D\u00f6rd\u00fcnc\u00fc \u00e7eyrek konut sat\u0131\u015flar\u0131, talebin \u00fc\u00e7\u00fcnc\u00fc \u00e7eyre\u011fe \u00e7ekilmesinin de etkisiyle bir \u00f6nceki \u00e7eyre\u011fe g\u00f6re yakla\u015f\u0131k\u00a0<strong>%37<\/strong>\u00a0oran\u0131nda bir azalma g\u00f6stererek\u00a0<strong>338 bin 38\u00a0<\/strong>adet oldu. Bununla birlikte, y\u0131l genelinde toplam konut sat\u0131\u015f say\u0131s\u0131<strong>\u00a01 milyon 499 bin 316<\/strong>\u2019a ula\u015ft\u0131 ve veri setindeki y\u0131ll\u0131k bazda en y\u00fcksek konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015fti. \u0130lk sat\u0131\u015flarda ise\u00a0<strong>469 bin 740\u00a0<\/strong>adet ile veri setindeki y\u0131ll\u0131k bazda en d\u00fc\u015f\u00fck ilk sat\u0131\u015f say\u0131s\u0131 g\u00f6zlemlendi.<\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<p>2020 y\u0131l\u0131 d\u00f6rd\u00fcnc\u00fc \u00e7eyre\u011finde, ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re, ilk sat\u0131\u015flarda\u00a0<strong>%36,7<\/strong>, ikinci el sat\u0131\u015flarda\u00a0<strong>%26,3<\/strong>\u00a0oran\u0131nda gerileme ya\u015fand\u0131. \u0130potekli sat\u0131\u015flar konut kredisi faiz oranlar\u0131ndaki art\u0131\u015f ile birlikte ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re\u00a0<strong>%55,3<\/strong>\u00a0oran\u0131nda d\u00fc\u015f\u00fc\u015f kaydederek\u00a0<strong>64 bin 647<\/strong>\u00a0adet oldu. Konut fiyatlar\u0131nda en y\u00fcksek art\u0131\u015f oranlar\u0131 kas\u0131m ay\u0131nda g\u00f6r\u00fcld\u00fc. Konut fiyat endeksinin y\u0131ll\u0131k de\u011fi\u015fimi\u00a0<strong>%29,97<\/strong>, yeni konut fiyat endeksinin y\u0131ll\u0131k de\u011fi\u015fimi\u00a0<strong>%31,14<\/strong>\u00a0olarak ger\u00e7ekle\u015fti. Yabanc\u0131lara yap\u0131lan sat\u0131\u015flarda ise bir \u00f6nceki d\u00f6neme g\u00f6re<strong>\u00a0%8\u00a0<\/strong>oran\u0131nda art\u0131\u015f g\u00f6r\u00fcld\u00fc. D\u00f6rd\u00fcnc\u00fc \u00e7eyrekte yabanc\u0131lara\u00a0<strong>14 bin 647\u00a0<\/strong>adet konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015ftirildi. Yabanc\u0131lara yap\u0131lan sat\u0131\u015flar\u0131n toplam sat\u0131\u015flar i\u00e7erisindeki oran\u0131nda da art\u0131\u015f devam etti ve\u00a0<strong>%4,3<\/strong>\u00a0olarak ger\u00e7ekle\u015fti. D\u00f6rd\u00fcnc\u00fc \u00e7eyrekte yabanc\u0131lara yap\u0131lan konut sat\u0131\u015flar\u0131nda ilk s\u0131rada\u00a0<strong>%49,2<\/strong>\u00a0pay ile \u0130stanbul, ikinci s\u0131rada\u00a0<strong>%17,8\u00a0<\/strong>pay ile Antalya yer ald\u0131.