Gayrimenkul, enerji, tar\u0131m ve turizm gibi stratejik sekt\u00f6rlerdeki b\u00fcy\u00fck i\u015fletmeleri k\u00fcresel giri\u015fimcilerle bulu\u015fturan ve ayn\u0131 zamanda k\u00fcresel yat\u0131r\u0131mc\u0131lara T\u00fcrkiye&#8217;de i\u015f geli\u015ftirme ve stratejik i\u015f ortakl\u0131\u011f\u0131 modelleri hizmeti veren yat\u0131r\u0131m dan\u0131\u015fmanl\u0131k platformu<strong>\u00a0Mars Investment\u2019\u0131n\u00a0<\/strong><strong>Kurucusu ve Genel M\u00fcd\u00fcr\u00fc Hakan Bucak<\/strong>,\u00a0sekt\u00f6re kazand\u0131r\u0131lan destek paketini konut geli\u015ftiriciler ile yat\u0131r\u0131mc\u0131lar\u0131n g\u00f6z\u00fcnden de\u011ferlendirdi:<\/p>\n<p style=\"font-weight: 400;\"><strong>\u201c<\/strong>Bankalar\u0131n bu s\u00fcre\u00e7te kendi menfaatleri do\u011frultusunda ad\u0131mlar at\u0131yor. Emlak Konut GYO&#8217;nun projeleri d\u0131\u015f\u0131nda kalan projelerin \u00f6n\u00fcnde ciddi bir konut kredi masraf\u0131 var. Bankalar y\u00fczde 20-25 seviyesinde komisyon al\u0131yor. Kampanyan\u0131n a\u00e7\u0131klanmas\u0131 ile birlikte konut fiyatlar\u0131na 1 veya 2 y\u0131l \u00f6demesiz sistemin getirdi\u011fi faiz bask\u0131s\u0131 hemen eklendi ve fark edildi. Bankalar\u0131n bu \u00f6demesiz sistemdeki masraf ve maliyeti in\u015faat firmas\u0131ndan \u00e7\u0131kar\u0131yor.\u00a0 \u00d6te yandan yabanc\u0131 yat\u0131r\u0131mc\u0131 da duruma ayn\u0131 bu \u015fekilde bak\u0131yor. Konut fiyatlar\u0131n\u0131n bu denli sert ge\u00e7i\u015f ile y\u00fckselmesi yerine do\u011fru uygulamalarla stabil bir y\u00fckseli\u015f seyredebilirdi. Bug\u00fcn faizlerin d\u00fc\u015fmesiyle birlikte 6 ayl\u0131k y\u00fckseli\u015f sadece 24 saat i\u00e7inde ger\u00e7ekle\u015fmi\u015f durumda. Bu da beraberinde fahi\u015f fiyatl\u0131 konutlar\u0131 getirdi. K\u0131sa ve orta vadede Riva, Silivri, ve daha ilerisinde sosyal konut projeleri \u00fcretilirse, merkezdeki fiyatlar\u0131n tansiyonu bir nebze de olsa d\u00fc\u015fecektir. G\u00f6kt\u00fcrk, Ka\u011f\u0131thane gibi il\u00e7elerde master planl\u0131 projeler yap\u0131lmal\u0131.\u00a0<strong>\u00d6te yandan devletin a\u00e7\u0131klad\u0131\u011f\u0131 kampanya talep g\u00f6r\u00fclen b\u00f6lgelerde s\u0131f\u0131r \u00a0konut arz\u0131nda ciddi azalmaya sebep oldu. Talebin y\u00fcksek olmas\u0131 ile fiyatlar \u00e7ok y\u00fckseldi ve bu durum yeni projelerin hayata ge\u00e7me gereksinimi hissettirdi.\u00a0 Ancak bu yeni projelerin hayata ge\u00e7mesine kadar fiyatlar\u0131n y\u00fckseklerde seyretmesi \u00e7ok muhtemeldir.<\/strong><\/p>\n<h2 style=\"font-weight: 400;\"><strong>\u201cYe\u015fil enerji belgesi olan sosyal konut projeleri \u00fcretilmeli\u201d<\/strong><\/h2>\n<p style=\"font-weight: 400;\">K\u00e2\u011f\u0131thane ba\u015fta olmak \u00fczere Ayaza\u011fa gibi merkeze yak\u0131n b\u00f6lgelerde ise ye\u015fil enerji belgeli, b\u00f6lgenin demografik yap\u0131s\u0131na uygun konut projelerin yap\u0131lmas\u0131 gerekiyor. \u00d6te yandan yine \u015fehrin \u00e7eperlerinde fizibilite yap\u0131larak sosyal ve b\u00fcy\u00fck dairelerin planlanmas\u0131 gerekiyor. Konut al\u0131c\u0131lar\u0131n\u0131n ise bu s\u00fcre\u00e7te alacaklar\u0131 b\u00f6lgeyi, projeyi \u00e7ok iyi ara\u015ft\u0131rmalar\u0131 gerekiyor. Aksi takdirde f\u0131rsat sanarak \u00e7ok y\u00fcksek fiyatlara ev sahibi olabilirler.\u201d<\/p>\n<h2 style=\"font-weight: 400;\"><strong>M\u00fcteahhitler kar de\u011fil, itibar i\u00e7in proje geli\u015ftiriyorlar<\/strong><\/h2>\n<p style=\"font-weight: 400;\">Arsa sahiplerinin beklentilerinin y\u00fckselmesini konut fiyatlar\u0131n\u0131n art\u0131\u015f\u0131nda \u00f6nemli bir etken olarak g\u00f6steren\u00a0<strong>Hakan Bucak<\/strong>, \u201cM\u00fcteahhitlerin bir\u00e7o\u011fu proje geli\u015ftirirken, kredi ve faiz hesab\u0131na girerek, kar yerine zarar ediyor.
