Pandemi s\u00fcrecinin gayrimenkul trendlerinde birtak\u0131m de\u011fi\u015fiklikleri beraberinde getirdi\u011fini belirten TSKB Gayrimenkul De\u011ferleme Antalya \u015eube M\u00fcd\u00fcr\u00fc Halil Esendal ve \u0130zmir \u015eube Y\u00f6netici Yard\u0131mc\u0131s\u0131 Mustafa Alperen Y\u00f6r\u00fck, bar\u0131nma konusunda yeni tercih ve al\u0131\u015fkanl\u0131klar\u0131n olu\u015ftu\u011funa dikkat \u00e7ekerek, baz\u0131 \u00f6nemli de\u011ferlendirmelerde bulundu.<\/p>\n<p>&nbsp;<\/p>\n<h2><strong>\u201cAla\u00e7at\u0131 ve Bodrum\u2019da sezonluk kiralamalar 125 bin TL\u2019ye y\u00fckseldi\u201d<\/strong><\/h2>\n<p>&nbsp;<\/p>\n<p>\u00c7e\u015fme\u2019de ortalama \u00f6zelliklere sahip villa kiralar\u0131n\u0131n ge\u00e7ti\u011fimiz y\u0131la g\u00f6re y\u00fczde 25-30 art\u0131\u015f g\u00f6sterdi\u011fini ifade eden\u00a0\u0130zmir \u015eube Y\u00f6netici Yard\u0131mc\u0131s\u0131 Mustafa Alperen Y\u00f6r\u00fck,\u00a0sezonluk kira bedellerinin 90 bin-110 bin TL aras\u0131nda de\u011fi\u015fti\u011fine dikkat \u00e7ekti. Urla\u2019da ise benzer villalar\u0131n 80 bin -100 bin TL aras\u0131nda de\u011fi\u015fen bedellerle kiralanabildi\u011finin alt\u0131n\u0131 \u00e7izen Y\u00f6r\u00fck, \u201cAla\u00e7at\u0131\u2019daki villalar\u0131n sezonluk kiralar\u0131 ise 100 bin -125 bin TL mertebesinden ba\u015flay\u0131p villan\u0131n niteli\u011fine ve konumuna g\u00f6re 250 bin TL seviyelerine kadar \u00e7\u0131kabiliyor. Bodrum\u2019da ortalama bir villan\u0131n sezonluk kira bedeli son bir y\u0131lda yakla\u015f\u0131k y\u00fczde 35-40 art\u0131\u015fla ortalama 100 bin- 125 bin TL seviyelerine ula\u015ft\u0131\u011f\u0131 g\u00f6zlemleniyor. Bodrumda, tercih edilen b\u00f6lgelerdeki l\u00fcks villalar\u0131 kiralamak i\u00e7in ise sezonluk olarak 250 bin \u2013 300 bin TL aras\u0131nda b\u00fct\u00e7e ayr\u0131lmas\u0131 gerekiyor. Fethiye\u2019de ise di\u011fer b\u00f6lgelerden farkl\u0131 olarak sezonluk kiralamalardan ziyade g\u00fcnl\u00fck, haftal\u0131k ve y\u0131ll\u0131k kiralamalar \u00f6n plana \u00e7\u0131k\u0131yor. \u0130l\u00e7edeki y\u0131ll\u0131k kiralama bedelleri, ge\u00e7ti\u011fimiz y\u0131la g\u00f6re yakla\u015f\u0131k y\u00fczde 15 artarak ortalama 60 bin TL ile 85 bin TL aras\u0131nda seyrediyor\u201d dedi.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<h2><strong>\u201cAntalya\u2019da havuzlu villalar g\u00fcnl\u00fck 2 bin TL\u2019ye ula\u015ft\u0131\u201d<\/strong><\/h2>\n<p><strong>\u00a0<\/strong><\/p>\n<p>Antalya\u2019n\u0131n do\u011fas\u0131yla dikkat \u00e7eken il\u00e7elerinden Ka\u015f, Kalkan ve Demre \u00e7evresindeki engebeli arazinin yap\u0131 arz\u0131n\u0131n d\u00fc\u015f\u00fck kalmas\u0131na neden oldu\u011funu s\u00f6yleyen Halil Esendal, \u201cSon d\u00f6nemde b\u00f6lgede artan villa tarz\u0131 yap\u0131la\u015fmalar, pandeminin beraberinde getirdi\u011fi izole hayat ihtiyac\u0131 ile birlikte yo\u011fun talep g\u00f6r\u00fcyor. B\u00f6lgenin sahil band\u0131nda daha \u00e7ok haftal\u0131k ve ayl\u0131k kiralamalar tercih edilirken, kiralamalar oda ve yatak say\u0131s\u0131na g\u00f6re \u00e7e\u015fitlilik g\u00f6steriyor.\u00a04-5 ki\u015finin konaklayabilece\u011fi, deniz manzaras\u0131na sahip havuzlu villalarda sezon d\u0131\u015f\u0131ndaki zamanda g\u00fcnl\u00fck kiralamalar pandemi \u00f6ncesi g\u00fcnl\u00fck 250-300 TL iken, 500 TL\u2019yi; sezon aylar\u0131nda pandemi \u00f6ncesi g\u00fcnl\u00fck 600-800 TL iken al\u0131nan rezervasyonlarda 1.500-2.000 TL civar\u0131n\u0131 buluyor\u201d dedi.