Ge\u00e7en y\u0131la g\u00f6re \u00fcretimin 23 alt sekt\u00f6rden sadece 8\u2019sinde artt\u0131\u011f\u0131, 15 alt sekt\u00f6rde ise d\u00fc\u015ft\u00fc\u011f\u00fc ifade edilen raporda, 2018 y\u0131l\u0131nda en y\u00fcksek \u00fcretim art\u0131\u015f\u0131n\u0131n kire\u00e7 ve al\u00e7\u0131, seramik kaplama malzemeleri, iklimlendirme donan\u0131mlar\u0131, kilit ve mente\u015feler, beton \u00fcr\u00fcnleri, i\u015flenmi\u015f ta\u015flar, \u00e7imento ve merkezi \u0131s\u0131tma radyat\u00f6rlerinde ger\u00e7ekle\u015fti\u011fi vurguland\u0131.<\/strong><\/p>\n<p><strong>T\u00fcrkiye \u0130n\u015faat Malzemesi Sanayicileri Derne\u011fi (T\u00fcrkiye \u0130MSAD)<\/strong><span class=\"m_2340971168085086398redactor-invisible-space\">\u2019nin, sekt\u00f6r\u00fcn \u00e7at\u0131 kurulu\u015fu olarak haz\u0131rlad\u0131\u011f\u0131\u00a0<\/span><strong>\u2018\u015eubat 2019 Sekt\u00f6r Raporu<\/strong><span class=\"m_2340971168085086398redactor-invisible-space\">\u2019nda \u015fu tespitler yer ald\u0131:\u00a0<\/span>2018 y\u0131l\u0131nda in\u015faat malzemesi ortalama sanayi \u00fcretimi 2017 y\u0131l\u0131na g\u00f6re y\u00fczde sadece\u00a0<strong>2\u00a0<\/strong>k\u00fc\u00e7\u00fcld\u00fc. 2015 ve 2016 y\u0131llar\u0131ndaki zay\u0131f b\u00fcy\u00fcmeler sonras\u0131 in\u015faat malzemeleri sanayi \u00fcretimi 2017 y\u0131l\u0131nda y\u00fczde\u00a0<strong>6,4<\/strong>b\u00fcy\u00fcm\u00fc\u015ft\u00fc. 2018 y\u0131l\u0131nda ise sanayi \u00fcretiminde y\u00fczde\u00a0<strong>2\u00a0<\/strong>gerileme ya\u015fand\u0131. \u00dcretimdeki gerilemede y\u0131l\u0131n ikinci yar\u0131s\u0131nda ortaya \u00e7\u0131kan daralma belirleyici oldu. \u0130\u00e7 piyasa ko\u015fullar\u0131nda talebin daralmas\u0131, \u00fcretimi olumsuz etkiledi.<\/p>\n<p>2018 y\u0131l\u0131nda \u00fcretim, 2017 y\u0131l\u0131na g\u00f6re\u00a0<strong>23<\/strong>\u00a0alt sekt\u00f6rden sadece\u00a0<strong>8<\/strong>\u2019sinde artarken\u00a0<strong>15<\/strong>\u00a0alt sekt\u00f6rde geriledi. 2018 y\u0131l\u0131nda en y\u00fcksek \u00fcretim art\u0131\u015f\u0131 y\u00fczde\u00a0<strong>35,1<\/strong>\u00a0ile kire\u00e7 ve al\u00e7\u0131da ger\u00e7ekle\u015fti. Seramik kaplama malzemeleri \u00fcretimi y\u00fczde\u00a0<strong>16,7<\/strong>, iklimlendirme donan\u0131mlar\u0131 \u00fcretimi ise y\u00fczde\u00a0<strong>1,4<\/strong>\u00a0oran\u0131nda y\u00fckseldi. \u00dcretimi artan di\u011fer sekt\u00f6rler ise kilit ve mente\u015feler, beton \u00fcr\u00fcnleri, i\u015flenmi\u015f ta\u015flar, \u00e7imento ve merkezi \u0131s\u0131tma radyat\u00f6rleri oldu. Di\u011fer sekt\u00f6rlerde ise \u00fcretim geriledi. En y\u00fcksek \u00fcretim gerilemesi y\u00fczde\u00a0<strong>23,1<\/strong>\u00a0ile do\u011framac\u0131l\u0131k ve marangozluk \u00fcr\u00fcnlerinde ger\u00e7ekle\u015fti. D\u00fcz cam \u00fcretimi y\u00fczde\u00a0<strong>19,1<\/strong>, metalden kap\u0131 ve pencereler \u00fcretimi ise y\u00fczde\u00a0<strong>17,8<\/strong>\u00a0d\u00fc\u015ft\u00fc.