<\/p>\n<p>&nbsp;<\/p>\n<h2><strong>Aral\u0131k ay\u0131 sonunda konut kredisi hacmi 278,3 milyar TL\u2019ye ula\u015ft\u0131<\/strong><\/h2>\n<p>&nbsp;<\/p>\n<p>2020 y\u0131l\u0131 eyl\u00fcl ay\u0131nda ba\u015flayan konut kredisi faiz oranlar\u0131ndaki art\u0131\u015f trendi, 2020 y\u0131l\u0131 Aral\u0131k ay\u0131 sonuna kadar devam etti. 2020 y\u0131l\u0131 eyl\u00fcl ay\u0131 ba\u015f\u0131nda art\u0131\u015f trendine giren ve\u00a0<strong>%1,08<\/strong>\u00a0seviyesinde ger\u00e7ekle\u015fen konut kredisi hacmi aral\u0131k ay\u0131 sonunda\u00a0<strong>278,3<\/strong>\u00a0milyar TL seviyesine ula\u015ft\u0131. Kamu mevduat bankalar\u0131n\u0131n toplam konut kredisi hacmi i\u00e7indeki pay\u0131 2019 Aral\u0131k ay\u0131nda\u00a0<strong>%56,5<\/strong>\u00a0seviyesindeyken, 2020 Aral\u0131k ay\u0131nda\u00a0<strong>%63<\/strong>\u2019e y\u00fckseldi. Ayn\u0131 d\u00f6nemde yerli \u00f6zel bankalar\u0131n pay\u0131\u00a0<strong>%21,58<\/strong>\u2019den\u00a0<strong>%16,70<\/strong>\u2019e, yabanc\u0131 mevduat bankalar\u0131n\u0131n pay\u0131 ise\u00a0<strong>%15,24<\/strong>\u2019ten\u00a0<strong>%11,21<\/strong>\u2019e d\u00fc\u015ft\u00fc.<\/p>\n<p>&nbsp;<\/p>\n<h2><strong>GYO Endeksi 2020 y\u0131l\u0131nda %60 getiri sa\u011flad\u0131<\/strong><\/h2>\n<p>2020 y\u0131l\u0131nda BIST 100 Endeksi\u00a0<strong>%29<\/strong>\u2019luk art\u0131\u015fla\u00a0<strong>1.144<\/strong>\u00a0puandan\u00a0<strong>1.476\u00a0<\/strong>puana y\u00fckselirken GYO Endeksi bir \u00f6nceki y\u0131l\u0131n aral\u0131k sonuna g\u00f6re\u00a0<strong>%60<\/strong>\u00a0getiri elde ederek\u00a0<strong>405\u00a0<\/strong>puandan<strong>\u00a0647\u00a0<\/strong>puana y\u00fckseldi ve seneyi rekor bir b\u00fcy\u00fcmeyle kapatt\u0131. Son iki y\u0131ll\u0131k getirilere bak\u0131ld\u0131\u011f\u0131nda ise GYO endeksinde\u00a0<strong>%106<\/strong>\u2019l\u0131k bir b\u00fcy\u00fcme ya\u015fand\u0131. GYO\u2019lar\u0131n piyasa de\u011feri\u00a0<strong>58<\/strong>\u00a0milyar TL\u2019ye ula\u015ft\u0131. Son \u00e7eyrek verileriyle 2020 y\u0131l\u0131 kurumsal yat\u0131r\u0131mc\u0131 oran\u0131\u00a0<strong>%47,29<\/strong>, yabanc\u0131 yat\u0131r\u0131mc\u0131 oran\u0131 ise %13,91 oldu. 2020 y\u0131l\u0131 verileri, son\u00a0<strong>3<\/strong>\u00a0y\u0131ld\u0131r\u00a0<strong>33\u00a0<\/strong>adette sabitlenen GYO\u2019lar\u0131n say\u0131s\u0131n\u0131n 2021 y\u0131l\u0131 i\u00e7erisinde artabilmesi i\u00e7in de pozitif bir i\u015faret olarak de\u011ferlendirilebilir. 2021 y\u0131l\u0131nda hastane, altyap\u0131, veri merkezi gibi spesifik alanlarda yeni GYO\u2019lar\u0131n kurulup halka arz olmas\u0131 sekt\u00f6re daha da derinlik kazand\u0131racakt\u0131r.<\/p>\n<p>&nbsp;<\/p>\n<h2><strong>GYF\u2019lerin pazar b\u00fcy\u00fckl\u00fc\u011f\u00fc 11,7 milyar TL seviyesine ula\u015ft\u0131<\/strong><\/h2>\n<p><strong>\u00a0<\/strong><\/p>\n<p>T\u00fcrkiye\u2019de alternatif yat\u0131r\u0131m fonu pazar b\u00fcy\u00fckl\u00fc\u011f\u00fc 31 Aral\u0131k 2020 sonu itibar\u0131yla\u00a0<strong>11,7<\/strong>\u00a0milyar TL seviyesine ula\u015ft\u0131. \u0130hra\u00e7 d\u00f6nemi devam eden