Ge\u00e7ti\u011fimiz y\u0131la g\u00f6re yakla\u015f\u0131k 100 binlik art\u0131\u015f sa\u011fland\u0131.<\/p>\n<h2><strong>\u0130potekli sat\u0131\u015f Ocak \u2013 Aral\u0131k d\u00f6neminde azald\u0131<\/strong><\/h2>\n<p>2020 Aral\u0131k d\u00f6nemi verilerine bak\u0131ld\u0131\u011f\u0131nda; ipotekli konut sat\u0131\u015flar\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 70,9 azal\u0131\u015f g\u00f6stererek 14 bin 631 oldu. Toplam konut sat\u0131\u015flar\u0131 i\u00e7inde ipotekli sat\u0131\u015flar\u0131n pay\u0131 ise y\u00fczde 13,8 olarak ger\u00e7ekle\u015fti. Ancak al\u0131nan tedbirlerle ve\u00a0kampanyalarla toparlanma ya\u015fand\u0131.\u00a0Haziran\u2019dan itibaren yakla\u015f\u0131k 3 ay devam eden d\u00fc\u015f\u00fck faizli kampanya d\u00f6nemi ise sekt\u00f6r\u00fcn rekor say\u0131da sat\u0131\u015flar ger\u00e7ekle\u015ftirdi\u011fi ve toparland\u0131\u011f\u0131 bir d\u00f6nem oldu.\u00a0Devam eden aylarda \u00e7ok sert olmamakla birlikte kademeli d\u00fc\u015f\u00fc\u015fler ya\u015fad\u0131k. Bu tabloya pandeminin neden oldu\u011fu a\u00e7\u0131k\u00e7a g\u00f6r\u00fclmekte. 2020 y\u0131l\u0131nda yabanc\u0131 al\u0131c\u0131lara 40 bin 812 konut sat\u0131ld\u0131.\u00a0Yabanc\u0131lara yap\u0131lan konut sat\u0131\u015flar\u0131nda 2020 y\u0131l\u0131nda ilk s\u0131ray\u0131 19 bin 175 konut ile \u0130stanbul, ikinci s\u0131ray\u0131 7 bin 735 konut ile Antalya ald\u0131.\u00a02020 y\u0131l\u0131n\u0131n son \u00e7eyre\u011fine bakt\u0131\u011f\u0131m\u0131zda t\u00fcm zamanlar\u0131n en y\u00fcksek yabac\u0131ya sat\u0131\u015f\u0131 oldu\u011funu g\u00f6r\u00fcyoruz. Yeni y\u0131lda\u00a0a\u015f\u0131n\u0131n da devreye girmesiyle sat\u0131\u015flar\u0131n ivmelenerek 2021 y\u0131l\u0131n\u0131 takip eden aylarda tablonun daha da olumlu seyredece\u011fini \u00f6ng\u00f6rmekteyiz.<\/p>\n<h2><strong>\u00c7in\u2019den sonra Hindistan, Pakistan gibi yeni pazarlar ke\u015ffediliyor<\/strong><\/h2>\n<p>Turizmde kaybetti\u011fimiz d\u00f6viz girdisini kapatmaz ancak yabanc\u0131ya sat\u0131\u015fla birlikte \u00fclkemize gelen d\u00f6viz de son derece k\u0131ymetli. H\u00fck\u00fcmetin 2021 reform takvimiyle birlikte yabanc\u0131ya sat\u0131\u015fta Avrupa pazar\u0131nda ufakta olsa bir k\u0131p\u0131rdama g\u00f6rebiliriz. Asya\u2019dan \u00c7inlilerin yo\u011fun ilgisi s\u00f6z konusu. Bununla birlikte Pakistan ve Hindistan gibi yeni pazarlardan da talep g\u00f6rmeye ba\u015flad\u0131k. 2021\u2019de bu talebin b\u00fcy\u00fcmesiyle yabanc\u0131ya sat\u0131\u015fta m\u00fc\u015fteri \u00e7e\u015fitlenmesi, yeni pazarlar\u0131n ke\u015ffedilece\u011fi ve faaliyet g\u00f6sterece\u011fimiz bir y\u0131l olacak.