<\/p>\n<p><strong>2018\u2019de al\u0131nan yap\u0131 ruhsatlar\u0131 metrekare baz\u0131nda y\u00fczde 49 azald\u0131<\/strong><\/p>\n<p>2018 y\u0131l\u0131nda al\u0131nan toplam yap\u0131 ruhsatlar\u0131 metrekare baz\u0131nda y\u00fczde\u00a0<strong>49<\/strong>\u00a0azalarak\u00a0<strong>281,7<\/strong>\u00a0milyon metrekareden\u00a0<strong>143,8<\/strong>\u00a0milyon metrekareye geriledi. Konutlar i\u00e7in al\u0131nan yap\u0131 ruhsatlar\u0131 yine metrekare baz\u0131nda y\u00fczde\u00a0<strong>56,1<\/strong>\u00a0gerileyerek\u00a0<strong>222,3<\/strong>\u00a0milyon metrekareden\u00a0<strong>97,6<\/strong>\u00a0milyon metrekareye indi. Konut d\u0131\u015f\u0131 binalarda ise al\u0131nan yap\u0131 ruhsatlar\u0131 y\u00fczde\u00a0<strong>22,2<\/strong>\u00a0d\u00fc\u015ferek\u00a0<strong>46,2<\/strong>milyon metrekareye geriledi. \u0130n\u015faat sekt\u00f6r\u00fcnde talep y\u00f6n\u00fcndeki daralma, artan maliyetler, finansman olanaklar\u0131nda daralma ve m\u00fcteahhitlik sekt\u00f6r\u00fcnde ya\u015fanan s\u0131k\u0131nt\u0131lar nedeniyle, al\u0131nan yap\u0131 ruhsatlar\u0131nda \u00f6zellikle konut taraf\u0131nda \u00f6nemli bir gerileme ya\u015fand\u0131. Konutlar i\u00e7in al\u0131nan yap\u0131 ruhsatlar\u0131 say\u0131s\u0131 2017 y\u0131l\u0131nda\u00a0<strong>1,37\u00a0<\/strong>milyon daire iken 2018 y\u0131l\u0131nda\u00a0<strong>640 bin<\/strong>\u00a0daireye indi. Al\u0131nan yap\u0131 ruhsatlar\u0131ndaki d\u00fc\u015f\u00fc\u015f in\u015faat ve konut sekt\u00f6r\u00fcnde yeni ba\u015flang\u0131\u00e7lar\u0131n 2019 y\u0131l\u0131nda zay\u0131f seyredece\u011fini g\u00f6steriyor. \u0130n\u015faat ve konut sekt\u00f6r\u00fcnde do\u011fal bir yeniden dengelenme s\u00fcrecine girildi. Ancak yeniden dengelenmenin k\u00fc\u00e7\u00fclme ile kurulaca\u011f\u0131, bunun da in\u015faat malzemeleri sanayisini olumsuz etkileyece\u011fi \u00f6ng\u00f6r\u00fcl\u00fcyor.<\/p>\n<p><strong>Yeni al\u0131nan in\u015faat i\u015fleri seviyesi \u015eubat ay\u0131nda 5,6 puan geriledi<\/strong><\/p>\n<p>\u0130n\u015faat sekt\u00f6r\u00fcnde al\u0131nan yeni i\u015f sipari\u015fleri, 2018 y\u0131l\u0131n\u0131, 2010 y\u0131l\u0131ndan bu yana en d\u00fc\u015f\u00fck seviyesinde kapatt\u0131. 2019 y\u0131l\u0131 Ocak ay\u0131nda al\u0131nan yeni i\u015f sipari\u015fleri\u00a0<strong>7,1<\/strong>\u00a0puanl\u0131k art\u0131\u015f g\u00f6stermi\u015fti. \u015eubat ay\u0131nda ise al\u0131nan yeni i\u015f sipari\u015flerinde\u00a0<strong>5,6<\/strong>\u00a0puan gerileme ya\u015fand\u0131. B\u00f6ylece al\u0131nan yeni i\u015f sipari\u015flerinde dalgalanman\u0131n devam etti\u011fi g\u00f6r\u00fcld\u00fc. \u0130n\u015faat sekt\u00f6r\u00fcnde ve piyasalar\u0131nda ya\u015fanan talep ve finansman sorunlar\u0131 nedeniyle yeni in\u015faat sipari\u015flerindeki dalgalanman\u0131n devam etmesi bekleniyor.