Merkez Bankas\u0131\u2019n\u0131n faiz indirimleri sonras\u0131nda yakla\u015f\u0131k bir senedir olduk\u00e7a y\u00fcksek sevilerde yer alan konut kredisi faiz oranlar\u0131 d\u00fc\u015fmeye ba\u015flad\u0131. Kamu bankalar\u0131n\u0131n piyasay\u0131 te\u015fvik etmek amac\u0131yla konut kredisi faizlerini %0.99\u2019a \u00e7ekmesi ile birikmi\u015f konut talebinde patlama ya\u015fand\u0131. Kas\u0131m ay\u0131na gelindi\u011finde \u00f6zel bankalar\u0131nda faiz indirimine destek vermesi ile kredili konut sat\u0131\u015flar\u0131 %724 artt\u0131.<\/p>\n<p dir=\"ltr\">Vergi \u0130ndirimlerini Ka\u00e7\u0131rmay\u0131n<\/p>\n<p dir=\"ltr\">Faiz indirimlerinin olu\u015fturdu\u011fu te\u015fviklerin yan\u0131 s\u0131ra bir destekte devlet taraf\u0131ndan sa\u011fland\u0131. 2019 y\u0131l\u0131 boyunca konut al\u0131mlar\u0131nda KDV oranlar\u0131 %18\u2019den %8\u2019e, tapu har\u00e7lar\u0131 ise %4\u2019ten %3\u2019e d\u00fc\u015f\u00fcr\u00fcld\u00fc. Uygulanan indirimlerle beraber 500.000 TL\u2019lik bir konutun KDV oran\u0131 %18\u2019den %8\u2019e d\u00fc\u015ft\u00fc\u011f\u00fcnde \u00f6denecek tutar 90.000 TL iken indirimle 40.000 TL\u2019ye d\u00fc\u015f\u00fcyor. Ayn\u0131 konut i\u00e7in indirimden \u00f6nce \u00f6denen tapu harc\u0131 20.000 TL iken kampanya ile beraber bu rakam 15.000 TL\u2019ye d\u00fc\u015f\u00fcyor.<\/p>\n<p dir=\"ltr\">S\u00f6z konusu vergi indirimlerinden yararlanmak i\u00e7in son g\u00fcnlere girildi. Vergi indirimleri y\u0131l sonu itibariyle devreden \u00e7\u0131k\u0131yor. Yeni y\u0131l itibariyle indirimlerden yararlanamayacak t\u00fcketiciler 500.000 TL&#8217; lik konut i\u00e7in 52.500 TL daha fazla vergi \u00f6demesi yapacak.<\/p>\n<p dir=\"ltr\">Konut Fiyatlar\u0131na Dikkat<\/p>\n<p dir=\"ltr\">Uzmanlar konut kredisi faiz oranlar\u0131n\u0131n d\u00fc\u015fmesi ile artan talebin konut fiyatlar\u0131n\u0131 son aylarda ortalama %5 artt\u0131rd\u0131\u011f\u0131n\u0131 belirtiyor. Ayr\u0131ca ge\u00e7en sene kur etkisiyle artan in\u015faat maliyetlerinin yeni konutlarda fiyat art\u0131\u015flar\u0131na neden oldu\u011fu belirtiliyor. Yakla\u015f\u0131k %40\u2019\u0131n\u0131n t\u00fckendi\u011fi tahmin edilen stoktaki konutlar\u0131n bitmesi halinde yeni konutlar\u0131n piyasadaki konut fiyatlar\u0131n\u0131 artt\u0131rmas\u0131na kesin oldu\u011fu belirtiliyor.<\/p>\n<p dir=\"ltr\">\u0130n\u015faat maliyet endekslerinin en son a\u00e7\u0131klanan iki ayl\u0131k verileri incelendi\u011finde Ekim ay\u0131nda bir \u00f6nceki aya g\u00f6re %0,07, bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re %4,27 artt\u0131\u011f\u0131, Eyl\u00fcl ay\u0131nda ise bir \u00f6nceki aya g\u00f6re %0,59 d\u00fc\u015ft\u00fc, bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re %4,02 artt\u0131\u011f\u0131 g\u00f6zleniyor.<\/p>\n<p dir=\"ltr\">REIDIN- Gyoder verilerine g\u00f6re yeni konut fiyat endeksleri Ekim ay\u0131nda bir \u00f6nceki aya g\u00f6re %0.21, ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re %2.52, Kas\u0131m ay\u0131nda bir \u00f6nceki aya g\u00f6re %0.53, ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re %2.79 oran\u0131nda art\u0131\u015f g\u00f6sterdi.<\/p>\n<p dir=\"ltr\">Konut fiyatlar\u0131ndaki art\u0131\u015f devam edece\u011fini belirten sekt\u00f6r uzmanlar\u0131 yakla\u015f\u0131k senenin en d\u00fc\u015f\u00fck seviyesinde yer alan konut kredisi faiz oranlar\u0131ndan yararlanarak konut alman\u0131n karl\u0131 olaca\u011f\u0131 g\u00f6r\u00fc\u015f\u00fcnde.<\/p>\n<p dir=\"ltr\">Konut Kredisi Faiz Oranlar\u0131<\/p>\n<p dir=\"ltr\">KrediPazari.com\u2019un ara\u015ft\u0131rmalar\u0131na g\u00f6re bankalar\u0131n tabela konut kredisi faiz oranlar\u0131 ortalamas\u0131 %1.31\u2019e d\u00fc\u015ft\u00fc.
