Gayrimenkul sekt\u00f6r\u00fcnde talep art\u0131\u015f oran\u0131 azalsa da ihtiya\u00e7 kaynakl\u0131 talep devam ediyor ve hem kirada hem de sat\u0131\u015fta fiyatlar h\u0131zla art\u0131yor. EVA Gayrimenkul De\u011ferleme Genel M\u00fcd\u00fcr\u00fc Cansel Turgut Yaz\u0131c\u0131\u2019ya g\u00f6re talep azalsa da, arz daha h\u0131zl\u0131 d\u00fc\u015ft\u00fc\u011f\u00fc i\u00e7in a\u00e7\u0131k b\u00fcy\u00fcd\u00fc, konut sekt\u00f6r\u00fc daral\u0131yor ve fiyatlar y\u00fckseliyor.<\/p>\n<p>EVA Gayrimenkul De\u011ferleme Genel M\u00fcd\u00fcr\u00fc Cansel Turgut Yaz\u0131c\u0131, D\u00fcnya genelinde ekonominin en y\u00fcksek itici g\u00fc\u00e7lerinden birinin de in\u015faat oldu\u011funu ve T\u00fcrkiye\u2019de art\u0131k yeni \u00fcretimin \u00e7ok azald\u0131\u011f\u0131n\u0131 ifade etti.<br \/>\nToplam sat\u0131\u015flarda y\u0131l\u0131n ilk 4 ay\u0131nda ortalama 89 bin konut sat\u0131ld\u0131\u011f\u0131n\u0131, ge\u00e7en senenin ilk 4 ay\u0131nda ise bu rakam\u0131n 96 bin seviyelerinde oldu\u011funu belirten Yaz\u0131c\u0131, \u201cAl\u0131m sat\u0131m hacmi d\u00fc\u015ft\u00fc ama fiyatlar y\u00fckseliyor ve bu \u015fekilde devam ederse fiyatlar durmayacak. Merkez Bankas\u0131\u2019n\u0131n Mart ay\u0131 i\u00e7in a\u00e7\u0131klanan verilerinde art\u0131\u015flar \u00fclke genelinde bir \u00f6nceki ay\u0131n 2 puandan fazla \u00fcst\u00fcnde \u00e7\u0131kt\u0131. Mart sonu verilerinde ortalamada fiyatlar bir \u00f6nceki y\u0131la g\u00f6re %32 oran\u0131nda artt\u0131. Reel olarak ar\u0131nd\u0131rd\u0131\u011f\u0131m\u0131zda yani bir anlamda enflasyon sonras\u0131nda %13 daha fazla yukar\u0131 \u00e7\u0131km\u0131\u015f durumda. Ama baz\u0131 \u015fehirlerde yap\u0131lar\u0131n\u0131n b\u00fcy\u00fckl\u00fck yer ve di\u011fer fakt\u00f6rlere ba\u011fl\u0131 olarak ortalama art\u0131\u015f oranlar\u0131n\u0131n %40 d\u00fczeyini zorlad\u0131\u011f\u0131 istatistiklerde g\u00f6r\u00fcl\u00fcyor. En y\u00fckselen \u015fehirler Ayd\u0131n, Didim, Mu\u011fla olurken, G\u00fcneydo\u011fu\u2019da ise Diyarbak\u0131r ve \u015eanl\u0131urfa oldu.\u201d dedi.<\/p>\n<h2>Makul miktarda konutun imal edilmesi gerekiyor<\/h2>\n<p>Nisan ay\u0131nda 29 bin 212 adet konutun ilk defa el de\u011fi\u015ftirdi\u011fini de s\u00f6zlerine ekleyen Yaz\u0131c\u0131, \u201cBence bir ba\u015fka \u00f6nemli veri de ilk sat\u0131\u015flar oldu. \u0130lk sat\u0131\u015flar y\u0131l\u0131n ilk 4 ay\u0131nda 109 bin ger\u00e7ekle\u015firken, ge\u00e7en sene bu rakam 122 bindi. Bu rakamlar\u0131n d\u00fc\u015fmesinden ki en b\u00fcy\u00fck etkenlerden biri de eksilen \u00fcretim. Konut fiyatlar\u0131ndaki art\u0131\u015f ve faizlerin y\u00fcksekli\u011fi yat\u0131r\u0131m ama\u00e7l\u0131 konut talebini azaltt\u0131. Kiral\u0131k ev sorunu mevcut. Sat\u0131\u015f fiyatlar\u0131ndaki y\u00fckselme kira bedellerindeki art\u0131\u015fa yol a\u00e7t\u0131. Kira bedellerinin ve sat\u0131\u015f bedellerin makul seviyelere inebilmesi i\u00e7in makul miktarda konutun imal edilmesi gerekiyor. Ya da yat\u0131r\u0131m ama\u00e7l\u0131 konut alanlara \u00f6zendirici vergi muafiyetleri gelmeli, yoksa konut sorunu ya\u015fama alan\u0131 sorununa d\u00f6n\u00fc\u015fecek. Oysa in\u015faat maliyetleri \u00e7ok y\u00fcksek. \u0130malat s\u00fcresinin 24-36 ay aras\u0131nda oldu\u011fu d\u00fc\u015f\u00fcn\u00fcl\u00fcrse bug\u00fcn al\u0131nacak \u00f6nlemlerin sonu\u00e7lar\u0131n\u0131n ancak 2 y\u0131l sonra piyasaya etki edebilece\u011fini s\u00f6yleyebiliyoruz. Bu a\u00e7\u0131dan bak\u0131ld\u0131\u011f\u0131nda yar\u0131n al\u0131nacak her \u00f6nlem bug\u00fcnden ge\u00e7 olacak gibi duruyor. Asl\u0131nda talep h\u0131z\u0131 azalsa da talep devam ediyor ve arz da bu talepten az olunca piyasa yukar\u0131 \u00e7\u0131k\u0131yor.
