Endeksa verilerine g\u00f6re, Ocak ay\u0131 sonu itibar\u0131 ile T\u00fcrkiye genelinde konut sat\u0131\u015f fiyatlar\u0131nda bir y\u0131ll\u0131k de\u011fer art\u0131\u015f\u0131 %34,7, ortalama konut metrekare sat\u0131\u015f fiyat\u0131 2 bin 964 TL, ortalama konut fiyat\u0131 385 bin 320 TL olarak ger\u00e7ekle\u015fti.<\/strong><\/p>\n<p><strong>\u00a0<\/strong><strong>Teknoloji Odakl\u0131 Gayrimenkul De\u011ferleme ve Lokasyon Analizi Platformu Endeksa.com\u2019un verilerine g\u00f6re<\/strong><strong>,<\/strong> Ocak ay\u0131 sonu itibar\u0131 ile T\u00fcrkiye genelinde konut sat\u0131\u015f fiyatlar\u0131nda bir y\u0131ll\u0131k de\u011fer art\u0131\u015f\u0131 <strong>%34,7<\/strong> seviyesinde ger\u00e7ekle\u015firken, ortalama konut metrekare sat\u0131\u015f fiyat\u0131 <strong>2 bin 964 TL<\/strong>, ortalama konut fiyat\u0131 <strong>385 bin 320 TL<\/strong>, konut yat\u0131r\u0131m\u0131n\u0131n geri d\u00f6n\u00fc\u015f s\u00fcresi ise <strong>20 y\u0131l <\/strong>oldu. Konut sat\u0131\u015flar\u0131nda, \u0130stanbul <strong>13 bin 666<\/strong> konut sat\u0131\u015f\u0131 ve <strong>%19,4<\/strong> pay ile en y\u00fcksek paya sahip oldu. Sat\u0131\u015f say\u0131lar\u0131na g\u00f6re \u0130stanbul&#8217;u, <strong>6 bin 635<\/strong> konut sat\u0131\u015f\u0131 ve <strong>%9,4<\/strong> pay ile Ankara, <strong>4 bin 63<\/strong> konut sat\u0131\u015f\u0131 ve <strong>%5,8<\/strong> pay ile \u0130zmir izledi.\u00a0En fazla konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015fen illerde ise en y\u00fcksek de\u011fer art\u0131\u015f\u0131 \u0130zmir\u2019de ger\u00e7ekle\u015fti.<\/p>\n<p>\u0130stanbul\u2019da konut sat\u0131\u015f fiyatlar\u0131nda bir y\u0131ll\u0131k de\u011fer art\u0131\u015f\u0131 <strong>%24,2<\/strong>; ortalama konut metrekare sat\u0131\u015f fiyat\u0131 <strong>4 bin 372 TL<\/strong>, ortalama konut fiyat\u0131 <strong>494 bin 36 TL<\/strong>, konut yat\u0131r\u0131m\u0131n\u0131n geri d\u00f6n\u00fc\u015f s\u00fcresi ise <strong>23<\/strong> y\u0131l. Ankara\u2019da konut sat\u0131\u015f fiyatlar\u0131nda bir y\u0131ll\u0131k de\u011fer art\u0131\u015f\u0131 <strong>%29,5<\/strong> seviyesinde, ortalama konut metrekare sat\u0131\u015f fiyat\u0131 <strong>2 bin 297 TL<\/strong>, ortalama konut fiyat\u0131 <strong>298 bin 610 TL<\/strong>, konut yat\u0131r\u0131m\u0131n\u0131n geri d\u00f6n\u00fc\u015f s\u00fcresi <strong>19 y\u0131l<\/strong>. \u0130zmir\u2019de ise konut sat\u0131\u015f fiyatlar\u0131 son 1 y\u0131lda <strong>%34,9<\/strong> art\u0131\u015f g\u00f6sterdi, ortalama konut metrekare sat\u0131\u015f fiyat\u0131 <strong>3 bin 890 TL<\/strong>, ortalama konut fiyat\u0131 <strong>486 bin 250 TL<\/strong>, konut yat\u0131r\u0131m\u0131n\u0131n geri d\u00f6n\u00fc\u015f s\u00fcresi <strong>23 y\u0131l.<\/strong><\/p>\n<p><strong>Endeksa\u2019n\u0131n<\/strong> analizine g\u00f6re en fazla konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015fen 30 il i\u00e7erisinde y\u0131ll\u0131k de\u011fer art\u0131\u015f\u0131 en y\u00fcksek olan iller s\u0131ras\u0131yla Mu\u011fla, Ayd\u0131n ve Antalya; konut sat\u0131\u015f fiyatlar\u0131 en y\u00fcksek olan iller ise Mu\u011fla, \u0130stanbul ve \u0130zmir. Mu\u011fla\u2019da konut sat\u0131\u015f fiyatlar\u0131 son bir y\u0131lda <strong>%68,1 <\/strong>art\u0131\u015f g\u00f6sterdi, ortalama konut metrekare sat\u0131\u015f fiyat\u0131 <strong>7 bin 188 TL<\/strong>, ortalama konut fiyat\u0131 <strong>931 bin 148 