T\u00dc\u0130K verilerine g\u00f6re konut sat\u0131\u015flar\u0131, bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 124,3 artarak 229 bin 357 oldu. 2020\u2019nin ilk yar\u0131s\u0131nda y\u00fczde 40,ayl\u0131k bazda ise y\u00fczde 20 oran\u0131nda art\u0131\u015f ya\u015fand\u0131.<\/p>\n<p><strong>\u0130potekli sat\u0131\u015flar dokuza katland\u0131<\/strong><\/p>\n<p>\u0130potekli konut sat\u0131\u015flar\u0131 da bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 900 artarak 130 bin 721 olarak ger\u00e7ekle\u015fti.Ocak-Temmuz d\u00f6neminde ipotekli konut sat\u0131\u015f\u0131 y\u00fczde 313,9 artarak 397 bin 95 adet oldu. Toplam konut sat\u0131\u015flar\u0131 i\u00e7indeki ipotekli sat\u0131\u015flar\u0131n pay\u0131 da ilk 7 ayda y\u00fczde 57\u2019ye y\u00fckseldi.<\/p>\n<p><strong>Birinci el sat\u0131\u015flar, ikinci elin gerisinde<\/strong><\/p>\n<p>Di\u011fer yandan T\u00fcrkiye genelinde ilk defa sat\u0131lan konut say\u0131s\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 74,5 artarak 67 bin 937 olurken toplam konut sat\u0131\u015flar\u0131 i\u00e7inde ilk sat\u0131\u015f\u0131n pay\u0131 y\u00fczde 29,6 oldu. \u0130kinci konut sat\u0131\u015flar\u0131 ise y\u00fczde 155 art\u0131\u015f g\u00f6stererek 161 bin 420 oldu. B\u00f6ylece ilk el sat\u0131\u015flar, ikinci elin gerisinde kalmaya devam etti. Oysa ge\u00e7en y\u0131l\u0131n ilk yedi ay\u0131nda birinci elin oran\u0131 y\u00fczde 40, 2013\u2019den 2017 y\u0131l\u0131na kadarki d\u00f6nemde de ortalama y\u00fczde 45 seviyesindeydi.<\/p>\n<p><strong>Deprem ger\u00e7e\u011fini hat\u0131rlamal\u0131y\u0131z<\/strong><\/p>\n<p>Bug\u00fcn 17 A\u011fustos depreminin y\u0131l d\u00f6n\u00fcm\u00fcnde bu vesileyle bir kez daha deprem ger\u00e7e\u011fini hat\u0131rlam\u0131\u015fken eski konutlardan ziyade birinci el konutlara halk\u0131m\u0131z\u0131 y\u00f6nlendirmeliyiz.<\/p>\n<p><strong>Ruhsat say\u0131lar\u0131ndaki d\u00fc\u015f\u00fc\u015f fiyatlar\u0131 zorluyor<\/strong><\/p>\n<p>\u00d6nceki y\u0131llarda 1 milyonun \u00fczerinde al\u0131nan yeni ruhsat\u0131n aksine 2020 y\u0131l\u0131n\u0131n ilk alt\u0131 ay\u0131nda al\u0131nan ruhsat say\u0131s\u0131 t\u00fcm T\u00fcrkiye\u2019de 212.231 olarak ger\u00e7ekle\u015fti. Bir yandan sat\u0131\u015flar rekor seviyesindeyken di\u011fer yandan yeni ruhsat al\u0131m\u0131nda d\u00fc\u015f\u00fc\u015f trendinin devam ediyor olmas\u0131n\u0131n sonucu olarak bekleyen konut stoklar\u0131 eriyor. Yeni in\u015faat\u0131n az olmas\u0131 neticesinde de \u00f6n\u00fcm\u00fczdeki d\u00f6nemde fiyatlarda yukar\u0131 y\u00f6nl\u00fc bask\u0131 olaca\u011f\u0131n\u0131 verilerden hareketle g\u00f6rebiliyoruz.<\/p>\n<p><strong>V y\u00fckseli\u015fiyle sat\u0131\u015flar zirve yapt\u0131<\/strong><\/p>\n<p>Pandemiyle birlikte birikmi\u015f talep kamu bankalar\u0131n\u0131n faiz indirimi ve kampanyalarla ivmelenmi\u015f oldu. Bu s\u00fcre\u00e7te iki ayda 420 bin civar\u0131nda konut sat\u0131ld\u0131. Sekt\u00f6rde ya\u015fanan V \u015feklindeki y\u00fckseli\u015f b\u00f6ylece zirve yaparak tarihi rekor k\u0131rd\u0131. Bu art\u0131\u015flarda en \u00f6nemli etki \u015f\u00fcphesiz kredi oranlar\u0131n\u0131n d\u00fc\u015fmesi, \u00f6demelere bir y\u0131l sonra ba\u015flama, 180 ay\u0131 bulan vadelerin olmas\u0131 ve sekt\u00f6r temsilcilerinin de kendi b\u00fcnyelerinde ba\u015flatt\u0131klar\u0131 kampanyalar oldu. Bu vesile ile hem H\u00fck\u00fcmetimize hem Bakan\u0131m\u0131za hem de kamu bankalar\u0131na bu s\u00fcre\u00e7te g\u00f6sterdikleri dirayetli duru\u015f ve sekt\u00f6r\u00fcm\u00fcz\u00fcn ivmelenmesi i\u00e7in verdikleri t\u00fcm destek i\u00e7in g\u00f6n\u00fclden te\u015fekk\u00fcr ediyoruz.<\/p>\n<p><strong>Faizlerin y\u00fckselmesi \u00fcretimi ve sat\u0131\u015f\u0131 etkiliyor<\/strong><\/p>\n<p>Faizlerin y\u00fckselmesi her sekt\u00f6rde oldu\u011fu gibi konutta da hem \u00fcretimi hem de sat\u0131\u015f\u0131 etkiliyor.Hatta en \u00e7ok konutu etkiliyor da diyebiliriz. Ayl\u0131k y\u00fczde birin alt\u0131nda bir faiz oldu\u011fu zaman<\/p>\n<p>sat\u0131\u015flar h\u0131zlan\u0131yor. Konut al\u0131c\u0131lar\u0131n\u0131n uzun vadeli bor\u00e7lanabilmeleri ve sat\u0131\u015flar\u0131n devam edebilmesi i\u00e7in faizlerin 1\u2019in alt\u0131nda kalmas\u0131 gerekti\u011fine inan\u0131yoruz.<\/p>\n<p><strong>Birinci elde faiz avantaj\u0131 s\u00fcrmeli<\/strong><\/p>\n<p>\u015eu anda geldi\u011fimiz noktada piyasa faizleri 1,05\u2019ler ve 0,99\u2019lar civar\u0131nda. Kamu bankalar\u0131 ise birinci el i\u00e7in faizleri 0,87\u2019de tutmaya devam ediyor. Nispeten birinci el biraz daha avantajl\u0131. Birinci el konutlardan faizin 1\u2019in alt\u0131nda kalmas\u0131 durumunda A\u011fustos ay\u0131nda da 140-150 bin civar\u0131 bir sat\u0131\u015f rakam\u0131 bekliyoruz.
