Konya Ticaret Odas\u0131\u2019n\u0131n ev sahipli\u011finde d\u00fczenlenen bulu\u015fmada, Konya\u2019da ticaret, turizm ve gayrimenkul sekt\u00f6r\u00fcnde ya\u015fanan son geli\u015fmeler masaya yat\u0131r\u0131ld\u0131. Konya Ticaret Odas\u0131\u2019nda ger\u00e7ekle\u015ftirilen toplant\u0131da konu\u015fan\u00a0<strong>GYODER Ba\u015fkan\u0131 Do\u00e7. Dr. Feyzullah Yetgin<\/strong>, \u201cGYODER Anadolu Bulu\u015fmalar\u0131\u2019nda Mardin\u2019in ard\u0131ndan ikinci \u015fehir olarak Konya\u2019y\u0131 se\u00e7memizde, kadim kentin tarihi ge\u00e7mi\u015fi ve ekonomik geli\u015fimi \u00f6nemli rol oynad\u0131. Konya\u2019n\u0131n ge\u00e7en y\u0131l konut sat\u0131\u015f\u0131nda alt\u0131nc\u0131 s\u0131rada olmas\u0131 dikkat \u00e7ekici bir geli\u015fme ve bunu \u00e7ok iyi de\u011ferlendirmek laz\u0131m\u201d dedi.<\/p>\n<h2><strong>\u201cRefah ve g\u00fcvenli\u011fimiz i\u00e7in \u015fehir planlamas\u0131 gerekli\u201d<\/strong><\/h2>\n<p>T\u00fcrkiye\u2019de art\u0131k \u015fehir planlamas\u0131n\u0131n bilimsel ve teknik anlamda olmas\u0131 gerekti\u011fi gibi yap\u0131lmas\u0131 ve uygulanmas\u0131n\u0131n ka\u00e7\u0131n\u0131lmaz oldu\u011funu vurgulayan\u00a0<strong>Do\u00e7. Dr. Feyzullah Yetgin<\/strong>, \u015funlar\u0131 s\u00f6yledi: \u201cG\u00fcn\u00fcm\u00fczde her \u015fey insan\u0131n refah\u0131, g\u00fcvenli\u011fi ve rahat\u0131 i\u00e7in. Bu nedenle \u015fehir planlamas\u0131n\u0131n gereklili\u011finin \u00f6zellikle alt\u0131n\u0131 \u00e7iziyorum. \u0130kinci konu istatistik, yani \u00f6l\u00e7emedi\u011fimizi y\u00f6netemeyiz. \u00d6l\u00e7eceksiniz ve \u00f6l\u00e7\u00fcleri de bu planlama misyonuyla beraber uygulayacaks\u0131n\u0131z. Sosyoekonomik, siyasi, her ne gerek\u00e7e olursa olsun idealize edilen T\u00fcrkiye i\u00e7in bu kriterleri hayata ge\u00e7irmeliyiz. Tabii T\u00fcrkiye sadece \u0130stanbul\u2019dan m\u00fcte\u015fekkil de\u011fil, onun i\u00e7in Anadolu\u2019ya \u00e7\u0131kt\u0131k. GYODER olarak, gayrimenkul alan\u0131nda \u00f6nemli bir yol kateden Konya\u2019ya y\u00f6nelik ger\u00e7ekle\u015ftirdi\u011fimiz bu \u00f6zel toplant\u0131dan \u00e7\u0131kan sonu\u00e7lar\u0131n takip\u00e7isi olaca\u011f\u0131z. \u00c7\u00fcnk\u00fc gayrimenkul sekt\u00f6r\u00fcn\u00fcn \u00e7at\u0131 \u00f6rg\u00fct\u00fc olarak seslendirdi\u011fimiz, dile getirdi\u011fimiz hususlar\u0131 temellendirip, gerek\u00e7eleri ve \u00f6nerileriyle ilgili makamlara sunmay\u0131 g\u00f6rev edindik. Sekt\u00f6r\u00fcm\u00fcz\u00fcn sahip oldu\u011fu b\u00fcy\u00fck potansiyelin, Anadolu\u2019nun her kentinde en do\u011fru \u015fekilde de\u011ferlendirilmesi amac\u0131yla farkl\u0131 \u015fehirlerde toplant\u0131lar d\u00fczenlemeye devam edece\u011fiz.