TL,<\/strong> konut yat\u0131r\u0131m\u0131n\u0131n geri d\u00f6n\u00fc\u015f s\u00fcresi <strong>29 <\/strong>y\u0131l. Ayd\u0131n\u2019da konut sat\u0131\u015f fiyatlar\u0131nda y\u0131ll\u0131k de\u011fer art\u0131\u015f\u0131 <strong>%52,9 s<\/strong>eviyesinde, ortalama konut metrekare sat\u0131\u015f fiyat\u0131 <strong>3 bin 765 TL<\/strong>, ortalama konut fiyat\u0131 <strong>522 bin 760 TL<\/strong>. Antalya\u2019da ise konut fiyatlar\u0131nda y\u0131ll\u0131k de\u011fer art\u0131\u015f\u0131 <strong>%52,7<\/strong>, ortalama konut metrekare sat\u0131\u015f fiyat\u0131 <strong>3 bin 559 TL<\/strong>, ortalama konut fiyat\u0131 <strong>440 bin 250 TL<\/strong>.<\/p>\n<p>Ocak ay\u0131nda T\u00fcrkiye genelinde konut sat\u0131\u015flar\u0131 ge\u00e7en sene ayn\u0131 aya g\u00f6re <strong>%37,9<\/strong>, bir \u00f6nceki aya g\u00f6re ise <strong>%33,4<\/strong> d\u00fc\u015f\u00fc\u015f g\u00f6stererek <strong>70 bin 587<\/strong> adet ger\u00e7ekle\u015fti. \u0130potekli konut sat\u0131\u015flar\u0131 ge\u00e7en senenin ayn\u0131 ay\u0131na g\u00f6re <strong>%74,6<\/strong> d\u00fc\u015f\u00fc\u015f g\u00f6stererek <strong>10 bin 732<\/strong>, ilk defa sat\u0131lan konutlar ise ge\u00e7en senenin Ocak ay\u0131na g\u00f6re <strong>%38,2<\/strong> d\u00fc\u015f\u00fc\u015f g\u00f6stererek <strong>22 bin 268<\/strong> oldu. Kredili konut sat\u0131\u015flar\u0131 toplam konut sat\u0131\u015flar\u0131n\u0131n <strong>%15,2\u2019sini<\/strong>, s\u0131f\u0131r konut sat\u0131\u015flar\u0131 ise toplam konut sat\u0131\u015flar\u0131n\u0131n <strong>31,5\u2019unu<\/strong> olu\u015fturdu.<\/p>\n<p><strong>Ocak<\/strong> ay\u0131 verilerini de\u011ferlendiren <strong>Endeksa.com Kurucu Orta\u011f\u0131 ve Genel M\u00fcd\u00fcr\u00fc G\u00f6rkem \u00d6\u011f\u00fct<\/strong> \u201cArtan faiz oranlar\u0131 ile birlikte son 5 ayd\u0131r konut sat\u0131\u015f adetlerinde bir d\u00fc\u015f\u00fc\u015f s\u00f6z konusuydu. Bu d\u00fc\u015f\u00fc\u015f Ocak ay\u0131nda da devam etti ve konut sat\u0131\u015f adedi 70 bin 587 olarak ger\u00e7ekle\u015fti. En fazla konut sat\u0131\u015f\u0131 yap\u0131lan 30 ilin son bir y\u0131ll\u0131k de\u011fer art\u0131\u015flar\u0131na bakt\u0131\u011f\u0131m\u0131zda Mu\u011fla, Ayd\u0131n ve Antalya\u2019n\u0131n ba\u015f\u0131 \u00e7ekti\u011fini g\u00f6r\u00fcyoruz. Bunda pandemi ile birlikte yazl\u0131k b\u00f6lgelere olan talep art\u0131\u015f\u0131n\u0131n etkisi oldu\u011funu s\u00f6yleyebiliriz. \u00c7\u00fcnk\u00fc t\u00fcketiciler n\u00fcfusun daha az oldu\u011fu ve daha do\u011fa ile i\u00e7 i\u00e7e yerlerde ya\u015famak istiyor art\u0131k. Uzaktan \u00e7al\u0131\u015fma oran\u0131n\u0131n da artmas\u0131 ile birlikte yazl\u0131k b\u00f6lgelere ka\u00e7\u0131\u015f ba\u015flad\u0131 diyebiliriz. T\u00fcrkiye genelinde konut sat\u0131\u015f fiyatlar\u0131na bakt\u0131\u011f\u0131m\u0131zda ise, 2018 y\u0131l\u0131 ortalar\u0131ndan itibaren d\u00fc\u015f\u00fc\u015fe ge\u00e7en fiyatlar\u0131n Eyl\u00fcl 2019\u2019dan beri y\u00fckseli\u015fte oldu\u011funu g\u00f6r\u00fcyoruz. Konut stoklar\u0131n\u0131n d\u00fc\u015fm\u00fc\u015f olmas\u0131 ve yeni konut \u00fcretim maliyetlerinin artm\u0131\u015f olmas\u0131 nedeniyle \u00f6n\u00fcm\u00fczdeki d\u00f6nemde konut fiyatlar\u0131nda d\u00fc\u015f\u00fc\u015f beklemiyoruz. Ocak ay\u0131nda konut sat\u0131\u015f adetlerindeki d\u00fc\u015f\u00fc\u015fe ra\u011fmen sekt\u00f6r\u00fcn toparlanarak y\u0131l\u0131 iyi kapataca\u011f\u0131n\u0131
