Sekt\u00f6r\u00fcn \u2018Sat- Yap\u2019 s\u00fcrecinden \u2018Yap-Sat\u2019 s\u00fcrecine ge\u00e7ti\u011fine dikkat \u00e7eken<strong>\u00a0TSKB Gayrimenkul De\u011ferleme Genel M\u00fcd\u00fcr\u00fc Makbule Y\u00f6nel Maya<\/strong>, 2020 y\u0131l\u0131nda sat\u0131\u015flar\u0131n tamamlanm\u0131\u015f s\u0131f\u0131r konut ve ikinci el konuta y\u00f6nelece\u011fini, yabanc\u0131ya sat\u0131\u015fta ise \u00c7in\u2019in daha \u00e7ok konu\u015fulaca\u011f\u0131n\u0131 belirtti.<\/p>\n<p>Sekt\u00f6r\u00fcn bir y\u0131l\u0131n\u0131 de\u011ferlendiren ve 2020 \u00f6ng\u00f6r\u00fclerini payla\u015fan<strong>\u00a0<\/strong>TSKB Gayrimenkul De\u011ferleme Genel M\u00fcd\u00fcr\u00fc Maya, bu d\u00f6n\u00fc\u015f\u00fcm\u00fc \u015f\u00f6yle anlatt\u0131: \u201cGayrimenkul sekt\u00f6r\u00fc 2016 y\u0131l\u0131 itibar\u0131yla asl\u0131nda kabuk de\u011fi\u015ftirmeye ba\u015flam\u0131\u015ft\u0131. Ayn\u0131 hedef kitleye \u00fcretilen konut sto\u011fundaki doygunlu\u011fun \u00f6n\u00fcm\u00fczdeki birka\u00e7 y\u0131l devam edece\u011fi g\u00f6r\u00fcn\u00fcyor. Farkl\u0131 hedef kitleye y\u00f6nelik \u00fcr\u00fcn geli\u015ftirilebilmek i\u00e7in de uygun arsa bulmak kritik \u00f6neme sahip.\u201d<\/p>\n<p><strong><i>\u201c2019 y\u0131l\u0131nda 1.250.000\u20131.275.000 konut sat\u0131\u015f\u0131 bekliyorum\u201d<\/i><\/strong><\/p>\n<p>2019\u2019un ilk 8 ay\u0131nda sekt\u00f6r\u00fcn ya\u015fad\u0131\u011f\u0131 dura\u011fanl\u0131\u011fa i\u015faret eden Maya, eyl\u00fcl ve ekim aylar\u0131nda ise ipotekli konut sat\u0131\u015flar\u0131nda tarihi rekor k\u0131r\u0131ld\u0131\u011f\u0131n\u0131 hat\u0131rlatt\u0131. Maya sekt\u00f6r\u00fcn 2019 y\u0131l\u0131 i\u00e7in \u015fu de\u011ferlendirmelerde bulundu: \u201cKas\u0131m ay\u0131nda sat\u0131\u015f adetlerinin bir miktar geriye geldi\u011fini g\u00f6rsek de y\u0131l\u0131n ilk \u00fc\u00e7 \u00e7eyre\u011findeki yava\u015fl\u0131k son \u00e7eyrekteki hareketlilikle birle\u015fti\u011finde y\u0131l\u0131, 1.250.000 \u2013 1.275.000 civar\u0131nda konut sat\u0131\u015f adediyle kapataca\u011f\u0131m\u0131z\u0131 \u00f6ng\u00f6r\u00fcyorum. Yabanc\u0131ya konut sat\u0131\u015flar\u0131nda ise 19 Eyl\u00fcl 2018 tarihi \u00f6nemli bir milat olmu\u015ftu. Bu tarihle birlikte vatanda\u015fl\u0131k hakk\u0131 i\u00e7in konut edinme alt s\u0131n\u0131r\u0131n\u0131n 250.000 USD\u2019ye indirilmesiyle birlikte yabanc\u0131 sat\u0131\u015flar\u0131nda \u00f6nemli hareketlilik g\u00f6rm\u00fc\u015ft\u00fck. Bu tarihten \u00f6nce ayl\u0131k ortalama 2.000\u20133.000 adet konut yabanc\u0131ya sat\u0131l\u0131rken bu tarihten sonraki ilk d\u00f6rt aydaki yabanc\u0131ya konut sat\u0131\u015f\u0131 4.250 ile 6.300 adet aras\u0131nda de\u011fi\u015fmi\u015ftir. 2019 y\u0131l\u0131n\u0131n ba\u015f\u0131ndan itibaren ise yabanc\u0131 sat\u0131\u015flar\u0131n\u0131n genel itibar\u0131yla ortalamada 3.600 adet seviyelerinde, en y\u00fcksek oldu\u011fu Ekim ay\u0131 itibar\u0131yla 4.272 adet seviyesinde ger\u00e7ekle\u015fti\u011fini g\u00f6rd\u00fck. Y\u0131l toplam\u0131n\u0131n ise 44.000 -45.000 adet band\u0131nda kapanabilece\u011fini \u00f6ng\u00f6r\u00fcyorum. Yabanc\u0131ya sat\u0131\u015flar\u0131n toplam sat\u0131\u015f i\u00e7indeki pay\u0131n\u0131n %4 seviyesinin \u00fczerinde olmayaca\u011f\u0131 bir y\u0131l\u0131 kapataca\u011f\u0131z gibi g\u00f6r\u00fcn\u00fcyor.\u201d<\/p>\n<p><strong><i>\u201cBitmi\u015f konutu satmak, in\u015faat\u0131 devam eden konutu satmaya g\u00f6re daha kolay olacak\u201d<\/i><\/strong><\/p>\n<p>2020 y\u0131l\u0131 i\u00e7in konut sat\u0131\u015flar\u0131n\u0131n zorlanabilece\u011fi iki ana konu olabilece\u011fini belirten Maya, \u201c\u0130lki mevcut sat\u0131\u015fta olan konut sto\u011funun m\u00fc\u015fterisi olabilecek pazar\u0131n yine k\u0131s\u0131tl\u0131 olabilme ihtimali. \u0130kincisi ise in\u015faat maliyetlerindeki art\u0131\u015fla birlikte yeni proje yapma iste\u011finin geli\u015ftirici taraf\u0131nda \u00e7ok olmayaca\u011f\u0131 bir y\u0131l bizi bekliyor olabilir. Bir di\u011fer konu da 2019 y\u0131l\u0131nda ikinci el konut sat\u0131\u015flar\u0131, ilk el konut sat\u0131\u015flar\u0131na g\u00f6re daha hareketli bir pazara sahipti. 2020 y\u0131l\u0131nda da teslim edilecek proje say\u0131s\u0131ndaki azalma ile bu trend benzer \u015fekilde devam edebilir\u201d dedi.<\/p>\n<p>\u00d6zelikle son bir iki y\u0131ld\u0131r ya\u015fanan geli\u015fmelerin nihai t\u00fcketiciyi biraz daha temkinli davranmaya y\u00f6neltti\u011fini belirten Maya, bunun tamamlanm\u0131\u015f konut sat\u0131\u015flar\u0131na y\u00f6nelimi art\u0131raca\u011f\u0131n\u0131 s\u00f6yledi.
