Rapor, Ocak ay\u0131ndan sonra her ay g\u00fcncellenerek kiral\u0131k ve sat\u0131l\u0131k konut piyasalar\u0131ndaki cari ve reel fiyat ile sat\u0131\u015f miktarlar\u0131na dair geli\u015fmelere \u0131\u015f\u0131k tutacak<\/em>\u201d dedi.\u00a0<strong>\u00a0<\/strong><\/p>\n<h2><strong>Sat\u0131\u015f fiyatlar\u0131 son \u00fc\u00e7 y\u0131lda %50 art\u0131\u015f g\u00f6sterdi<\/strong><\/h2>\n<p>Sat\u0131l\u0131k konut ilanlar\u0131ndaki m2 fiyatlar\u0131 2017 Eyl\u00fcl-Aral\u0131k 2020 d\u00f6neminde T\u00fcrkiye genelinde %50 art\u0131\u015f g\u00f6sterdi. \u00dc\u00e7 b\u00fcy\u00fck ilde en y\u00fcksek art\u0131\u015f %60 ile \u0130zmir&#8217;de g\u00f6r\u00fcl\u00fcrken, Ankara&#8217;da %50, \u0130stanbul&#8217;da %40 olarak ger\u00e7ekle\u015fti. Bununla birlikte 2017 Eyl\u00fclden pandemi d\u00f6nemine kadar azalan reel sat\u0131\u015f fiyatlar\u0131, ge\u00e7en bahardan bu yana art\u0131\u015fa ge\u00e7ti ve kay\u0131plar \u00f6nemli \u00f6l\u00e7\u00fcde telafi edildi.<\/p>\n<p>2020 Aral\u0131k ay\u0131nda bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re konut ilanlar\u0131ndaki sat\u0131\u015f fiyatlar\u0131 %34,2 oran\u0131nda artm\u0131\u015ft\u0131r. B\u00f6ylece 2019 Aral\u0131k ay\u0131nda m2 cinsinden sat\u0131l\u0131k konutlar\u0131n ilan fiyatlar\u0131 2.624 TL iken 2020 Aral\u0131k ay\u0131nda 3.521 TL\u2019ye y\u00fckselmi\u015ftir.<\/p>\n<p>Sat\u0131l\u0131k konut ilanlar\u0131nda Aral\u0131k 2020\u2019de bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re cari fiyatlarda (ilan fiyatlar\u0131) b\u00fcy\u00fck\u015fehir stat\u00fcs\u00fcndeki 30 il i\u00e7erisinde, en y\u00fcksek art\u0131\u015flar\u0131n kaydedildi\u011fi iller: %60,6 ile Mardin, %57,1 ile Ayd\u0131n, %55,3 ile Diyarbak\u0131r, %52,7 ile Mu\u011fla ve %52,1 ile Kahramanmara\u015f\u2019t\u0131r. En d\u00fc\u015f\u00fck art\u0131\u015flar\u0131n kaydedildi\u011fi iller ise Trabzon, Kocaeli, Ordu, \u0130stanbul ve Tekirda\u011f olmu\u015ftur. Fiyat art\u0131\u015f\u0131 bu illerde %24 ile %30 aras\u0131nda kalm\u0131\u015ft\u0131r.<\/p>\n<p>2020 y\u0131l\u0131na kadar yatay seyreden sat\u0131l\u0131k ilan say\u0131s\u0131 ve sat\u0131lan konut say\u0131lar\u0131 pandemiden sonra h\u0131zl\u0131 bir \u015fekilde artm\u0131\u015ft\u0131r. Rapor, bu d\u00f6nemde uygulanmaya ba\u015flayan d\u00fc\u015f\u00fck faizli konut kredilerindeki b\u00fcy\u00fck art\u0131\u015f\u0131n sat\u0131l\u0131k konut piyasas\u0131na canl\u0131l\u0131k getirdi\u011fini ortaya koydu.<\/p>\n<p>Raporda tan\u0131mlanan Ucuz Konutlar ve L\u00fcks Konutlar ilan sat\u0131\u015f fiyatlar\u0131, 2017 Eyl\u00fcl ay\u0131ndan 2020 Aral\u0131k ay\u0131na dek enflasyonun alt\u0131nda bir art\u0131\u015f ya\u015fam\u0131\u015f olsa da, l\u00fcks konutlar\u0131n ilan fiyatlar\u0131ndaki art\u0131\u015f son aylarda h\u0131zla artarak enflasyon art\u0131\u015f\u0131n\u0131 yakalam\u0131\u015ft\u0131r. 2020 y\u0131l\u0131n\u0131n Aral\u0131k ay\u0131nda ucuz konutlar\u0131n ilan m<sup>2<\/sup>\u00a0fiyat\u0131 ortalama 1.922 TL iken l\u00fcks konutlar\u0131n ilan m<sup>2\u00a0<\/sup>fiyat\u0131 ortalama 10.585 TL olarak belirlenmi\u015ftir. 2020 y\u0131l\u0131n\u0131n Haziran ay\u0131nda kamu bankalar\u0131n\u0131n vermeye ba\u015flad\u0131\u011f\u0131 d\u00fc\u015f\u00fck faizli konut kredilerinin l\u00fcks konutlar\u0131n reel fiyatlar\u0131nda \u00e7ok h\u0131zl\u0131 bir toparlanmaya neden oldu\u011fu, buna kar\u015f\u0131n ucuz konutlar\u0131n kredi geni\u015flemesinden l\u00fcks konutlar kadar etkilenmedi\u011fi g\u00f6r\u00fclmektedir.<\/p>\n<h2><strong>Kiralar ve sat\u0131\u015f fiyatlar\u0131 2017\u2019den bu yana art\u0131\u015fta<\/strong><\/h2>\n<p>Raporun ba\u015fl\u0131ca bulgular\u0131na g\u00f6re 2017 Eyl\u00fcl ay\u0131ndan itibaren kiralar artan bir seyir izledi. Kiral\u0131k konut ilan m2 fiyat verileri 2020 Aral\u0131k ay\u0131nda y\u0131ll\u0131k olarak fiyatlar\u0131n %19 oran\u0131nda artt\u0131\u011f\u0131n\u0131 g\u00f6steriyor. 2019 Aral\u0131k&#8217;ta 12,9 TL olan kiral\u0131k konut ilan m2 fiyat\u0131 2020 Aral\u0131k ay\u0131nda 15,4 TL&#8217;ye y\u00fckseldi. \u00dc\u00e7 b\u00fcy\u00fck ilde son bir y\u0131lda en y\u00fcksek kira art\u0131\u015f\u0131 %24 ile \u0130stanbul&#8217;da olurken, \u0130zmir&#8217;de %18 ve Ankara&#8217;da %10&#8217;luk bir art\u0131\u015f g\u00f6r\u00fcld\u00fc.<\/p>\n<p>B\u00fcy\u00fck\u015fehir stat\u00fcs\u00fcndeki 30 il itibar\u0131yla kiral\u0131k konut ilan fiyatlar\u0131nda en y\u00fcksek art\u0131\u015f\u0131n kaydedildi\u011fi il %45,3 art\u0131\u015fla Diyarbak\u0131r olurken, Kahramanmara\u015f, \u015eanl\u0131urfa, Mersin ve Sakarya\u2019da %33,7 ile %38,6 aras\u0131nda ger\u00e7ekle\u015fmi\u015ftir. En d\u00fc\u015f\u00fck art\u0131\u015flar ise Van, Antalya, Ankara, Erzurum ve Bursa\u2019da g\u00f6r\u00fclm\u00fc\u015ft\u00fcr.