<\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<h2><strong>\u201cEge B\u00f6lgesi\u2019nde artan kiralar amortisman s\u00fcrelerini uzat\u0131yor\u201d<\/strong><\/h2>\n<p>Ege B\u00f6lgesi\u2019ndeki kiralama piyasas\u0131na ili\u015fkin de\u011ferlendirmelerini aktaran Y\u00f6r\u00fck ise \u015f\u00f6yle konu\u015ftu: \u201cKalabal\u0131k ya\u015fam\u0131n yo\u011fun oldu\u011fu apartman hayat\u0131ndan ka\u00e7\u0131\u015f, evden \u00e7al\u0131\u015fma modeli ve izole edilmi\u015f bir hayat\u0131n daha \u00e7ok tercih edilmesi, Ege B\u00f6lgesi\u2019ne olan talebi art\u0131rmaya devam ediyor. B\u00f6lgede ger\u00e7ekle\u015fen gayrimenkul yat\u0131r\u0131mlar\u0131na bak\u0131ld\u0131\u011f\u0131nda kiralama faaliyetlerinin \u00f6nemli bir yer tuttu\u011fu g\u00f6r\u00fcl\u00fcyor ancak kira bedellerindeki art\u0131\u015f oranlar\u0131n\u0131n sat\u0131\u015f fiyatlar\u0131na g\u00f6re d\u00fc\u015f\u00fck kalmas\u0131 amortisman s\u00fcrelerini uzat\u0131yor. \u00d6n\u00fcm\u00fczdeki y\u0131llarda b\u00f6lgedeki kiralama faaliyetlerinin artarak devam edece\u011fi \u00f6ng\u00f6r\u00fcl\u00fcyor.\u201d<\/p>\n<p>&nbsp;<\/p>\n<h2><strong>\u201c\u0130zmir\u2019in merkezinde kiralar ge\u00e7ti\u011fimiz y\u0131la g\u00f6re\u00a0<\/strong><strong>yakla\u015f\u0131k y\u00fczde 20 artt\u0131<\/strong><strong>\u201d<\/strong><\/h2>\n<p>\u201cEge B\u00f6lgesi\u2019nin en fazla n\u00fcfusa sahip kenti \u0130zmir\u2019de ge\u00e7ti\u011fimiz y\u0131l ger\u00e7ekle\u015fen depremin, yeni kent merkezi i\u00e7indeki eski yap\u0131lara olan g\u00fcveni azaltt\u0131\u011f\u0131na i\u015faret eden Y\u00f6r\u00fck, buna ba\u011fl\u0131 olarak deprem sonras\u0131 in\u015fa edilen A ve B s\u0131n\u0131f\u0131 ofis projelerindeki doluluk oranlar\u0131nda ve kira fiyatlar\u0131nda g\u00f6zle g\u00f6r\u00fcl\u00fcr bir art\u0131\u015f olu\u015ftu\u011funa da dikkat \u00e7ekerek, \u015f\u00f6yle devam etti: \u201cYeni kent merkezinde bulunan \u00e7al\u0131\u015fma alanlar\u0131ndaki ofis kira bedelleri; konuma, bina ya\u015f\u0131na, yap\u0131 kalitesine g\u00f6re de\u011fi\u015fkenlik g\u00f6steriyor. B\u00f6lgede yer alan konut kira bedelleri ise ge\u00e7ti\u011fimiz y\u0131la g\u00f6re ortalama y\u00fczde 15-20 artarak ayl\u0131k ortalama 40-50 TL\/m<sup>2\u00a0<\/sup>mertebelerine ula\u015fm\u0131\u015f durumda. Genel anlamda il merkezindeki kiralama faaliyetlerine bak\u0131ld\u0131\u011f\u0131nda, kira bedellerinin ge\u00e7ti\u011fimiz y\u0131la g\u00f6re ortalama y\u00fczde 15-20 oran\u0131nda art\u0131\u015f g\u00f6sterdi\u011fi g\u00f6r\u00fcl\u00fcyor.\u201d<\/p>\n<p>&nbsp;<\/p>\n<h2><strong>Ege ve G\u00fcney b\u00f6lgelerine ili\u015fkin ara\u015ft\u0131rman\u0131n di\u011fer \u00e7\u0131kt\u0131lar\u0131 ise \u015f\u00f6yle:\u00a0<\/strong><\/h2>\n<p><strong>\u00a0<\/strong><\/p>\n<div>\n<ul>\n<li>Antalya \u015fehir merkezinde Konyaalt\u0131 ve Muratpa\u015fa il\u00e7elerinde sahile yak\u0131n olan kesimlerin \u00fcst gelir grubu, denizden i\u00e7 kesime do\u011fru uzanan b\u00f6lgelerin ve Kepez il\u00e7esinin ise orta gelir grubu taraf\u0131ndan tercih edildi\u011fi dikkat \u00e7ekiyor. \u015eehrin denizden uzak kuzey kesimlerinde \u00e7o\u011funlukla alt gelir grubu ya\u015f\u0131yor.