\u201d<\/p>\n<h2><strong>\u201cSekt\u00f6r \u015feffafla\u015f\u0131rsa kronik problemler geride kal\u0131r\u201d<\/strong><\/h2>\n<p>Sekt\u00f6rde yap\u0131sal d\u00f6n\u00fc\u015f\u00fcm\u00fcn \u00f6nemli oldu\u011funa dikkat \u00e7eken\u00a0<strong>Do\u00e7. Dr.<\/strong>\u00a0<strong>Feyzullah Yetgin<\/strong>, \u201cSorunlar\u0131 hal\u0131n\u0131n alt\u0131na s\u00fcp\u00fcrmeden yap\u0131sal d\u00f6n\u00fc\u015f\u00fcm\u00fc sa\u011flay\u0131p ideal yap\u0131y\u0131 kurabilirsek, sonras\u0131 otomatik olarak insanlardan ba\u011f\u0131ms\u0131z i\u015flemeye ba\u015flar. Biz ne zaman mekanizmay\u0131 b\u00fcy\u00fck \u00f6l\u00e7\u00fcde otomatikle\u015ftirirsek, \u015feffafla\u015ft\u0131r\u0131rsak, o kadar h\u0131zl\u0131 bir \u015fekilde baz\u0131 kronikle\u015fmi\u015f problemleri geride b\u0131rak\u0131r\u0131z. Onun i\u00e7in daha planl\u0131 programl\u0131 b\u00fcy\u00fcmeli, gayrimenkul yat\u0131r\u0131m ortakl\u0131klar\u0131, gayrimenkul sertifikalar\u0131, fonlar\u0131, kira sertifikalar\u0131 gibi finansal enstr\u00fcmanlarla sekt\u00f6r\u00fc g\u00fc\u00e7lendirmeliyiz\u201d diye konu\u015ftu. Yabanc\u0131ya sat\u0131\u015f konusuna da de\u011finen\u00a0<strong>Do\u00e7. Dr.<\/strong>\u00a0<strong>Feyzullah Yetgin<\/strong>, \u201cGe\u00e7en y\u0131l yabanc\u0131 yat\u0131r\u0131mc\u0131lara 40 bine yak\u0131n konut satt\u0131k, 6 milyar dolarl\u0131k bir ciro ger\u00e7ekle\u015ftirdik. Bu y\u0131l 10 milyar dolarl\u0131k sat\u0131\u015f hedefimiz var. Bu kapsamda, \u00c7evre ve \u015eehircilik Bakanl\u0131\u011f\u0131\u2019n\u0131n himayesinde, de\u011ferli bir medya organizasyonu ve profesyonel bir fuarc\u0131l\u0131k \u015firketinin Almanya\u2019da d\u00fczenledi\u011fi \u2018Evim T\u00fcrkiye\u2019 fuar\u0131na kat\u0131ld\u0131k. Yakla\u015f\u0131k 6 bin gurbet\u00e7imiz bu fuar\u0131 gezdi, al\u0131mlar yapt\u0131. Yaz\u0131n memlekete geldiklerinde yat\u0131r\u0131m yapacaklar\u0131n\u0131 s\u00f6yleyen \u00e7ok say\u0131da gurbet\u00e7imiz var. El birli\u011fiyle, aktif bir \u015fekilde yurt d\u0131\u015f\u0131ndaki fuarlara kat\u0131lmaya devam edece\u011fiz. S\u0131rada Fransa\u2019daki MIPIM Fuar\u0131 var. MIPIM sat\u0131\u015fa y\u00f6nelik de\u011fil ama yat\u0131r\u0131mc\u0131 ve muhtemel i\u015f birlikleri a\u00e7\u0131s\u0131ndan \u00e7ok \u00f6nemli uluslararas\u0131 bir platform\u201d \u015feklinde konu\u015ftu.