ve ilk defa yat\u0131r\u0131m alm\u0131\u015f fonlar dahil olmak \u00fczere toplam\u00a0<strong>47\u00a0<\/strong>gayrimenkul yat\u0131r\u0131m fonu yat\u0131r\u0131m ald\u0131. Gayrimenkul Yat\u0131r\u0131m Fonu b\u00fcy\u00fckl\u00fc\u011f\u00fc bir \u00f6nceki \u00e7eyrek d\u00f6neme g\u00f6re\u00a0<strong>%20\u00a0<\/strong>art\u0131\u015f g\u00f6stererek,\u00a0<strong>8,5<\/strong>\u00a0milyar TL seviyesine ula\u015ft\u0131.<\/p>\n<p>&nbsp;<\/p>\n<h2><strong>Ofis pazar\u0131 pandemi etkisiyle de\u011fi\u015fiyor\u00a0<\/strong><\/h2>\n<p>&nbsp;<\/p>\n<p>K\u00fcresel salg\u0131n nedeniyle i\u015f d\u00fcnyas\u0131 de\u011fi\u015ftik\u00e7e ofis pazar\u0131n\u0131n gelece\u011fi de de\u011fi\u015fiyor. Bu de\u011fi\u015fiminin yan\u0131 s\u0131ra, 2021 ekonomisinde beklenen k\u0131smi toparlanma do\u011frultusunda ofis pazar\u0131n\u0131n, \u00e7al\u0131\u015fma alanlar\u0131n\u0131n y\u00fckselen y\u00f6nlerine paralel olarak toparlanmaya ba\u015flayaca\u011f\u0131 \u00f6ng\u00f6r\u00fcl\u00fcyor. 2020 y\u0131l\u0131n\u0131n sonunda \u0130stanbul ofis pazar\u0131nda genel arz\u00a0<strong>6,46\u00a0<\/strong>milyon metrekare olarak ayn\u0131 seviyede kald\u0131. \u00d6te yandan sa\u011fl\u0131kl\u0131 \u00e7al\u0131\u015fma alanlar\u0131na y\u00f6nelik nitelikli ve modern altyap\u0131l\u0131 bina \u00e7\u00f6z\u00fcmlerinin gereklili\u011fi do\u011frultusunda arz\u0131n yeniden s\u0131n\u0131fland\u0131r\u0131lmas\u0131 bekleniyor. D\u00f6rd\u00fcnc\u00fc \u00e7eyrekte kaydedilen kiralama i\u015flemleri yakla\u015f\u0131k\u00a0<strong>89 bin 514\u00a0<\/strong>metrekare olarak ger\u00e7ekle\u015firken, 2020 y\u0131l\u0131nda kiralama i\u015flemleri toplamda\u00a0<strong>329 bin\u00a0<\/strong>metrekare oldu. D\u00f6rd\u00fcnc\u00fc \u00e7eyrekte kaydedilen i\u015flem hacmi bir \u00f6nceki \u00e7eyre\u011fe k\u0131yasla, benzer seviyede kaydedildi, bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re ise<strong>\u00a0%12<\/strong>\u00a0d\u00fc\u015f\u00fc\u015f g\u00f6sterdi. 2020 y\u0131l\u0131nda kiralama i\u015flemlerinin\u00a0<strong>%55\u2019i<\/strong>\u00a0y\u0131l\u0131n ikinci yar\u0131s\u0131nda ger\u00e7ekle\u015fti. 2020 y\u0131l\u0131n\u0131n sonunda bo\u015fluk oran\u0131 genel olarak az bir oranda d\u00fc\u015f\u00fc\u015fle\u00a0<strong>%22,7\u00a0<\/strong>olarak kaydedildi.<\/p>\n<p>&nbsp;<\/p>\n<h2><strong>T\u00fcrkiye\u2019de mevcut al\u0131\u015fveri\u015f merkezi arz\u0131 13,6 milyon metrekare seviyesinde<\/strong><\/h2>\n<p><strong>\u00a0<\/strong><\/p>\n<p>2020 y\u0131l sonu itibar\u0131yla T\u00fcrkiye\u2019deki mevcut al\u0131\u015fveri\u015f merkezi arz\u0131,\u00a0<strong>447\u00a0<\/strong>al\u0131\u015fveri\u015f merkezinde\u00a0<strong>13,6<\/strong>\u00a0milyon metrekare seviyesine geldi. \u0130stanbul\u00a0<strong>%37<\/strong>\u2019lik pay ile mevcut arz\u0131n \u00e7o\u011funlu\u011funa ev sahipli\u011fi yap\u0131yor. Organize perakende yo\u011funlu\u011funa bak\u0131ld\u0131\u011f\u0131nda ise \u00fclke genelinde\u00a0<strong>1000<\/strong>\u00a0ki\u015fi ba\u015f\u0131na\u00a0<strong>163<\/strong>\u00a0metrekare kiralanabilir alan oldu\u011fu g\u00f6r\u00fcl\u00fcyor. \u0130stanbul\u00a0<strong>328\u00a0<\/strong>metrekare perakende yo\u011funlu\u011fu ile \u00fclke genelinin iki kat\u0131 yo\u011funlu\u011fa sahip g\u00f6r\u00fcn\u00fcrken, Ankara\u00a0<strong>300\u00a0<\/strong>metrekarenin \u00fczerinde seviyede perakende yo\u011funlu\u011fu ile ikinci s\u0131rada geliyor.<\/p>\n<p>&nbsp;<\/p>\n<h2><strong>D\u00f6rd\u00fcnc\u00fc \u00e7eyrekte yabanc\u0131 turist ziyareti azald\u0131<\/strong><\/h2>\n<p><strong>\u00a0<\/strong><\/p>\n<p>2019 y\u0131l\u0131n\u0131n d\u00f6rd\u00fcnc\u00fc \u00e7eyre\u011finde T\u00fcrkiye\u2019ye gelen toplam yabanc\u0131 ziyaret\u00e7i say\u0131s\u0131 yakla\u015f\u0131k\u00a0<strong>42,9<\/strong>\u00a0milyon olurken, 2020 y\u0131l\u0131n\u0131n d\u00f6rd\u00fcnc\u00fc \u00e7eyre\u011finde bu rakam\u0131n\u00a0<strong>12,1<\/strong>\u00a0milyona geriledi\u011fi g\u00f6r\u00fcld\u00fc. Yabanc\u0131 turistin\u00a0<strong>%38<\/strong>\u2019i \u0130stanbul\u2019a,\u00a0<strong>%26.4<\/strong>\u2019\u00fc Antalya\u2019ya,\u00a0<strong>%5.5<\/strong>\u2019i Mu\u011fla\u2019ya geldi. Bu \u00fc\u00e7 ili\u00a0<strong>%2,9\u00a0<\/strong>ve\u00a0<strong>%1,9<\/strong>\u2019luk paylar ile Ankara ve \u0130zmir izledi. 2020\u2019de gelen turist say\u0131lar\u0131 2019 y\u0131l\u0131n\u0131n d\u00f6rd\u00fcnc\u00fc \u00e7eyre\u011fi ile kar\u015f\u0131la\u015ft\u0131r\u0131ld\u0131\u011f\u0131nda\u00a0<strong>%72<\/strong>\u00a0oran\u0131nda bir d\u00fc\u015f\u00fc\u015f ya\u015fand\u0131\u011f\u0131 g\u00f6r\u00fcld\u00fc. T\u00fcm \u00fclkelerin salg\u0131na kar\u015f\u0131 ald\u0131klar\u0131 s\u0131n\u0131r \u00f6nlemleri ve turistlerin salg\u0131na kar\u015f\u0131 g\u00f6sterdi\u011fi reaksiyonlar ise bu d\u00fc\u015f\u00fc\u015f\u00fcn ana sebepleri oldu. \u0130\u015fletme Belgeli ve Yat\u0131r\u0131m Belgeli tesis say\u0131lar\u0131 incelendi\u011finde T\u00fcrkiye genelinde toplam\u00a0<strong>487 bin<\/strong>\u00a0oda kapasitesi ile\u00a0<strong>4 bin 213<\/strong>\u00a0<strong>i\u015fletme belgeli<\/strong>,\u00a0<strong>77 bin<\/strong>\u00a0oda kapasitesi ile\u00a0<strong>648 yat\u0131r\u0131m belgeli\u00a0<\/strong>konaklama tesisi oldu\u011fu g\u00f6r\u00fcld\u00fc. \u0130\u015fletme belgeli tesislerde ilk s\u0131rada yer alan Antalya\u2019y\u0131 (<strong>806\u00a0<\/strong>tesis\u00a0<strong>215 bin\u00a0<\/strong>oda<strong>\u00a0<\/strong>kapasitesi), \u0130stanbul (<strong>644\u00a0<\/strong>tesis<strong>\u00a064 bin\u00a0<\/strong>oda) ve Mu\u011fla (<strong>411\u00a0<\/strong>tesis<strong>\u00a051 bin\u00a0<\/strong>oda) izledi.
