T\u00fcrkiye genelindeki ortalama kira fiyatlar\u0131n\u0131n d\u00fc\u015ft\u00fc\u011f\u00fcn\u00fc (-1,43 puan) g\u00f6steren veriler; Ankara, \u0130zmir, Bursa ve Antalya\u2019da ise kiralar\u0131n artmaya devam etti\u011fini g\u00f6sterdi. \u0130stanbul\u2019da yer alan konutlar\u0131n kira fiyatlar\u0131nda d\u00fc\u015f\u00fc\u015f y\u00f6nl\u00fc e\u011filime dikkat \u00e7eken Endeksa.com verileri, \u0130stanbul\u2019daki konutlar\u0131n 3. \u00e7eyrekte, 2. \u00e7eyre\u011fe g\u00f6re 2,25 puan d\u00fc\u015f\u00fc\u015f g\u00f6sterdi\u011fini de ortaya koydu.<\/p>\n<p>\u0130stanbul\u2019un aksine Ankara, \u0130zmir, Bursa ve Antalya\u2019da kiralar artmaya devam ediyor. Kira endeksinin \u0130stanbul\u2019da d\u00fc\u015ferken, Ankara, \u0130zmir, Bursa ve Antalya\u2019da y\u00fckselmeyi s\u00fcrd\u00fcrmesi ise verilerin en \u00f6ne \u00e7\u0131kan noktalar\u0131n\u0131n ba\u015f\u0131nda geliyor. Konut kredi faizlerinin d\u00fc\u015fmesi potansiyel al\u0131c\u0131lar\u0131 harekete ge\u00e7irdi. Sat\u0131l\u0131k konutlara olan bu ilgi kiral\u0131k konutlara olan talebi bir miktar d\u00fc\u015f\u00fcrse de orta vadede kira endeksinin y\u00fckseli\u015fe ge\u00e7ece\u011fini \u00f6ng\u00f6rebiliriz\u201d dedi.<\/p>\n<p>Ekonomide ya\u015fanacak olumlu geli\u015fmeler paralelinde emlak sekt\u00f6r\u00fcndeki canlanman\u0131n art\u0131\u015f g\u00f6sterece\u011finin alt\u0131n\u0131 \u00e7izen Y\u0131lmaz, \u201cGe\u00e7ti\u011fimiz y\u0131l piyasalarda s\u0131k\u00e7a ya\u015fanan kur\/faiz dengesindeki de\u011fi\u015fkenlikler ve konut kredi oranlar\u0131n\u0131n y\u00fckseli\u015fi emlak sekt\u00f6r\u00fcndeki al\u0131c\u0131lar\u0131 ge\u00e7ici olarak farkl\u0131 finansal enstr\u00fcmanlara y\u00f6nlendirdi. Ekonominin stabil bir g\u00f6r\u00fcn\u00fcm sergilemesiyle konut sat\u0131n alabilecek potansiyel yat\u0131r\u0131mc\u0131lar planlad\u0131klar\u0131 yat\u0131r\u0131mlar\u0131 hayata ge\u00e7irmeye ba\u015flad\u0131. Emlak sekt\u00f6r\u00fc ekonomik stabilizasyon ile yak\u0131n gelecekte gerek yabanc\u0131 gerekse de T\u00fcrk yat\u0131r\u0131mc\u0131lar i\u00e7in parlayan y\u0131ld\u0131z olmay\u0131 s\u00fcrd\u00fcrecektir\u201d \u015feklinde s\u00f6zlerine devam etti.<\/p>\n<h2><strong>Kira endeksi yeniden y\u00fckseli\u015fe ge\u00e7ebilir<\/strong><\/h2>\n<p>Endeksa.com Kurucu Orta\u011f\u0131 ve Genel M\u00fcd\u00fcr\u00fc G\u00f6rkem \u00d6\u011f\u00fct ise, \u201cT\u00fcrkiye genelinde son 2 y\u0131ld\u0131r kiralarda d\u00fc\u015f\u00fc\u015f g\u00f6r\u00fcyoruz. Bunun en \u00f6nemli sebeplerinden birinin ise dolar ile kira s\u00f6zle\u015fmelerinin son bulmas\u0131 ile kira de\u011ferlerinin normal seyrine d\u00f6nmesi olarak yorumluyoruz. Temmuz ay\u0131 itibar\u0131 ile gayrimenkul sekt\u00f6r\u00fc y\u00fckseli\u015fe ge\u00e7ti ve Eyl\u00fcl ay\u0131nda rekor seviyede konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015fti. \u00d6n\u00fcm\u00fczdeki d\u00f6nemde orta vadede kira endeksinin y\u00fckseli\u015fe ge\u00e7ece\u011fini \u00f6ng\u00f6r\u00fcyoruz.\u201d dedi.<\/p>\n<h2><strong>Kiralar\u0131n y\u00fcksek oldu\u011fu lokasyonlar yat\u0131r\u0131m f\u0131rsatlar\u0131 sunuyor<\/strong><\/h2>\n<p>Kira geliri y\u00fcksek olan illerde s\u0131f\u0131r konutlar\u0131n yat\u0131r\u0131m i\u00e7in olduk\u00e7a avantajl\u0131 f\u0131rsatlar sundu\u011funu vurgulayan H\u00fcrriyet Emlak Projeland Genel M\u00fcd\u00fcr Yard\u0131mc\u0131s\u0131 Maria Ren \u201cH\u00fcrriyet Emlak Projeland verilerine g\u00f6re, kiralar\u0131n y\u00fcksek oldu\u011fu illerin ba\u015f\u0131nda gelen Mu\u011fla\u2019da konutlar\u0131n ortalama metrekare birim fiyat\u0131 8.037 TL. A Plus segmentinde bu rakam 17.785 TL ortalamas\u0131na ula\u015f\u0131yor. A segmentinde bu rakam 7.547 TL, B segmentinde 6.049 TL, C segmentinde ise 2.313 TL seviyesinde. Kira geliri y\u00fcksek olan lokasyonlar orta ve uzun vadede ciddi yat\u0131r\u0131m f\u0131rsatlar\u0131 sunuyor\u201d diyor.<\/p>\n<h2><strong>S\u0131f\u0131r konut proje say\u0131s\u0131 art\u0131\u015f\u0131 devam ediyor<\/strong><\/h2>\n<p>H\u00fcrriyet Emlak Projeland verilerine g\u00f6re \u0130stanbul&#8217;da yakla\u015f\u0131k 2.000 aktif konut projesi yer al\u0131yor. Kira ortalamas\u0131n\u0131n y\u00fcksek oldu\u011fu ikinci il olan \u0130stanbul&#8217;da ise ortalama metrekare birim fiyat\u0131 7.295 TL. \u00dc\u00e7\u00fcnc\u00fc s\u0131radaki \u0130zmir&#8217;de ortalama fiyat 5.289 TL. \u0130zmir, 500\u2019e yak\u0131n aktif konut projesi dikkat \u00e7ekiyor. Antalya&#8217;da ise 150 civar\u0131nda aktif konut projesi yer al\u0131yor, ortalama fiyat 3.795 TL.