<\/p>\n<h2><strong>\u201cTemennimiz ortak hareketle s\u0131k\u0131nt\u0131lar\u0131n \u00fcstesinden gelinmesidir\u201d<\/strong><\/h2>\n<p>Toplant\u0131n\u0131n a\u00e7\u0131l\u0131\u015f konu\u015fmas\u0131n\u0131 yapan\u00a0<strong>KTO Y\u00f6netim Kurulu \u00dcyesi Fahreddin \u00d6zkul,\u00a0<\/strong>in\u015faat ve gayrimenkul sekt\u00f6r\u00fcn\u00fcn istihdama katk\u0131da bulunmaya ve \u00fclke ekonomisine katma de\u011fer sa\u011flamaya devam edece\u011fine inand\u0131klar\u0131n\u0131 belirterek, \u201cGerek misyon ve vizyonu gerekse kuruldu\u011fu g\u00fcnden bu yana sekt\u00f6r\u00fcn geli\u015fmesine y\u00f6nelik ger\u00e7ekle\u015ftirdi\u011fi programlarla, hem sekt\u00f6r\u00fcn disipline edilmesi hem geli\u015fimini sa\u011flamas\u0131 dolay\u0131s\u0131yla GYODER\u2019e te\u015fekk\u00fcr ediyorum. Gayrimenkul sekt\u00f6r\u00fcnde g\u00fcncel verilerin masaya yat\u0131r\u0131lmas\u0131, h\u00fck\u00fcmetin ekonomik yakla\u015f\u0131m\u0131n\u0131n gayrimenkul sekt\u00f6r\u00fcndeki etkilerinin ele al\u0131nmas\u0131n\u0131n yan\u0131 s\u0131ra, g\u00fcncel kanun ve mevzuatlar\u0131n de\u011ferlendirilmesinin ama\u00e7land\u0131\u011f\u0131 bu toplant\u0131n\u0131n, sekt\u00f6rde faaliyet g\u00f6steren t\u00fcm \u00fcyelerimize \u00f6nemli katk\u0131lar sa\u011flayaca\u011f\u0131na inan\u0131yorum. Temennimiz, sekt\u00f6r\u00fcn i\u00e7inde bulunan payda\u015flar ve h\u00fck\u00fcmetimizin ortak hareketiyle mevcut s\u0131k\u0131nt\u0131lar\u0131n \u00fcstesinden gelinmesidir\u201d dedi.<\/p>\n<h2><strong>\u201cGayrimenkul sekt\u00f6r\u00fc sadece \u0130stanbul, Ankara ve \u0130zmir\u2019den ibaret de\u011fil\u201d<\/strong><\/h2>\n<p>GYODER\u2019in sekt\u00f6re y\u00f6nelik \u00e7al\u0131\u015fmalar\u0131na de\u011firen\u00a0<strong>GYODER Ba\u015fkan Yard\u0131mc\u0131s\u0131 Ne\u015fecan \u00c7ekici,<\/strong>\u00a0\u201cT\u00fcrkiye gayrimenkul verilerini, biz 15 senedir \u2018GYODER G\u00f6sterge\u2019 raporu alt\u0131nda, komitelerimiz ve \u00fcyelerimizle uzun zamand\u0131r haz\u0131rl\u0131yor ve sekt\u00f6rle payla\u015f\u0131yoruz. Bundan sonra da Konya\u2019dan \u00fcye olacak firmalarla bu \u00e7al\u0131\u015fmalar\u0131m\u0131z\u0131 detayland\u0131rarak s\u00fcrd\u00fcrece\u011fimizi d\u00fc\u015f\u00fcn\u00fcyorum. GYODER Geli\u015fen Kentler Zirvesi dolay\u0131s\u0131yla \u015fimdiye kadar 9 \u015fehir, Anadolu Bulu\u015fmalar\u0131 kapsam\u0131nda ise Mardin ve Konya ile ilgili \u00e7al\u0131\u015fmalar yapt\u0131k. Yerel duyarl\u0131l\u0131klar\u0131 hissetmeyi ve bu duyarl\u0131l\u0131klar\u0131n o \u015fehirde i\u00e7g\u00fcd\u00fcsel tecr\u00fcbelere nas\u0131l d\u00f6n\u00fc\u015ft\u00fc\u011f\u00fcn\u00fc izlemeyi ama\u00e7l\u0131yoruz. T\u00fcrkiye\u2019de gayrimenkul sekt\u00f6r\u00fcn\u00fcn sadece \u0130stanbul, Ankara, \u0130zmir gibi be\u015f-alt\u0131 b\u00fcy\u00fck \u015fehirden ibaret olmad\u0131\u011f\u0131n\u0131 anlamak ve anlatmak i\u00e7in bu \u00e7al\u0131\u015fmalar\u0131 say\u0131lara d\u00f6k\u00fcyoruz. GYODER olarak, Konya\u2019ya y\u00f6nelik \u00fc\u00e7\u00fcnc\u00fc \u00e7al\u0131\u015fmam\u0131z\u0131 ger\u00e7ekle\u015ftiriyoruz. 