Yabanc\u0131lar\u0131n belli bir rakam\u0131n \u00fczerinde yat\u0131r\u0131m yapt\u0131klar\u0131 takdirde, T\u00fcrkiye\u2019de uzun s\u00fcre ikamet izni alabilmelerine imk\u00e2n tan\u0131yacak bir d\u00fczenlemenin yap\u0131lmas\u0131n\u0131n beklentileri aras\u0131nda yer ald\u0131\u011f\u0131n\u0131 kaydeden G\u0130GDER Ba\u015fkan\u0131 \u00d6mer Faruk Akbal, \u201cT\u00fcrkiye\u2019ye gayrimenkul yat\u0131r\u0131m\u0131 yapan kat\u0131l\u0131mc\u0131lar\u0131n %75\u2019i bunu vatanda\u015fl\u0131k edinmek i\u00e7in ger\u00e7ekle\u015ftirmiyor. Ancak bu enstr\u00fcman\u0131n daha etkin \u015fekilde i\u015fletilebilmesi i\u00e7in sekt\u00f6r\u00fcn ortak talebi, bedeli 100 bin dolar\u0131n \u00fczerinde gayrimenkul veya gayrimenkul yat\u0131r\u0131m fonu kat\u0131lma pay\u0131 sat\u0131n alan yabanc\u0131ya, bu sayede \u2018Turkuaz Kart\u2019 verilerek e\u015fine ve 18 ya\u015f alt\u0131ndaki \u00e7ocuklar\u0131na uzun s\u00fcreli ikamet izni verilmesi hususunda d\u00fczenleme yap\u0131lmas\u0131 y\u00f6n\u00fcndedir\u201d\u00a0dedi.<\/p>\n<h2><strong>T\u00dc\u0130K verileri ilk \u00e7eyrek beklentilerimizle uyumlu<\/strong><\/h2>\n<p>D\u00fcn a\u00e7\u0131klanan T\u00dc\u0130K Ocak ay\u0131 konut sat\u0131\u015f verilerini de de\u011ferlendiren Akbal, \u201cKonut sat\u0131\u015f adetleri bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re % 37,9 azalarak 70 bin 587\u2019ye geriledi. Yabanc\u0131lara yap\u0131lan konut sat\u0131\u015flar\u0131 ise bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re % 31,5 azalarak 2 bin 675 oldu.\u00a0Ocak ay\u0131 genel anlamda k\u0131\u015f ko\u015fullar\u0131 ve yar\u0131y\u0131l tatili nedeniyle mevsimsel olarak sat\u0131\u015flar\u0131n durgun olmas\u0131n\u0131n normal kabul edildi\u011fi bir ayd\u0131r ve sat\u0131\u015flar baharda ivmelenir.\u00a0Buna bir de d\u00fcnya genelinde ya\u015fanan seyahat engelleri ve pandemi s\u00fcreci etkilerinin do\u011fal yans\u0131malar\u0131n\u0131 ekledi\u011fimizde, verilerin ilk \u00e7eyrek konut sat\u0131\u015flar\u0131na dair beklentilerimizle uyumlu oldu\u011funu g\u00f6r\u00fcyoruz. Bahar d\u00f6nemiyle birlikte pandeminin olumsuz etkilerinin k\u0131smen azalmas\u0131n\u0131 ve adetlerin y\u00fckselme s\u00fcrecine girmesini \u00f6ng\u00f6r\u00fcyoruz\u201d diye konu\u015ftu.<\/p>\n<h2><strong>Yabanc\u0131 konut al\u0131c\u0131s\u0131n\u0131n katma de\u011feri y\u0131lda yakla\u015f\u0131k 1 milyar dolar\u00a0<\/strong><\/h2>\n<p>\u015eubat ay\u0131nda ilk b\u00f6l\u00fcm\u00fcn\u00fc payla\u015ft\u0131klar\u0131 \u2018Rekabet ve \u0130lham: T\u00fcrkiye\u2019de Yabanc\u0131 Gayrimenkul Yat\u0131r\u0131mlar\u0131n\u0131n Gelece\u011fini \u0130hracat Odakl\u0131 Yeniden D\u00fc\u015f\u00fcnmek\u2019\u00a0ara\u015ft\u0131rmas\u0131na g\u00f6re, gayrimenkul yat\u0131r\u0131m\u0131 yapan bir turistin T\u00fcrkiye\u2019de ge\u00e7irdi\u011fi s\u00fcre y\u0131lda ortalama 84 g\u00fcn oldu\u011funu hat\u0131rlatan Akbal, \u201cBu da ortalama bir turistin T\u00fcrkiye\u2019de ge\u00e7irdi\u011fi s\u00fcrenin neredeyse 8-9 kat\u0131 kadar vaktini T\u00fcrkiye\u2019de ge\u00e7iren yeni bir profili ortaya \u00e7\u0131kar\u0131yor ki, bu veri sekt\u00f6r\u00fcn ekonomiye yaratt\u0131\u011f\u0131 katma de\u011fer a\u00e7\u0131s\u0131ndan olduk\u00e7a \u00f6nemli. \u0130stanbul bir d\u00fcnya ba\u015fkenti ve ara\u015ft\u0131rmam\u0131zda d\u00fcnya pazar\u0131ndan daha \u00e7ok \u015fey alabilece\u011fimizi g\u00f6steren bir tablo var.\u00a0T\u00fcrkiye turizm kapasitesini hen\u00fcz tam anlam\u0131yla gayrimenkule yans\u0131tmad\u0131\u201d de\u011ferlendirmesini yapt\u0131. Akbal, \u015f\u00f6yle devam etti:<\/p>\n<p>\u201cAra\u015ft\u0131rma verilerimize g\u00f6re, yabanc\u0131lara ortalama 1 adet gayrimenkul\u00fc 150 bin dolara sat\u0131yoruz ve 1 yat\u0131r\u0131mc\u0131 ortalama 1,6 daire sat\u0131n al\u0131yor. Yani 1 daire alan oldu\u011fu gibi, birden fazla daire alan da var. Veriler g\u00f6steriyor ki 1 yabanc\u0131n\u0131n ortalama 230 bin dolarl\u0131k bir rakam\u0131 T\u00fcrkiye&#8217;ye\u00a0getirdi\u011fini s\u00f6yleyebiliriz. Yabanc\u0131 konut al\u0131c\u0131lar\u0131n\u0131n y\u0131lda 84 g\u00fcn\u00fc T\u00fcrkiye&#8217;de ge\u00e7irdi\u011fini ve toplam 220 bin konut ald\u0131\u011f\u0131n\u0131 d\u00fc\u015f\u00fcnd\u00fc\u011f\u00fcm\u00fczde y\u0131ll\u0131k 700 milyon- 1 milyar dolar aras\u0131 ek bir yat\u0131r\u0131m T\u00fcrkiye&#8217;ye ula\u015f\u0131yor.
