Endekse g\u00f6re, \u0130stanbul\u2019da konut fiyatlar\u0131 2015 y\u0131l\u0131n\u0131n ilk \u00e7eyre\u011finden 2016 y\u0131l\u0131n\u0131n ilk \u00e7eyre\u011fine yakla\u015f\u0131k %20 art\u0131\u015f g\u00f6stererek d\u00fcnya genelinde konut sat\u0131\u015f\u0131nda 3. S\u0131raya yerle\u015fti. Toplam 150 \u015fehrin konut fiyatlar\u0131n\u0131 incelenen endekste \u0130zmir %16,7 art\u0131\u015f ile 9. S\u0131rada yer al\u0131rken Ankara ise 13. S\u0131radan 27.s\u0131raya geriledi.<\/p>\n<p>Konut sat\u0131\u015flar\u0131 ile ilgili bir di\u011fer \u00f6nemli datay\u0131 ise T\u00dc\u0130K ge\u00e7ti\u011fimiz Cuma a\u00e7\u0131klad\u0131. T\u00dc\u0130K\u2019in Konut Sat\u0131\u015f \u0130statistiklerine g\u00f6re, \u0130stanbul\u2019da bu y\u0131l\u0131n Haziran ay\u0131nda konut sat\u0131\u015flar\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re %4 azalarak 106 bin 187 olarak ger\u00e7ekle\u015fti.<\/p>\n<p>Yani, \u0130stanbul\u2019da 2016\u2019n\u0131n ilk \u00e7eyre\u011finde s\u00fcrekli art\u0131\u015f g\u00f6steren konut sat\u0131\u015flar\u0131n\u0131n, Haziran ay\u0131na gelindi\u011finde art\u0131\u015f\u0131n yerini d\u00fc\u015f\u00fc\u015fe b\u0131rakt\u0131\u011f\u0131n\u0131 g\u00f6rm\u00fc\u015f olduk. Peki, piyasan\u0131n azalan talebi fiyatlara etki etti mi? Bundan sonra edecek mi? Bunu analiz edebilmek i\u00e7in \u00f6ncelikle \u0130stanbul\u2019da konut fiyatlar\u0131n\u0131n neden art\u0131\u015f g\u00f6sterdi\u011fine bakmak gerekiyor.<\/p>\n<p><strong>\u0130stanbul\u2019da ilk \u00e7eyrekte fiyatlar Sidney ve Barselona\u2019dan h\u0131zl\u0131 artt\u0131<\/strong><br \/>\nKnight Frank K\u00fcresel \u015eehir Endeksine g\u00f6re, \u00c7in\u2019deki Shenzen \u015fehri %62\u2019lik art\u0131\u015f ile endeksin ilk s\u0131ras\u0131nda yer ald\u0131. \u015eangay ise %30 art\u0131\u015f ile 2. s\u0131raya yerle\u015fti. \u0130lgin\u00e7 olan bir di\u011fer husus da Londra, Sidney ve Barselona gibi g\u00f6z al\u0131c\u0131 \u015fehirlerin konut fiyatlar\u0131n\u0131n \u0130stanbul\u2019dan daha az artm\u0131\u015f olmas\u0131. Hatta Amsterdam, San Francisco ve Budape\u015fte gibi dikkat \u00e7eken \u015fehirlerde konut fiyatlar\u0131nda bir gerileme bile s\u00f6z konusu olmu\u015f.<\/p>\n<p>\u0130stanbul\u2019daki bu denli b\u00fcy\u00fck y\u00fckseli\u015fin ise \u00e7e\u015fitli sebepleri var. Hatta bunu T\u00fcrkiye\u2019deki gayrimenkule bak\u0131\u015f a\u00e7\u0131s\u0131na ba\u011flamak da m\u00fcmk\u00fcn T\u00fcrkiye\u2019de gayrimenkul sadece ya\u015fam alan\u0131 de\u011fil bir yat\u0131r\u0131m arac\u0131 olarak alg\u0131lan\u0131yor. Hatta en \u00e7ok getiri sa\u011flayan yat\u0131r\u0131m ara\u00e7lar\u0131ndan biri oldu\u011fu bile s\u00f6ylenebilir. Konutlar\u0131n ya\u015famak i\u00e7in mi yoksa yat\u0131r\u0131m ama\u00e7l\u0131 m\u0131 olarak sat\u0131n al\u0131nd\u0131\u011f\u0131 konut fiyatlar\u0131nda \u00f6nemli bir etkiye sahip.