2010 y\u0131l\u0131nda, Konya \u00f6zelinde \u20182015 \u00d6ng\u00f6r\u00fc\u2019 adl\u0131 bir \u00e7al\u0131\u015fma yapm\u0131\u015ft\u0131k. Bir de 2015\u2019te, daha \u00f6nce \u2018Geli\u015fen Kentler\u2019 ad\u0131 alt\u0131nda ara\u015ft\u0131rma yapt\u0131\u011f\u0131m\u0131z Konya\u2019n\u0131n da dahil oldu\u011fu 6 \u015fehirde, kat\u0131la\u015ft\u0131rmal\u0131 bir \u00e7al\u0131\u015fma ve anket ger\u00e7ekle\u015ftirmi\u015ftik. \u015eubat 2019 itibar\u0131yla ekonomik g\u00fcven endeksinde azalma gibi olumsuzluklar g\u00f6r\u00fcnse de, biz bir\u00e7ok veriyi de\u011ferlendiriyoruz. Bu verilerin 2020 ve sonras\u0131nda olumlu olaca\u011f\u0131na dair bir\u00e7ok bilgiyi de analizlerle yakal\u0131yoruz. Bu s\u00fcrecin bir d\u00fczeltme d\u00f6nemi oldu\u011funu d\u00fc\u015f\u00fcn\u00fcyoruz\u201d \u015feklinde konu\u015ftu.<\/p>\n<h2><strong>\u201cKonya\u2019da \u00f6zellikle turizm konusunda bir pencere a\u00e7\u0131lmas\u0131 gerekiyor\u201d<\/strong><\/h2>\n<p>Toplant\u0131da GYODER\u2019in Konya\u2019ya y\u00f6nelik ara\u015ft\u0131rmas\u0131n\u0131n sunumunu yapan\u00a0<strong>GYODER Turizm ve Turizm Yat\u0131r\u0131mlar\u0131 Komitesi Ba\u015fkan\u0131 Ayla Heyfegil<\/strong>, \u015funlar\u0131 s\u00f6yledi; \u201cTurizm sekt\u00f6r\u00fc 2016-2017 krizi sonras\u0131 s\u00fcratle toparlanmaya ba\u015flad\u0131. Sekt\u00f6r hem doluluk, hem ortalama oda fiyat\u0131 ve GSMH\u2019ye katk\u0131 pay\u0131 olarak toparland\u0131. Hedef 2023\u2019te 80 milyon turist. Bu \u00e7er\u00e7evede Konya\u2019da \u00f6zellikle turizm konusunda bir pencere a\u00e7\u0131lmas\u0131 gerekiyor. 2.2 milyon n\u00fcfusuyla Konya, T\u00fcrkiye toplam n\u00fcfusunun 2,69\u2019una sahip. Hane halk\u0131 say\u0131s\u0131nda d\u00fc\u015f\u00fc\u015f ya\u015fanmas\u0131 da \u00f6nemli \u00e7\u00fcnk\u00fc hane halk\u0131 say\u0131s\u0131ndaki d\u00fc\u015f\u00fc\u015f, evlilik oran\u0131n\u0131n da artt\u0131\u011f\u0131n\u0131 ve daha \u00e7ok haneye ihtiya\u00e7 oldu\u011funu g\u00f6steriyor. Konya\u2019da n\u00fcfusun y\u00fczde 58\u2019i, 20-64 ya\u015f aral\u0131\u011f\u0131nda. Bu da \u00e7ok k\u0131ymetli bir veri \u00e7\u00fcnk\u00fc bu hem sat\u0131n alma ihtiyac\u0131 hem de bir o kadar t\u00fcketimi art\u0131ran bir unsur. N\u00fcfus yo\u011funlu\u011fu 53 iken 54\u2019e y\u00fckselmi\u015f fakat hala T\u00fcrkiye\u2019nin ortalamas\u0131n\u0131n \u00f6nemli \u00f6l\u00e7\u00fcde alt\u0131nda kal\u0131yor. Bu da kentin \u00e7ok b\u00fcy\u00fck bir arazisinin olmas\u0131ndan kaynaklan\u0131yor. Net g\u00f6\u00e7 de\u011ferinin eksi olmas\u0131 ise \u015fa\u015f\u0131rt\u0131c\u0131. \u00c7ok kuvvetli bir sanayi, altyap\u0131, ticaret, tar\u0131m, turizm var ama kent hala d\u0131\u015far\u0131ya g\u00f6\u00e7 veriyor. Bu asl\u0131nda