H\u00fcrriyet Emlak verilerine g\u00f6re \u0130zmir\u2019de sat\u0131l\u0131k konut fiyatlar\u0131nda ya\u015fanan y\u00fckseli\u015f dikkat \u00e7ekiyor. T\u00fcrkiye ortalamas\u0131 2.000 TL olan sat\u0131l\u0131k konutlar\u0131n ortalama metrekare fiyat\u0131 \u0130zmir\u2019de Mart ay\u0131n\u0131n ilk verilerine g\u00f6re 3.240 TL oldu.Bir y\u0131ll\u0131k s\u00fcre\u00e7te, T\u00fcrkiye genelinde yakla\u015f\u0131k y\u00fczde 3\u2019l\u00fck bir art\u0131\u015f ya\u015fan\u0131rken ayn\u0131 d\u00f6nemde \u0130zmir\u2019de sat\u0131l\u0131k konut fiyatlar\u0131 ortalama y\u00fczde 7 oran\u0131nda y\u00fckseldi. \u0130zmir\u2019de bu s\u00fcrede al\u0131c\u0131s\u0131na en \u00e7ok kazand\u0131ran il\u00e7eler ise y\u00fczde 49\u2019la Fo\u00e7a, y\u00fczde 40\u2019la Tire ve y\u00fczde 32\u2019yle Seferihisar oldu. H\u00fcrriyet Emlak Sat\u0131\u015f Direkt\u00f6r\u00fc \u00c7a\u011fr\u0131 Bozay \u201c\u0130zmir\u2019de konut almak i\u00e7in do\u011fru zaman. Her daim konut piyasas\u0131 i\u00e7in cazip bir yer olmay\u0131 s\u00fcrd\u00fcren \u0130zmir, T\u00fcrkiye ortalamas\u0131n\u0131n \u00fczerinde bir gelir vadediyor\u201d dedi.<\/p>\n<p>H\u00fcrriyet Emlak gayrimenkul piyasas\u0131n\u0131n nabz\u0131n\u0131 tutmaya devam ediyor. Emlak sekt\u00f6r\u00fcnde ya\u015fanan k\u0131sa s\u00fcreli durgunluk yerini hareketlenmeye b\u0131rakt\u0131. Fiyatlardaki yukar\u0131 y\u00f6nl\u00fc hareketlenmeyle dikkat \u00e7eken illerin ba\u015f\u0131nda \u0130zmir geliyor. \u0130zmir\u2019deki sat\u0131l\u0131k konutlar Mart ay\u0131n\u0131n ilk verilerine g\u00f6re ge\u00e7ti\u011fimiz bir y\u0131la oranla ortalama y\u00fczde 7 oran\u0131nda de\u011fer kazand\u0131. \u0130zmir\u2019de yer alan sat\u0131l\u0131k konutlar\u0131n ortalama metrekare fiyat\u0131 3.240 TL, sat\u0131l\u0131k konutlar\u0131n metrekare baz\u0131nda T\u00fcrkiye ortalamas\u0131 ise 2.000 TL.<\/p>\n<p>Emlak al\u0131m\u0131 i\u00e7in fiyatlar\u0131n stabil ve y\u00fckseli\u015f e\u011filiminde oldu\u011fu d\u00f6nemlerin olduk\u00e7a cazip f\u0131rsatlar sundu\u011funu s\u00f6yleyen H\u00fcrriyet Emlak Sat\u0131\u015f Direkt\u00f6r\u00fc \u00c7a\u011fr\u0131 Bozay, \u201c\u0130zmir\u2019de ya\u015fanan bu yukar\u0131 y\u00f6nl\u00fc e\u011filim, emlak piyasas\u0131nda \u00f6n\u00fczdeki d\u00f6nemde ya\u015fanacak geli\u015fmelere dair \u00f6nemli ipu\u00e7lar\u0131 veriyor. 2019\u2019da sekt\u00f6rdeki talebin y\u00fckseli\u015fe ge\u00e7ip fiyatlar\u0131n art\u0131\u015f y\u00f6n\u00fcnde e\u011filim sergileyece\u011fini d\u00fc\u015f\u00fcn\u00fcyoruz\u201d diyor.<\/p>\n<p>\u0130zmir\u2019de y\u00fckseli\u015fe ge\u00e7en konut fiyatlar\u0131yla dikkat \u00e7eken il\u00e7elerin ba\u015f\u0131nda Fo\u00e7a geliyor. Fo\u00e7a\u2019daki sat\u0131l\u0131k konut fiyatlar\u0131 bir y\u0131ll\u0131k s\u00fcrede ortalama y\u00fczde 49 artarak al\u0131c\u0131s\u0131na ciddi anlamda kazand\u0131rd\u0131. Fiyatlar\u0131n y\u00fckseli\u015f y\u00f6nl\u00fc seyretti\u011fi yerlerde Fo\u00e7a\u2019y\u0131 izleyen il\u00e7elerin ba\u015f\u0131nda Tire (%40), Seferihisar (%32), Menderes (%31), Karaburun, Menderes (%31), G\u00fczelbah\u00e7e (%29) ve \u00c7i\u011fli (%27) geliyor. Sat\u0131l\u0131k konut fiyatlar\u0131nda y\u00fckseli\u015fle dikkat \u00e7eken bu il\u00e7elerdeki metrekare fiyatlar\u0131nda ise 5.109 TL ortalama ile G\u00fczelbah\u00e7e ilk s\u0131rada yer al\u0131yor. G\u00fczelbah\u00e7e\u2019yi 4.113 TL ile Menderes izliyor.<br \/>\n\u0130zmir, ortalama metrekare fiyatlar\u0131nda da T\u00fcrkiye genelinin olduk\u00e7a \u00fczerinde bir grafik \u00e7iziyor. Metrekare baz\u0131nda en y\u00fcksek de\u011fere sahip sat\u0131l\u0131k konutlar 9.337 TL ile \u00c7e\u015fme\u2019de yer al\u0131yor. \u00c7e\u015fme\u2019yi G\u00fczelbah\u00e7e (5.109 TL), Urla (4.958 TL), Narl\u0131dere (4.954 TL) ve Menderes (4.113 TL) izliyor. \u0130zmir genelinde ortalama amortisman s\u00fcresi ise 22 y\u0131l.
