Ancak Covid-19 salg\u0131n\u0131 etkilerinin T\u00fcrkiye\u2019de g\u00f6r\u00fclmesi ile birlikte \u00f6zellikle Nisan ve May\u0131s aylar\u0131nda konut sat\u0131\u015f adetleri d\u00fc\u015ft\u00fc. Sekt\u00f6re ila\u00e7 gibi gelen konut kredileri faiz oran\u0131 kampanyas\u0131 ile sekt\u00f6r h\u0131zla toparlan\u0131rken, Temmuz ay\u0131nda tarihi bir konut sat\u0131\u015f adedi rekoru k\u0131r\u0131ld\u0131. Bu talebin Haziran \u2013 Temmuz aylar\u0131nda patlama yapmas\u0131ndan dolay\u0131 A\u011fustos\u2019ta bir \u00f6nceki aya g\u00f6re y\u00fczde 26 d\u00fc\u015f\u00fc\u015f sergilese de ge\u00e7en sene ayn\u0131 aya g\u00f6re y\u00fczde 54 art\u0131\u015f g\u00f6stererek, 170 bin 408 adet sat\u0131\u015f ger\u00e7ekle\u015fti.<\/strong><\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<p>Ocak-A\u011fustos d\u00f6neminde 1 milyon 24 bin 534 konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015ferek, bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 42,6 art\u0131\u015f g\u00f6sterdi. Gayrimenkul krizlere, pandemiye, ekonomik \u00e7alkant\u0131lara ra\u011fmen t\u00fcketicilerin g\u00fcvenilir liman\u0131 olmaya devam ediyor.<\/p>\n<p>T\u00dc\u0130K rakamlar\u0131na g\u00f6re, bu d\u00f6nemde ilk defa sat\u0131lan konutlar %11,2 artarak 317 bin 832 oldu. \u0130kinci el konut sat\u0131\u015flar\u0131 %63,3 artarak 706 bin 702 olarak ger\u00e7ekle\u015fti. Bu y\u0131l\u0131n en ilgi \u00e7ekici verilerinden biri de ikinci el gayrimenkul tercihlerinin s\u0131f\u0131r projeleri geride b\u0131rakmas\u0131.<\/p>\n<p>Yeni rakamlar\u0131 ve gayrimenkul sekt\u00f6r\u00fcndeki geli\u015fmeleri de\u011ferlendiren<strong>, ProjEkspert Gayrimenkul kurucusu Emel Akba\u015f \u0130dikut<\/strong>, \u201cGayrimenkul al\u0131c\u0131lar\u0131 a\u011f\u0131rl\u0131kla 400 &#8211; 800 bin TL aras\u0131nda al\u0131m yapabiliyor ancak yeni projelerde artan in\u015faat maliyetlerinin etkisi ile bu b\u00fct\u00e7e aral\u0131\u011f\u0131nda se\u00e7enek bulmak k\u0131s\u0131tl\u0131. \u00d6te yandan ge\u00e7ti\u011fimiz 3 y\u0131lda gayrimenkul sekt\u00f6r\u00fcn\u00fcn ge\u00e7ti\u011fi zorlu s\u00fcre\u00e7 nedeni ile yeni projelerin h\u0131z kesmesi, yeni proje \u00fcretilememesi de s\u0131f\u0131r gayrimenkullerin 2. el sat\u0131\u015flara g\u00f6re geride kalmas\u0131n\u0131 sa\u011flam\u0131\u015ft\u0131r. Pandeminin etkisi ile gayrimenkul de\u011fi\u015fikli\u011fine y\u00f6nlenen al\u0131c\u0131lar\u0131n in\u015faat a\u015famas\u0131 de\u011fil de hemen teslim gayrimenkulleri tercih etmesi 2.el gayrimenkul talebini artt\u0131ran en \u00f6nemli etkilerdendir\u201d dedi.<\/p>\n<h2><strong>Yabanc\u0131 yat\u0131r\u0131mc\u0131lar piyasaya yeni d\u00f6n\u00fcyor<\/strong><\/h2>\n<p>Pandemi nedeniyle bir\u00e7ok \u00fclke ile u\u00e7u\u015flar\u0131n ger\u00e7ekle\u015ftirilememesinin yabanc\u0131 gayrimenkul yat\u0131r\u0131mc\u0131s\u0131n\u0131 piyasadan \u00e7ekti\u011fini belirten ve Ocak-A\u011fustos d\u00f6neminde yabanc\u0131lara yap\u0131lan konut sat\u0131\u015flar\u0131n\u0131n bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re %24,7 azalarak 20 bin 896 oldu\u011funu a\u00e7\u0131klad\u0131.<\/p>\n<p>\u0130dikut \u015f\u00f6yle devam etti:<\/p>\n<h2><strong>Yabanc\u0131ya konut sat\u0131\u015f\u0131nda bir \u00f6nceki seneye g\u00f6re y\u00fczde 8 art\u0131\u015f oldu<\/strong><\/h2>\n<p>\u201cYeni yeni ba\u015flayan k\u0131s\u0131tl\u0131 u\u00e7u\u015flar ile gelmeyi ba\u015farabilen yabanc\u0131lar sayesinde A\u011fustos hareketli ge\u00e7ti. A\u011fustos ay\u0131nda \u0130ran vatanda\u015flar\u0131 T\u00fcrkiye&#8217;den 640 konut sat\u0131n ald\u0131. \u0130ran&#8217;\u0131 s\u0131ras\u0131yla 592 konut ile Irak, 366 konut ile Rusya Federasyonu, 156 konut ile Afganistan ve 154 konut ile Azerbaycan izledi.<\/p>\n<h2><strong>Fiyatlarda art\u0131\u015f devam ediyor<\/strong><\/h2>\n<p>Endeksa.com\u2019un g\u00fcncel verilerine g\u00f6re, A\u011fustos ay\u0131nda T\u00fcrkiye genelinde konut fiyatlar\u0131 %2 art\u0131\u015f g\u00f6sterdi ve son 1 y\u0131ll\u0131k de\u011fer art\u0131\u015f\u0131 %22 seviyesinde ger\u00e7ekle\u015fti. Yani y\u0131ll\u0131k enflasyonun neredeyse 2 kat\u0131 kadar bir art\u0131\u015f s\u00f6z konusu. En \u00e7ok konut sat\u0131\u015f\u0131 olan 3 b\u00fcy\u00fck ilde ise, \u0130stanbul\u2019da y\u00fczde 15, Ankara\u2019da y\u00fczde 17, \u0130zmir\u2019de ise y\u00fczde 18 de\u011fer art\u0131\u015f\u0131 ya\u015fand\u0131.