Konya\u2019n\u0131n yeterince tan\u0131t\u0131lmamas\u0131ndan kaynaklan\u0131yor. Yani burada ne gibi imkanlar oldu\u011fu, ailelerin buraya geldi\u011fi zaman daha uygun ko\u015fullarda ya\u015fayabilece\u011fi, i\u015f bulabilece\u011fi, \u00e7ocu\u011funu okutabilece\u011fi gibi verilerin asl\u0131nda Konya \u00f6zelinde t\u00fcm T\u00fcrkiye\u2019ye tan\u0131t\u0131lmas\u0131 laz\u0131m. \u0130nsanlar\u0131n n\u00fcfus yo\u011funlu\u011fu olan \u015fehirlerde bulamad\u0131\u011f\u0131 imkanlar\u0131 burada bulabilecekleri bir i\u015f g\u00fcc\u00fc de oldu\u011funa inan\u0131yorum. Dolay\u0131s\u0131yla bu verilerin, negatif g\u00f6\u00e7\u00fcn pozitife d\u00f6nmesi, \u00f6zellikle sanayinin ihtiyac\u0131 olan nitelikli eleman\u0131n buraya gelmesi a\u00e7\u0131s\u0131ndan de\u011ferlendirilmesi \u00f6nemli. Konya\u2019da ekonomik a\u00e7\u0131dan y\u00fczde 45 oran\u0131nda hizmetin gelir \u00fcretti\u011fini g\u00f6r\u00fcyoruz. Konya \u00f6zelinde ve en d\u00fc\u015f\u00fck pay y\u00fczde 17 ile tar\u0131mda. Halbuki bize ilkokulda \u00f6\u011fretilen, Konya\u2019n\u0131n T\u00fcrkiye\u2019nin b\u00fct\u00fcn besin kayna\u011f\u0131n\u0131, yani tah\u0131l \u00fcretti\u011fi y\u00f6n\u00fcndeydi. Asl\u0131nda tar\u0131mda \u00fcretim d\u00fc\u015fmeyebilir ama getirisinin d\u00fc\u015ft\u00fc\u011f\u00fcn\u00fc g\u00f6r\u00fcyoruz. Bu kentin sanayide \u00e7ok kalk\u0131nd\u0131\u011f\u0131n\u0131n da bir g\u00f6stergesi. Konya T\u00fcrkiye\u2019nin 2017 y\u0131l\u0131nda GSMH\u2019da 2\u2019den fazlas\u0131na sahip. Yat\u0131r\u0131m te\u015fvik belgelerinin y\u00fczde 4\u2019\u00fc Konya\u2019dan al\u0131nm\u0131\u015f ve Konya 2012-2015 y\u0131llar\u0131 aras\u0131nda 49 bin yeni istihdam sa\u011flam\u0131\u015f. Yeni istihdam seferberli\u011fine asl\u0131nda Konya daha \u00f6nceden ba\u015flam\u0131\u015f. Konya\u2019da 154 turizm tesisi var, bunun 116\u2019s\u0131 belediye, 38\u2019i turizm belgeli. Hepsi turist i\u00e7in ayn\u0131 \u015fey fakat turizm belgeli olanlar daha kontrol alt\u0131nda tutulabiliyor. Kalite standard\u0131, marka de\u011feri daha iyi yap\u0131labiliyor. Bu pozitif etkilenmeye birlikte de daha \u00e7ok turist haritada sizi buluyor ve gelmeye ba\u015fl\u0131yor. Toplam oda adedi yakla\u015f\u0131k 6 bin 200 ve 6 turizm tesisinin daha a\u00e7\u0131lmas\u0131 planlan\u0131yor. Bu tesislerle oda say\u0131s\u0131 7 bine \u00e7\u0131kacak. Doluluk oran\u0131 y\u00fczde 33, yani gayrimenkulde herhangi bir yat\u0131r\u0131m yap\u0131lacaksa, doluluk oran\u0131 halen d\u00fc\u015f\u00fck de olsa, kent asl\u0131nda \u00e7ok ciddi bir potansiyele sahip. Sadece belirli d\u00f6nemlerde \u00f6zellikle Mevlana\u2019dan dolay\u0131 bir turizm var, geri kalan\u0131 daha \u00e7ok i\u015f turizmi.