<\/p>\n<p>\u00d6te yandan \u015fehrin cazibesini art\u0131racak, ula\u015f\u0131m\u0131 kolayla\u015ft\u0131ran ve kentsel b\u00fct\u00fcnl\u00fc\u011f\u00fc sa\u011flayan projeler de pek \u00e7ok b\u00f6lgede fiyat art\u0131\u015flar\u0131n\u0131 tetikliyor. B\u00f6lgenin \u201cula\u015f\u0131lamaz\u201ddan \u201ckolay ula\u015f\u0131labilir\u201d hale gelmesi hi\u00e7 \u015f\u00fcphesiz fiyat art\u0131\u015f\u0131nda etkili oluyor. \u0130stanbul\u2019da da 3. K\u00f6pr\u00fc ve 3. Havaliman\u0131 projeleri, devam eden metro \u00e7al\u0131\u015fmalar\u0131n\u0131n mevcut talebi artt\u0131r\u0131c\u0131 nitelikte etken yaratt\u0131\u011f\u0131 g\u00f6r\u00fcl\u00fcyor.<\/p>\n<p>Piyasadaki baz\u0131 analistlere g\u00f6re, \u0130stanbul\u2019un Londra, Paris ve New York gibi \u015fehirlerle denk oldu\u011funu ve bu \u015fehirle k\u0131yasla da fiyatlar\u0131n hala d\u00fc\u015f\u00fck oldu\u011funu ve daha da y\u00fckselmesi gerekti\u011finin vurgulad\u0131\u011f\u0131n\u0131 g\u00f6r\u00fcyoruz. Fakat bahsedilen \u00fclkeleri sat\u0131n alma g\u00fcc\u00fc olarak ve ki\u015fi ba\u015f\u0131na d\u00fc\u015fen milli gelir olarak k\u0131yaslad\u0131\u011f\u0131m\u0131zda ortaya b\u00fcy\u00fck farklar \u00e7\u0131k\u0131yor. Konut talebinde en \u00f6nemli etkenlerden birini \u00fclkenin de\u011fi\u015fen sosyo-ekonomik ko\u015fullar\u0131 olu\u015fturuyor. \u00d6rne\u011fin, Taksimde ya\u015fanan ter\u00f6r olaylar\u0131ndan sonra bu \u00e7evredeki metrekare fiyatlar\u0131n\u0131n d\u00fc\u015ft\u00fc\u011f\u00fcn\u00fc g\u00f6r\u00fcyoruz. Ayn\u0131 zamanda yabanc\u0131lara yap\u0131lan konut sat\u0131\u015f\u0131n\u0131n da bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re yakla\u015f\u0131k %32 azald\u0131\u011f\u0131 bilgisi de kar\u015f\u0131m\u0131za \u00e7\u0131k\u0131yor.<\/p>\n<p><strong>Talep azalsa da art\u0131\u015f s\u00fcrer mi?<\/strong><br \/>\nKonut piyasas\u0131nda, t\u00fcketicinin eksik bilgiler ile konut sat\u0131n al\u0131m\u0131 yapt\u0131\u011f\u0131n\u0131 s\u00f6ylemek yanl\u0131\u015f olmaz. Fiyatlar\u0131n durmadan artaca\u011f\u0131 bekleyi\u015fi nedeniyle al\u0131c\u0131lar b\u00f6lge ve fiyat konusunda fazla ara\u015ft\u0131rma yapmadan, sat\u0131c\u0131n\u0131n taleplerine g\u00f6re hareket ediyor. Bu da sat\u0131c\u0131lar\u0131n y\u00fcksek kar elde etmesi ve fiyatlar\u0131n giderek \u015fi\u015fmesini beraberinde getiriyor. Bunun da dengesizli\u011fi artt\u0131rd\u0131\u011f\u0131n\u0131 ve rekabet\u00e7i ortamdan uzakla\u015fmaya neden oldu\u011funu g\u00f6r\u00fcyoruz.