<\/p>\n<h2><strong>Yeni y\u0131l\u0131n daha iyi olaca\u011f\u0131n\u0131 umuyoruz<\/strong><\/h2>\n<p>2020 y\u0131l\u0131nda gayrimenkul fiyatlar\u0131n\u0131 bask\u0131lanm\u0131\u015ft\u0131. Y\u00fcksek fiyata \u00fcretti\u011fimizi, maliyetleri konut sat\u0131\u015f rakamlar\u0131na neredeyse yans\u0131tmadan satt\u0131k. Ancak emtia fiyatlar\u0131ndaki son 6 ayl\u0131k art\u0131\u015f bizi \u00e7ok zorluyor. 2020 y\u0131l\u0131 son \u00e7eyrekte k\u0131smen konut fiyatlar\u0131na yans\u0131d\u0131, bu y\u0131l da yans\u0131maya devam edece\u011fini \u00f6ng\u00f6r\u00fcyoruz. Yeni y\u0131lda kademeli olarak yans\u0131t\u0131lacak. Faizlerde de art\u0131\u015f s\u00f6z konusu. Kredili sat\u0131\u015flar azalacak. K\u0131sacas\u0131 ilk \u00e7eyrek kolay ge\u00e7meyecek.<\/p>\n<p>Bahar aylar\u0131n\u0131n sonuna do\u011fru Nisan ve May\u0131s\u2019tan itibaren hem a\u015f\u0131n\u0131n hem de tedbirlerin etkisiyle salg\u0131n b\u00fcy\u00fck oranda hem \u00fclkemizin hem de d\u00fcnya g\u00fcndeminin birinci ba\u015fl\u0131\u011f\u0131 olmaktan \u00e7\u0131k\u0131p daha orta \u00f6l\u00e7ekli bir g\u00fcndem halini alacakt\u0131r. Pandemi ile ya\u015famay\u0131 \u00f6\u011frendi\u011fimiz, evimizin k\u0131ymetini daha \u00e7ok anlad\u0131\u011f\u0131m\u0131z bir y\u0131l olacak. Beklenen ertelenmi\u015f taleplerin yabanc\u0131ya sat\u0131\u015f\u0131n ve gayrimenkul\u00fcn tekrar insanlar\u0131n g\u00fcndemine bir yat\u0131r\u0131m arac\u0131 olarak girmesiyle birlikte ikinci \u00e7eyrekle birlikte daha pozitif bir havada konu\u015faca\u011f\u0131z.<\/p>\n<h2><strong>2021\u2019de yeni proje lansmanlar\u0131 olacak<\/strong><\/h2>\n<p>2021\u2019de mutlaka yeni proje yeni lansmanlar\u0131 g\u00f6rece\u011fiz. Bahar aylar\u0131ndan itibaren yeni projeler devreye girecektir. 2016-2017 deki gibi bir tempo beklemiyorum daha aya\u011fa yere basan daha \u00f6l\u00e7\u00fcl\u00fc bir hareket olacakt\u0131r. T\u00fcrkiye\u2019nin gayrimenkul sekt\u00f6r\u00fcn\u00fcn aktivitesine ve \u00fcretimine ihtiyac\u0131 var. Hem istihdam a\u00e7\u0131s\u0131ndan hem de di\u011fer sekt\u00f6rlere olan katk\u0131s\u0131 a\u00e7\u0131s\u0131ndan ayn\u0131 zamanda kentsel d\u00f6n\u00fc\u015f\u00fcm mecburiyetimiz var. Gayrimenkul sekt\u00f6r\u00fcn\u00fcn y\u00fczde 7-8 band\u0131nda bir b\u00fcy\u00fckl\u00fc\u011fe ula\u015fmas\u0131 gerekiyor. \u015eu anda daha gerideyiz; y\u00fczde 6\u2019lar civar\u0131nday\u0131z.
