dr. Cenk T\u00fcrker<\/strong>, \u201cS\u00fcrd\u00fcr\u00fclebilirlik y\u00f6netimi, \u015firketlerin logo, marka tan\u0131n\u0131rl\u0131\u011f\u0131, telif haklar\u0131, patent gibi dokunulamayan varl\u0131klar\u0131n\u0131n y\u00f6netimini, bunlar arac\u0131l\u0131\u011f\u0131yla de\u011fer yarat\u0131lmas\u0131n\u0131 ve o de\u011ferin korunmas\u0131n\u0131 sa\u011flar. \u00c7\u00fcnk\u00fc g\u00fcn\u00fcm\u00fczde bir kurulu\u015fun, dokunulamayan de\u011ferlerinin kurulu\u015fun toplam de\u011ferine oran\u0131 y\u00fczde 85\u2019lerin \u00fczerine \u00e7\u0131km\u0131\u015f durumdad\u0131r. Art\u0131k sadece finansal de\u011ferleme yap\u0131lmas\u0131, \u00e7evre ve insan boyutlar\u0131n\u0131 denklem i\u00e7ine katmakta yetersiz kalmaktad\u0131r. \u00c7\u00fcnk\u00fc g\u00fcn\u00fcm\u00fczde, ESG boyutlar\u0131n\u0131n getirdi\u011fi risklerin de, f\u0131rsatlar\u0131n da finansal etkileri son derece b\u00fcy\u00fck olabilmektedir. Bir \u00fcretim tesisinin \u00e7evreye zarar verir \u015fekilde faaliyet g\u00f6stermesi; rekabette geri kalmas\u0131, yak\u0131n gelecekte m\u00fc\u015fteri bulamamas\u0131, finansmana eri\u015fememesi, karbon vergisi \u00f6demesi, faaliyetinin durdurulmas\u0131 gibi riskler bar\u0131nd\u0131rabilmektedir. \u0130\u015fte bu risklerden uzak kalmak, s\u00fcrd\u00fcr\u00fclebilirlik (ESG) de\u011ferlemesinden y\u00fcksek puan almak, \u00fcr\u00fcn ya da kurulu\u015fun de\u011ferini maksimize edebilmek i\u00e7in \u015firketlerin s\u00fcrd\u00fcr\u00fclebilirlik yolculu\u011funa bir an \u00f6nce \u00e7\u0131kmalar\u0131n\u0131 tavsiye ediyorum\u201d dedi.<\/p>\n<p>&nbsp;<\/p>\n<h2 style=\"text-align: left;\"><strong>S\u00fcrd\u00fcr\u00fclebilirli\u011fin stratejik \u00f6nemi giderek daha fazla anla\u015f\u0131l\u0131yor<\/strong><\/h2>\n<p>&nbsp;<\/p>\n<p>D\u00fcnya iklim de\u011fi\u015fikli\u011fi, n\u00fcfus art\u0131\u015f\u0131, kaynaklar\u0131n artan ihtiya\u00e7lar kar\u015f\u0131s\u0131nda yetersizli\u011fi, ekonomik ve sosyal e\u015fitsizlikler gibi sorunlar ile kar\u015f\u0131 kar\u015f\u0131ya. Bu sorunlara \u00e7\u00f6z\u00fcm bulmak sadece ekonomik bir bak\u0131\u015f a\u00e7\u0131s\u0131 ile m\u00fcmk\u00fcn g\u00f6r\u00fcnm\u00fcyor. D\u00fcnya \u00e7ap\u0131nda 2.422 \u00fcst d\u00fczey y\u00f6neticiyle yap\u0131lan bir anket \u00e7al\u0131\u015fmas\u0131na g\u00f6re, \u015firketler s\u00fcrd\u00fcr\u00fclebilirli\u011fe \u00f6nem veriyor ve bu konuda \u00e7al\u0131\u015fmalar yap\u0131yorlar. Anketin yap\u0131ld\u0131\u011f\u0131 \u015firketlerin y\u00fczde 16\u2019s\u0131n\u0131n y\u00f6netim kurulunda S\u00fcrd\u00fcr\u00fclebilirlik Komitesi bulunuyor. Bu oran, 2014 y\u0131l\u0131nda y\u00fczde 12 idi. S\u00fcrd\u00fcr\u00fclebilirlik CEO ve Y\u00f6netim Kurulu seviyesinde ele al\u0131nmas\u0131 gereken bir konu. \u00a0kurumlar\u0131n hem kendilerine hem de i\u00e7inde yer ald\u0131klar\u0131 ekosisteme de\u011fer yaratmalar\u0131 gerekir.