<\/p>\n<p><strong>Konut sat\u0131\u015flar\u0131 Ocak ay\u0131nda y\u00fczde 24,8 geriledi<\/strong><\/p>\n<p>Konut sat\u0131\u015flar\u0131 2018 y\u0131l\u0131n\u0131 gerileme ile kapatt\u0131. Ancak Aral\u0131k ay\u0131nda verilen te\u015fviklerle birlikte sat\u0131\u015flarda y\u00fczde\u00a0<strong>2,9<\/strong>\u00a0art\u0131\u015f ya\u015fand\u0131. Yeni y\u0131l\u0131n ilk ay\u0131nda ise konut sat\u0131\u015flar\u0131 y\u00fczde\u00a0<strong>24,8<\/strong>gerileyerek,\u00a0<strong>72 bin 937\u00a0<\/strong>adet olarak ger\u00e7ekle\u015fti. Te\u015fviklerin devam etmesine ra\u011fmen konut sat\u0131\u015flar\u0131nda \u00f6nemli bir gerileme ve dalgalanma ortaya \u00e7\u0131kt\u0131. \u00d6zellikle konut kredi faizlerindeki y\u00fcksek seviyeler konut talebinde ve sat\u0131\u015flar\u0131nda gerilemeye yol a\u00e7maya devam etti.<\/p>\n<p><strong>\u0130potekli konut sat\u0131\u015flar\u0131 Ocak ay\u0131nda y\u00fczde 77,2 d\u00fc\u015ft\u00fc<\/strong><\/p>\n<p>T\u00fcrkiye genelinde, konut sat\u0131\u015flar\u0131nda banka kredili veya bir ba\u015fka deyimle ipotekli konut sat\u0131\u015flar\u0131 \u00f6nemli rol oynuyor. 2019 y\u0131l\u0131 Ocak ay\u0131nda ipotekli konut sat\u0131\u015flar\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde\u00a0<strong>77,2<\/strong>\u00a0geriledi. B\u00f6ylece 2017 y\u0131l\u0131n\u0131n Ocak ay\u0131nda\u00a0<strong>35 bin 993<\/strong>\u00a0adet olan ve 2018 y\u0131l\u0131n\u0131n Ocak ay\u0131nda\u00a0<strong>28 bin 678<\/strong>\u00a0adede inen ipotekli konut sat\u0131\u015flar\u0131, 2019 y\u0131l\u0131n\u0131n Ocak ay\u0131nda ise\u00a0<strong>6 bin 537\u00a0<\/strong>adede d\u00fc\u015ft\u00fc. Konut kredi faizlerinin ayl\u0131k ortalama y\u00fczde\u00a0<strong>2<\/strong>\u2019lere yak\u0131n olmas\u0131 ile birlikte, kredili-ipotekli konut al\u0131m talebinde kuvvetli daralma s\u00fcr\u00fcyor. \u0130potekli konut sat\u0131\u015flar\u0131nda d\u00fc\u015f\u00fc\u015f\u00fcn 2019 genelinde s\u00fcrmesi bekleniyor.<\/p>\n<p><strong>Mali s\u0131k\u0131nt\u0131lar in\u015faat sekt\u00f6r\u00fcnde kal\u0131c\u0131 iyile\u015ftirmeyi geciktiriyor<\/strong><\/p>\n<p>\u0130n\u015faat sekt\u00f6r\u00fcnde ya\u015fanan mali s\u0131k\u0131\u015f\u0131kl\u0131k 2019 y\u0131l\u0131n\u0131n ilk iki ay\u0131nda da s\u00fcrd\u00fc. \u00d6ncelikle talepte ve sat\u0131\u015flardaki gerileme ile birlikte nakit ak\u0131\u015flar\u0131nda daralma yeni y\u0131lda da devam etti. \u0130kinci olarak mevcut banka kredi bor\u00e7lar\u0131n\u0131n geri \u00f6denmesinde y\u00fcksek d\u00f6viz kurlar\u0131 ve faizler nedeniyle s\u0131k\u0131\u015f\u0131kl\u0131klar ya\u015fand\u0131. \u00dc\u00e7\u00fcnc\u00fc olarak yeni banka kredilerinin kullan\u0131m\u0131 \u00e7ok s\u0131n\u0131rl\u0131 olarak ger\u00e7ekle\u015fti. Son olarak artan in\u015faat maliyetleri nedeniyle i\u015fletme sermayesi ihtiyac\u0131 y\u00fckseldi. M\u00fcteahhitler bu mali s\u0131k\u0131\u015f\u0131kl\u0131klar\u0131n yaratt\u0131\u011f\u0131 finansman sorunlar\u0131n\u0131 in\u015faat sekt\u00f6r\u00fcnde faaliyetleri k\u0131s\u0131tlayan en \u00f6nemli engel olarak g\u00f6rmeye devam ediyor.
