{"id":30615,"date":"2019-12-10T09:29:06","date_gmt":"2019-12-10T06:29:06","guid":{"rendered":"https:\/\/emlaktuel.com\/?p=30615"},"modified":"2019-12-10T09:29:06","modified_gmt":"2019-12-10T06:29:06","slug":"merkez-bankasidan-konut-kredileri-icin-tesvik-uygulamasi","status":"publish","type":"post","link":"https:\/\/emlaktuel.com\/?p=30615","title":{"rendered":"Merkez Bankas\u0131&#8217;dan Konut Kredileri i\u00e7in Te\u015fvik Uygulamas\u0131\u00a0"},"content":{"rendered":"<p dir=\"ltr\">T\u00fcrkiye Cumhuriyet Merkez Bankas\u0131 (TCMB) kredi b\u00fcy\u00fcmesini zorunlu kar\u015f\u0131l\u0131klarla ili\u015fkilendiren d\u00fczenlemede de\u011fi\u015fikli\u011fe giderek uzun vadeli ticari ve konut kredilerini te\u015fvik edecek bir uygulama ba\u015flatt\u0131.<\/p>\n<p dir=\"ltr\">Merkez Bankas\u0131 19 A\u011fustos\u2019ta ald\u0131\u011f\u0131 kararla Zorunlu Kar\u015f\u0131l\u0131klar\u0131n belirlenmesinde kredi b\u00fcy\u00fcmesi kriterini devreye sokmu\u015ftu.\u00a0 A\u011fustos ay\u0131nda devreye giren kararla kredi b\u00fcy\u00fcmesi %10 ile %20 aras\u0131nda (referans de\u011ferler) olan bankalar i\u00e7in T\u00fcrk liras\u0131 zorunlu kar\u015f\u0131l\u0131k oranlar\u0131, 1 y\u0131l ve 1 y\u0131ldan uzun vadeli mevduat\/kat\u0131l\u0131m fonu (yurt d\u0131\u015f\u0131 bankalar mevduat\u0131\/kat\u0131l\u0131m fonu hari\u00e7) ve 3 y\u0131ldan uzun vadeli di\u011fer y\u00fck\u00fcml\u00fcl\u00fckler (yurt d\u0131\u015f\u0131 bankalar mevduat\u0131\/kat\u0131l\u0131m fonu d\u00e2hil) hari\u00e7 t\u00fcm vade dilimlerinde %2 olarak uygulanmaya ba\u015flam\u0131\u015f di\u011fer bankalar i\u00e7in zorunlu kar\u015f\u0131l\u0131k oranlar\u0131nda herhangi bir de\u011fi\u015fikli\u011fe gidilmemi\u015fti.<\/p>\n<p dir=\"ltr\">Merkez Bankas\u0131\u2019n\u0131n Zorunlu kar\u015f\u0131l\u0131klara ili\u015fkin olarak bug\u00fcn yay\u0131nlad\u0131\u011f\u0131 tebli\u011f de\u011fi\u015fikli\u011fine g\u00f6re 29 Kas\u0131m 2019\u2019dan itibaren ge\u00e7erli say\u0131lan karala kredi b\u00fcy\u00fcmesi %15\u2019in \u00fczerinde olan bankalar i\u00e7in; 2 y\u0131l ve daha uzun vadeli ticari krediler ile 5 y\u0131l ve daha uzun vadeli konut kredileri reel de\u011fi\u015fimlerinin tamam\u0131 b\u00fcy\u00fcme oran\u0131 form\u00fcl\u00fcn\u00fcn pay k\u0131sm\u0131ndan d\u00fc\u015f\u00fclerek hesaplanan uyarlanm\u0131\u015f reel kredi b\u00fcy\u00fcme oran\u0131n\u0131n %15\u2019in alt\u0131nda olmas\u0131, kredi b\u00fcy\u00fcmesi %15\u2019in alt\u0131nda olan bankalar i\u00e7in; 5 y\u0131l ve daha uzun vadeli konut kredileri d\u0131\u015f\u0131nda kalan bireysel kredi reel de\u011fi\u015fiminin %50\u2019si b\u00fcy\u00fcme oran\u0131 form\u00fcl\u00fcn\u00fcn pay k\u0131sm\u0131ndan d\u00fc\u015f\u00fclerek hesaplanan uyarlanm\u0131\u015f reel kredi b\u00fcy\u00fcme oran\u0131n\u0131n %5\u2019in \u00fczerinde olmas\u0131 durumunda bankalar zorunlu kar\u015f\u0131l\u0131k te\u015fviklerinden yararlanabilecek \u015feklinde de\u011fi\u015ftirildi.<\/p>\n<p dir=\"ltr\">Merkez Bankas\u0131ndan yap\u0131lan a\u00e7\u0131klamada \u2018\u2018B\u00f6ylece, \u00fcretim ve yat\u0131r\u0131mla ili\u015fkisi kuvvetli olan uzun vadeli ticari krediler ile ithalatla ili\u015fkisi zay\u0131f olan uzun vadeli konut kredileri te\u015fvik edilecektir\u2019\u2019 ifadelerine yer verildi.<\/p>\n<p dir=\"ltr\">Yeni uygulamada y\u0131ll\u0131k kredi b\u00fcy\u00fcme oranlar\u0131, TL nakdi kredilerin T\u00dcFE ile d\u00fczeltilmi\u015f \u00fc\u00e7er ayl\u0131k stok de\u011ferlerinin ortalamalar dikkate al\u0131narak hesaplanacak. Yeni sistemde y\u0131ll\u0131k reel kredi b\u00fcy\u00fcmesi %15&#8217;in \u00fczerinde olan bankalar\u0131n uzun vadeli ticari ve konut kredilerinde b\u00fcy\u00fcmeyi s\u00fcrd\u00fcrebilmeleri i\u00e7in, k\u0131sa vadeli ticari ve konut kredilerindeki b\u00fcy\u00fcme toplam reel kredi b\u00fcy\u00fcmesinden d\u00fc\u015f\u00fcl\u00fcyor.<\/p>\n<p dir=\"ltr\">Yeni uygulama ile y\u0131ll\u0131k reel kredi b\u00fcy\u00fcmesi %15&#8217;in \u00fczerinde olan bankalar\u0131n uzun vadeli ticari ve konut kredilerinde b\u00fcy\u00fcmeyi s\u00fcrd\u00fcrebilmeleri i\u00e7in, k\u0131sa vadeli ticari ve konut kredilerindeki b\u00fcy\u00fcme toplam reel kredi b\u00fcy\u00fcmesinden d\u00fc\u015f\u00fcl\u00fcyor. Bankalar\u0131n kredi b\u00fcy\u00fcmesini yakalayabilmeleri i\u00e7in 5 y\u0131ldan uzun vadeli konut kredilerine a\u011f\u0131rl\u0131k vermeleri planlan\u0131yor.<\/p>\n<h2 dir=\"ltr\">Merkez Bankas\u0131\u2019ndan Bir Faiz \u0130ndirimi Bekleniyor<\/h2>\n<p dir=\"ltr\">12 Aral\u0131k Per\u015fembe g\u00fcn\u00fc Merkez Bankas\u0131 y\u0131l\u0131n son Para Politikas\u0131 Toplant\u0131s\u0131n\u0131 ger\u00e7ekle\u015ftirecek. Son \u00fc\u00e7 politika toplant\u0131s\u0131nda toplamda 1.000 baz puan indirim uygulayarak haftal\u0131k repo faizlerini %14\u2019e \u00e7eken TCMB\u2019nin bu toplant\u0131da da faiz indirimlerine devam etmesi bekleniyor.
