Buna g\u00f6re, sat\u0131\u015flar bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 209,7 artt\u0131 ve 190 bin 12 adet konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015fti. T\u00fcrkiye genelinde ilk defa sat\u0131lan konut say\u0131s\u0131 ise y\u00fczde 152 artarak 58 bin 632&#8217;ye y\u00fckseldi ve toplam konut sat\u0131\u015flar\u0131 i\u00e7inde ilk sat\u0131\u015f\u0131n pay\u0131 y\u00fczde 30.9 oldu. \u0130potekli konut sat\u0131\u015flar\u0131, ge\u00e7en y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 1,286.9 artarak, 101 bin 504 adete y\u00fckseldi. B\u00f6ylece, ipotekli sat\u0131\u015flar\u0131n pay\u0131 da y\u00fczde 53.4 d\u00fczeyine y\u00fckseldi.<\/p>\n<h2><strong>\u201cNormalle\u015fme s\u00fcrecine &#8216;V&#8217; \u015feklinde ba\u015flad\u0131k\u201d<br \/>\n<\/strong><\/h2>\n<p>T\u00fcm bu rakamlar, pandemi s\u00fcrecinde duraklayan hatta durma noktas\u0131na gelen sekt\u00f6r\u00fcm\u00fcz\u00fcn ne kadar hareketlendi\u011fini kan\u0131tl\u0131yor. Pandemi sonras\u0131nda Haziran ay\u0131nda ba\u015flayan normalle\u015fme s\u00fcrecinde Bakanl\u0131\u011f\u0131m\u0131z\u0131n a\u00e7\u0131klad\u0131\u011f\u0131 te\u015fvik paketi de sekt\u00f6r\u00fcm\u00fcz\u00fc bizim beklentilerimizin \u00e7ok \u00fczerinde hareketlendirdi. 190 bin konutun 101 bininin kredili sat\u0131\u015f olarak ger\u00e7ekle\u015fmi\u015f olmas\u0131 da bunu kan\u0131tl\u0131yor. Normalle\u015fmeye \u201cV\u201d \u015feklinde ba\u015flad\u0131k diyebiliriz.<\/p>\n<p>Temmuz ay\u0131na da iyi ba\u015flad\u0131k, sat\u0131\u015flar devam ediyor ve daha birka\u00e7 ay da bu hareketlili\u011fin devam edece\u011fini \u00f6ng\u00f6r\u00fcyoruz. Haziran ay\u0131ndan itibaren yeni normalle\u015fme ile beraber, mutlaka bir bekleyen talebi alaca\u011f\u0131m\u0131z\u0131 umuyorduk. Ama a\u00e7\u0131k\u00e7as\u0131 bu kadar b\u00fcy\u00fck ivme yakalay\u0131p bu kadar b\u00fcy\u00fck bir taleple kar\u015f\u0131la\u015faca\u011f\u0131m\u0131z\u0131 \u00e7ok d\u00fc\u015f\u00fcnm\u00fcyorduk. Tabi burada h\u00fck\u00fcmetimizin alm\u0131\u015f oldu\u011fu kapsaml\u0131 te\u015fvik paketi \u00e7ok \u00f6nemliydi. Hazine ve Maliye Bakanl\u0131\u011f\u0131m\u0131z konut, otomotiv, beyaz e\u015fya, mobilyaya d\u00f6n\u00fck sekt\u00f6rlerle beraber, al\u0131m\u0131 ve ticareti te\u015fvik edici \u00e7ok g\u00fc\u00e7l\u00fc mekanizmalar ilan edince \u00e7ok \u00f6nemli bir ivme kazanm\u0131\u015f oldu. Endi\u015felerimiz yerini \u00fcmide b\u0131rakm\u0131\u015f oldu. Haziran\u2019\u0131n ba\u015f\u0131ndan sonuna kadar \u00e7ok ciddi bir insan hareketiyle, \u00e7ok rafine, kararl\u0131, almak i\u00e7in gelen bir kitleyle kar\u015f\u0131la\u015ft\u0131k. Bu da bizim i\u00e7in olduk\u00e7a iyi bir tabloydu.<\/p>\n<h2><strong>\u201c\u0130lk kez y\u00fczde 60 civar\u0131nda konutta kredili al\u0131m ger\u00e7ekle\u015fti\u201d<br \/>\n<\/strong><\/h2>\n<p>Haziran ay\u0131nda ilk defa \u015fu da ya\u015fand\u0131. Genelde T\u00fcrkiye\u2019de sat\u0131lan konutlar\u0131n yar\u0131s\u0131ndan fazlas\u0131 insanlar\u0131n kendi imkanlar\u0131yla ald\u0131klar\u0131 konutlard\u0131r. Yani y\u00fczde 40 civar\u0131nda konut kredisi ile sat\u0131lan konut olur. Haziran\u2019da ilk defa bu tersine d\u00f6nd\u00fc. Yani neredeyse y\u00fczde 60\u2019a yak\u0131n<\/p>\n<p>konut kredili al\u0131m ger\u00e7ekle\u015fti. Bu s\u00fcre\u00e7, kendi paras\u0131yla konut al\u0131m\u0131n\u0131 da te\u015fvik etti. Konuta olan ilgi ve alakay\u0131 da b\u00fcy\u00fctm\u00fc\u015f oldu.<\/p>\n<h2><strong>2020 Eyl\u00fcl-Ekim aylar\u0131nda yeni projeler g\u00f6r\u00fclebilir<br \/>\n<\/strong><\/h2>\n<p>Eyl\u00fcl \u2013 Ekim\u2019den itibaren yeni projelerle ilgili sekt\u00f6rden i\u015faretler g\u00f6rebiliriz ama bunun \u00f6n \u015fart\u0131 Eyl\u00fcl \u2013 Ekim\u2019e kadar bu ivmenin b\u00f6yle devam etmesi laz\u0131m. Yani ayda 200 bin olmasa bile en az 150 -160 bin tempoyla 3 &#8211; 4 ay daha devam edebilirsek o zaman yeni konut \u00fcretimlerini de g\u00f6rmeye ba\u015flayabiliriz.<\/p>\n<h2><strong>S\u0131f\u0131r konutlar biraz daha te\u015fvik edilmeli<br \/>\n<\/strong><\/h2>\n<p>Burada birinci el ikinci el konut dengesi \u00f6nemli;kampanyalarda da buna dikkat ediliyor. Mesela 0,64 birinci elde, 0,74 ikinci elde. Ama buna ra\u011fmen Haziran ay\u0131ndaki rakamlara bakt\u0131\u011f\u0131m\u0131z zaman y\u00fczde 70\u2019nin ikinci el y\u00fczde 30\u2019nun birinci el oldu\u011funu g\u00f6r\u00fcyoruz. Fiyatlar makul bir seviyede son bir bu\u00e7uk senedir devam ediyor.Bizim in\u015faat sekt\u00f6r\u00fcn\u00fc canland\u0131rmam\u0131z i\u00e7in birinci eli te\u015fvik etmemiz gerekiyor. Bu ne olabilir; baz\u0131 vergi indirimleri olabilir, \u00fcreticilerin ellerinde ofis ve ticari alan stoku var. Bunlar kampanyadan yararlanam\u0131yor. Bunlara y\u00f6nelik KDV indirimi olabilir. Bunlar i\u00e7in ayr\u0131 bir paket olabilir.
